I would highly recommend Collective legal they stepped in for us at last minute due to a conflict of interest with our first solicitors. They were excellent in their communication, coming back to us quickly when we had questions and queries, I cannot fault them. An absolutely disgraceful company
An absolutely disgraceful company, avoid at all costs if you don't wish for a horrible experience.
Having enlisted collective legal for a simple house sale no chain no mortgage, the company are now fully ghosting me as they dont know how to remove a name off the land registry. A simple task for a UK based firm. No responses for weeks on end. Will have to charge back and start again. For your own good AVOID!!

Woeful experience
Woeful. Cannot get hold of anyone for over a weeks. Simple house sale is being delayed. Buyer angry, no contact number works. Based abroad so no way to contact them. Can someone please contact me. I have emailed repeatedly over the last few weeks
Edit - got a call following this review today told I would get a call back in 1hr. That was 6 hrs ago.

We were recommended Collective Legal by our estate agent. As first-time sellers, we took the recommendation, but we deeply regret not doing our own research. What started with great customer service and an all-inclusive quote quickly went downhill. We were directed to an onboarding app that offered zero support. We were forced to answer irrelevant, mandatory tick-box questions that later caused issues in our process. Communication was non-existent. We went weeks without updates, wrongly assuming everything was moving smoothly. Because this was an auction sale of a leasehold property, we knew delays could happen, but Collective Legal's handling was terrible. They emailed the management company for two months with no response and never bothered to pick up the phone to chase them or verify the email address. Critical information requests were missed at the start, severely delaying our timeline.
I had to chase them constantly. They would tell me everything was up to date, only to request more information hours later. It was highly disorganized and felt like they simply did not care.
They completely breached their contract with us. We were promised a dedicated conveyancer but dealt with multiple random people. Customer service was non-existent, and there was zero transparency.
I only received daily updates during exchange and completion after launching my third formal complaint, when a staff member named Youssef finally stepped in to help.
Avoid this firm if you want a stress-free sale.

I wish I had read the real reviews…
I wish I had read the real reviews before engaging collective.legal. My experience has followed a similar pattern: no communication, no accountability, and no resolution.
What makes my situation worse is that I have now contacted the SRA directly. They have no knowledge of the offshore operational setup this firm is using, which is required to be formally approved and signed off before it can be used to service clients. That is a serious concern and one that deserves a straight answer, which I have not received.
I have sent multiple emails to PJ over the last two months. Not one has been replied to. Not one. At this point I genuinely question whether he is actively running this firm at all, or whether clients are simply being left to deal with whoever picks up, if anyone does.
When a firm tries to buy silence with a 200 GBP offer rather than fix the problem, that tells you everything you need to know about how seriously they take their responsibilities.
There has been no explanation and no contact still despite ample efforts on my side. I would strongly caution anyone considering using this firm. I am also now engaging the Legal Ombudsman too.
Also if you look at the reviews, and find the 'employees' on Linkedin, all the reviewers are connections with them (no one has Collective Legal as their employer, which SRA found odd too). Seems a bit sus.
PS - please do not bother contacting me after this, my third review. Let SRA & Ombudsman sort this out now.
PPS - They keep flagging this review, so it keeps coming back!

Terrible experience
From personal experience I would suggest you avoid this company if you want to sell/purchase a property. They take your money and then completely ignore you, no welcome call or email, nothing! No communication for 4 weeks despite chasing and escalating the issue!

Do not use!
I had a very disappointing experience with this conveyancing firm as a solo first-time buyer.
After instructing them, I received no meaningful response for nearly a month despite repeated emails and phone calls. It then took around five weeks just to complete initial background and funds checks, which caused unnecessary delay from the outset.
There were also issues with how my Lifetime ISA funds were handled. Despite clearly stating multiple times how much I wanted to withdraw, the firm withdrew the full amount without my consent. In addition, these funds were requested around three weeks before an exchange date had even been agreed, due to the firm not realising the seller’s onward purchase was still progressing. This suggests matters were not being managed or communicated effectively.
The most concerning issue came at the end of the process. The day before completion, I was charged an unexpected £450 + VAT “expedite fee.” I was told this was due to completing before a 120-working-day deadline. They stated that this is an ‘unforeseen circumstance’ and so an additional fee can be charged despite previously being informed by the firm that they were aiming to complete within that timeframe. The deadline was also an 8 month period which I would argue is foreseeable that the sale would complete before exactly 120 working days. When I challenged this, I was eventually given a different explanation—that the fee related to meeting the seller’s solicitor’s newly proposed dates for exchange. At no point was I made aware that agreeing to proposed dates could result in additional charges. Furthermore, it appeared to me that my solicitors were ready before the sellers onward purchase as they took my LISA fund and stated that they are awaiting the sellers onward purchase final legal proceedings. I would also argue that a 5 month completion time is not ‘fast’ given my simple chain.
Given the timing—immediately before completion—I felt I had no realistic option but to pay the fee in order to proceed with the purchase. No mention of these additional fees were stated in my client care letter or initial quote despite being aware of the 120 working day deadline.
Overall, I found the service to be poorly communicated and lacking transparency, particularly around costs. I would strongly advise against using this firm.

In relation to fees, we did reduce the overall costs by £400 as a gesture of goodwill during the course of the transaction.
With regard to costs and quotations, we are only able to provide estimates based on the information available to us at the outset of a matter. Where additional requirements, timelines, or unforeseen circumstances arise during the course of a transaction, these are handled separately as they become known and necessary to progress the matter.
In this instance, the change in completion timing was driven by the other side’s request to expedite the transaction. While we always have the option to decline such requests, in this case it was necessary to proceed in order to meet the agreed position of all parties involved in the chain.
We do appreciate that you were not happy with the additional fee, and this was taken into account within the £400 goodwill reduction already applied.

AJ was very helpful during our property purchase. We did chase emails constantly weekly, and had reply’s pretty much the same day. Very transparent, helpful and great advice. Upon emails we also had phone calls that had follow up emails for traceability, whilst it did go quiet for a few days/week we managed to move into our property within 3 months of the initial offer acceptance. The turn around time was smooth, and efficient. As for post moving in, we still remain in contact with AJ and have updates through what is happening with our paperwork behind closed doors.

Gamma exchanged in good time
We dealt with team Gamma who were friendly and always advocated for our interests. Responses to emails were usually received within a day. The Homey dashboard did not always update with the completed information, but I understand that is handled by a separate team.
AJ was our friendly lead, and his associate Shashi was similarly approachable.
The proposed exchange and completion timeline was followed without any delays induced by the solicitors, which is arguably the most important factor in buying a property.

Where where do I start with how bad…
Where where do I start with how bad this experience was? I sold my property last year using Collective and they were a true disaster. I have sold many properties and bought many properties in my life and never have I had such a disjointed experience as this. I'm very sure nobody at this company actually has ever run a conveyancing flat before. It's a travesty - I had to chase up constantly for updates. Whatsapp is also not the platform to use for property transactions.
I have complained to Seth and Dilini on numerous occasions and I have been offered a full refund by the 'owner' of the company called called Hussain (this does not match with SRA site, so I have also complained to them too) in order to not leave this review. I will be leaving this review and I will make sure it stays up. Every time you delete it, I will put it back up and complain to Trustpilot. I have shared my details with them already.
