While the overall project went pretty well and we're happy with the end result, it did take time to resolve an issue with a recurring leak, which involved some chasing on our part. That said, the company did respond, have hopefully managed to sort out the problem and have extended the warranty. Our understanding is that Plus Rooms is recruiting an in-house remedial team for just this type of occurrence.

Plus Rooms completed a kitchen diner extension for us this autumn. They were recommended to us by a local architect and we were so impressed by their thorough quote, organisation and expertise that we knew that we should go with them. We had quotes from other companies but none were as impressive as Plus Rooms. The whole process from the initial site visit through to planning and party wall agreements went very smoothly and we were grateful for all the advice and expertise offered.

Our project manager was wonderful and everything was explained clearly every step of the way. Once the work started we were blown away by the professionalism of the builders. They worked unbelievably hard and the building works were completed ahead of schedule. Not only that, they always left the site tidy and they went above and beyond to help us get the extension we wanted - we honestly couldn’t have asked for more. The subcontractors are all fantastic and communication is excellent.

Now that it is finished we are over the moon and would 100% recommend Plus Rooms’ services.

Plusrooms are a fantastic building firm. Imagine everything you dread and fear about allowing builders into your home and Plusrooms are the complete opposite. The team I dealt with were professional, hardworking and extremely respectful. From the start of the initial consultation, the Plusrooms team took my project under their wing and I felt a genuine feeling that they valued me as their client. I was told the building work itself would take 9 weeks, and it was finished in 9 weeks to the day. I absolutely love my kitchen extension and could not have hoped to deal with a better team from project manager to labourer, every single member of the team was fantastic. I have no hesitation in recommending this firm.

UPDATE: We have had a really good conversation with the two directors of Plusrooms about the issues we experienced. They have listened and taken on board the feedback and have made two key changes that we are confident will mean that the situation we found ourselves in won't reoccur. Firstly they will be preparing a fact sheet about all cost considerations on a project like this and clearly delineating responsibility at the start of the process. They will also give people the option of speaking to the finishing team in Week 1, if they would prefer. The fact that they sat down with us, went away, reflected, took this on board and came back with substantive, effective actions is a testament to the true character of the company and its management. Despite the stress we have ended up with a beautiful space that we really love.

An extension is a big undertaking, do try and have a clear picture and think through what you will need to make that happen, both in terms of people and budget. Ask questions! Don't be afraid to reach out to the designers.

We used Plusrooms for our single storey permitted development kitchen extension. We were naive about a number of things and hope that this review can help you avoid the same mistakes. These are issues several reviewers on here have experienced, which seem to have been mitigated by good project coordinator, which sadly did not happen in our case.

To summarise:
- No effort to properly think about final result during the design phase (You're better to start with a kitchen designer)
- Finishing discussion is left until half way through, unclear what is and isn't included in finishing at the start
- Their cost is not the final one, we paid around 50% more than final quote in the project details, so please bear that in mind before starting down this route. If we'd known this at the start we would have taken a different route as this was outside of our budget.

Plusrooms sub-contract all the work and this review is for the service provided with design, planning, as well as sourcing and coordinating contractors, which is in theory what you pay the Plusrooms Premium for.

To create your perfect space you need to start with what you want and work backwards from that. You need to have an expert at your side who cares about the final outcome and will flag issues to you as early as possible. Plusrooms focus is on the creation of the shell, rather than on delivering a finished extension, which makes the process harder than it needs to be and means they don't provide value for money.

Lots of things that an independent architect could have flagged seemed to surprise Plusrooms, as though out of nowhere, or we had to raise them. For example the steels were initially positioned inside the line of the walls (i.e. protruding 19cm into the space) and we had to ask if they could be concealed, same with the soil vent pipe. We also had many issues with the floors which Plusrooms wouldn't take responsibility for. In the event of an issue, rather than look for a solution, the default was always to go back to the contract, where there are a long list of contingencies. Easily forseeable issues should have been raised as early as possible so they could be budgeted for (e.g. Floor levelling)

The other reason that you pay the Plusrooms Premium is to manage the sub-contractors, of which they were responsible for 4 (Builder, Plumber, Electrician and Glazing). In the end we actually had to do the majority of the co-ordination between these teams, (We're still co-ordinating with the electrician) including constantly calling, texting and emailing the plumber, often to no-avail. We even had to manage a disagreement between contractors about who was responsible for some damage that had been caused to the flooring upstairs.

Finishing is mentioned in the project details but it is a very lightweight quote. The finishing team come out midway through the build and provided a quote, which was far higher than we expected, even without the "Plusrooms project management and guarantee" which added another 20%. Had we engaged a proper architect or designer they would have asked as these questions and raised these issues at the start, allowing us to properly budget for the project. During the build, the project manager often said "Oh that will be for the finishing team to do". As another reviewer said, this feels like you're paying twice for things that would have been covered if you had a team responsible for delivering the final outcome rather than 75% and certainly that budget overruns were being shifted onto finishing team when they could have been called out upfront.

