Absolutely terrible

Absolutely terrible - do not use.
Responsive and professional until they get your deposit then they are unprofessional, demand more money, my contractor cut every corner he could and was constantly asking me for more money and saying it wasn't included in the contract. I had big arguments with him constantly. They offer a case of wine for a 5 start review. Complete cowboys.

Not a design & build experience - look elsewhere

Positives: Nuspace have, eventually, built us a loft to what appears to be a reasonable standard. The builders who were on site through the process were generally polite and seemed capable.

Negatives: The plan development process was extremely slow and painful, with repeated errors being made and poor communication about what was likely to be accepted by planning, leading to additional costs and a long delay to project start.

Once the project began we were promised a project manager who would be onsite once a week. This never materialised, with Graham appointing himself project manager. He was eventually persuaded to come to the site right at the end of the build but not at any earlier stage. This meant we were dealing directly with the builders throughout, which wasn't what we had paid for. Presumably as a result of this, errors were made throughout the build - the most notable being that a section of the loft was built with a vertical rather than slanting roof, which the builders did ultimately correct at their own cost.

Throughout there was a sense that decisions about the build were being taken by the builders at random, some of which (eg skirting) they eventually amended after some persuasion and others (eg leaving a massive empty sill outside the bathroom, inconsistent with plans; covering the roof in a cheaper material than what was agreed in the contract) they could or would not.

As others have mentioned there were countless hidden costs which pushed up the build cost by thousands - for example we were belatedly told that to meet fire regs we would have to replace our electrical control unit and install six fire alarms for around an additional £2k, and then told actually that wouldn't meet regs so we needed to fit seven new doors at £650 per door - which begs the question how the original plans, provided by nuspace, met the fire regs in the first place. At times we were gaslit into being told that we needed to pay for 'upgrades', such as sash windows, which were included in our original contract specification. We had to argue the toss over each of these things individually which was very stressful.

While the quality of many parts of the build seems to have been okay, the plastering of our downstairs rooms (another unexpected extra cost) and the woodwork/carpentry was messy and poor - for example several of the staircase spindles have been installed upside down, and there are gaping gaps between doorframes and walls.

The house was left very untidy, with cigarette butts all over the garden and no attempt to clean up the spaces in which they had been working.

Nuspace failed to fill in or file the correct documentation for building control which has led to queries from building control that they struggled to address and a delay of months to us being able to actually furnish the new rooms and move in. Communication throughout the process has been extremely poor.

Expenses & time frame

Last year we contacted Nuspace for our loft conversion.
The plan & the permission were done by the company professionally.
Only some advise wasn't well explained.
Ultimate expenses were more than what was told initially.
Some issues came up while doing the job, which was sorted out by the builder's team.

They appointed Doru as builder of the project. He & his team carried out the job very well. The whole team has good knowledge & experience. Job was done on time as well.
On the whole we are happy with the job done by the company & the appointed builder.

I am right now in the process of building case against them. Contact me all who want to join me. I will at some point put adverts everywhere will be hard to miss.

Every home owner a nightmare. they break your house and start cranking the price and then just leave you with no money or house.

1) I were to have a bathroom in the loft
2) I were to have a surveyor at every stage and building control
3) Stages A-D in that contract added to 59% of the project.
4) 2 times builders did not come to work or left early because you did not pay them.

At some point Graham Chappell comes and make me pay for Stage F 5% for stairs that I already have but in his contract they are still worth 5%. he says he forgot to remove it. I pay. So overall at that point I paid to date £37430.

I paid on time according tot the schedule.

First Graham Chappell told me he would not do the bathroom and it took a lot of effort to make him say he will honour the contract and I will have the bathroom
Then Graham Chappell said there would be no surveying and building control. Again Graham Chappell bullied me and it took a lot of effort to stand for my self and my rights and my money.
Graham Chappell waited till my house did not have a roof and now Graham Chappell recalculated the schedule according to your new schedule stages A-D became 74% of the contract and you refuse to continue till I pay you 74% of the contract!

If I pay him 74% of the contract based on your previous behaviour what will make him honour the contract?!

I would be an absolute idiot to trust him that he would finish the project! Graham lied to me about him paying for materials. While Graham bullied me about the stage B payment and threatened not to start cos he had no money for materials, the builders were bringing in the materials to my house! That exact moment.

