When we were looking to move over to Altrincham from Yorkshire, we viewed several apartments. Speakman Court stood out for us. On entering the building we found a lovely warm and friendly atmosphere. Alex the house manager welcomed us and was very approachable.
Alex is very caring and certainly looks after all the residents. She really does go the extra mile. She brings people together and introduces new residents like ourselves to the other residents. She has created a community within the complex and her door is always open for advice or just a chat.
I am so pleased we chose Speakman Court as our residence and to know Alex. As house manager, she is a great asset for McCarthy Stone and we are very lucky to have her. Thank you Alex, for being you and doing such a wonderful job. I really appreciate all you do for us.

My 97 year old Dad lived at Lewsey Court for nearly 4 years and has now had to sell his flat and move to a care home. Liz Franklin looks after the fabric of the building and ensures that everywhere looks great for all the home owners, but she also cares for the well being of the people too.
Its the people who live in a complex and the people who work there too that make it a great place to live
Liz keeps all the home owners informed of McCarthy & Stone 'ideas' and ensures they are discussed freely
Liz has recently arranged for new carpets in the communal areas which has given the place a real lift
I want to say a personal thank you to Liz for caring about her job, and for making my Dad's years at Lewsey Court so pleasurable. Liz is a fabulous asset to McCarthy & Stone

My father lives in the Hunstanton McCarthy & Stone community, and is very happy there. He is fairly independent, but likes the reassurance of the efficient & caring staff, lead by Katie, who is always so friendly. We enjoy the meals & barbecues that are put on for friends & relatives.

Our family's experience of administering an estate that included a retirement property was far more difficult, costly and stressful than we could ever have anticipated. Before accepting either the inheritance of a retirement property or the role of executor, I strongly recommend obtaining independent legal advice and fully understanding the potential financial implications.
1. Think very carefully before accepting an inherited retirement property:
Before accepting ownership of an inherited retirement property, make sure you fully understand the financial consequences.
In our case, ongoing service charges and other property-related costs continued until the property was sold. The property ultimately took three years to sell and had to be sold at a substantially reduced price. During that period, the ongoing costs continued to accrue and resulted in the estate being insolvent.
Depending on the circumstances, if the sale proceeds are insufficient to cover all liabilities, accepting ownership of the property may expose you to financial obligations that could otherwise have remained with the estate. The legal position will depend on the specific facts of your case, which is why professional advice is essential.
If you are informed that you may inherit a retirement property, one option that may be available is to decline or disclaim the inheritance. Anyone considering that course of action should first obtain independent legal advice to understand the consequences.
2. Think very carefully before agreeing to act as executor:
It is generally understood that executors are not personally responsible for the deceased's debts simply because they are acting as executor. However, acting as executor can involve significant responsibilities, time commitments and financial exposure.
Our experience was that administering an estate containing a retirement property became a lengthy and complex process. Properties can take a long time to sell and, where sales fall through, additional administration work and costs can arise. Depending on the financial position of the estate and the arrangements entered into with solicitors or other professionals, executors may find themselves having to meet costs before recovering them from the estate, if recovery is ultimately possible.
In our case, the process extended over several years and created considerable stress and uncertainty. While some costs may eventually be recoverable from the estate, that recovery may not occur until the property is sold, which can be a lengthy process.
Our experience with McCarthy Stone was also disappointing. We found communication with their legal department to be slow and we frequently had to chase responses including contacting the CEO to obtain replies required for the administration of the estate. This added to the frustration and delays we experienced during an already difficult process.
If you are named as an executor but do not wish to take on the role, obtain legal advice promptly regarding renunciation before taking any steps that could be interpreted as acting as executor.
Final Thoughts:
Our experience was that administering an estate containing a retirement property carried far greater financial risk, delay and complexity than we ever expected. What appeared at first to be a straightforward estate became a prolonged process lasting several years, involving ongoing costs, a failed sale and significant personal stress.
If you are asked to accept ownership of a retirement property or act as executor of an estate containing one, I would strongly encourage you to obtain independent legal advice at the earliest opportunity and ensure you fully understand the potential liabilities, ongoing costs and timescales involved before making your decision.