We started our building project in Lockdown 2 and completed it by March 2021 - on time and within budget.
Plus Rooms helped us at every stage of the project and were a delight to work with. Everyone that we came across was highly professional with a positive 'can do' attitude. Despite living on site throughout, we actually had a fun time. Plus Rooms were good at brainstorming solutions and offering suggestions to various elements of the job. It was a very constructive two-way relationship. We wouldn't hesitate to recommend them - and in fact did, to local friends - who have now started their kitchen project.

Plus Rooms did a single storey kitchen extension in early 2021 and it was as stress free as a building project could be in a winter lockdown! The team provided helpful advice at each stage and everyone who worked on the project did really high quality work which ensured an excellent result. I’m delighted with the new space and very pleased I used Plus Rooms & would highly recommend them.

We decided to use Plus Rooms earlier this year for our extension. Plus Rooms did a great job managing the project and we are happy with the results. They have a very good team who consistently proved themselves throughout the build.
With any project there are issues, these issues were dealt with quickly by the project manager.
Plus Rooms managed the project very well.
The teams used to do the actual build worked to a very high standard and were well managed by Plus Rooms.

We used Plus Rooms for wraparound kitchen extension in South London. We looked at a number of companies before opting for Plus Rooms.

They were the only company that were confident of local council approval and encouraged us to get the maximum extension allowed. They weren't the cheapest but we are very happy with using them and the build has definitely changed our lives, changed how we used our house, and given much needed space to our small young family.

It all happened so quickly after getting the planning permission to the build actually starting, it did all work out in the end and very glad to have picked a company that specialised in side returns and were reputable, who really did care about their customers opinion, feedback and recommendations.

We didn’t really realise what we had paid for, and I know it sounds stupid now –didn’t realise the price didn’t include a kitchen! It was only at the kick off meeting we were asked who was doing our kitchen. Plus Rooms were super helpful and recommended a few which we finally settle with Puccini Kitchens, in Brockley to keep the job simple and they had worked with previously before.

The design of the building work was a smooth experience, with the rep ended up being the onsite project manager who we really liked and wasn’t a sales person which helped sway us to using Plus Rooms. During the build we wanted to change some of the design (ie having a exposed brick wall and exposed steel beams) of course this came at an extra cost but we are very pleased that we had them done.

Even though our timing sounded terrible (during winter, lockdown, homeschooling and working from home!) the build was actually fairly straight forward. There were a few surprises which Plus Rooms informed us about and worked out a solution. Working from home and having the builders around doesn’t sound as ideal but being on site meant we could answer any questions they had or help fix any issues if they came up very quickly. Because they kept us updated on all pricing and changes, we were kept well informed of the costs and even though we spent over our budget, it was all very much what we could afford because there were no surprises or any unexpected costs we didn’t know about.

There were a few things we didn’t like (eg the ducting) which we thought could have been planned better but it all worked out in the end and looks amazing now.

We really like how the onsite managers kept the builders in-line (for eg asking them to smoke away from the house etc) but having said that they building team were super polite, cleaned up meticulously after every day and kept the site (our home) very tidy the whole way through the build which we really found surprising.

Plus Rooms are still in touch with us to deal with any snagging issues but the work was excellent quality and we are delighted with the outcome. For the price Plus Rooms are hard to beat. We would definitely use them again if the need arises.

We were part of three houses all having side return and kitchen extensions in a row in South London. We had a dormer loft extension in addition for good measure. It was a six month job and turned our lives upside down during lockdown!

We looked at a number of companies before opting for Plus Rooms. The clarity of the quotations and the detail they provided up front were more than others and provided more certainty than other builders. They weren't the cheapest but were exceptionally competitive on price given what they offered.

The design of the building work was a smooth experience although you will need to push for things you want to be included. Plusrooms provide all designs but it's useful to have clear ideas about what you want rather than just be led by what Plusrooms suggest.

The build itself was smooth. Almost everything was done to time and cost with little to no remedial action needed a year on to fix anything. The project management Plusrooms provided was excellent and guided us through the work fairly smoothly and kept us up to date on what was happening and to come. Things went wrong, of course, such as pipes being in slightly the wrong place, but it was dealt with and recitifed almost instantly both by the project manager and the relevant sub contractor. All sub contractors were excellent and we've used them for subsequent work since. The finishing team were outstanding and cheaper than quotes from outside Plusrooms for similar work.

