Excellent communication and fast completion!
Bought my house through Vincents. All of my questions were answered super fast, communication was excellent and the whole process was quick to complete. I was kept informed at every stage and felt very much in the loop. Big thank you to Lee Ogden especially, I look forward to using them again in the future.
Totally incompetent need to be reported
This company ultimately lost us our house sale down to their total and utter incompetence. They clearly had no idea what they were doing. Delays responding to our solicitor and agent, continual mistakes and errors along with shocking spelling and grammar in their emails to our agent repeatedly asking for information the already had. So after 6 months of extreme stress on what should have been a simple purchase our buyer pulled out over a non
existent problem they had fuelled by their lack of knowledge.
At the end of the day you get what you pay for! Use a proper local solicitor who knows your area and knows what they are doing. I would add these were our purchasers solicitors not ours they have scarred me for life and now we have to start all over again shame on you Vincents
Many thanks to Dave Lavery for guiding…
Many thanks to Dave Lavery for guiding us through our mortgage paperwork. He came out to the house & explained everything so clearly , made the whole thing feel very easy. Done & dusted in record time too. Many thanks.
House purchase
Very approachable could always contact them if needed and would highly recommend recommend them to anyone
Callum Dudley is very much deserving of…
Callum Dudley is very much deserving of high praise and is a credit to this firm. We were recommended Callum by our estate agents, and thankfully they knew what they were talking about. Everything was handled quickly and professionally, nothing was too much trouble for Callum and his team. We've moved a few times over the last few years with my work and can confidently say this has been the best, and least stressful transaction we've ever had.
Dave Lavery and a Massive thank you to Vincent Solicitors…
Massive thank you to Vincent Solicitors and the Chorley office for looking after me in my property move. Regular updates via email and when there was complex things like the forms Dave Lavery also called to talk me through them. I have spoken to other people that have done this with other firms and they haven’t had the good experience that I have had. Highly recommend.
He just put me at ease right away. A credit to the firm.
conveyancing
Just want to to express my appreciation to Amanda, Rachel and i think the other lady is called Livvy, on the speed and professionalism of dealing with a house purchase. They went above and beyond to complete the transaction in a very tight deadline. Highly recommend and will continue to instruct them for conveyancing.
Thanks so much to Callum for dealing…
Thanks so much to Callum and his assistant Rhian for dealing with our conveyancing! Callum was very efficient, approachable and friendly! I would highly recommend to any friends and family and I would use him again in a heartbeat, thanks again!
Very poor support,communication and…
Very poor support, communication and assistance. I wouldn't recommend even to my enemy. They lack competence!!!
You should definitely read this and other reviews if you’re considering Vincents…
I’m not usually one to leave reviews, but please AVOID AT ALL COSTS. I have several solicitors in my family, so I’m not speaking without experience when I say the service provided by this firm was terrible.
I was on the very unfortunate receiving end of a sale where this firm, specifically the exceptionally incompetent solicitor Luke Robinson, acted for the individual buying my flat.
What should have been a simple sale (a first-time buyer with no chain on either side, as I was moving abroad) turned into a nine-month ordeal. Throughout the process, Luke continually failed to answer emails or phone calls from my solicitors, the estate agent, the mortgage broker, and, from what I understand, even from his own client. He repeatedly created issues where there were none and misrepresented the status of inquiries to the buyer.
Again, to make it absolutely clear: I was not a client of Vincent Solicitors. But I was on the receiving end of their appalling service, and the impact, financial and otherwise, was very real.
The target completion date was March 31st 2025, specifically so the buyer (who Luke was representing) could take advantage of the stamp duty relief. All parties agreed from the outset that this was achievable. Despite everything being ready on my side, the transaction was dragged out until 31st July 2025. The buyer missed out on those savings. Meanwhile, I incurred over £11,000 in unplanned charges (including months of additional payments and legal fees far exceeding the original quote). I know the buyer was also left in a highly frustrating position, unable to move into the flat when expected, and I feel incredibly bad for him, having to experience this type of behaviour during your first time purchase.
Vincent Solicitors may wish to characterise this as a “difficult” transaction or one that was completed “within 6 months”, but this doesn’t hold up to scrutiny:
• The offer was accepted on 6th December 2024 and the sale completed on 31st July 2025, nearly nine months later
• Solicitors deal with missing documents and follow-up requests all the time, surely that’s part of the job. When information was requested, it was provided promptly and documented via email. This was not a complex transaction; it was made difficult by Vincent’s lack of responsiveness
Vincent’s may try to argue that “missing documents” were to blame for the delays, but that would be misleading. The contract pack was sent over in January, and whenever additional documents or clarification were requested, they were provided quickly, all supported by a paper trail. The real issue wasn’t missing information, it was Luke’s persistent failure to engage. Their lack of responsiveness, especially from Luke Robinson, created entirely avoidable delays and made what should have been a straightforward sale far more difficult than necessary.
