One of the worst estate agents ever I have dealt with,
Asked for hundred documents and proof of savings which equal four times the amount of the annual rent amount and asking for guarantor who should be a home owner or have a British passport and all payslips then after pushing them they just followed the usual rules
Besides after all of that, they gave me a room which I did not choose or opt for for a bloody expensive rent and while having Wi-Fi in the house they denied having it and I found out when checked online to purchase a one that the house already have a one

If I could give zero stars, I would. Kings Group’s handling of my property has been appalling:
Quoted £50 for a repair (confirmed in writing), then refused to honour it
Rude and dismissive staff: Ella Fletcher, Megan Bush, and Jade Fox offered no accountability
Blamed a “typo” instead of taking responsibility
Ignored formal complaints procedure — no reference number, no proper investigation
Shockingly advised a tenant to remain in my property after a court-issued possession order
This is misrepresentation and a breach of their legal obligations.
I submitted a formal complaint to the Property Ombudsman in June and will be updating them with this continued negligence.
Do not let them manage your property. They will cost you money, peace of mind, and waste your time.
Avoid at all costs.

Scam: Advertising properties that aren't (and never were) available
Kings Group Tottenham have been listing properties that are not for sale - not just ones that they are taking a while to take down, but actively listing properties that are not on the market. They then lied about the situation (including the assistant manager, Junaid (unsure on spelling)) multiple times over several MONTHS. The only reason I found out was because, thankfully, one agent told a contradicting story and when I raised it, the responses turned a lot colder.
Even disregarding the scam they are running, the agents are terrible at responding, everything is on the client to check up on, and nobody seems to care at all.
From reading reviews the Harlow branch sounds great but my goodness, the Tottenham branch is atrocious and should be avoided at all costs.
Awful attitude, avoid this business!
A terrible experience from the start. Agents have an awful attitude towards clients on either end of the sale - it's as if selling a property is an afterthought and they're not interested in efficiency. Lots of false deadlines, no information or contact to follow up. Would not waste your time with this firm, consider looking elsewhere.

From the start he was accurate, quick in his answers and always there for anything. My brother ,who recently bought a house with this agency is extremely happy for choosing them to purchase a house.
TIMEWASTERS AND BROKER RUINS APPLICATION
I recently had an extremely disappointing experience with Kings Estates in Harlow. Despite already having an Agreement in Principle and an external broker, I was pressured into consulting with their in-house broker, Stefano Lia. It was made clear that without using his services, I wouldn’t be prioritized for viewings. At the viewing itself, the team informed me that more affordable properties would only be shown if I agreed to handle everything in-house.
Reluctantly, I sat down with Stefano Lia, who presented himself as helpful and claimed he could offer deals other brokers couldn’t access. He promised financing options with a 5% deposit and higher income multiples, contrary to my initial broker's more realistic assessment. However, after following his advice, my application was declined, and Stefano’s attitude changed completely. He refused further help, insisting I couldn’t reapply and was dismissive about returning to my original broker, ultimately causing us to lose the property.
Throughout this process, the team’s tactics seemed geared towards profiting from side arrangements rather than client interests. Discussions around offering cash or favors to secure properties were only mentioned in face-to-face meetings, adding to the sense of questionable practices. The lack of transparency and integrity, especially around financial advice, is concerning.
I will be reporting this to the FCA, Ombudsman, and Karl Knipe, the director of Kings Estates, to highlight how these methods negatively impact buyers. The entire approach appears designed to manipulate buyers into using in-house services, whether or not it benefits them. Prospective clients deserve fair treatment and honest practices, something sorely lacking in my experience with Kings Estates.
Lack of communication and failure to act on repairs
As a tenant, I have had the worst experience with Kings. Their customer service is poor, their communication is terrible and as a letting agent they are almost entirely incompetent.
From the start of the process, they didn’t even know if they had received my deposit or not which is quite concerning when you’re trusting them with a large amount of your money. Due to this, I specifically asked for an invoice for my rent each month which has yet to appear despite being in the property for four months.
Repairs that were reported months ago still haven’t been fixed, and you can only expect to get any information about what’s going on if you are the one to chase it up and send emails. Beyond that you won’t hear from your property manager unless they need something from you or think you are in the wrong. At that point you can expect a generic email template in a different colour and font than the rest of the email, which will be spelt incorrectly and half the time not really make any sense.
I was left with no working toilet in the property for ten days due to the incompetence and lack of attention of Kings. They then tried to put the blame onto me for not reporting it despite me having done so. It’s been extremely disappointing that they can’t take responsibility for this failure.
The experience I have had with Kings will make me move out of the property at the earliest possible time just to avoid having to work with them again. Do not rent with Kings if you want anything done!!

Good experience with Kings
We had a really good experience with Kings Group at the Edmonton Branch. Everyone was friendly and efficient and did a lot to make a stressful situation more bearable. We were selling my elderly parents’ house to move them to more suitable accommodation, so this came with particular challenges. We dealt mainly with Olly at the Edmonton office and he was always pragmatic and helpful, as well as professional. I would definitely recommend Kings Group.

Staff are so rude and unhelpful never get a call back I have been trying to get an issue sorted since November 2023 and still waiting
The problem is the rented property next door to me kings are the agents yet nothing seems to get sorted I have been told a different story every time I call. Still waiting for Ella to reply to me as I sent her 2 emails - after this I would never use kings myself.