The project management structure took the pressure off the build for us and significantly reduced the stress. All sub contractors were good quality and there was minimal concern about hidden extra costs - we had a quote upfront that was kept to. We did extend the spec of the project slightly (larger skylights, high spec materials, etc) but the cost came in almost exactly to what I'd budgeted for before the work began.

Plus Rooms are still in touch with us to deal with any snagging issues but the work was excellent quality and we are delighted with the outcome. For the price Plus Rooms are hard to beat.

We used Plus Rooms last year for our side return extension which ended up being caught up in lockdown #1. Even with a global pandemic going on Plus Rooms did an amazing job managing the project and we are extremely happy with the results. They have a great team who were excellent through every step. As with any build there were small issues that crept up but these issues were dealt with quickly via our project manager and all snagging taken care of.
As other reviews have said, Plus Rooms manage the project and sub contract out the rest (ie the drawing up of plans, the actual build, plumbing, electrics, glazing etc) but this is done via their teams and what was provided was of a very high standard and well managed by PR. Overall I’d highly recommended.

We did a side return extension on our North London house. On the whole, Plus Rooms were great, but I've divided my feedback into Pre-Build, Build, and Follow-up/After Care, to give you an idea of strengths and weaknesses at each stage.

It's important to note though for anyone wanting to use Plus Rooms to understand that essentially what they offer is Project Management. They will not build your extension, they won't do the electrics, or the plumbing or the glazing. All of this is sub-contracted out, obviously with oversight from PR and guarantees. I think most of the issues we had were mainly with these suppleirs and not PlusRooms themselves, but it does raise quesitons about how they are able to ensure good service when its always sub-contracted. More on this below...

Pre-Build.
Plus Rooms were great. They did all permissions, paperwork and stuck to schedule. They went through the plans and how they would create a temporary kitchen etc. They held our hands through this process really well, and we were given a key-person / project manger, who was great.

The Build.
Again, Plus rooms were great in giving weekly reports and being on-hand to answer questions etc. But - you're not getting a bespoke, boutique extension here. You're getting a package deal - no frills, Easy Jet buid, (but a good build nonetheless) so there will often be ton of extras that you may have to pay for. You want level floors? You pay extra? You want a wastepipe moved so it doens't come through your lovely new kitchen? You pay extra. and so it went on., and on, and on.. so build a good 10% contignecy into the budget, and then you won't be taken by surprise.

The main builder/forman was really lovely. And his team were on the whole great. BUT I spent week after week poltiely asking for them not to leave KFC wrappers, coke cans, and half-eaten food lying around the garden and building site, and this was ignored a lot, which became furstrating. - and contirbuted to a rodent problem! Also -it was in the middle of lock down and they had to be constantly reminded to wear masks when walking through communal areas. But it is challenging doing a build when people are living in the house, and credit to them for putting up with small children and an over enthusiastic dog. The build was more or less kept on schedule and regular updates and review of progress was excellent. Plus Rooms were flexible most of the time, and in the instances when there was push back form us as to some costs, or inflexiblity from our Project Lead (perhaps to to inexperience) - senior management at PR were flexible and accomodating. I kind of wish I didn't have to push back or be the Quality Controller -as it shouldn't have been my job (when wrong plaster was put on, or things were repeatedlty forgotten such as venting and ducting) , so be preapred to take on a bit of a Project Maanager role as a "just in case".

After Care/ Follow up.
Plus Rooms encouraged us to use the "Finishing Team" an we were more than happy to get a a quote from them and make a decision based on this quote. We were told on numerous occassions that we'd have to make it worth their while - i.e. give them enough work to do in order to get them involved. This felt quite an aggressive sell, and not what I would have expected. This back and forth actually become quite stressful, with first of all a refusal to quote (our scope fo work - still in the £1000's apprently wasn't enough for them), then they agreed, then they wanted to meet, then they didn't, then they did, then they came, then they promsed to quote, then the qoute didn't come and so on... Bit exhausting and left a bit of a bad taste, and in the end we decided not to go with them - which does create a bit of ambiguity between what is the responsilbity of the the builders and what is a "finishign team" reposnsiblity. Honestly, I think we ended up paying for things that should have been part of the orirignal build cost.

As always with a build, there are sanagging issues. PR pushed us to pretty much "sign off" on the buid a week after it was complete, which felt a little bit unfair, as there's no way of knowing what problems would emerge. And, boy, did some problem emege! From plumbing issues, to leaking roofs,, to drainpipes falling of roofs, flues wrongly installed, and so on.. we often felt we were chasing PR to provide us with the right kind of support. Obviously the builders and other teams had moved on to new jobs which made getitng hold of them very dififuclt. At the time of writing - months after the build was completed, we're still have issues and I would lke to say Plus Rooms immeidatly respond and remedy them as soon as possible, but unfortunately, that's not the case.

