Casale Montegiovi
Wir haben für 8 Tage das Casale Montegiovi in der Toskana gebucht. Bei einem Preis von 400€ die Nacht sind wir von einem gewissen Qualitätsstandard ausgegangen. Als wir ankamen, fanden wir ein komplett anderes Haus wider, denn das Inserat entspricht in keinem Fall der Realität.
Die gesamten Möbel am Pool sind beschädigt und dreckig, sehen auch gar nicht so aus wie auf den Fotos. Teilweise alte Strandliegen dazugestellt, die aussehen, als hätte man diese am Strand geklaut.
Das gesamte Grundstück verwildert quasi, überall Unkraut. Sehr ungepflegt.
Es gibt auch keinen durchgehenden Weg zum Pool, mit seinen nasse Schlappen kann man dann über Erde laufen…
Der Aschenbecher draussen war voll mit Kippen.
Im Haus selber war es okay… Die Küche ist aufjedenfall mangelhaft ausgestattet, das sollte man vorher wissen. Besteck etc. auch in einem sehr alten Zustand. Natürlich funktionieren die Sachen, aber bei 400€ die Nacht erwartet man schon etwas mehr.
Es kam dann eine Mitarbeiterin von Emma Villas vorbei, nachdem wir eine Beschwerde mit Fotos geschickt haben. Diese dokumentierte die Lage vor Ort und war ebenso schockiert.
3 Angebote Häuser durch Emma Villas entsprachen nicht unseren Vorstellungen, da diese teilweise noch weiter vom Strand weg waren oder auch für unseren Hund nicht passend waren.
Jetzt müssen wir bis Ende des Jahres warten, weil dann erst entschieden wird, ob wir unsere über 3000€ dafür überhaupt zurückerhalten.
Leider keine gute Erfahrung!

Dear Guest, we are really very sad to read your feedback, in which it seems Emma Villas did very little, in order to find a solution and allow you to keep on your planned holydays. We are aware, at your arrival you have found a different situation than expected, due to some lacks caused by the succession of the guests. We took care of your case immediately, charging an Emma Villas Representative to come and visit you for reporting about the situation. She was not “ shocked” but she confirmed that something was not completely in order as it should be. Being the house in a liveable condition - but with the outside area a bit unkempt, even still remediable with a little maintenance work – Emma Villas offered you alternatives, that you refused in total. We offered you to be moved to another of our properties, giving you the chance to choose among four different locations, 2 of them also of higher value then Casale Montegiovi. Since you have not provided us with specifying details about your original choice, we just cared to offer you similar properties, in which dogs are allowed.
We've let you also decide about the possibility to stay in Casale Montegiovi, replacing what missing and having a gardener to work and fix the issue with the outside area, adding a compensation for the inconveniences you met.
There is something surprising in your feedback: you have never mentioned to wish to stay in a property that should be placed close to the see. The property you booked is actually quite half way between mountain and see, but you did not openly say this detail when refusing our proposals. Despite this, among our proposal there was one completely respecting this aspect, locate in the area of Grosseto and even closer to the sea. Even if there are no reason to refund, we anticipated you we will discuss your case again by the timing stated in our General Conditions, that’s by the end of the year.