I’ve lived in Liberty House Wimbledon for over 10 years having moved in only a few months after the development opened. My husband and I loved our apartment the minute we saw it. Over the years we have had many issues with different Estate Managers and McCarthy Stone as managing agents which have had the capacity to make life a bit uncomfortable… We still inevitably have issues with McCarthy Stone to do with the overall finance management but at last we have an Estate Manager OJ Bamiro who is everything we could wish for. He has been in post for 3 years and has shown great perseverance in maintaining a cheerful and positive attitude. We look forward to any interaction with him and can go to him with any concerns knowing that he will deal with them.
In so many ways OJ is better than previous managers, for example he tells us in advance of when he will not be in the development, he works very long hours and has an excellent open approach to communication. Our Homeowner meetings are scheduled well in advance and posted on our notice boards with minutes of the meeting distributed within a couple of days which keeps everyone informed of any news. We now have a Liberty House newsletter with contributions encouraged from homeowners.
OJ competently manages a range of complex issues. With a development of this size, 51 apartments, there are many communal issues such as heating, hot water, cleaning etc that affect us all, including those of us who live here independently. In addition his empathetic character makes him excellent at helping those who need assistance, including the provision of care packages in some cases.

This month my wife and I have been renting our apartment, Brooke Dene Court Cleckheaton, for a year during which time we have made many new friends. We have also come to love the town of Cleckheaton which was previously unfamiliar to us. We felt privileged to share our diamond wedding anniversary with friends at a function, held in the residents lounge, with help from neighbours and our incredible House Manager Elaine. It was a difficult decision to sell-up and rent -- but-- what a good move!

I assisted the purchase of an apartment at the Davison House complex in Daybrook, Nottingham on behalf of my brother in law who, due to his severe eyesight issues was unable to read and complete the various legal documents required, in both the purchase and the selling of his own property.
Despite,several setbacks with selling his own property due to market conditions, we found the help and patience shown to us , especially by Toni Roberts, the McCarthy sales negotiator was vital. Toni was especially helpful, and kept us informed throughout the process.
Since moving in my brother in law has settled in very well and loves living in the complex, it has very friendly occupants, so he has plenty of good company whilst retaining his own privacy as and when needed. Also a shouout to 'Liv' who manages the complex. She is very helpful and friendly.
Please note, the date of the experience is the approximate start date which took several months to complete as explained above.

Our house manager Helen Louttit-Winslade is truly excellent. She is brilliant with all residents and creates a warm, friendly community spirit. Several days a week she organises different lunch options—bacon sandwiches, soups, quiche—which brings everyone together and ensures no one feels isolated. She is always keeping an eye out for residents, reacts quickly to maintenance issues, and reports anything that needs attention without delay.
Communication is another strong point: she keeps residents fully updated on what she is working on and how she is supporting them. Her presence is active, consistent, and reassuring. She is available when needed and provides genuine support to everyone.
The building itself is lovely. The gardens are well maintained, with clean garden furniture and opportunities for residents to help with gardening if they wish. Fixtures and fittings are of a high standard, and some units have purchased lockers and/or car parking spaces. Visitor parking is easy thanks to free public parking adjacent to the building.
There is a good sized communal lounge with a kitchenette, TV, and DVD player, perfect for social gatherings. Residents have personal neck or watch alarms for emergencies, adding an extra layer of safety.
Security is strong with fob entry and CCTV at the entrance. The building is kept very clean with daily cleaners. There are two stair accesses and one elevator serving the additional two levels. A guest suite is available at a nightly rate, and Wi Fi is provided in the lounge. The décor is modern, and the building was completed 2019.
The location is excellent—buses, library, doctors, private dentist, hairdressers/barbers, Waitrose Express, Asda Express, Tesco Express, Butchers, Wendells, coffee shops, petrol stations (providing Amazon Pick Up), pubs, and churches all within walking distance. Online deliveries are simple, and we even get visits from the ice cream and fish and chip van.
Trinity Place located at Hazlemere, High Wycombe, Bucks provides a safe, secure, quiet, and friendly environment—an excellent independent living community for those over 60. It is a place where residents feel supported, connected, and proud to call home.

It was a joy to enter the guest suite at Trinity Court, Halifax, hosted by House Manager, Debbie.
The room, decorated in warm greys with fresh white bedding, looked lovely. A high standard of cleanliness and attention to detail was very evident throughout. Guest information, including Wi-Fi details, policies and procedures, was clearly visible and easy to access.
