PEARL VISTA HOMEOWNERS ASSOCIATION.

Westwood360 does not respond to requests, verbal nor written requests for information.

They list a local phone number to call: 636-441-9200 But, when called it goes directly to the Phillippines. The people in the Phillippines do NOT and cannot provide even the basic common information as to provide who the Board of Directors are.

Westwood360 listed Jessica Goodman as the Senior Community Association Manager at 5988 Mid Rivers Mall Drive. Suite 228, St. Charles MO 63304. I went to that location to speack with her and the office is a dummy office. It is merely an address that they use. So a person CANNOT go physically to see her. A person CANNOT call her to talk to her because the number goes directly to the Phillippines. An email address is listed as: pearlvista@westward360. When emails are sent to this email address they are rarely responded to.

This company is a TOTAL SHAM in every way.

Unfortunately Paris Dukes and Stacey Ficken the known board of directors hide behind this company.

I WOULD NOT RECOMMEND THIS COMPANY EVER NEVER ! ! !

Immoral company.

They are lucky I can’t post the pictures of the conversations and lies they tell. They even had the nerve to respond on Google then remove their response.

They owe me $221 that was their mistake. They overcharged me at some point. Couldn’t just apply it to my account but instead offered me a check refund. They said it would be sent out January 12,2026. Well today is February 28, 2026 and there’s no check. Do NOT trust this company.

They Confused Me With the Violator!!!

What a failed, horrific company. I called Westward 360 and complained that a neighbor was constantly blasting music in his backyard, with the bass vibrating our walls and floor, which is on a concrete slab. I also called the sheriff's department, who went to the neighbor's house and issued them a warning.

I later received a letter from Westward stating they received a complaint about me playing loud music in violation of some article. This useless HOA mistook me for the violator when I am the one who filed the complaint. I responded to their letter explaining their mistake and requested an apology and for them to remove any notes in my file claiming I violated anything. If they fail to respond, I will complain to the Attorney General's office. What a useless, careless, greedy company. AVOID AT ALL COST!

Unauthorized fees

I was charged a lease administration fee of $175 on my unit which is leased, no such fee is in the HOA house rules.
It is their job to manage the building on behalf of the HOA, I have no contract with them nor did I ask for any service, It is not the function of Westward360 to dream up and apply fake fees,
They took money without my authority under the guise of a fee, a month later after I raise a storm I get an email saying this fee will be charged...as if a message from them after the fact provides some authority, they don't get it, they cannot charge me or anybody else anything....ever

At first ok, but quickly downhill

At first, our property manager Elizabeth Ortman was responsive and informative. That quickly changed. Don't use this company, they are poorly managed. Elizabeth 'works' from home, is rarely on site, takes months to address problems with homeowners, if she does at all. Her manager is no better. She is unaware of specific state laws that apply, gives legal advice regarding contracts that we are now stuck with, the list is long. We are not a small property, over 300 units and have deteriorated ever since switching to them. I can't wait to get out of our contact.

W360 is underwhelming at best

W360 is underwhelming at best

They outsource almost all work - this means that you will probably have to deal with someone reading a script (who has their hands tied on almost any task) in the Philippines.

They charge VERY high fees for little to no
work on mundane administrative tasks - they charged me over $575 when I rented out my unit - even though they had no involvement in ANY of the process. Another instance was for them to fill out a form when I was getting my unit refinanced: they had a 3rd party company fill out the documentation with info that they manage - and I had to pay $535 for this.

They use automations to deal with most coms, which can be ok if done right - but their automations are generic and don't help solve any issues.

I asked for a copy of the contract with my HOA, after a month of back and forwards, they provided me the original contract from 2014 - nothing else.

Every interaction I've had with them has been a struggle and usually results in NOT getting what I'm requesting.

Additionally, on a bigger scale, they have let fire safety standards fall behind by 2+ years for our condo association.

IMHO, this company should be red listed because they have cut so many costs on people in order to pad their bottom line - that the service is sub standard.

To the buyer BEWARE!