A quick glance at other reviews (including on Trustpilot) suggests this obstructiveness is not an isolated case.
While the firm might claim they “act in the best interest of their clients”, I find that difficult to believe when reviewing the following:
• The buyer’s parents had to request a face-to-face meeting after 7.5 months, which was postponed twice, and ultimately replaced with a phone call containing outdated information
• The buyer was told Vincent’s were “awaiting responses” from my solicitors, despite those responses having already been sent and followed up multiple times
• A transaction with clear financial urgency was allowed to overrun by four months with no sense of priority
This was not a one-off misstep. It was consistent mismanagement, and it cost both parties dearly
Their Mr Mathew's was the worst man and…
Their Mr Mathew's was the worst man and so called solicitor ever had the displeasure of meeting. After paying him 6 cheques and more he turned nastier. Failed to act professionally typed own free will missed half the hearing he did not defend or speak to the disrespectful judge lost my files with vital evidence. Has ruined any chance of recovering debts owed or expediting judgements has ruined by writing wrong name on court Order. All remain outstanding after 10yrs. The Preston office withheld vital evidence' busy rummaging for any thing to avoid paying back. Sending slanderous e mails to a paid sltr who also failed resolving or retrieving anything from 2015 to 2018-20
Outstanding Professional
Callum Dudley has been dealing with the sale of my late daughter's estate over the last two years. During that time he has been a consistently outstanding professional - efficient, precise, and timely in everything he has handled. He has communicated fully and concisely at every twist and turn of a complex sale and brought it to final closure. My sincere thanks to him and the rest of the team at Vincents.
This is the worst experience
This is the worst experience , what should have been a protection for purchase of flats in the rise liverpool ended up with me loosing over £140K due to lack of their due diligence and despite me warning them at 2nd instalment that something is off with the Rise developed by Kerry Tomlinson of prime site. Please avoid this firm if you do not want to lose your money .
Thank you
Joe dealt with the sale of a property for the family. Communication is always the key to any business and Joe responded quickly and professionally to all my queries. He made himself accessible and was friendly, efficient and honest in all our communications.
Incompetent solicitors
I am complaining on behalf of a family member who is too scared to complain and think it may jeopardise their outcome as the service is still ongoing, even though she is paying THEM for their help?? When she first began working with this company they seemed professional, knowledgeable and friendly, this soon changed though. Now that it's further down the line, it seems like they are stringing her along and taking as long as possible to complete the simplest tasks (simple for a qualified solicitor, I would imagine.).
She is lucky to even get through to them via telephone, the line rings and rings and 9/10 nobody answers. Emails are very far and few between. They have lacked in providing and requesting from other companies important documentation and forms which are vital for the outcome of this whole service! The communication is shocking, they should be more on the ball and responsive for the amount of money that all of their clients are paying them, surely if someone was paying for your services you would want to uphold your 'clearly better' name that they give themselves.
They state on their website that they have 120 staff throughout their different offices in Lancashire, do none of them actually work? Because it seems like no one is ever in! I will be glad when this whole ordeal is over with and my family member is rid of them! Absolutely embarrassing behaviour from them, they clearly do not have a clue!
Really poor service
Really poor service . Real battle to get up to date updates , we had to chase everything ourselves and were met with poor dismissive attitudes , almost as if it was an inconvenience for us to ask for an update on a completion date . Unnecessary delays cost us hundreds of pounds resulting in avoidable stress and frustration.
Vincents Solicitors were great
Vincents Solicitors were absolutely amazing throughout our house-buying journey! From start to finish, the whole process took just 7 weeks – we couldn’t believe how smoothly everything went. Nicole, Sarah, and Daisy were fantastic – always on hand with advice, quick to respond, and proactive in getting things done. Their professionalism and efficiency made a stressful process feel easy. We felt completely supported the whole way through. Could not recommend them more – thank you for everything!
Great service by Callum at Vincent’s
We recently used Callum for the purchase of a property. We found him to be extremely approachable and friendly. He was very efficient and always explained anything we weren’t sure about. We would absolutely recommend him.
Rhian was great too and we always felt we were being looked after. Thank you!
Smooth operation
I have been purchasing properties for 20 years and have used Vincents for some time now. Always professional service. Another 2 properties purchased.
Very Supportive Once Again Vincents
My 2nd Selling and Purchase experience with Vincents Chorley office. 3.5 years go with Shaun Anderton who was amazing and this time with June Caunce, Nikki Graham, Farasat Ali and the wider team who were equally amazing. Such really nice and patient people, who are highly professional, knowledgeable and get the job done. I know who my next move will be. Thank you
