Advertising 44 accommodation
Advertising 44 accommodation. Booked took £150.00 deposit. Had contract through with 51 weeks on it. They said they would get it amended only to have another email stating that 44 weeks were not available. Now trying to get in touch for a refund. False advertising

Please avoid this company!!! Cambridge accommodation is horribly outdated with the cheapest and ugliest rooms they could muster up, I paid £10k for a microwave oven and a hob that barely heated up in my “luxury apartment”…
The deposit drama is absolutely real and they haven’t paid anyone back because whoever they hire to manage their websites clearly needs to be fired as this is an ongoing problem.
The washing machine and driers also cost around £7 for one wash and dry so keep that in mind when booking, because there is also only two of each for your whole building. The fire alarm also goes off at 10pm-4am all the time so good luck
Appalling, chaotic customer service
I can’t comment on the Cardiff accommodation as my daughter will never get the chance to live there. Absolutely appalling company to deal with. Applied in January in good time as advised. At no point does the process suggest only 18+ year olds can apply. Surely there’ll be plenty who won’t be 18 on application but will be by the time they’ve finished A levels!! I can’t even begin to say how many communications I’ve had back and forth with this company, trying to get a sensible or consistent answer. Just found out now that despite the many communications, the expression of my concern at the lack of answers, one person telling us to change the date of birth, the next person telling us absolutely not to change the date of birth, we’ve finally had a no. Reading the other reviews on here, it seems like we dodged a bullet. Now to try and secure some accommodation for a 1st year student in Cardiff who starts in September! Wish me luck! I will never recommend this company to anyone, appalling customer service, nobody seems to know what they’re doing!
AVOID! where is my DEPOSIT???
Stayed at Lumis Leicester in 22/23. Rooms are nice but the management is ABSOLUTE UNRESPONSIVE AND A NIGHTMARE TO DEAL WITH. still have not received the deposit and no team is scalating this issue. Seems like I am not the only one to have this problem neither.

I understand that Lumis was run better a few years ago, however the year of 23/34 I spent here was awful. The organisation was awful, the website barely works. I didn't even have confirmation of my room until like a week before I moved in. I called several times leading up to moving in, no one ever answers the phone. Email responses also took either weeks or multiple emails from me.
After moving in, I was the only girl in my cluster. They don't care, they will just shove you anywhere. There is only one girl in the cluster of 7 next door to us too. I've had cockroaches in my room on multiple occasions. The drain in my shower didn't work, I had to unclog the hair from last year which was so disgusting. Our appliances broke on the regular.
ALSO the payments are all due before student loans arrive, again there is just no organisation.
I know it looks nice, and the rooms are pretty nice, but it's not worth it.
The room is not bad buttt
The room is not bad. But the worst thing is you can get the parcel only after 4pm while the others accommodation can get whole days.
Anti-social behaviour at CRM Exeter
disappointed with the lack of responsibility of management and security at CRM Exeter to effectively address the anti-social behaviour of a homeless person camped outside our rooms in Exeter. They are creating a frightening, threatening environment which goes on late into the night disturbing sleep and not allowing for study. We are paying a lot of money to stay here and should be able to enjoy a peaceful night. So disappointed with attitude of CRM.
Careful international students
Careful international students. CRM still owes me my deposit, even though my tenancy finished in September, they still refuse to pay me back, even though there is no complaint from the staff and my room was in perfect condition. CRM takes advantage of international students.