Villa Mandara in Misano Adriatico
Villa Mandara in Misano Adriatico: Die Villa ist leider nicht in dem seitens EmmaVillas beschriebenen Zustand - dies betrifft u.a. die Ausstattung und die Sauberkeit des Objekts. In der Küche fehlen essentielle Utensilien wie zB Topfdeckel, Geschirrhandtücher, Müllsäcke u.a. Die Villa war bei Übernahme nicht wirklich sauber, so scheinen die Vorhänge seit mehreren Jahren nicht gewaschen zu sein, in der Küche fand sich bei Ankunft ekne Ameisenstraße, die Gerüche aus den Abflüssen waren faulig, etc. Über SAT TV konnten nur italienische Sender empfangen werden, eine Sendersuche oder Neueinstellung des Satelliten war nicht möglich, eine technische Lösung konnte seitens EmmaVillas nicht angeboten werden. Die hohen Stromkosten in Höhe von pauschsö 300€ sind hauptsaechlich bedingt durch Lampen, die insbes nachts flutlichtartig das gesamte Gelände ausleuchten und manuell nicht bedienbar sind, dh nicht abgeschaltet werden können. Die Lage der Villa ist durch die benachbart gelegene Autobahn, die in der Beschreibung mit kelnem Wort erwähnt wird, in Bezug auf die Geräuschkulisse nicht wirklich gut. Die Kommunikation und organisatorische Interaktion mit EmmaVillas war bis auf den freundlichen, vor Ort zuständigen Mitarbeiter leider in jeder Hinsicht problematisch und in keinster Weise kulant. Schäden durch die schin im Frühjahr auftretenden Überflutungen der Region wurden wortreich dementiert, waren leider aber vor Ort in vielen Bereichen der Villa zu erkennen. Anstelle einer kulanten Reduktion des Mietpreises folgten Emails ohne jegliche erkennbare Kulanz. Zusammenfassend ein absolut inadäquates Preis-Leistungsverhältnis in Kombination mit einem wenig gastfreundlichen Umgang - daher keine Empfehlung zur Buchung.

We are catching up with all last year feedbacks and we came across yours.
We are really sorry to read that your experience at one of our properties was not what you expected it to be.
We are also very surprised as we have never received any contact from you during your stay so we were not aware of any issues and therefore we were unable to organize an inspection to verify the situation and organize an intervention, so that you could enjoy your holiday to the fullest.
We kindly remind you that our concierge department is open 7/7 days.
Since you write about problematic communication with Emma Villas we deep searched our mail history and all we could find was a conversation months previous your arrival in which you expressed concern about the floods and you had been correctly assured that VILLA MANDARA has never been affected by the event, and were also offered a video and a virtual visit of the property.
They also informed you in May that the region was about to reopen the few roads that had been closed and that already activities were opening up again, and therefore there were no issues for your reservation in August. Which is all true.
Emma Villas has had reservations in the area affected by the flood during the emergency, and we used all means to ensure both our guests’ safety and their enjoyment of their holiday by moving them to other facilities in regions not affected or refunding them their reservation costs. By the time of your arrival in the region, the situation had been switched back to normality for months and there were therefore no base for concern.
We are again deeply sorry that you were not satisfied with your stay and we hope you will give Emma Villas another chance in the future!

Kein Verlass
Bereits die Reservierung war eine Katastrophe: Die Firma hat eine Bürokratie, die wirklich einmalig ist. Ständig kommen E-Mails, ständig muss man irgendetwas beantworten bzw. bestätigen und Formulare ausfüllen, ständig wird man irgendwelche Vertragsinhalte erinnert, als ob man diese auswendig gelernt hätte. Und ständig wird man Zahlungen erinnert, was offenbar das Wichtigste bei dieser Firma ist. Hinzu kommt, dass die Beschreibungen und die Bilder des von uns gemieteten Ferienhauses (Villa Sabbie Rosse in Kalabrien) nicht stimmen. Die abgebildeten Sonnenschirme im Garten gibt es z. Bsp. nicht. Der beschriebene Gartengrill war ein verrostetes und verdrecktes Ding - eine einzige Sauerei. Noch schlimmer: Man konnte die Terrassentüren der Räume nicht abschließen; es gab keine Schlüssel, eines der Schlafzimmer hatte sogar gar kein Türschloss. Wertsachen konnte man deshalb nicht im Haus lassen, sondern musste alles mitnehmen, wenn man z. Bsp. zum Abendessen das Haus verlassen wollte. Ein Haus ohne abschließbare Außentüren - und das bei rund 3000.- Euro Miete pro Woche! Wir hatten Emmavillas vor der Zahlung der zweiten Anzahlung nach dem Zustand des Hauses gemäß der Fotos auf der Website gefragt und wollten wissen, ob die Beschreibung noch der tatsächlichen Ausstattung entspricht - konkrete Antwort bekamen wir nicht. Eine Woche vor Anreise haben wir dann nochmals nachgefragt, auch nach dem Grill. Da hieß es, der müsse repariert werden. Passiert ist aber bis zu unserer Anreise nichts. Fazit: Auf Emmavillas ist kein Verlass. Viele englischsprachige E-Mails, viele Formulare, viele Versprechungen im Internet - aber als Kunde bleibt man der Dumme. Nie wieder werden wir bei dieser Firma etwas buchen.