We called our property manager (Alicia Smith) at Westward360. We explained two issues to the gatekeeper since our property manager was not available to take our call. One involved a violation of the city ordinance and federal regulations concerning mail delivery; the other was a violation of the rules and declaration of our association.

We explained in detail what had transpired and even provided a picture. We were informed that either she or her assistant would return the phone call within 24 hours. As the weeks go by, we are still waiting for her response.

Because of her ineptitude, we took matters into our own hands by not only calling the police but also informing the Board President on these issues that the property manager did not proactively address.

As a result, the police delivered an ultimatum to the homeowner which was immediately acted upon, and the Association Board has been apprised of this dereliction of her duties.

To date, we have yet to have this continuing violation addressed by our property manager.

Westward360 is the management company that won’t heat the condos.

Westward360 is the management company for my condo building I moved into last summer. It’s a steam heated building, with the heat managed by Westward360. Despite two months of requests, begging, and evidence, they refuse to raise the heat to a decent level. This morning it was 59 degrees in my condo. Yesterday evening it was 62. And it’s not just me. I contacted 3 other unit owners, and all said it’s cold, and has gotten colder over the last few years.

Beware of this real thief company

Beware of this real thief company. I have a commercial building next to this management company for a condo HOA managed by Westward 360. They agreed to park their tenants' cars in my parking lot for two nights and agreed to pay $500. Their tenants parked in my lot for continuous two weeks which bother my own tenants. After that, I was keep reminding them, but Jamie Taylor. property manager is not responding at all. I am engaging my attorney to give them a lesson. I don't know how this management company is treating with others.

Poor Building & Management

Located in Roger's Park Chicago, the building I am in is very poorly maintained. The lobby is old and ugly. The hallway is horrendous. The elevator is dated and absolutely the pits. Everything about this building is really aged and not maintained properly. Not a piece of plant to make it pleasant or a decoration. The worst part is no security at all. I have lost over 8 packages. Only one was left outside by Piggy Express from Temu outside the building. That vanished within seconds, before I got on the elevator and went down it was gone. Despite informing them of security issues, they couldn't care less. They've done nothing.

I have a pest of a neighbor who lives below me with mental issues who keeps complaining of stomping and sounds that DO NOT emanate from my place except for usual sounds. They called the police a few times, the police shrugged it off since they knew the sounds were in their head.

I don't wear heels as a male, I don't have animals, I don't have children, I don't have a wheel chair still this neighbor hears voices. The management despite documenting has never talked to them or moved them to accommodate their mental illness. TAnother awful part is the baseboard heating. It is always immensely hot at 87F.

The part that is excellent is if there are non-human pests like roaches, mice, they send service immediately and exterminate them. I really love that part about them.

Westward360 was hired by the Boulder…

Westward360 was hired by the Boulder Hills Condominiums H.O.A. here in Boulder City, NV. Over time, Westward360's manager of the H.O.A. proved to be incompetent. He was failing to pay the bills to vendors that the association had relationships for years (e.g. Boulder City Disposal, Black Canyon Roofing, etc.). As a result, Boulder City Disposal would not come and empty the dumpsters until they got paid. Thus, the dumpsters were full and bags of garbage was piling up around the dumpsters (a feeding ground for rodents, coyotes, cockroaches, etc.). Further, the landscaping around the building now looks terrible. The list of problems goes on and on. With all the problems, the board had to fire Westward360 and Hired Sierra Community Management to begin to resolve the aforementioned problem and more. In addition, when Sierra Community Management took over (August 01, 2023) they requested, from Westward360, the "financials" and all funds belonging to the Boulder Hills Condominiums association and Westward360 refused their request (at least that's what Sierra Community Management has stated). Now, the Boulder Hills H.O.A. has apparently been "snubbed" out of thousands of dollars if not tens of thousands of dollars. In my personal opinion, I believe this should be investigated by a higher authority.
To concluded, I believe Westward360 should be more careful about who they hire to manage properties. Perhaps people who have a bachelor's degree in business or people (like small business owners) who have experience in business management.