I lives at grand felda for 2 years and then valentine accommodation for 2 years. I had to involve crm management during my stay at the valentine accommodation due to how terrible the onsite team was. The previous manager called oliver is as terrible as new one scott. It appears that they recruit certain type of people to manage this particular cite. Ones that deceive residents. Oliver was trying to blame students for parcels that gone missing when he was fully aware he took the parcel. Once i said look at cctv the box was massive it magically appears in the storage area. He never refunded me for the boxes he took. Then scott they did check my room before i left and handed my keys said several times they will take only £50 out of my deposit. Yet few days later i see an email saying it will be £100 they failed to provide the proof of invoice which proves this is not true and they just want more to cover their bill. When i was at grand felda it was £20 now how is it possible same thing costs £100. This happened to alot of residents who left which means scott simply wants to cover the cost of cleaning from the deposit so they dont pay it. Deceiving residents is not professional nor is it a decent trait to have when you are managing.
Now let’s discuss crm themselves. I reached out to them on instagram to ask for help with this matter since they obviously should be able to manage the onsite team. I contacted them in September they said someone will contact me. I had to reach out several times after because no one did. And i finally get a useless email from someone called kelly diaz who done nothing of significance nor said anything helpful in November so it took them 3 months to contact me. Then after i asked again for invoice and justification on why one accommodation cost less than the other and where is the rest of my deposit. Im back to being ignored. No more replies and still no invoice. I know they cant provide it so they are not replying but lying and deceiving from the beginning should have not happened. You should not stay at any of their accommodations because they obviously will try to make more money out of you somehow ! They are terrible and unprofessional.
Security deposit refund nightmare, Riverside Apartment, Manchester
Hi, We have been chasing ******** about refund of Accommodation (Riverside Apartment, Manchester), since August 2023. Instead, we were sent an arrears notification, for us to pay additional amount. There is a promise after each phone call, that it will be resolved. No follow-up communication till the next phone call. Everyone blames the account department for the mess. No complaints process to escalate the problem. The whole experience has been shambles and avoid it, to preserve your own sanity. The refund of security deposit is still pending.
Very bad experience
I lived in Urban Study Tyne Bridge in Newcastle. Definitely avoid.
1. CRM is an absolute mess and does not know what they are doing. I have experienced very traumatic interactions with them because they let my room out before my tenancy ended during Covid, without asking me first and demanded me move out without correct procedures. I was so stressed as I thought I was on the verge of being homeless. I went to Shelter for help, and was told that they cannot do this. The management company tried to serve me a Section 21 notice after I confronted them. The notice was invalid and they did not give me enough notice time. I tried to communicate with the management company, but they pretended not to understand me. After knowing that I was protected by the tenants' right, they tried to trick me into signing a Licence to Occupy, intending to throw me out. I did not sign of course, and my contract automatically became a rolling contract. The problem was only solved after Shelter stepped in. What happened to me was not an individual case. I know other people who did not know about their rights as tenants, and were convinced by the management company that they had to move out when they did not need to. The management company takes advantages of their tenants because they know they can get away with it with most of the tenants being migrants and young students who do not have relevant knowledge.
2. I wasn’t given a key to my mail box for more than a year and I waited for 3 months to get the light sensor in my room fixed.

Refund - expect a long wait for deposit refunded
I had to choose a star rating but would actually give none. My son left his accommodation in July and we are still fighting to get his deposit back. Every week we have been promised it and still we are no further forward. Calls, emails - staff are very apologetic and blame head office. Head office don’t respond - phone doesn’t get answered and no reply to emails. An appalling way to treat students. They just don’t care.
Truly Incompetent
So when me and my partner first wanted to book a room for a particular building owned by these guys, their website was absymal. It sometimes wouldn't load, spat out errors, and ultimately was unusable to make an application.
We had to make an application on the portal still though, so we tried our best- but could not make the holding deposit. After being on the phone with the building's management (who were lovely, but horrifically understaffed, it took weeks for them to respond to emails) we were able to send the £100 holding deposit over an email exchange as the portal was not working.
Eventually after creating a proper account for us as the portal would not let us- we were able to pay our rent fine, but noticed the £100 i sent them over a bank exchange over email was not there. The building staff confirmed they had that money when we moved in- but that it had somehow ended up in the wrong account. It sounded like a quick fix and that they could move it over, so we just let them get on with it.
It has been a few months now and we've started to get threatening emails telling us we are in rent arrears by £100 and that their lawyers will be involved from 7 days as I write this email. We have emailled twice, to two different addresses- no response. We have asked the front desk to get them to call us, no response. We are being backed into a corner for a mistake CRM have made themselves by their ridiculously faulty website and incompetent admin team.
We have plenty of proof we have given them that £100, but as of right now I have no idea where it is, and it seems neither do they- I wouldn't know though, because they are not communicating with us at all. Once me and my partner's contract is up for this academic year I can assure you I will never consider staying in a CRM building again, and I will be advising that my friends don't either.

This is probably the worst company I have ever had to deal with. At a time when students are anxious about starting university and moving to an unfamiliar area CRM Guildford avoids answering all calls. This company is disgraceful!

So far so bad. I’m surprised this company is still in operation. What is happening at Ash Grove Guildford is a criminal act. I wish the parent in the previous review the best of luck in court.
Do not rent a room with them
The lift was broken the entire time I lived in the property (Carfax Quarter, Oxford), and the company did nothing despite many complaints. The company is generally as unresponsive as possible. They did not provide me an inventory when I moved in and have not returned my deposit even though I moved out three weeks ago. The property overall was in poor condition and not worth the money.
Stay away
They sent my daughter the payment link of last year instead of this year which has caused delays in her moving in. When she went to the front desk, they seemed overwhelmed and unable to attend to her needs. This is extremely unprofessional and incompetent of CRM and I hope their level of service increases to at least a satisfactory level moving forward.
CRM GUILDFORD
CRM GUILDFORD. What appalling Administrative Staff you have. My Son is due to move in this Saturday but suddenly their already SIGNED contracts are “incorrect” and new ones (addendums) have still not been sent out. My Son has paid £150 deposit plus the first months rent. Admin staff block their calls and block them from being able to comment on a WhatsApp Group. Or they just don’t answer any of their calls. It’s causing a LOT of stress and anxiety to these young people.
