Extensive two-room loft conversion carried out by LMB Group Ltd. and very pleased with the results.
Excellent Project Management from Ollie and some very good tradesmen employed: Ermin (roof), Tony (carpentry), Gyorgy (building), Danny (scaffolding), Damien (decorating), Joanna (office) and others.
Generally the planning/design was clear and flexible as the project progressed with options discussed and costed as necessary.
Small criticisms were that, although excellent, our Project Manager was very stretched by the number of jobs he was responsible for (we understand this is being addressed). If key tradesmen were delayed or unavailable then the project was delayed (accepting that we preferred quality to speed). The initial quotation was obviously done on basic costings and even small changes/additions quickly added to the cost, although this was sometimes offset by other savings - overall we feel we had fair value, given the quality of the work and materials.
We are pleased to have chosen LMB Group Ltd for our project and are very satisfied with the results. We would certainly recommend LMB Group Ltd to others considering similar work.

We are happy with the final outcome of the loft extension. Dean and Bob worked hard and fast every day, and their finished product is excellent. They were helpful and available to explain and advise during the whole process. We are also happy with both the roofers, who have done a fantastic job with the flat rubber roof and the slate roof. Jamie, the electrician, was always extremely helpful and making sure we were happy with the position of sockets and switches. His communication has been excellent, keeping us involved and updated during the works. The carpentry work is excellent too, thanks to Jermaine. A big thank you to the office staff, T and Joanna, for all their help during the process and after the work had finished. The WhatsApp group has been a fantastic way of communication between us, the office and all the professional involved in the construction of our loft.

Lee and his team did a fantastic job replacing my old, cramped loft conversion with a spacious and beautiful room that’s a wonderful addition to our home.

I was looking for a firm that could run as much of the project centrally, a single point of contact to manage the various workers involved, and that’s exactly what you get with LMB.

The work moved forward at a rapid pace and was done to a consistency high and professional standard.

The team is highly responsive and quick to correct anything that’s off track, which I think is the mark of a good firm.

Everyone that worked on our project was great but special thanks to Jack and Ryan on the First Fix team, Jermaine the carpenter and Harry the roofer for going above and beyond.

Really appreciate all the work and would definitely recommend LMB to anyone considering getting their loft converted.

We are thrilled with our loft extension, which has added one large bedroom and a bathroom to our house. We were particularly pleased with how the landing ended up - very light and spacious, with a "grand designs" feel.

The overall quality is top notch, we were especially pleased with the work by Mick (foreman) and Tommy, Gyorgy outdoor roof tiling, Matt K bathroom tiling, Matt Simpson electrics, Paul - Vision windows, and Jermaine, indoor carpentry. The work of all these guys was excellent and they were all polite, friendly and responsive.

LMB also offer very good value, with costs being extremely competitive which was important to us as we were on a tight budget. The WhatApp Group and direct engagement with everyone helps keep things efficient and costs down. LMB sorted out final snags to our satisfaction and made sure we were absolutely happy, so you don't need to worry about them leaving you high and dry.

The project took longer than we had hoped to get finished, 7 months in total, we signed up 15 July, works started 15 Oct and finished 14 Feb. There was a longer wait between first and second fix. Olli the PM was as helpful as he could be, explaining a backlog and it was more important they had quality trades lined up rather than sub-standard workers. This may have been temporary problems.

The only bit of the project which was an ordeal was the scaffolding going up.

Total scores. Quality 5/5, Cost 5/5, Timeliness 3/5. Overall 5/5 overall as the most important factor was final quality and the competitive price.

The guys working the job were friendly, efficient and quick. They did a great job and have left us with a great space in our loft conversion.

When ever this company name comes up in conversation, people can't believe a company would behave in the way they did.

They made mine and other residents life's miserable during the construction of additional flats. Poor communication, damage to peoples properties and the building, there was delay after delay. They really oversold their capability, behaviour and the benefits of the development.

Due to this work, they cost me a considerable amount of money and had a massive impact on the mental health of not only me and my family, but the other residents within the building.

I will never understand why they behaved the way they did - they wouldn't want their friends and families to have experienced this.

It's worth noting that LMB Lofts are a trading name of LMB Group.