Notwithstadnig all of this, we'd use them again definately, and hope that some of these little snags can be ironed out.

Plus Rooms designed and built and extension for me (Living Room Kitchen ) and also remodelled another room to create a utility room and Boot room and they redid the bathroom. The work was to a very high standard. The team was responsive and professional. The initial estimate was detailed and quite precise and the process ran as predicted in the estimate. Throughout, the project coordinator explained things well and all contractors were hard working and nice to have around. I would recommend and would use them again in the future.

We used Plus Rooms last year for our loft conversion. We can't recommend them enough. The project management was excellent through every step of the build and they were very professional, courteous and tidy. Any snagging issues were dealt with immediately and quickly. All team members are very good at what they do. Very happy customers.

We used Plus Rooms for our loft conversion last year and we can thoroughly recommend them. The project management from the drawing up of the plans right through to the finishings was first rate. They are obviously very experienced at this kind of work as they easily dealt with any issues that arose, completing the loft conversion on time. The project coordinator always made sure that we were happy before signing off on work and was brilliant at dealing with any snagging issues we encountered, ensuring that they were dealt with in a timely manner. It was a pleasure to deal with all the contractors and our neighbours even commented on how they nice they were! We’re really happy with the finished conversion and all the extra living space it has given us.

We were delighted with our PlusRooms project. The brief was a 3m rear kitchen extension to our Victorian terrace, with a reconfiguration of the ground floor to allow for a downstairs WC / utility room. We chose PlusRooms both because of the excellent feedback and because of their input into the design of the kitchen during the quotation phase of the project (where other firms played back exactly what we’d initially asked for, PlusRooms provided useful input and suggested changes; we’re in no doubt we’ve ended up with a more special home because of this). The build was delayed by a couple of months due to the pandemic but once restrictions were lifted the teams worked quickly and efficiently and to the agreed timeframe.

Inevitably, there were a few hiccups along the way but what we liked about PlusRooms was the way that these were dealt with utmost priority by our Project Coordinator (who, incidentally, was excellent and kept us informed of everything we needed to know).

A number of contingency costs were highlighted during the quotation phase and in the end we did have to do some additional floor and ceiling levelling, but these costs were in line with expectations and the cost of the build was materially the same as we expected it to be.

I’d happily recommend PlusRooms to anybody looking to do a similar project.

We used Plus Rooms for our ground floor extension and we are very happy with the completed work. They are very professional and provide excellent support for the end to end process. They use excellent tradespeople who not only work to high standards but are friendly and helpful with their advice. The communication was excellent throughout the project, particularly when we were delayed by the first COVID lockdown. One of the reasons we chose Plus Rooms was the recommendation from a friend and we would be happy to recommend them to our friends.

Recently used Plus Rooms to perform a side-return infill in Peckham, and could not be happier with the work performed. They managed the project from idea - through planning (with a pragmatic surveyor who had to deal with stubborn Southwark council) through to the build and hand over.

First rate service across the board - from the clear outline of how they operate through to a detailed project schedule (that they completed 2 weeks ahead of time). The various teams involved from builders to plumbers to electricians are all first rate, and Plus Rooms as a firm went above and beyond to deliver us the kitchen of our dreams.

Looking back, it was a major piece of work completed during challenging covid times - but the result is we now have a kitchen that went from a narrow, uninspired, dark, dated space to a light, airy, practical, friendly and werlcoming space with an absolute "wow" factor.

We used Plus Rooms for a wraparound kitchen extension and ground floor re-configuration. The work was completed within the timeframe and budget they had estimated. We are really pleased with the quality of the work. We particularly liked having a project coordinator who kept things on track, liaised between the different trades and acted as a single point of contact for any queries/problems. This meant the project ran smoothly. We would definitely use Plus Rooms again and would recommend them.

I used Plusrooms for a side return extension of my kitchen in summer 2020. The whole process was very smooth, and as stress free as possible with only minor issues arising. They finished on time and on budget, and I’m extremely happy with the outcome. I would definitely recommend them, and would certainly use them again if I ever did a similar project in the future.

I used plusrooms to remove an old rear extension housing a small kitchen and bathroom, build a new extension and redesign the space to allow a large kitchen and living area. The idea for the layout came from my first meeting and was not something I had considered.
The whole team were wonderful to work with, from the project manager to the builders, electrician, plumber and finishing team. I found the build stressful, but plusrooms really walked me through it all and in fact things went very smoothly with hindsight.
For me, having the whole project managed under one umbrella was invaluable, I really wouldn’t have had time for the coordination needed. I was also pleased to have suggestions made by people with expertise to guide my choices.
I fully recommend plusrooms and would use them again if I had any future projects.