Then Graham lied to the contractor about not having money to pay his labourer when I just paid him more than £37000. Then Graham bullied me about the bathroom and surveyor . And now Graham want to take most of the money and bully me and blackmail me completely disregarding the contract I signed!

I live in London. It may start raining hard any day or any moment. My house has no roof and he extorts more money and bullies me and does not even arrange a surveyor and building control that are Stage C and I paid for them in full!

Its his way or high way. Py or he is not coming. And then he says lets find compromise. Pay not 8 000 but 5 000.
Base on my previous experience he will just leave me with nothing done.

So I had to look for roofers. And many companies refuse to take a half done project or even just doo a roof. Other try to take an advantage and hike the price. It is very difficultt emotionally.

I found a company, they will do the roof and do a toilet . Thanks God! I did not give him more money and still have some.

So now I am taking my story to The Sun. My sons friend works there and looking for stories like this.

Ans I will hire a lawyer. its not even about money its about putting a bully where he belongs.

A satisfied customer

We were very happy with our loft conversion project and with Nuspace. The building contractors were diligent, communicated well and completed the work in the timescales we were advised. The key thing with any design / build company is to make sure you're comfortable with the contracted builder and ours, Anthony and team, we're very good.

Useless

The head of the company was nice and enthusiastic and seemed to have good ideas so we signed the contract. Then the works had just began and our house was only supported by poles and NUspace told us that they had to make new plans even though they had had 4 months before to make amendments. They hardly controlled anything. They had us pay an extravagant price for building control and it seems like they didn't hire someone to control so we paid but we still don't have any certificate 18 months after the works were completed and they don't even try to explain anything. We have water infiltration in the construction and they simply ignore us. Don' t take this company !

Do not use this company

Graham Chapell pressurised me to pay a deposit of over £10,000, then wanted to add further costs before even starting the work, so I cancelled within the 14 day cooling off period. He refused to return the money so I took him to court. I won the County Court Judgement but still had to instruct bailiffs to encourage him to pay. He has now defaulted so it will return to court unless he honours his debt. Do not use this company.

Meaningless warranty

Had a loft conversion with Nu Space but now their are things wrong and the warranty ‘guarantee’ is meaningless. Ignoring all emails and not trying to rectify the problem even tho this is meant to be covered.
Multiple times we have tried to contact them and had no response.

Meaningless guarentee

Nuspace completed a loft conversion for me, their guarantee is meaningless and stoped responding to emails once problems had arisen.

I am now left with a loft conversion that is leaking in several places and a company with no interest to rectify the work.

Experienced Loft Conversion Company

I am fully aware of the negative reviews regarding Nu Space but I have to speak as I find . Having checked out several Loft Conversion Company’s (LC’s) we obtained full quotes from 3 company’s (for a loft conversion bedroom with en-suite, pod room and terrace) one of whom was Nu Space. All 3 sent representatives on site visits . It was evident from the outset that Graham from Nu Space knew his stuff in particular the detailed planning and other requirements of LC’s in Fulham over and above the representatives from the other company’s . As a result I had far more confidence in him.
I was appointed Julie as Project Manager. She is warm and friendly with a can do attitude and I felt she was on my side. The works have recently been completed and she pointed out small snagging details (at the snagging meeting) which I would not have noticed.
The real star though is Costel the builder and his team of men . Costel has been in the building business for many years and he clearly knows his stuff .
He goes above and beyond what is required of him . The freeholders of my property required me to have a 25 year guarantee on all the new roof spaces and the company doing the specialist work were pedantic about how the roof needed to be finished prior to treatment. This involved Costel in additional work and time but he never complained and he and his team cheerfully got on with it .
In addition to this he was very patient when I changed my mind about a partition wall between the main LC bedroom and the en-suite . This involved him in extra time but was happy to make alternative suggestions until I felt happy with the new ideas.
Costel is passionate about what he does and really cares about the end product and client satisfaction. All his men were hardworking and polite with a can do attitude.
I am very pleased with the building works and my experience of Nu Space has been positive and I would personally recommend them .

16 reasons why we will never use…

16 reasons why we will never use Nuspace again.

Only information from emails, reports, brochures, screenshots and WhatsApp messages will be used in this review. Details are available on request.

1) Our original quote was £55,000 for the loft conversion. The reality after inflated charges for minor amendments and hidden costs are added (e.g tin hat), is closer to £80,000. This excludes any decorating, furnishing etc. When the project is completely finished it will easily touch the £100,000 figure.