LMB Group did do the development work with their contractors, LMB branded vehicles were onsite, as well as Lee.

Just dishonest and misleading to say that LMB Group, or the employees, weren't involved especially as there is a paper trail, that is also publicly on the internet.

It would be more professional to say that you made mistakes, and you learnt from it rather than to deny involvement.

An excellent service by an excellent organisation. LMB delivered out loft conversation and provided two rooms and a shower room. Right from the start we received a managed service with Ricki’s advice and assurance, through to the design and construction; we were looked after and well informed. Everyone involved brought a smile and went out of their way to help us, including the team in the office giving updates and ensuring we felt great.

Ollie was our project manager and I can say that he is a thoroughly decent person who found ways to help resolve any issues along the way.

We really enjoyed the chats with everyone everyday, and felt safe all the way through. The real game changer for us was the brilliant WhatsApp group and the modern way of engaging, sharing information, dealing with issues and keeping up to date. We particularly would like to thank Joanna, Patricia and Trina who regularly checked up on us.

As a result, we have two lovely rooms, a shower room and are very happy. The whole team were fantastic and we feel lucky to have chosen the right people to improve our lives.

We had loft conversion by LMB we can see why they are leaders in field we had Ricki come round to see us to advise us with what we could do and was very informative and was not pushey at all infact gave us more options on design than other companies

We were looked after by LMB office team doing building control and party walls

We then met Oliver project manager who set up project in say we knew we were safe hands

Build team on site were here everyday and worked very hard and kept our home clean and involved us in all way helped change design on walls and layout to create more space

The watts app group was very good and made all people involved a place to organise and chat through our questions

Well done to whole team you went above and beyond and would recommend anyone looking to build loft with no hassle

We embarked on full house refurbishment and extension and loft and LMB from outset when we met Ricki slaes director we felt we were in good hands

The project mangment was key how this job was deliverd with care and skill , our house was transformed and high spec with the “can do “ attitude all questions we had while the team was on site were resolved quickly

I want to mention the plastering team were amazing along with carpentry and tilers

We moved out for 6 months but went to house everyday and we found the watts app group very good to chat with all of team

I have seen the LMB brand in our area for many years and I can see why as they go above and beyond and since build has finished the after care has also been very good I had problem with gutter I reported to office and next day I had someone here to fix it this is good test of any company

The office team were excellent the qoute came 3 days after Ricki visit , the on site team we had meeting prior to project starting and Oliver project manager also had wealth of experience and our site foreman was great I have to say the workmanship was very high standard , the roofers and plastering team were also very good with how they all work together

I know from our last project we done in house the difference in how LMB were very professional and always was on top of how the next person comes with all them working in sequence , when they put stairs in the way they treated our house in terms of tidiness and how the safety aspect it truly see how these guys are specialists in what they do

Would like to start by saying to other clinets I know when your spending large amount of hard earned money you can be worried as you hear horror story’s ..

The first impression I had from LMB was they are serouis and once I seen there work and also spoke to few of clinets it gave me confidence Ricki the sales director gave me clear and honest view of what we going to get from start to finish

We signed contract and office were very good in terms of sorting out all paperwork and party wall , we met Oliver and team Brandon who we know have both worked for LMB for over 10 years which there attitude and workmanship was very high quality the staircase in my mind was nightmare but it was done in day with no mess we went to work and when we come home it was all clean and tidy

The trades all work well together and I can see how each trade are trained along with our watts app group the photos and sign off by our project manager gave us complete assurance in process set up

LMB were great value for money and came with no stress and was delight to work with

We have a loft conversion we are very happy with, which came with its ups and downs, as any project can. LMBs trades guys and their quality of workmanship is to a high standard. We had a wet room en-suite and study room, in an L-shaped dormer configuration. No complaints about the quality of build. Everyone who came round were, to a tee, professional and straightforward to deal with. Issues we raised have been resolved to our satisfaction. Communication was our main issue - project management switched around and WhatsApp messaging was disappointingly slow at times. LMB are aware of this and hopefully can improve on. That said we are happy we used LMB in the end. We have a great 2 rooms added to the house.

