Wicked and Evil

Wicked and Evil. My neighbours toilet leaked since summer. Cowboys NOTWORKING HOMES did nothing for 5 months. Now my flat has stains running down my walls. I HATE BEING YOUR TENANT. YOU HAVE GIVEN ME MENTAL HEALTH ISSUES. Disgusting dishonest organisation. 1 star was 100 to much.

Health-Affecting Issue Ignored by Network Homes

I am extremely disappointed with Network Homes and the way they have handled a serious issue in my home….. ignored!!

I reported a strong and persistent smell in my apartment, the beginning of November and on Friday 19th December again, another representative from Network Homes attended and confirmed that the smell was coming from the main drainage pipes running through my property — raw sewage. Despite this confirmation, the issue has still not been resolved.

Since then, my / phone call and emails have either been ignored or met with no meaningful action. Meanwhile, Network Homes continue to take full monthly payments without addressing a problem that directly affects my living conditions, health, and wellbeing. I live here with my young family, and it is completely unacceptable to be expected to live with sewage odours in our home, especially during this time of year.

There has been a clear lack of urgency, communication, and care. This situation has left me feeling ignored and powerless as a tenant, despite doing everything correctly by reporting the issue promptly and following up.

I would not recommend Network Homes based on my experience. Tenants deserve to be listened to, treated with respect, and provided with safe and habitable living conditions — something that has not been demonstrated in this case.

If anyone reading this can give me any advice it would be very much appreciated.

Public toilets are better managed and smell better than my home right now

This company doesnt even deserve 1 star.
My flat was flooded with sewage of other flats as the communal main pipes were blocked. For 2 days No one didn't even bothered to send proper help but replying WAIT. It was a severe health and safety issue but for 2 days I didn't get any help from SNG.
When only i told them I would let the sewage flood go all over building and damage other neighbours they asked me the details but still no prompt action.
Shame on you SNG!

Being kept awake night after night by a tennant you could not control might impact my communication style.

Lying about what you could do about this tennant might impact my communication style.

Trying to charge us year after year for communal electricity when there isn't any might impact my communication style.

failing/refusing to carry out repairs

Ignoring several reports of mold might impact my communication style.

Sending out incompetent staff to carry out pointless and nonsensical procedures to prolong a repair might impact my communication style.

Trying to rip us of by claiming areas of your estate was our responsibility to maintain when they were not might impact my communication style.

I have said time and time again to Mr Mahaffy, former complaints manager that if you employ individuals who are incapable of thinking, listening or processing simple information you will always have problems.

I provide feedback which is to the point and easy to understand. If you are offended by the truth then I suggest you find a different role rather than working for an inept and corrupt organisation such as he one you work for.

Extremely poor quality of service

Extremely poor quality of service, which is non-existent. The customer service responds to your requests just to pretend they care, and then does literally nothing to fix their tenants' issues. I am a resident in their Westminster property. There is mould and damp in the lobby. No security is provided at all, and the CCTV cameras are out of order. They are trying to hide their faults and do not care about their tenants. Do not be tricked by their new flashy website.

Horrendous customer service leaving us in a dangerous situation with no communication - again

I have previously reviewed the five year debacle I’ve experienced with Network Homes ignoring my contact about a wall that belongs to them that is collapsing outside of my house. Interestingly, after reviewing I did finally get some action, after 5 unsuccessful years. Unfortunately they sent builders for a single day a week ago, who have not come back and they are again not communicating with me or responding to my emails. The builders have partially dismantled the wall leaving piles of bricks everywhere, there are metal piles sticking out of the ground, the entrance to my garden is right next to this is unstable. It’s utterly ridiculous that we’ve been left in this situation. If you are thinking about a new build with this company, avoid at all costs while you still can.

A Decade of Systemic Negligence and Abuse by Sovereign Housing

My experience with Sovereign Housing has been nothing short of traumatic. For over 10 years, I have endured systemic abuse, falsified rent arrears, the complete disregard of my medical needs, serious accusations made and ignored, and mental health deterioration—all of which were allowed, ignored, and in some cases caused by Sovereign Housing’s own staff, including my housing officer Michael Odutoye, CEO Mark Washer, and Executive Director Helen Evans.

