Poor marketing and sales management

OThis company was selling a property owned by a loved one.
For the first month it was on Rightmove, it could only be found in searches for the road name or major city. The result was most potential buyers didn't see it when looking at comparible properties.
The sellers only began to get viewers after the seller rewrote the sales pitch.
When they finally got an offer, at tens of thousands below the initial sale price recommended by Morris Dibben, the company enabled and participated in the buyers bullying of the seller in a bid to further reduce the price.
We are seriously considering legal action for the mental harm the stress has caused

Great Service

We recently had our property for sale with MD in Bitterne, and from the start the staff were helpful, efficient and professional. They explained everything regarding the selling process, kept us informed of the progress, and managed to find us a buyer very quickly considering the time of year.
We would like to thank the team, especially Adam, Jo, and Sam for the help they gave us.
Would definitely recommend.

I would never use this agent again.

I would never use this agent again.

At offer stage I was explicitly told that the buyer’s deposit had been “verified by the solicitor.” That assurance was material to my decision to accept the offer. It later became clear that no verification had taken place at all. The agent had simply asked the buyer’s solicitor what the client said he expected to receive, and this was relayed to me as “verification.”

In reality, the deposit depended entirely on a third party refinancing, with no proof of funds, no confirmed timescale, and no independent confirmation. This was never properly disclosed to me. Unsurprisingly, the transaction then dragged on for seven months, with repeated delays caused by the buyer’s inability to access those funds.

When I raised this issue after completion, the agent refused to accept any responsibility, denied that their representation was misleading, and immediately threatened legal action for the full commission rather than engaging constructively with the complaint.

I fully accept that commission is contractually due on completion. However, basic accuracy and transparency at offer stage are fundamental to an estate agent’s side of the contract. In my case, inaccurate information was given, material risks were not disclosed, and the consequences fell entirely on me as the seller.

Based on my experience:
• buyer finances were not properly checked
• key information was presented inaccurately
• complaints were handled defensively rather than fairly

Proceed with caution.

Unprofessional,GDPR Breach

Unprofessional,

I'll start with the positive, Adam is a credit to the business and can't do more for his customers.

However the business the is a shambles, complete GDPR breach sending my other customers sales of memorandums, including all their details, not only that but during viewings our home was damaged.

When raising the issue to the complaints team they are completely uninterested and claim that they "can't take the damage as part of the complaint because I wasn't there" that's the complaint officer referring to himself.

Needless to say one of the solicitors that they recommended to us actually been shut down due to lack of processes and control over data.

AVOID AT ALL COST...
Started well then all went downhill

Soon to hear from the Ombudsman and my solicitors.

Narinder was not helpful nor progressing the sale

I am a first time buyer. The ladies who showed me my now flat were nice and helpful.
But the sales progresser Narinder Rai in the Southampton office was not at all progressing my sale after the first 3 months. Not clear communication, sometimes with a tone of uninterested. I and my mortgage broker kept chasing the progress, so it felt we were doing the job not her.
Also in some cases she didn't respond until I cced the branch manager into the communication.
An empty property took 9 months to complete so not sure how can she be titled a sales progresser...

Awful communication

Really unprofessional staff. Absolutely no communication, did not have the courtesy to let us know our offer had been rejected if they even passed it onto the seller at all. Staff have been rude and dismissive and we will be avoiding at all costs as we continue our property search. Awful customer service compared to every other estate agents we have used over the last few months of our journey.

I had a fantastic experience with…

I had a fantastic experience with Morris Dibben Woolston. Rose made the whole process of renting out my flat smooth and stress-free – she really listens, asks the right questions, and goes above and beyond to help and get the right person into my property. Ian was great too, and together they make an awesome team!

Rose also went above and beyond for many things that were not her job role but just excelled in customer service.

Highly recommend them both if you’re looking for a letting agent you can trust.

Avoid at all costs...

An absolutely dreadful company. I would happily give them a minus rating if it was possible.

Happily left us with a malfunctioning boiler for over 18 months, meaning the heating was either fully on or fully off, & no hot water whatsoever except from the electric shower.

It took a formal complaint to their head office & the threat of legal action for the boiler to finally be replaced - 18 months & one day after it was first reported to them.