We are sorry to receive such a negative feedback. As you may recall, we have always been very responsive to your requests before and during the stay. We cleared all your doubts about the procedures and provide with smooth explanations.
As far bureaucracy is concerned, we may understand your concerns but being a Company that works in the tourist sector, we need to comply with the Italian laws about Public Security. This is the reason why we asked for guests’ details before the beginning of your stay.
We are sorry if this procedure sounded complicated, we’ll work to improve the system and make it more efficient.
Regarding the villa, our Customer Service has been very present and reactive from the very beginning of your stay. When we received your email about the alarm of the villa, we immediately contacted the house responsible to better understand. She replied that she could not understand what could jave caused the noise as it had never happened. Anyway, she has called the technician and the noise stopped. The technician also provided you with the key of the locked room where the alarm is in case the problem occurred again. Luckily, it did not.
The sun umbrellas you mentioned where replaced by a big gazebo by the pool to provide more shadow and also because, being windy, the owner often had problems with broken sun umbrellas. Actually, the gazebo was an improvement to the pool area.
The problem with the lock of the door was only referred to one room (number 1). Upon check-in, the villa responsible explained that it was damaged by previous guests but she had already arranged for a replacement. Nevertheless, the technician could not replace it since you told her you didn’t want any intervention as long as you were at the villa. We understand it and respect your request for privacy.
Regarding the bbq, you arrived on Saturday and on Monday afternoon it has been fixed. Lastly, we would like to underline that the email we received from you at the time of booking were in English and we have kept using that language to communicate. Nevertheless, our staff can count on many people who can speak also French, Spanish, Russian and German. Actually, as soon as you have requested to continue the conversation in your language, we have provided with a colleague of the Customer Service who can speak German.
We are very sorry to read that we could not satisfy any of your requirements but we really hope you could reconsider your idea and give us a second chance to fulfill the task.

Buche, zahle und Klappe halten.Hatten im September die Villa Rocca 6 in Suvereto gebucht. Eine Katastrophe, unloyales Verhalten von Emmavillas bei berechtigten Beschwerden : Alle Fliegengitter defekt oder nicht vorhanden usw. Kein Feedback und Hilfsbereitschaft während des Urlaubs und danach. Sobald Strom bezahlt war nichts mehr! Die Immobilie ist in sehr schlechtem Zustand und seit Jahren nicht mehr in Stand gesetzt worden. Habe einfach keine Lust die unendliche Liste aller Mängel hier niederzuschreiben. Schade dass mann keine Bilder hier veröffentlichen kann, das wäre einfacher

We are always available with all our customers to face up to any complaints and even to intervene in the villa with one of our inspectors if necessary. We are sorry that the property did not meet your expectations and we will carry out a thorough check as soon as possible. However, we do not agree on the lack of our availability after your stay: after your departure two of your passports were also found, which we sent back to you once they were arrived at the company, at our expenses.

Das Motto von Emma Villas - buche, zahle, halte die Klappe. Die Häuser entsprechen nicht dem beschriebenen Standard. Häuser und Anlagen sind überwiegend abgenutzt, ungepflegt, mit vielen Kleinigkeiten, die einem den Urlaub verderben. Beispiel letzte Reise Ende Oktober 2022: Il Fitto in der Toscana, Bäder und Toiletten uralt und halbwegs funktionierend; Heizung geht nicht - nachts war es eiskalt, Temperaturen, wie draußen. Mussten vorzeitig abreisen. Reklamationsmanagement von Emma Villas - Null. Der Gast, der sich beschwert, wird als „unloyaler Kunde“ abgestempelt. Argumentation von Emma Villas und vom Vermieter mit Unwahrheiten. Preis-Leistungsverhältnis stimmt nicht. Nie wieder diese Abzocke!
PS:der Kommentar von Emma Villas entspricht nicht der Wahrheit! Tagsüber mag es an der sonnigen Seite in einem Zimmer warm werden. Andere Zimmer verbleiben eiskalt. Nachts ist das gesamte Haus eiskalt. Die Heizung geht nicht.