Falsified Rent Arrears and Financial Manipulation

Sovereign Housing fabricated rent arrears in my name and manipulated the situation to their benefit. I was threatened with not being allowed to move into a new property unless I paid these false arrears. When I challenged it, they shifted blame onto the DWP, refusing to take responsibility for their own errors. I was forced to pay money I did not owe—under duress and without accountability. This was financial coercion, and it has had long-lasting consequences on my trust, wellbeing, and independence.

Allowing Pets While My Health Collapsed

For more than a decade, I made Sovereign fully aware of my severe allergies and the medical impact it was having on me. Despite this, they allowed a dog and later a cat to remain in the property. I provided photographic evidence of flare-ups, prescriptions, and ongoing health complaints. Still—they did absolutely nothing. They prioritised an animal over my health. That is the level of disregard I was subjected to. Imagine watching your health collapse year after year while being completely ignored.

Ignored Complaints, Mental Health Decline, and Suicidal Crisis

The neglect didn’t stop there. For years I submitted complaint after complaint—about the pets, noise, fraud, anti-social behaviour, missing mail, and more. All of them were dismissed or ignored. This relentless cycle of being unheard and mistreated severely affected my mental health. I reached a point where I felt so hopeless I attempted to take my own life. I made Sovereign aware of how serious things had become. I sent them evidence of my mental health medication and my pleas for help. And still—they did nothing. No safeguarding. No support. Just silence.

False Accusations and Cover-Ups

To make matters worse, my housing officer Michael Odutoye made serious and damaging accusations about my neighbour, including a claim of racism. When I sought to clarify and question this, they flipped the situation and accused me of lying. This behaviour is part of a culture at Sovereign where staff abuse their authority and then silence the tenants who challenge them. I provided clear evidence, and yet the accusation was ignored, brushed away, and protected internally.

Worse, both CEO Mark Washer and Helen Evans were made fully aware of the situation and the housing officer’s conduct—but chose to turn a blind eye. These are the people tasked with ensuring tenant safety and staff accountability. Instead, they protect each other while tenants like me suffer in silence.

Court Failures Despite Overwhelming Evidence

When I brought my case to court, I presented overwhelming evidence of systemic negligence, fabricated arrears, medical harm, and emotional trauma. Despite this, the courts sided with Sovereign. It was as if none of my suffering mattered. This was not justice. It was further evidence of how deeply protected housing associations like Sovereign are—even when they’re the ones inflicting the harm.

Ongoing Pattern of Abuse and Accountability Avoidance

This isn’t just about me. This is about a widespread, deeply rooted culture of tenant mistreatment, dishonesty, cover-ups, and neglect. The leadership at Sovereign has failed entirely. Michael Odutoye continues to operate unchecked. Mark Washer and Helen Evans have had serious complaints presented directly to them and have consistently failed to respond or take action. Their silence enables this ongoing abuse.

A Call to Action: Report and File Civil Claims

I strongly advise anyone who has suffered at the hands of Sovereign Housing to report their experiences to the Housing Ombudsman and pursue civil claims. The people in charge of handling these accusations have proven themselves unfit for their roles, and the only way to hold these institutions accountable is through unified legal and formal action.

The more cases that are filed, the more pressure there will be to end the silence and force real change. These housing associations are not untouchable. Their actions are harming people. Their silence is not neutral—it is dangerous.

'
Your tenant at CENSORED became deceased some 5 months ago with bed bugs in his flat. His body decayed in the flat for several days and the bed bugs have propagated throughout the building including my flat is below yours and the communical areas are also infested.

Your refurbishment team visited the property and even though there were clear signs of an infestation and there was a decaying body within the flat, they proceeded with their refurbishment works.
This included ripping out the carpets within and leaving it on the communal areas opposite my flat with your flat door open.
We have photographic and dated evidence to support this.
I have been spraying my own flat for the last 5 months and have requested a full schedule of sprays that are to be done by yourselves for your flat and the communal areas to be given to me so that we may spray at the same time with the same chemicals.
I have been requesting direct contact to your project manager for the last 5 months but have been unsuccessful as you do not respond to my queries.
I have only received one voicemail from your project manager to inform me of one spray date some 2 months ago.
Previous and subsequently after this message and I have reiterated that I require your full schedule of spraying.
You have not provided this.
I have called to customer service number several times over the last few months to speak to your project manager however have been told 'she is out to lunch' on every occasion.
I have asked for the contact details of Candita. several times through-out these 5 months , however you have informed me that 'she does not have a company email, does not have a direct line, and that you can not give me her last name'.
The bed bugs are still present through out the building including my flat and the communal areas.
I have asked you to contact me directly, as it is not possible to contact your project manager directly, however you have not done so barring that one voicemail some 2 months ago.

