Overall we had a really good experience with LMB during the construction of our loft, in no small part due to the team of excellent contractors that they hired for the job. Eugin and his team were incredible; punctual, hard-working, diligent and meticulous. They had the most incredible work ethic and I really felt that they worked in our best interest. It was amazing to see these guys rip down a roof, build a dormer and then rebuild the roof in the span of a couple of weeks.

Ollie was our project manager and he did well in scheduling all the various services and contractors under some really tight timescales - I really got the sense that LMB knew what they were doing when lining up the various phases of the job. Aside from a blip during a weeklong vacation, communication was strong throughout. I particularly liked the payment schedule and the breakdown of the materials and labour costs.

If there was one criticism I would make, it would be around the accuracy of the quote. Almost immediately upon commencement of the project, we saw sizeable increases in some costs due to additional materials required to meet regulations. I would think that a prolific local loft-building company ought to have predicted this in advance and included them in the original quote. I understand that Covid, Brexit etc. has spiked materials cost, but I would have expected this to be considered. In actuality, it seemed like a deficiency in the architect's plans. The plans almost caused us another, more major problem when the stairs came to be fitted as they were not designed to regulation. Thankfully the stair company were able to reconfigure the layout just fine, but it literally came within an inch of needing to move the wall to our 3rd bedroom!

We've only just moved into our loft some 3 months after completion (due to timescales on fitted wardrobes etc.) and are currently really enjoying our beautiful new space. So far, LMB have been great at sending people over to take a look at snagging items so I'm pleased with their aftercare at this time.

We were introduced to LMB Lofts by their friendly and knowledgeable rep Ricki. She came to inspect the space and tell what the company had to offer.
Once we agreed to go ahead LMB organised an architect, the Building Control application, and the installation of a new hot water cylinder prior to commencement.
Ours was a 10 week build that completed on time. The quote was over £52k but the actual cost was closer to £60k because the quote excluded the hot water cylinder, Building Control, Tin Hat, ensuite fixtures and fittings, fire doors, etc.
Ollie our Project Manager went over the work schedule, payments, and inspections. He visited approximately once a fortnight. LMB set up a WhatsApp group to help keep the project on track using messaging and images.
Many thanks to Slawek and Daniel, they were fantastic. They built the dormer, installed the Steels, the insulation, the floor, the walls, and the stairs. Also Harry the roofer, Eddie the tiler, Matt the Plumber, Matt the electrician, plasterers Grant and Mathew, and Andy the carpenter to name a few.
The trades arrived on time, worked tirelessly, tidied up after themselves, and caused minimal disruption. They worked to such tight timescales that the odd detail would get missed but they were quickly put right.
There are still a couple of snagging issues, but overall, we are satisfied customers.

Our experience was excellent to say the least. We had just finished refurbishing and then decided to have a loft conversion and LMB was superior to what we had experienced with our previous contractor. The timing, the cost management, the swift transfer between the tradesmen was flawless and we are now very happy with a beautiful large loft bedroom. Lee was always on the ball and everyone was communicative and supportive. We are already looking to consider another project with LMB.

There are a lot of reviews that aren’t genuine. They’re not fake reviews - but they’re not from genuine customers.

I recognise some of these names from other works I’ve had done.

This annoys me because my experience with LMB was so poor. To have the audacity to doctor reviews to make things look better than they seem is just plain wrong.

Lee is out for himself and will do whatever it takes to get your money. The structure of his payments means he’s got his money without making any real commitment to completing your job. You’re reliant on the goodwill of the contractors whom of course have to get paid themselves, so they’ll do what the have to in order to get what they want. Lee leans on his good relationship with his build control affiliate to make sure works are passed so you have little to know argument about the work that has been done. Unfortunately, I was never asked what I do or who I work for, so Lee has no idea how closely I work with numerous BC organisations up and down the country.

Let’s not mention some of the cowboy tradesmen he uses. I say use and not employ because he doesn’t employ hardly anyone of his trades, they are mostly subcontractors which I was lied to about. Word of advice Lee - you should advise the people you send in to be a quieter on the phone when they are in someone’s home if you want your business practices to be kept secret.

I could go into much more detail regarding my build but in summary, do not and I repeat DO NOT use LMB for your loft. They’ll speed through the work and give you a subpar finish. Lee will harass you for money and threaten to cease works if he’s not paid. And mostly likely, you’ll have to employ more trades to fix things once LMB has been and gone, like I’m doing right now.

You have been warned.

My Wife and I chose LMB to build our side dormer and we're very happy with the results! The new build looks amazing on the inside and out and has made so much more space.
The whole project took a little longer than expected to complete and as didn't go without it's share of stress and disruption but the results are fantastic and well worth it.
Lee Teeley, the project manager, always made himself available to discuss any concerns we had and took a great deal of pride in his work to get things done at a high standar and having a WhatsApp group to get daily updates from all the trades was useful.

My wife and I were actually leafleted by LMB (didn’t think that stuff actually worked) after our planning application was accepted.

The initial build was finished quickly (inside 3 months) and to a very high standard. The workmen were respectful and did a great job. We were able to live in the property throughout (with a baby). The project definitely required a lot of additional project management from my side (I’m a perfectionist), but ultimately we are very happy with the outcome. We had a few hiccups along the way, but having done 2 loft projects before, I can say this was to be expected.

We made our last payment before all the snags were finished, but I was never concerned that they would ghost us, even if something else went wrong. In fact, once the tin hat came down, we found one of our windows had a leak - to LMBs credit they have since sent numerous tradesmen back to facilitate a fix. The scaffolding has stayed up, to allow access. All at their expense. Only thing left is for the scaffolding to come down and for the final tidy up. WhatsApp group really helped with communication.

For such a big financial commitment, it is really difficult to give the greenlight to anyone, but overall, if you are thinking about using a company, LMB did a great job, stayed communicative and delivered an excellent end product.

We used LMB for our dormer loft conversion, my partner and I are very happy with the result. The price we were quoted was very competitive, and the quality of workmanship from the contractors used was high.

The project wasn’t without a few setbacks. It took much longer to get started and complete than anticipated. And knowing when contractors were coming and going was a bit unpredictable and required a bit of chasing from us. Thankfully this was less of an issue as one of us is usually working from home and we weren’t working to strict timings.

We found the WhatsApp group set up between us, LMB, and the trade people very useful. And the weekly calls with the team was helpful to feedback and get updates.

Despite the odd challenges, we are very happy with the work and the help from LMB on our lovely new loft.

LMB started our loft conversion as agreed and we were kept updated throughout the build. The different teams (scaffolders, roofers, carpenters, plumbers, electricians, tilers) exceeded our expectations in ensuring the work was finished to a very high standard, whilst listening to our preferences.
The build was during the winter and although the weather was unforgiving, the LMB team pushed on to get things finished.

We had an L shaped loft conversion done by LMB. Adding a master bedroom and en-suite bathroom to our house. We also had the entire house redecorated. They did a great job at a competitive price. We are thrilled with the result. There were a couple of issues along the way, which were all resolved promptly. The tradesmen were professional and polite. We would recommend them.