And that wasn't a one-off... The metal garden shed blew over & it took them a staggering 3 months, endless chasing & including it in the complaint to head office to have it sorted out.

They don't care one jot about tenants & are only their to serve the landlords they take their commission from. Zero care, zero compassion, zero interest. An absolute disgrace.

I would rather be homeless than use this company again. Use them at your own risk, but you have been warned...

Morris Dibben were apsolutely brilliant when we were buying a property through them.
From start to finished they listened, went above and beyond, chased our chain to help progress, always had time for us.
Highly recommended. They are a fabulous team.

Mark & Charlotte and the whole team provided a very professional and efficient service during the sale of our house and the purchase of our new home. Lacking integrity (Southampton Branch)

We were recently in a position where we a house that was being marketed by Morris Dibben; we were shown around by Lydia who was very friendly and helpful. It transpired that the owners of the house were interested in a house like ours and so the possibility of a 'house swap' was discussed. Our house was not on the market but we planned to let the owner look around to see if they liked it. It all happened quite quickly and we were unsure whether we needed an estate agent or whether we could show the house ourselves. Naturally we were keen to avoid additional fees but we needed to do some research first to see whether we would need an estate agent at all.
John from MD then called us to arrange a viewing of our house - knowing full well we didnt actually need an estate agent. On the phone, we asked for a lower commission rate as this would just be one viewing rather than photographs, marketing, multiple viewings etc. John seemed to avoid answering this I think 3 times and immediately after the call sent a contract via email. In this email, it stated that if we sell the house that MD would receive 1% commission.
We called John back to discuss this and he became what I can only describe as hostile and blunt. He said the lowest he would go commission-wise would be 0.8% and insisted that we would need their help. He even then hung up on us which was very upsetting. In light of this, we decided to cancel the viewing.
I then spoke to the owner of the other house face to face but I suspect John has already called and defamed our character, perhaps making us out to be unreliable (which we most certainly are not).
It's incredibly disappointing as this could have been a brilliant arrangement with all benefitting appropriately. However, for MD it seems the appeal of slyly profiting more than they deserved was more important than integrity. These are tactics you would expect from con-men, not from an established and 'reputable' business. It's a horrible feeling when someone tries to take advantage of you and I feel very disappointed.

I had a fantastic experience working with Amelia,Anais ,Liam From the start, they were incredibly helpful, responsive, and professional throughout the entire process. They made everything smooth and easy, and I truly appreciate their honesty and transparency. Thanks to them and other worker that I forgot their name I apologise because you I found a great place that fits all my needs. I highly recommend morris Dibben to anyone looking for housing they genuinely care and go the extra mile.

Unreliable sales

I had an agent to value my property to sell and find me an alternative property to purchase. The agent sent me his evaluation and also said he would be in touch to discuss my decision after I study the evaluation. He did not call me for a few weeks and then, I decided to call him. I explained that I had decided to sell and gave him my referred the area and type of property that I wanted to purchase. He said, he would call me back in a few hours as he was driving and not to believe in what people say about the unreliability of the sales agents. Well, I didn’t have to hear it from people as I experienced the unreliability of the agent myself. That was about two months ago. Never heard from him, and my principal would not allow me to call or walk to the office, which was located a few hundred yards from me. My intention was to sell and buy two other properties. Perhaps the company has a good reputation, but sales agents as such would definitely create a shadow on the reliability of the company. I don’t blame the company entirely, but it would certainly lead me to believe that there is a lack of internal quality control and auditing system in place. In these cases, customers don’t lose but the companies’ do.

Good Experience with Matt

After a few disappointing experiences with estate agents during our search for our first home, Matt McInally was a breath of fresh air. From the start, he was punctual and well-prepared, leaving a great first impression. We found him to be highly trustworthy and genuinely valued his insights on the properties we viewed with him. Overall, we had a fantastic experience with Matt and would highly recommend him to others.

I have had a very positive experience with Morris Dibben in Southampton. Matt went out of his way to show me a property in the evening on the day he was off and Lauren was also instrumental in me securing the property. Very pleased with the exceptional service received.