Your mismanagement and non-existent communication demonstrate your lack of care to your customers.
You have a duty of care to provide a safe and well-maintained environment for your customers. You have neglected this.
You have a duty of care to deal with urgent matters and address them immediately. You have neglected this.
You have a duty of care provide a 'Decent home Standard'. You have neglected this.

All talks no action that’s exactly what network home are lazy don’t care my door entrance has not been fixed for the past 3 weeks and we had and still unwelcoming visitors in my block taking drugs drinking alcohol urinating in the electric cupboard shitting the sink kids not feeling safe to take the stairs as there’s so many of them homeless guys sleeping on every single floors including the passages and not yet network homes taking full responsibility shut down ur company u are worthless

SNG shared ownership; unclear charges

I’ve been with (Network Homes) now it's SNG under a shared ownership scheme since April 2023, and unfortunately, my experience has been frustrating and disappointing.

After moving in, I received a service charge bill that was dated from 1st April 2023, even though I didn’t take ownership of the property until 28th April 2023. I immediately contacted SNG to inform them of the error, as I should not be liable for charges before I even owned the property. Despite my repeated requests for them to correct the statement and send me an accurate bill, I was told that they were unable to make any amendments.

What’s even more troubling is that SNG is now charging me for service costs that date back to 2022, before I even became involved in the property. I feel as though I’m being forced to pay for services I didn’t use, and after several emails with the Leaseholder team, the issue still hasn’t been resolved.

I would strongly advise anyone considering shared ownership with SNG to be cautious and make sure you fully understand all charges. My experience has been nothing short of frustrating, with little accountability from their team and no clear resolution to my issue.

proceed with caution; Shared Ownership

I’ve been with (network homes) now its SNG on shared ownership for two years, and I’m now facing a large service charge demand. What concerns me most is that they are charging me for service costs that occurred before I even had ownership of the property. I’ve been in contact with their Leaseholder team multiple times, but the issue remains unresolved.

If you're considering buying shared ownership with SNG, I would advise you to proceed with caution and make sure you fully understand all the charges you may be liable for.

Still No Good

Please, please, please do not get involved in any way with Network Homes. I have submitted numerous reviews of my negative experiences with this ‘Housing Provider’. Network Homes will claim they care, that they want to resolve issues and believe great homes make anything possible. These ‘Great Homes’ do not belong to Network homes, Network Homes properties are poorly built and will continue to need repairs or upgrades because of the Inferior materials (cheap) used. You as a leaseholder or freeholder will be responsible for these costs, which in my opinion is part of their business model. As for caring, this is an extremely unfunny joke.

Again, I digress however if I can change the mind of just one individual considering a property with NH I will have saved them years of misery, financial burden and the behaviour of incompetent, corrupt and narcissistic managers who run this firm.

Since 2022 we have been in need of a repair to our flooring in the hallway, bathroom and Kitchen. This will be the third time the flooring has been replaced. I am not talking about floor covering but actual flooring. A property survey identified rising damp but NH are extremely backward in carrying out repairs as many of its residents know. Our property has over time suffered with mold as a result. The advice from NH is after a shower leave the bathroom window open. This is because the properties are built small with poor ventilation and inadequate extractors. Your window is required to be left open in all weather’s. My advice would be to insulate the properties correctly rather than cutting cost for profit or surplus as NH claims it is a not-for-profit organisation.

Late November last year I advised the complaints manager that we had returned home from a holiday to a mold outbreak. Despite NHs policy on this there was absolutely no follow up from the complaints manager on the information I had provided. We both have disabilities. As a result, I turned to competent contractors to deal with the issue who recommended a product (HG MOLD SPRAY) that to date has managed to keep mold at bay. Should NH require images of the mold that relates to the report I made to the Complaints manager I am happy to provide these.

