I have just completed my loft conversion and extremely happy with the quality of work, finsh and the professionalism each tradesman have carried out . I have had many quotes from different builders ,LMB was not the cheapest but was recommended to me by my friend who used LMB to convert his loft.
LMB gave me 12 weeks to complete the project and to my utmost surprise the project was completed in 9 weeks with no compromise on quality.
If I have to rate the tradesmen I would rate them as follows-:

Project manager 9 /10 ,

This is the first major building work I have done, and I am glad I have decided to go with LMB with not much headaches, there were few Hiccups but their office and the Whataap group was there to resolve them .

I called this company to enquire about some potential works. The lady who I spoke to was rude and shouted down the phone at me in an agressive manner. She stated she did not understand what I wanted and refused to help. I would suggest that this company hire more helpful and customer friendly staff.

Well pleased with our loft conversion. It looks stunning. Ashley and his crew of tradesmen were excellent. Very high standard of work and all completed within timescales thanks to Lee's supervision.
I would thoroughly recommend LMB and indeed, as a Mortgage Broker, I will be recommending them to my clients.

I'll start this review by answering probably the three most important questions people want to know:

Our loft extension was our first ever construction project and we were a little sceptical from the outset that things would go as expected. Keen to employ a local company we searched online reviews, got 3 x quotes and settled on LMB. From quote to completion the project went smoothly. LMB were able to start our loft conversion a little earlier than originally estimated which was not a problem for us. Our project manager visited us before works commenced, talked us through the timetable and helped put our minds at ease about the likely disruption involved whilst living below a construction site in the middle of winter! From the moment the scaffolding went up (we opted for the tin-hat addition which I would recommend) the work continued at pace and all the targets in our building timeline were met, or exceeded. We had regular site visits from our project manager who always made himself available when required. All LMB's tradesmen such as plumbers, electricians etc. were very professional and I'd be more than happy to use each one again or recommend them to others.

LMB only use local professional tradesmen. This made our Loft conversion project run smoothly. Highly recommended.

LMB were excellent in carrying out my loft conversion and extension. The standard of of workmanship was first class. I would definitely use them again.

With any project you have to go in with your eyes wide open; there are always going to variations on the price and extras required, so extend your budget a bit and ask questions about the contract and scope.

Our project was from November 22 - March 23. Delays because of Christmas period etc.

1st fix - Brandon and Billy - take a bow - 5* - went really quickly, they tried to be as unobtrusive as possible and were generally very lovely.

2nd fix - the carpenters were all over the place and Lee the project manager was pulling his hair out with frustration. Don’t be afraid to source your own suppliers, we had to get our own tiler in because of the extra £500 the contracted tiler wanted. I’d give the 2nd fix section a 3*, although Lee saved the day most of the time and did some of the work himself.

Post work and snagging - 5*. LMB have been absolutely brilliant with following up on even small issues.

Right from beginning to completion, every stage was was executed in accordance with agreed terms and schedule. I must mention in particular the dedication of both the Project Manager Lee and the Building Foreman Eugene. the construction went like clockwork.
Any snag was promptly attended to in the course of the project. I am highly impressed.

Lovely project manager, happy with end result, project delivered on time. Great having an office you can call anytime and the WhatsApp group helped with regular communication

There were a couple of minor problems along the way. But overall I am really happy with the final results. The build was completed to a very high standard of work and ahead of schedule.

Competitive quote with incentives compared to other companies, they were able to gain really good head height despite our low roof without lowering ceiling on first floor (which other companies couldn't offer). Happy with quality of work from the relevant trades. Good Comms from office staff. There were a few issues during the project but having simultaneous access to the office, foreman and tradesmen helped with satisfactory resolutions. Overall we are happy with our new loft space of 2 big bedrooms and a bathroom.

LMB has a professional approach from the bidding stage, provided breakdown quote and leaflet to advertise the company. The first impression was that it is a well established experienced company in loft conversions. They justified our good first impression and provided a high standard service. I definitely recommend them to my friends. Last, but not least, the quote was reasonable and they kept the contract clauses. We are happy with the result.

