Garner canning.. you owe me money! You are a disgrace to your profession! Shocking that you cant even acknowledge an email. Took my money quick enough

If you are selling or buying your house, DO NOT use these solicitors I can guarantee you will regret it. We instructed them at the end of may and are still no where near completed! They sat on due diligence questions for 3 weeks before sending them to us. We don’t hear anything from our solicitor only his secretary and she doesn’t reply to emails. Our buyers have shown up at our house frustrated. Our mortgage advisor and estate agents are all blaming our solicitor and we can’t contact them as they don’t answer the phone and don’t reply to emails and don’t update the online portal

I have to echo all the bad experiences encountered by others here. We were left in the dark with our case all the time - I do not understand why they have adopted a portal to update their activity if they do not use it properly. At some point, the solicitor left the company and despite several chasing we had not been notified of a replacement. The telephone number of the office is constantly engaged and when calling direct lines they hang up the phone twice. Due to these frustrations and rude communication, we decided to change solicitor company and have notified termination of instruction - this was the best decision ever! The new solicitor has done in one week more than what Garner Canning has done in 6 weeks. Garner Canning is due to reimburse me money back but no answer yet...I guess Ombudsman will have to be called in.

Have had no choice but to submit a complaint to the legal ombudsman for the following reasons
- gdpr breach
- additional charges not notified of and not on initial quote
- communication failures
- failure to register all of our land despite land registry asking for their confirmation/help with the matter
- rarely able to speak to your solicitor
- moved us to another branch without informing us
- solicitor left and weren’t notified
- given a new solicitor but they didn’t tell us
- failed to even acknowledge first complaint in 2020
- updated complaint submitted in Feb 2021 which was acknowledged and was assured investigation was underway with file being requested for review. Timeframes in own complaints procedure have not been followed. Asked for an update which was ignored.

Garner Canning have dealt with both of our recent house moves. We will always use them in the future. We had no problem with contacting them and we were kept informed about progress. They are thorough and professional.

This company is an absolute joke.
The buyer's solicitor at the bottom of our simple 3 link chain works for this company and I cant even begin to explain how bad the experience is. Everyone in the chain wanted to complete before the end of June for the stamp duty deadline and everyone was ready however Daljit Sunar (the solicitor) still hasnt got this even exchanged yet for absolutely no reason whatsoever other the she is terrible at her job. She didnt review replies to enquiries for WEEKS and there were only 4 enquiries to review. The contracts didnt go out for signing for WEEKS and now she hasnt requested deposit for WEEKS. Everyone is so angry and you cant even get hold of the company or her to speak to anyone other than the receptionist. I have formally complained to the owner twice to be completely ignored - they literally do not care and should stop trying to pretend they know what they are doing. If I could complain 100 times I would because nobody should ever had to go through such a painful experience when trying to simply move house.

Garner Canning has taken care of my property portfolio for years and I have always had an excellent service from Terry Mills and Tracey Nash. Always courteous and professional. Would happily recommend.

Brilliant service, was made to feel at ease with the whole process as it was my first time needing these services. Very reasonably priced for service provided, and was never left in the dark. Would definitely recommend and will be using again in the future.

Absolutely appalling. Made buying a house the most stressful thing I have done due to their complete incompetence and lack of professionalism. Impossible to get hold of, conveyancers constantly leaving so no consistency. Failed to exchange contracts 3 days running because they kept releasing too late in the day and then did not answer the phone to the solicitor on the way back down the chain so time ran out! Avoid at all costs!

My husband and I used Garner Canning in 2019 for the sale of our old property and purchase of our new house. It was a very straightforward chain (first time buyer + us + empty new build), but dealing with Garner Canning was an extremely stressful experience. The communication from our allocated conveyancer, Pauline Higgins, was unbelievably poor and I was constantly having to chase to get anything done or any updates. The estate agents and other solicitors also struggled to get hold of her throughout the entire process. I would absolutely not recommend this firm to anyone - please save yourself the stress and go with another solicitor.

Where do I start? Instructed Garner Canning last August. The case was 2 remortgages and 2 purchase cases. The remortgage side of it was started in the first week of February. This was due to the original correspondence being ignored. The purchase solicitor asked me 3 times who was looking after the remortgages. This rang alarm bells! Once I looked further into this I found out that they hadn’t been started. That’s the first point! The remortgage solicitor pulled all the stops out and to be honest was good with communications and did a speedy job. But the purchase case was another story! It was instructed in August. My mortgage offer expired in January. I had to extend it for 3 months and we only managed to get the deal done with 4 days left on the offer. 2 days before completion I was asked for documents that were packed away! I know we have had a pandemic to live through, but reading other reviews I can’t see how this Mickey Mouse set up can hold water. Communications through the secure portal and email were less than slow. Hopefully this review is digested and gives you an idea of where to spend your money.

Diabolical and refused to publish a negative review we made about them on another site. Took 7 months to complete on a no chain purchase. I would never use this firm ever ever again. All reviews on here are justified.

Probably the worst solicitors I have ever encountered, actually there is no probably-they are the worst!
My daughters experience buying her first property through them has been shocking and majorly stressful for all of us to say the least. The whole process buying a shared ownership (with no chain) has taken nearly 6 months to complete.
We went with them originally after they were recommended by her mortgage advisor (big mistake) . I so wish I had checked their reviews on here first, We would never have used them if I had.
It has been constant chasing, poor communication. You can never get through to anyone on the phone, nor is there the option to leave a voicemail. You have to email and then wait for them to contact you.
The price they originally quoted on completion was nearly £700 more! We expected a few more disbursements but £700!!! Absolutely disgusting.
And just to add insult to injury, she has this week received another bill from the estate she lives on for £400 maintenance and land registration admin fee for them to do, which should have been done on completion! Very poor again on their part.
I am absolutely disgusted a 21 year old buying her first property has had to go through all of this, buying a property is stressful enough but this was abysmal!
Its a good job she had a little savings to pay the extra money on completion. But this was savings to decorate and buy furniture for her new property. So not ideal for her.

I wouldn't recommend this firm to anyone. Very poor service received from start to finish. Limited communication on the emails/calls. I had a trainee solicitor who was handling my case for purchase/ sale (leashold property). The whole process took from August till December. Due to lack of communication from my solicitors with the housing association. I definitely didn't pay a trainee solicitor's fee for their service either. I received limited guidance and always felt I am bothering them. My sale was quite complex which didn't help the case either. Overall very stressful experience - we only managed to complete/exchange few days before Christmas. Which added additional pressure. As they say buying a house is a stressful experience, due to solicitors not communicating effectively with all the parties involved in the process. Which is quite ironing, as they are paid to communicate effectively.

This firm was involved in the chain of my house sale. Covid situation aside, it was a very stressful experience, made worse by the slow service and lack of communication from this firm. The professionals involved in the sale and purchase of my property found them difficult to get hold of by phone and unresponsive to emails. When they finally did communicate, the emails lacked detail and were poorly written. As the vendor of the property, but not the actual client, I thought their service was very slow and poor.

Please seek another solicitors if you want your work done.
Garner Canning has been unable to complete conveyance for 2 plots of land since 2017, reported to the law society before they responded to my emails, and communication stopped after awhile even after including all the directors in the email.... awful.
My advice to all seeking a solicitor, AVOID !!!

Totally incompetent. Do not answer email or phone.
Could possibly lose the sale of my house due to this outfit.

Garner Canning are a very very unprofessional firm.

They ignore emails
They are very slow dealing with things

Avoid.
