Pinewood Place Windsor

We've just bought a house at Pinewood Place Windsor and we love it. The sales team have been very helpful and nothing is too much trouble for them They have helped us through every stage of the purchase. Any snags have been resolved by Customer Services and we look forward to moving very soon

In August I moved into Pinewood Place…

In August I moved into Pinewood Place in Windsor, it’s a delightful flat and very comfy. The location suits me because it is near to the town centre and has a very good bus route.

The staff here are very helpful and nothing is too much trouble for them. The gardens here are pretty and private and are looked after by a gardener. I am looking forward to more people moving in over the coming months.

We bought an apartment in St Albans

We bought an apartment at Maryland Place in St Albans from Beechcroft. The sale representative at the site was very helpful, her name is Joanne. She made us feel very welcome, was very hospitable after a long journey, and was a pleasure to deal with throughout the process. We were purchasing the show home, and we decided to purchase most of the contents, and Joanne helped us pull together an inventory of the items. She has also proved very helpful on after sales when we have struggled to contact others on the post sales team. Thank you for all your help

Beechcroft at Watlington

Everyone at Beechcroft has gone out of their way to make us feel welcome and smooth the transition from our old house of 25 years to our new one in the Watlington development. We are enjoying having such a low maintenance house and being able to enjoy a beautifully kept garden without the worry of looking after it. The team on site have been so very helpful and gone beyond what they have needed to do, e.g. helping us to move a banister in order to install a stairlift, sorting out the removal of a wasps nest and many other small odd jobs. They are always popping in to check if we are ok, which, being one of the first residents to move in, has been comforting for our children to know that we are so well looked after.

Cotswold Gate

Damian and Jo have been very helpful and supportive throughout the process of buying and moving into No. 14 Barnard Mews.
They are a credit to Beechcroft and we are very pleased with our purchase.

A perfect retirement house

We absolutely love our new house in Watlington which has 3 bedrooms, the master having an en-suite. A well designed kitchen with plenty of storage and full range of Bosch appliances. The house is light and airy and spacious. We have a small garden which is beautifully planted and fabulous views beyond especially from our master bedroom balcony - an absolute joy in the mornings to wake up to or to enjoy a glass of wine in the evenings.We wanted a low maintenance garden and house which was energy efficient and to find it in such a beautiful location is just perfect. It is also within easy walking distance of the shops for every day essentials. Beechcroft have made our move very easy from beginning to end and even have a wonderful lady who went through all the appliances and heating etc to make sure that we knew how to use them. We feel so welcomed here -all in all just perfect!

My move to Beechcroft

My move to Beechcroft, Cotswold Gate went very smooth, There was a problem with the tumble dryer This was changed very quickly.
The Sales Consultant at the development, Damian Fairclough, could not have been more helpful.
Unfortunately, the Broadband which BT advised me in the middle of May would be in place when I moved at the end of May has still not happened, today being the 23rd June. BT and Open Reach seem to be blaming each other. This does not seem to be Beechcroft's fault , but Damien has tried very hard on my behalf to get this sorted.
Apart from this, my first few weeks in my new apartment have been very good.

Beechcroft at Cotswold Gate

We have been extremely pleased and impressed with the manner in which Beechcroft Developments have handled our purchase. From the outset when we were first sent a brochure, to our meeting with the Sales Consultant, to viewing the properties available, and ultimately towards completion of the purchase, the approach has been highly professional. The Sales Consultant was in regular contact with us at each stage of the process. He gave us clear and comprehensive information about the development as a whole and has always been attentive and responsive to our questions and sensitive to our particular circumstances during the conveyancing process. Since we have been installed in our new apartment the follow up Customer Service team have been extremely helpful in ensuring that any concerns of issues we raised were dealt with immediately.

To conclude we would highly recommend a Beechcroft property.

Luxury Beechcroft Apartment!