Sorry, I was talking about the rotten flooring which I was advised has undoubtedly exacerbated my fight against mold. My last update regarding this much-needed repair was in January this year just before the manager went on maternity leave where I was told contractors would be in touch and a colleague would oversee the repair in the managers absence.

So, to clarify if not clear the repair is still needed and it is yet to be arranged despite what I was told in January.

There is a reason why 91 % of reviews for NH are 1 star.

Stay clear of this firm whether a potential home buyer or investor where the majority of staff are full of BS and incompetence. I suspect this review will result in my 3rd complaint to the ombudsman, but you never know.

You will be happier, healthier and wealthier and can thank me later.

Stay safe and stay away from NH.

Despite the name change there has been no change!

For the last 8 years my daughter has been trying to have her 25 year old plus kitchen replaced. A million excuses, a million promises, a million lies. Now you ring her up and say you are going to replace the handles! If it wasn't so sad it would be the funniest thing ever. Mark Washer, own this shambles! Don't tell me to email, you ignore it then say I don't have authority to speak for my daughter, which I do, check your records! You really are such a non transparent charity, I feel you should be investigated. You know how to contact me, I really do suggest you do, and urgently. Your appalling treatment of your tenants will not be allowed to continue.

Zero stars. Do not buy a flat from them. Service charge from £2000 to…

Raises service charge from £2000 to £3000 in a year. We have no facilities in our block, no concierge, no communal room, no gym, swimming pool. And it's filthy. They charged £30k to repair a gate that costs £10k new. It should have only cost us £6k with a direct repair contract yet they went with their own and cost us £30k.

They claim to be a charity, but what charity robs it's own people to the point where they are in poverty. It's ok for them though, they have lofty six figure salaries.

Network Homes (now SNG) is the housing…

SNG (formerly Network Homes), the housing association responsible for the Faber Green development in Northolt UB5, West London, built by Howarth Homes, in my opinion as a customer, has failed to meet key construction standards. Many flats in this development were sold under the shared ownership scheme. Ealing Council had specified in its planning decision that soundproofing in noise-sensitive rooms should exceed standard requirements by 5 dB. Despite this, Howarth Homes neglected to install any soundproofing insulation or membrane on the floors. Instead, they laid only 2mm thin vinyl flooring directly onto the cement screed in the living rooms, without any underlay. This has been confirmed through inspections of my flat and the one above. The bedrooms also lack proper soundproofing.

As a result, every step and noise from the flats above is audible, creating constant noise pollution and preventing any sense of peaceful enjoyment. The floors act like drums, vibrating with each footstep and making it impossible to relax. This is a far cry from the promised "enhanced soundproofing." While the development was marketed as a “sanctuary of the day,” it has become an unpleasant environment, where noise issues seriously impact the well-being and quality of life of its residents.

It is worth emphasizing that most of these flats were sold under shared ownership, but limited financial means should not result in substandard living conditions. Everyone deserves a well-built home. The issue is not with my respectful neighbours but with the poor design and construction. Many residents (except those on the top floor) face the same distressing noise issues.

The balconies also suffer from poor design. Large 10mm gaps between the decking allow dirty water and debris from the balconies above to spill through, making it impossible to enjoy clean balconies or keep outdoor furniture in good condition. During a recent End of Defects inspection, a Howarth Homes representative dismissed the need for solid soffit panels, claiming they would prevent proper drainage. This is misleading. "U" shaped soffit panels with a slight angle are widely used in other developments, allowing for proper water drainage while maintaining cleanliness. The availability of these certified products proves the representative's explanation is incorrect.

Rather than resolving this issue by installing the missing soffit panels, SNG has instead asked residents to refrain from watering their balcony plants. This response is both inadequate and insulting, as it fails to address the underlying problem and dismisses the residents’ legitimate concerns.
A few days after the meeting, SNG sent me a soundproofing test, and it appears to be accurate. According to the document specifications, the building meets the soundproofing requirements. However, from my personal experience, the floors do not feel soundproof, as I can hear my neighbours.