Dear Viktor, we are sorry to receive this review as the only judgment regarding the last stay, without considering your previous stays in our villas, always carried out during this season, which you enjoyed pleasantly.
In any case, regarding this last experience, when you arrived at the villa we recorded a temperature of 22 degrees on the first floor and 18.5 degrees on the ground floor ... it doesn't seem like a "freezing" situation. We are sorry because you have not reported any problems either to our concierge (as you know, active 7 days a week via telephone, email and live chat), or to Mrs. Edda. We remind you that before your arrival, all the beds have been prepared with duvets and wool covers in order to be warmed while sleeping, and that the owner has also offered you the wood if you wanted to light the fireplace, which is connected to the radiators and therefore, once turned on, the temperature would quickly increase in the other rooms as well. You have communicated to leave the structure and you left without giving us the opportunity to intervene and help you. If you had called the owner or our operators, we would have done our best to help you (among other things, perhaps are you not aware of the government restrictions in force in Italy, in the month of October, to combat energy consumption and costs?!). At your departure, however, we tried to get in touch with you, in vain, so we sent emails. We reiterate, we are sorry to receive this total disappointment despite your previous good stays, we are sorry for the behavior you have had towards the owner and our operators: we also find it unfair, for the reasons mentioned above, that you write that the assistance of EV was "zero". Mrs Edda too is always available to guests when her property is booked and also on this occasion she did her best to assist you. We also want to clarify that we have never labeled you as an "unfair" customer but rather as a "loyal" customer for having booked with us multiple times. Tolles Haus mit Garten und Pool
Wir waren zu viert im Haus Torre Bensa 4 und haben die Zeit sehr genossen.
Das Haus ist sehr gut ausgestattet und die über 2 Seiten laufende Terrasse ist groß und bietet zu jeder Zeit Schatten. Der Garten mit Pool ist sehr gepflegt. Die Eigentümer kümmern sich fürsorglich um Haus und Mieter und sind bei Problemen immer erreichbar. Die Lage ist wunderbar und es weht in der Regel immer ein leichter Wind.

Zwei wunderbare Wochen😎🤩
Villa Il Nido ist modern und stylisch mit viel Liebe für Details renoviert und eingerichtet. Es ist alles vorhanden, was man für einen Urlaub in dem Haus braucht.
Besonders toll ist der Garten. Wir haben die meiste Zeit am Pool und dem herrlichen Sitzbereich verbracht. Die Außenküche beim Pool einschließlich Kühlschrank😄 war die perfekte Ergänzung.
Der Eigentümer ist ein sehr freundlicher und hilfsbereiter Ansprechpartner für Tipps und Fragen. Wir können einen Urlaub in Villa Il Nido nur empfehlen und würden uns jeder Zeit ein zweites Mal dort erholen😎

Die Abwicklung und die Organisation der Villa war sehr gut. Wir konnten einen tollen Urlaub in einem Super Haus am Meer verbringen. Ein vergessener Schlüssel wurde uns innerhalb kürzester Zeit nachgesendet.

Villa di Pratello - ein Sommertraum
Wir haben eine Woche lang unseren Hochzeit zusammen mit unseren besten Freunden in die Villa di Pratello gefeiert und einen unglaublichen schönen Urlaub verbracht. Die Villa war bestens ausgestattet, Kommunikation mit Emma Villas Service äusserst zufrieden. Wir haben bekommen mehr als erwartet. Das Anwesen hat unser Hochzeits-Traum erfüllt und wir, genauso wie unsere Freunde werden diese Woche für immer in die schönsten Erinnerungen tragen :-) wir planen schön für das nächste Jahr die Villa wieder zu mieten und nochmal einen schönen Urlaub mit Familie und Freunde zu machen. Vielen Dank Emma Villas für das tolle Abenteuer! ❤️

Cinque Cipressi
Wir hatten einen tollen Urlaub an einem wunderschönen und sehr entspannten Ort. Die Betreuung durch Emma Villas, insbesondere durch Martina vor Ort war super gut.
Das Haus ist schön und gepflegt, auch der Pool. Ende August haben lediglich viele Bremsen die Zeit im Pool etwas beeinträchtigt.
Fazit: rundrum empfehlenswert!