2) We've paid over £10,000 to have our roof made watertight by another company and over £1500 for reports from British Lead and a Chartered Building Surveyor, to prove that the building plans were not followed correctly by the contractor and that the quality of the work indicates, that the contractor lacked the training/skill to undertake the work.

3) We've been asked £4,000 for work that was not completed, to terminate the contract early. When asked to itemise this, Nuspace said, "As per the terms of the agreement we don't provide itemised bills and neither does the contractor." We asked where in the contract it said this, but this information was not provided.

4) We paid Nuspace a £900 building control fee back in Nov 2021. Building control has still not been paid by Nuspace.

5) The police advised us not to let Catalin and Cata Homes Ltd (the building contractor Nuspace selected for us) back onto the property, as they may attempt to "breach the peace" and damage the place, during our ongoing dispute.

6) After our building plans were approved, Nuspace asked us for an additional 10-20% in cash, to get one of their building contractors to accept the job. Nuspace do not have their own in-house builders, they outsource your project build!

7) Nuspace enters you into a "tripartite contract" and takes no responsibility for the work/actions of the building contractor they choose for you.

8) Your guarantee is with the building contractor, not Nuspace. If the contractor goes under or leaves the country, your guarantee goes with it.

9) The brochure, quote and contract reference/display logos from Trustmark, HomePro, FairTrades and Riba Chartered Practice. However, Nuspace is not a member of these organisations. When highlighting to senior management that this was breaking the Misrepresentation Act 1967, we were told that this was just a "silly clerical error".

10) Nicola (sister of the company owner) arrived 50 minutes late to a Zoom call she was expected to play a key role in. She spent most of the remaining time slouched sideways, adopting a patronising tone. This is not senior management behaviour, but likely a consequence of promoting family members to positions they are not qualified to be in.

11) When home alone with our newborn baby, Catalin intimidatingly turned up at our front door with a group of guys, filming me, "for my own safety and for theirs", whilst I handed back to them a bucket, a dirty sheet, a vacuum cleaner and some light bulbs.

12) Catalin lied about hiding power-tools on the property.

13) We formally contacted Nuspace via recorded delivery to ensure Graham, the company owner could see our communications. As Nicola said, "Graham does not have an email address. He believes email to be an inordinate waste of time."

14) Roberto (project manager) once said that he was in such a "hurry", that it was quicker to climb the scaffolding at the front, onto the roof and through the windows, to take pictures for his report, rather than knocking on the front door. I was in all day and didn't see him. #Spiderman

15) The project is split into 10 payment stages. You have to pay Nuspace on payment stage A and D, with the rest going to the building contractor. After paying Nuspace their final payment, their attitude towards our project took a downward spiral.

16) Both Nuspace and Catalin selectively decided when something in the contract was binding. This selectiveness always tended to be in their favour e.g. the contract includes 2x radiators, but the builder said this was a typo, even though the typo was in multiple places. No radiators were refunded.

​Awful when a problem arises, which apparently it often does

​We were initially happy with our loft conversion from Nuspace, especially the design of the architect Inaki who worked there. However, the Nuspace builders didn't construct the roof properly so we had major leaks 2.5 years after the loft completion and had to have the roof surface rebuilt at vast expense to us (over £7,500). I tried to claim on Nuspace's widely marketed "10 year guarantee" and even undertook a small claim which was finally heard at the county court last year, but the judge confirmed that their (cleverly drafted) contract means the guarantee is impossible to claim against, as Nuspace's exclusion of liability clause over-rules any assurance of a guarantee. I met a lawyer who said she knew of multiple historical and ongoing claims against Nuspace for exactly this sort of issue.

[Smaller issues: don't expect a remotely comprehensive 'project management' service, this is someone just checking weekly that progress is being made (ours didn't even spot the poor workmanship); and beware of the price of extras you add after the initial quote, these seemed to be far less advantageously priced (this is probably the case with many builders, post-tender)]

non recyclable brochure!!

I did not use Nuspace in the end but I was given a brochure, despite saying I did not require one as the same info is accessible online. I just need to say that each page was glossy so non recyclable. This is unnecessary and for me, a company that disregards the need for us all to make adaptations to protect the planet is not one I want to use.