To save anyone reading this some time, we definitely recommend LMB. The end product is fab. The build quality, finishes, design all top notch. Pricing fully transparent (You hear some shockers out there). Everything we had with LMB was just as planned. Everything was wrapped up in a timely manner and they took great care of the rest of the house.

Why:

We decided to get the loft conversion done for an extra two bedrooms and a bathroom to create more space for our two kids and us while still having space for family to come and stay. The useable storage space has also been a huge bonus.

We engaged with a few loft companies but landed on LMB to do the job and we’re delighted we went with them.

Price wise they’re not THE the cheapest but you’re getting a lot more for the little extra you may spend in terms of quality build, quality of finish as well as the hands-on management, design, flexibility and any problem solving.

Why LMB?
- Top results from Houzz and using these reviews so thought it would be good to do a proper review. LMB consistently came up tops in the ones we had read but they were rather brief.
- They’ve done the loft conversions for two of our friends. Both were delighted with the quality, service, price and care taken.
- Some loft conversion companies do a few a year and rely on a couple “jack of all trades” guys to both build and finish. With LMB, we had an excellent building project manager (Lee Teeley) who rotates in the required specialist for each stage, continuously inspects the work, signs it off and is more hands-on whenever it was required (Builders, carpenters, plumbing team, electricians, 1st fitters, 2nd fixers etc.. all the way down to the mastic man doing all your seals at the end were superior)
- You can have as much or little engagement as you wish but you have a group WhatsApp to see everything progress and team communicate between eachother (handy keeping us all on the same page as my wife is on maternity leave and I’m in the office. The company boss Lee Murphy is also in the chat to oversee all their projects.

Design process - very tailored and we were well covered with Rickie as the early stage point of contact to realise the vision and funnel the broader plans to the architects. It seemed daunting at the beginning, but she had the answers. Some early planning ideas from Rickie have really lifted the end result; the skylight above the stairs, peloton stable, home office area, storage ideas, bathroom layout etc

Process - smooth and on time with the plan laid out.

Finishing - all the specialists/tradesmen that have been part of the project were excellent. I’d recommend always going with theirs instead of your own as they share a collecting responsibility and all report back to the project manager.

If you’ve made it this far in the review then I guess you’re seriously considering getting the conversion done and if you’d like some seriously well considered work to be done then go with LMB.

First class service from LMB. We had a lovely conversion with two rooms and a bathroom. This was well organised and delivered by LMB. We had a few issues along the way but LMB's project manager (Lee)was on hand to work with us to resolve.

Very good architecture designs and advice. Good comunication and guidance from LMB at start of project. Loft space completed very good and bathroom looks amazing. There were some external issues with tiles, roof, brickwork. fixed by LMB builders, Very good response.

We've just had our loft done with LMB.
Decided to use them as we live very local to their office in Shirley, we went for a shell build. My husband is finishing off internals.
Competitive pricing was the main reason we chose them, yes there are a few negative reviews, but mostly good.
Once signed up, your given a breakdown of costs, when to pay and who to pay to. Some go straight to LMB some goes straight to sub contractor, this is pretty normal practice by the way. My husband’s a builder himself, so had no concerns on this front.
Very straight forward, whapsapp group was brilliant, kept me well informed with tradesman and LMB.
If your thinking of getting your loft done and think its gonna be super easy and straight forward, you might be in for a shock.
Having a big build done while your living there is hard, thats to be expected, sometimes theres delays with materials, again thats to be expected. Things don't always run smoothly, but Ollie the project manager kept me informed and so did the office staff at LMB.
The team they use were brilliant, every tradesman that came to the house was respectful polite, cleaned up after themselves. Slawek and Daniel were great, they installed the steal beams and done most of the build, Harry the roofer was also really nice. Can’t fault the guys they use.
If you go into a big build knowing the price up front and realising at times there will be delays, mostly due to suppliers not having material, or having trouble saucing material, then you’ll be fine.
Were really happy with loft and would recommend LMB, who were professional from start to finish.

LMB are like no other trades people I have encountered. Customer satisfaction is clearly their focus and this is why I will always recommend them to anyone I know.
