I required a survey doing on a property and completed an online request via Local Surveyors Direct. I chose House Smart Surveying as they were the first to call. Sounded very professional, had access to the Surveyors diary and he was free to do it 5 days later. The price seemed reasonable and in line with national average. I was told the survey would be done in 5 days but I had no confirmation and on the Friday I emailed and asked if the survey was definitely going ahead. I was told yes but 24 hours before I had to ring and ask why I still hadn't had confirmation. I was told the surveyor had decided to take the week off!!!.

Thankfully I didn't pay and have to chase a refund. Obviously it's a ploy to get your custom so be aware people. Do not pay upfront until you have that confirmation date.

Genuine review - Found this company online on a comparison website. Within minutes I received a call from Marcel who was on hand to provide the available options. Reasonable prices. Survey was completed within a week of instruction and report received within 24hrs. No issues, very happy with my experience.

Avoid at All Costs!
In summary, they took my payment for an RICS Level 2 survey. A surveyor was sent, began the survey, but then decided he didn’t like the hospitality and left midway through. They subsequently refused to complete the survey unless I paid an additional £250. Despite failing to deliver the agreed service, they have declined to refund my initial payment.
Since refusing to complete the survey or issue a refund, they have become increasingly difficult to contact, ignoring phone calls and emails. I have initiated a formal complaint, but my written grievance has not even been acknowledged. At this stage, it seems likely that the matter will need to be resolved through legal action. Meanwhile, I am left without the survey results and out of pocket for the payment I made.

Cancelled either on the day or the day before! Unsure of which as the initial booking showed on the website as a different date to the one emailed to me. Happily took my money and even when I questioned the date ahead of time I got no response.
Now awaiting a refund and progress is delayed on the purchase of a new property. Seriously unimpressed with the entire experience.

Can I firstly say what a great company House smart surveying are, always great communication and great price compared to others I was quoted from, I was going to purchase a house for £297,000 when I contacted and spoke with Marcel he got a saveyor the following week in the Newcastle area, Marcel was very informative as I had never been through the process the report was back within 3 working days and so glad it was saved me thousands as property had movement I withdrew offer straight away. The following day the property is back up for Sale and estate agents have no obligation to say what findings there where and that property is unsafe to potential new buyer!! all I would say is spend a little now to save you loads in the future!! I was told by the estate agents you don't need to get a survayer! I could not be happier that I found this company thank you again.

They did what they said they would do, on time. They produced the report quickly. They were polite and informative. After I booked the survey I saw some very negative reviews and wondered if I had made the right choice. I am relieved to say the service is excellent and fast at a competitive price.

I’ve been in the property game for over 20 years and the survey I have just had from house smart surveying was the best I’ve ever had .

Choosing a surveyor for my house purchase was rather difficult as there are so many different ones out there. I read the reviews about House smart surveying and some of them were a bit hit and miss.

I spoke to Marcel before I chose them who was very informative and went above and beyond his duty to be helpful. My survey was booked in within 2 weeks and the surveyor and the full level 3 report ready within a couple of days.

I had a few questions about it and Kevin (the surveyor) took the time to answer them and was very patient in making sure I understood the information.

Can not recommend them enough. If I ever need anorher survey, I know where I will be going.

I used these guys after finding them on a comparison website. I am usually reluctant to go for the cheapest, but their reviews convinced me to give them a go and I was not disappointed. I own a property business and will certainly be using them again for my next purchase.

They will mess you up big time! Deal with them at your own peril, don't say I did not warn you. I paid £650 for a useless report. Bad response, bad update, and they never care enough to discuss my complaint on the report. They will be nice until you make payment. I have never seen that kind of business ethics all my life. Disastrous!

Great service, report was full of good information and surveyor also called to follow up with any questions I had regarding the property. Would highly recommend.
