I had two viewings in Liverpool with Elisha. She was on time, professional and friendly from the start. While showing me the properties she was knowledgeable and very helpful and knew all the answers.
I let her know that I was interested in other properties in the area and she managed to arrange a viewing for an hour later. I’m very appreciative for her help.

As a first time renter, X1 gave me a very positive experience. Elisha was very kind and understanding and helped walk me through each step. She rang me back the same day if she was unavailable and responded to emails quickly. I can't wait to move in and X1 and Elisha helped make the entire situation less stressful.

DO NOT, I repeat DO NOT live or invest here. This has by far been the worst experience with a letting agent that I have ever had. Incredibly unresponsive, requiring you to beg and use multiple forms of engagement on their platforms to get a response. They have demonstrated a continuous lack of attention to detail, almost charging me twice for a replacement key that I had already paid for.

They did not do an inventory until after we pestered them to do so and did not happen until a week or two after we moved in. Has charged us £170 for removing 2 items and giving a light cleaning to the property. Bearing in mind that a light clean is £138 and each individual item to remove from the property costs £16.40.We also had to deal with the smell of sickly sewage for around 10 days before anything was addressed.

With all of this in mind, do not live here, they are an estate agent that engages with ridiculous money grubbing practices, with little care or consideration for their tenants. Please, I reiterate DO NOT LIVE HERE. On top of their money grubbing ways, they also engage in rug-pull tactics i.e continuously selling apartments to people that don't and will never exist. So many people have lost so much money because of this, and if I can prevent anyone else from having the wool pulled over their eyes, I will.

Furthermore, they use Bots and likely employee made reviews to bolster their score on Trustpilot. If you look at their reviews, it is usually someone who has made a review for the first time, which is a significant indicator of robot reviews. On top of this, there is a lack of clarification on building management, where there is often times confusion between X1 and Haymarket (their subsidiary). Security is not taken seriously with several security doors not functioning properly, resulting in people having their door knocked and attempted entry by strangers at night and several complaints on stolen packages.

There was 0 attention to lettings enquiries where there were several Air BNBS in this site, which result in large scale noisy parties and other debaucheries. There is just generally a lack of care for what goes on in the site and nothing gets done unless you exhaust every means of contacting and complaining. There are a whole host of other issues, but I'd rather not write a dissertation on X1's incompetence as an estate agent.

The communication from my first contact with X1 Lettings was excellent. Elisha the representative for my property was attentive and knowledgeable which gained my trust not being familiar with the area. I was able to arrange a viewing within 2 days of showing interest which was perfect. The whole process was easy to follow and I even received a reminder from Elisha in the morning of the viewing which gave me even more confidence. Everything about the application process was quick and efficient and I am over the moon to be moving into my new apartment. From my experience, I would definitely recommend X1 Sales and Lettings above many other agencies due to the quick response, professional advice and over all friendly service.

Water in my apartment was turned off , no running water water to flush the toilet , to shower , no warmings to prepare ourselves no email explanation , no explanation , don’t be fooled by the 5 star reviews they ask people to leave them 5 star reviews within the first 5 minutes of having a conversation with them . I’ve had so many issues , my couch came with poo stains I reported it on the first day nothing happened . I have multiple problems with my flat non resolved yet . Was told the wrong move in date I had to get an Airbnb for 2 weeks . Communication is horrible

I had been communicating back and forth with an agent named Mildred to arrange a property viewing. After coordinating the details, I arrived at the viewing on time, but the agent was a complete no-show.

To make matters worse, there was zero communication—no call, no message, and no explanation provided. Leaving a prospective tenant standing outside without notice is ridiculous and completely unprofessional. I would strongly advise exercising caution before dealing with this agency.

I have been using X1 Sales & Lettings for years and they are really up to the job. I can relax knowing that they will deal with lettings and all issues with the property, quickly and efficiently. Laura Nekooie currently takes a lot of the credit.