Terrible - do not use

1/ We felt that their service and responsiveness was poor until we asked to cancel the contract then they called. On a couple of occasions when we spoke with the 'Project Manager' he was quite rude which turned us off using them. In the end we cancelled and despite losing our deposit we felt we now had peace of mind once they were out of the picture.
2/ Many of their ideas appeared to be either nonsense or just another way to add more costs - I'll let you decide.
3/ Read the contract - they have no liability if things go wrong, so for all intents and purposes they're essentially a middleman. I understand that they hire their builders staff from a range of places (apparently gives great margins), and as such there is a variability in quality.
4/ Not a complaint but it's interesting or odd that their website doesn't have their name but instead reads: yourloftconversionlondon They have another site which I believe is only used to grab contact details: nuspace-lofts

Worthless Guarantee and suppressing bad review

Despite the implication in their marketing material that NuSpace guarantees the building works, their standard contract means it is the builder, not NuSpace, who is the guarantor. But the contract also gives NuSpace the sole right to appoint the builder. So if problems arise later but the builder has ceased trading, the guarantee is worthless. This is the situation I am in with a recent loft conversion which now has a problem with rainwater leaks.

After I involved my lawyers, NuSpace made a ‘full and final settlement’ offer. But this was unacceptable as it gave no guarantee of fixing the problem, limited their financial contribution to a little over £1000 and imposed a clause forbidding me publishing any statements they consider derogatory.

I would recommend using a design company that allows you to choose your own builder, and find a solvent building company with years of experience and a track record of successful projects.

My dispute with NuSpace is yet to be resolved and is currently still with my lawyers.

I have had a reputable third-party roofing company investigate the problem. They removed tiling and found the NuSpace builders had not properly fitted the under-felt or correctly overlapped the tiles, allowing rainwater to seep into the wall cavity resulting in damage to the ceiling and wall in the room directly below. (TrustPilot does not allow pictures to be uploaded, but my reviews on NiceLocal and Yelp include pictures of the faulty roof works discovered and the resulting damage).

The cost of remedial work far exceeds the amount estimated by NuSpace (who produced their estimate without even investigating the problem).

Suppressing bad reviews

It has long puzzled me why NuSpace, with whom I have a current outstanding dispute, were receiving so many good reviews. I now have a better idea of why that might be.
Having recently submitted a critical review of NuSpace myself, I was contacted by their office manager reminding me of clauses in their contract which forbid customers from making “derogatory or disparaging statements … which might be expected to damage or lower NuSpace’s reputation”.

But she had failed to check the actual contract document which I signed back in 2015, which pre-dates the time when NuSpace introduced these additional clauses into their standard contract.

So it seems anyone who may have had a bad experience with NuSpace in the last few years and is still in dispute with them may not want to risk a legal challenge which might jeopardize their case.

Look up Yelp as I am led to believe incentives for good review have been offered whilst threats for negative review take place

I have been asked to write a review on NuSpace

I have been asked to write a review on behalf of NuSpace and they did kindly offer me a bottle of wine but I would have written a review without it. Overall I am satisfied with the project and the end result of my kitchen extension.
The project got off to a very bad start, nothing to do with NuSpace, but we appointed a 'Design to installation contractor' who produced drawings for the planning permission application but further to that were nothing short of appalling - I may have to review them next. In any case NuSpace picked up from where the planning had been granted and it was off to a positive start.
They prepared technical drawings and had a project meeting with myself, the contractors (builders) and the project manger Victor before any works commenced.
Everything was explained and we signed on the dotted line.
Unfortunately our original builder quit before laying a brick but Victor managed to find a replacement contractor within a couple of weeks (Benni) and he and his team were absolute gems from start to finish. Very respectful and very hard working and reliable team. There on in everything proceeded pretty much as expected however what we did not for-see or budget for was the unexpected structural issues with the rear of our 1930's mid terrace house. Essentially we were informed that the load bearing beam was not strong enough to bear the weight of the extension roof we were building and so a new iron beam had to be ordered and fitted to the tune of about 4K.

All in all the total cost was pretty competitive but ensure you go over that contract with a fine tooth comb as any extras you require later on could be costly - including plug sockets. Our build didn't include painting and decorating so that kept the cost down a tad. But if your are considering doing the aesthetics yourself make sure you set aside a separate budget for that.
Victor the project manager was a decent bloke and communicated well via email. He came around at least once per week throughout the whole project which for us was about 14-weeks for the build. If you need a survey, planning permission and technical drawings you will need to factor in at least another 6 - 8 weeks before the building can begin.
I would recommend NuSpace but in all honesty I have nothing else to compare it to, but for us they delivered on what they said the would do which is the most important thing!
