Dashboard never materialised and the sale went nowhere
Overall, our experience was disappointing. The initial valuation was in line with other estate agents, but the offers we received, first £25,000 below and then £18,000 below the valuation estimate, raised concerns. The first offer was £5,000 below what we paid 4–5 years ago, and the second offer was only £2,000 above what we originally paid. When I turned these down and said I wanted at least £10,000 more than what we paid, we were then told that the market hadn’t changed much since we bought the property and that we should expect similar prices, even though they had originally valued it at £20,000 more than what we paid.
Part of the reason I chose to sell with Colubrid was because they offer a dashboard where you can see stats for your property on Rightmove, along with viewings and feedback. However, I asked multiple times about getting access to this and was always told they were fixing bugs and would send login details once it was ready. During the entire time our property was on the market, I never received any login details and was given the same response each time, that it should be ready in a few weeks. I’m not sure what’s going on with their dashboard, but if that’s a key reason for choosing them, I would take that out of the equation.
We were told it was a good market and that the property would sell easily, but that just wasn’t the case for us. Over four months, we only had four viewing requests, and just two of those actually turned into viewings, which felt quite low.
It’s hard to say whether it was the valuation, the market, or just the effort put into selling and marketing the property, but overall it just didn’t go well. It also felt like there wasn’t much concern or urgency from the agent when things weren’t progressing, which was frustrating.