We have just moved into our fabulous new Beechcroft apartment! We were concerned about downsizing from a large house but as soon as we first walked into our future apartment, we were so impressed by its spaciousness as well as the high quality of the fixtures and fittings. Everyone is very friendly here, and the apartment is in an excellent location for walking to local amenities as well as being close to London. We definitely made the right decision!

Beechcroft Quality Build

Beechcroft has achieved a brilliant mix of new property types in a superb location. Quality of build is superb. The opportunity to downsize into a new, instant, safe community with great local services is a compelling theme for those thinking of moving at a later stage in life. The best decision we could have made.

Cotswold Gate by Beechcroft

The overall design and specification of the property, the development and having the right apartment in the right location was the deciding factor for us to buy at Cotswold Gate. Being able to purchase a property that we knew we could walk in to, drop our bags and start our new adventure in the Cotswolds was our motivation.

Whether you speak with someone on site, in sales or head office, they all pull in the same direction and strive for the best customer service. They care about customer satisfaction and their 1st class service is instinctive. We felt this is so important, as many companies don't focus so much in this area.

After residing in our beautiful new home at Cotswold Gate for 3 months now, we believe we have achieved our ambition to downsize and relocate successfully.

Our new adventure has begun.....

Durrants House Croxley Green

From reviews under others have commented about failure to remedy damp both internally and externally over a long period of time. Beechcroft, after a period of 18 months, carried out external works badly to try and rectify defective construction but damp persists both internally and externally.

Notices were supposed to be served in October 2020 to carry out repairs and external decoration in Spring 2021 but not served until October 2021 and even then withdrawn. Declaration was last done in 2014and should be done on a maximum 5 year cycle.

Repairs agreed by their surveyors in July 2020 and according to their earlier reply were being reviewed in July 2021 and still not actioned.

Many slipped roof tiles still not corrected and maybe they are awaiting personal injury before dealing with this.

It is noted that since the July post there have been a number of positive comments. Perhaps Beechcroft have amended their ways and construction standards on newer developments or are trying a deliberate PR exercise.

Really helpful

Joanne has been really helpful from our initial visit and throughout our first year at Maryland Place. All issues have been dealt with promptly and to my satisfaction. And the same can be said for the rest of the spport team especially Gary.

Orford Place - Ham Common

We have lived at Orford Court on Ham Common for over a year now and find living here a joy. After some initial snagging problems, these have been resolved to our satisfaction. The site sales lady, Carolann is very helpful and a cheery person to have around and is a great asset to the Ham Common development. Frances Langley and Mike Andrew

Poor workmanship

We moved in to Durrants House 6 years ago & with each year the construction work is unravelling. None of the faults are defects, apparently they are all maintenance. They fitted smart meters so far apart they can't talk & cut off our gas, I paid to return to an ordinary meter. ELM only do what they are told, residents have been asking for some time to get damp issues resolved at no7, suddenly with no notice to residents or estate manager men turn up to correct the problem and because they are using the wrong scaffolding we may not use our only entrance/exit & are told we are not to speak to them. Residents paid for a survey to the main roof facing northeast, after 2 tiles fell because not 1 course of tiles was nailed, should be every five. Wall caps should be semi engineering bricks, they are not, the building insurance doubled after 2 years, why ? A telephone bill of almost £2k has been incorrectly charged to us & not repaid to date, the list is endless. Every time they are cornered the person in charge leaves, a new person takes over & needs a year to get on top of the problem by which time something else has come to light & the original problem gets forgotten.

Early days with Beechcroft

I have recently moved into a Beechcroft apartment and having previously owned a new build home, it was interesting to compare the “snagging” process in both.

Beechcroft provided an employee from the beginning who let us know he was there to attend to any problems. There were inevitably several minor problems which he addressed fairly quickly and cheerfully in the few weeks he had with us.
The larger problem was with the finish of the windows and doors. But here again, the Customer Relations Officer for our development has made an appointment to address the problem and being an optimist by nature, I am hopeful that we can resolve matters.

