My experience with Galliard Homes has been extremely disappointing and stressful. There are serious concerns around unethical business practices, particularly in how developments are marketed compared to what is ultimately delivered. There are signs of improper or substandard conversions in my development resulting in excessive and unreasonable service charges, causing extreme stress and anxiety.

What’s most troubling is the lack of accountability—issues tend to be brushed aside rather than properly acknowledged or resolved. The whole experience with Galliard and their many partners has caused significant stress and has undermined my trust in the company. Never buy from Galliard; it will turn into your worst nightmare.

My experience with them has been really frustrating. The overcharging without clear explanations is stressful, and it’s got to the point where I feel anxious even opening their emails.

I have made the mistake of buying a property from this developer. It has been a nightmare from start to finish. The property building has numerous faults and problems. In addition, I have been charged excessively for services and this has gone up nearly 200% in 7 years.
Furthermore, the company does not respond to emails or complaints and ignores correspondence. I wish I never purchased from this developer.

Great experience buying my flat with Galliard Homes. Joe was excellent throughout, very helpful at every stage and always quick to respond to any questions I had. The whole process felt straightforward and stress-free.

It's been a very exciting time for me buying my first home, but with it being my first time, I had a lot of questions. All of which were promptly answered and clarified by Joe Neidus, who has been helpful and informative throughout the entire purchasing process.

Offered to provide support on weekends, proactively gave measures to handle the issues.

Phenomenal service, incredible team and unbelievably helpful. Fast response and nothing was too much trouble. They all went above and beyond to ensure that I was happy and satisfied. I can’t say enough good things about them. I wish more companies were like this.

I recently bought my first home with Galliard Homes and I honestly couldn’t be happier. As a first-time buyer, I went in the process expecting it to feel overwhelming, but the whole journey was much smoother than I’d imagined. The team were on the ball, especially when I had (a lot of!) questions. They made sure I never felt rushed and everything was explained clearly so I always knew what was happening & when.

The finish of the flat is great, it all feels good quality and is well designed. It feels modern but still warm, and most importantly, it already feels like home!! I have barely had to put the heating on this winter which is a real plus!!

Buying your first place is a huge milestone, and I’m really happy with how it’s turned out. Their recommended solicitor was also brilliant and the communication was on point.

My journey with Galliard Homes has been a bit of a roller coaster, but it ultimately turned out very well and the team at Galliard, who helped me through the process, were great. Joe Neidus especially was extremely responsive and knowledgeable, and knew how to get things done whenever I needed whether that was before or after I moved in. Aside from a few administrative issues which prevented me from moving in for a few months, the property is of great quality and the area is developing nicely. I appreciate the responsiveness of the team whenever there is an issue. I look forward to seeing how Galliard develops and how the area around the property becomes better for residents.

If there were zero stars, I would give them. The way Galliard Homes has handled the balcony and cladding works in my building is nothing short of a disgrace.

First, some genius thought it was acceptable to leave balcony floors completely unfinished during works. Then, in another stroke of brilliance, they decided the best way to “protect” flats (most of which have carpets!) was to drag heavy, rusty metal plates through them. I have a beige carpet and a spotless home, and I had to watch this idiotic decision destroy both.

Within 15 days, the plates were orange with rust, screws coming loose and needing to be fixed again. And instead of fixing the problem properly, Galliard’s “solution” was to paint the plates — yet another pointless disruption.

Every visit from their so-called team is chaos. They arrive unprepared, with nothing, and I’m forced to cover my entire flat to stop dust, filth, and strangers with filthy shoes ruining my carpet. I’ve even had to protect my own white bed and sofa from their careless handling of materials.

The final insult? Workers sanding the balconies, filling my flat with clouds of rust, followed by the stench of paint thinner, but clearly, Galliard doesn’t care. Do they realise people actually LIVE in these flats? That people have children, pets, or health issues? Clearly not.

The level of negligence, disrespect, and sheer incompetence is astonishing. Are residents supposed to suffer endless disruption, health risks, and damage — and on top of that pay for it? Because make no mistake, we are already paying for these ridiculous decisions, in money, time, and health.

Galliard Homes has shown me one thing: they are absolute champions in incompetence, greed, and complete disregard for their residents.

Avoid them at all costs.

wish I could give them negative stars!!! This company is a disgrace! No accountability, no transparency, no communication, the employees behaviour is a shame. What else can I say that has not been said?
The chief executive has no shame or remorse for the way this company behaves towards leaseholders.

The company does not respond to communication by timing or contact. They are completely detached from the clients that they are supposed to be dealing with. There is no apparent value placed in their clients

Lies unfortunately on lies. Service charges increased yearly without any justification.
Banks won’t lend. Flat prices deflated.

Galliard are a bunch of frauds with zero accountability. They sell their properties as luxury homes but they’re far from this. Exceptionally poor planning and execution with all problems passed on to leaseholders and service charge increasing year on year. Complete extortion with no plausible explanation and no visible maintenance. Don’t know how any of them sleep at night…

The review by WL is accurate, I have a property managed by them and we CANNOT get answers to legitimate questions and queries. The charges are completely unjustifiable. They deserve zero stars.

If I could have left zero stars I would have. They are crooks, they are scum. They will do anything to avoid helping or spending, at all costs. No communication, total denial that anything has anything to do with them. Useless. Truly evil. They have been peddling the same lies for years and nothing can make them do their jobs. We tried help from everything including the council and government. Avoid at all costs. Edit: They have written a reply here asking me to get in touch but I have emailed them several hundred times and they do absolutely nothing about it.

Galliard has simply stopped answering emails from leaseholders and residents at NCQ.

Their customer service is appalling and the service charges are through the roof.
I have emailed them several times querying the charges but I have not had a reply from either their accounts department or the team managing the property.

Galliard Homes has very poor management and they are looting service charges from lease holder in a very unfair manner.