The office team were great in terms of setting up project and keeping all lines of communication with us dealing with party wall and building control

The pre build meeting we met Oliver and the team Ashley who was very good in way they came across the workmanship and all trades were high standard , and the care they had for our house and family and this is what we were told and see from the outset before signing contract

We heard about LMB through seeing there work but also seeing all bannors on scaffolds in area we felt we were looked after from get go by seeing Ricki the sales director put our minds at ease

Then the office made easy work arranging party wall and submitting building control and organising the designs from Arcitect

The build team really cared about the job and our home in terms of how they were very tidy and were excellent workmanship

The whole team and trades worked on our house all knew each other and could tell they worked together a long time the best part for us was seeing stairs go in what transformation to house and made us overwhelmed

We had an excellent experience with LMB Group for building our loft. Their service was outstanding, and they truly are at the top of their game. Having worked with builders in the past, we could clearly see the difference—they stood out for all the right reasons. It’s no surprise they’ve maintained a strong reputation and numerous ongoing projects over the years. Seeing their work in the area, I always knew I’d get a quote from them once we were ready to proceed. Their sales team was highly informative and demonstrated real expertise in their field.

After obtaining three quotes, LMB Group stood out as the most professional option, offering a competitive price that was mid-range among the quotes we received. We felt confident signing the contract with them.

The project started on time, and the cost remained exactly as quoted—there were no hidden fees. The contract was transparent, and the team working on the build was on-site every day, keeping us updated throughout. Their coordination and teamwork were seamless, functioning like clockwork. Our dormer was completed in just seven weeks and was promptly signed off by building control.

The WhatsApp group and office team, led by Oliver, ensured smooth communication and efficiently coordinated the tradespeople coming to the site.
The final result exceeded our expectations—the plastering is flawless, and the overall finish is of exceptional quality. We feel we received great value for the money spent.

I had my loft done by LMB Group. I would 100% recommend Lee and the team .
On time and on budget .

Warning to potential customers. Their business model is such that they seek to extract as much money from you as possible. The sales pressure is immense, this begins when they send a salesperson (not a builder) to your property, followed by numerous emails and an extortionate amount of phone calls from the owner Mr Murphy. They seek to apply pressure on you with bogus offers and insist you need to make a payment to secure a slot. In fact, if they were actually as busy as the owner states and they completed high quality work there would be no need for aggressive sales tactics to reel you in! Once you pay the 25% deposit, the communication then dries up and they lose interest in you! All the work is sub contracted out and you are asked to make payment to trade suppliers and tradesmen directly. So basically you are paying LMB to project manage your job (or not!).It is quite easy to see the profit margin LMB extract on your project when you look at the payments they ask to be made directly to them!

LMB undertook a project to remove the roof of an existing apartment building to construct an additional 10 flats. This building houses professionals, families, and vulnerable individuals. Despite assurances given about the development, LMB's behaviour throughout the project did not align with these promises, nor with their positive feedback on Trustpilot.
Their actions revealed a significant lack of respect for the residents and their homes, making life miserable for those living in the building during the construction.
Some key issues included:
• Poor Communication: There was a severe lack of communication throughout the development.
• Health and Safety Concerns: Multiple instances of concerning behaviour regarding basic health and safety. Health and Safety is more than just putting up a Health and Safety sign on fencing.
• Lack of Experience: The company demonstrated inexperience in this type/sized development.
• Property Damage: There was damage to residents' properties and the apartment building/area, some of the affected residents were ghosted for several months and attempts were made by LMB to share the repair costs for damages caused during the development work
• Elevator Out of Service: The only elevator was out of service for several months, with no suitable alternative provided for families and vulnerable individuals.
Profiting at the expense of other people's lives, homes and mental health is truly deplorable. More attention needs to be brought to such developments, particularly companies that behave in this manner.

For the people reading this LMB Loft is part of LMB Group which did the work, some of the people onsite worked on LMB loft projects.

The response LMB have given is very different to the experience and reality that was experienced by the people who live here and is misleading.

We have photos, e-mails which I don't think LMB would want to be posted as public opinion would not be in their favour !

LMB recently completed our loft conversion, creating two bedrooms, a bathroom, and a roof terrace.

They were professional, polite, and delivered high-quality workmanship. While there were a few delays—something to be expected with most building projects—we had a positive overall experience and would happily recommend them for your loft conversion needs.