We chose this home for its suitability to our needs it’s appealing design and its location - and overall so far, the experience has been positive and again, I am hopeful that we will continue in this way!

In my previous new build home, with a bit of tussle, problems were eventually resolved but over a period of 18 months.

Durrants House, Croxley Green

We purchased in 2015 and any service offered is of poor quality as is the construction work.

This is a listed building which was derelict prior to conversion. Amongst many problems experienced are:-
Many roof leaks and slipped/missing tiles
Damp penetration in 2 areas which has been ongoing for in one case 2 years and the other 6 months plus.
Large boundary wall backing on to public pavement is in very poor state and despite promises over the years no repairs or remedial work carried out.
Rainwater disposal system inadequate causing occasional deluges.
No external decoration carried out after 8 years despite promises.
Damp course to garages run below ground so ineffective.
Following complaints on these and other matters, in July 2020 a surveyor was appointed by the Managing Agents to inspect and he agreed on site with all the defects and that work was urgently required. Not only has no work been done but Beechcroft refuse to release the Report.
The Managing Agents wrongly charged expenditure to the service charge accounts some 3 years ago and it has not even now been refunded.

This is a development where no children under age 16 can reside and is occupied mainly by retirees who would like a stressfree life and this is certainly not achieved.

The service provider under the leases is The Beechcroft Foundation, a company which shares common Directors with the developer and is a dormant Company with no assets so there is no comeback. In any event complaints made to them are ignored and passed back to the managing agents who proceed to take no action to deal with any of the matters.

The reply from Beechcroft indicates that 12 months after receiving a Surveyor's report it is still being considered and ignores the fact that in March and June last year the defects were made known to them and are STILL not actioned. The reason for my not meeting with their Managing Agents was failure to disclose the Report or to identify their client as Notice had been served on them under the terms of the lease to take over the management and the fact it took 3 months to provide a denial on the basis that repairs were being carried out. This was in November last year and nothing has been done even now. Beechcroft inspected one area of damp penetration in January 2020 and have still seen fit to take no action after 18 months.If indeed it is routine maintenance perhaps an explanation of non performance might be useful.

The following should be noted
1 Service charges have doubled in the last 6 years
2 The residents obtained a Report from a Chartered Surveyor at the expiration of the Defects Liability period in 2016 which noted a large amount of outstanding work. This was largely disputed by Beechcroft but now it seems they consider this is maintenance despite their promotional literature that they provide high standard accomodation.
3 The surveyor was appointed by them following my complaints of outstanding work and at the request of the Managing Agent I attended a meeting with the surveyor on site in July 2020 and he verbally agreed with every item of which complaint was made. Despite this they refuse to release the Report and are still "considering" this a year later.
4 Late last year the Managing Agents were talking of carrying out the work in phases starting in Spring 2021. All that should be necessary after 6 years is external decoration and the only reason of which I can think is that the cost of necessary works is so excessive that it cannot be done in one phase.
5 The comment of not attending a meeting was raised by Elm, the Managing Agent, with the PRS in an appeal against compensation awarded to me and was rejected by them.
6 The penetrating damp is in a section of the building newly constructed by them and it seems that they might be trying to call this maintenance.

The managing agent offered a meeting with the tenant to discuss ongoing concerns, which was declined. The offer followed an independent adjudication of these matters via the Property Redress Scheme (PRS) and the managing agent has fully complied with the decision. The report referred to below was commissioned by Beechcroft and they are reviewing the findings to determine whether any of the items referred to are defects in the original work, or indeed routine maintenance as appears to be the case in many of the instances referred to by the tenant.

Retail Property Cobham

I have been trying to possibly purchase a retail property that Beechcroft have for sale in Cobham. During the last four weeks I have telephoned on nine separate occasions and sent four emails - simply asking for details, cost, floor plans. What I have received from Beechcroft? Absolutely nothing not even an acknowledgment - if this is how they treat potential new customers I am thinking best course of action would be to give them a wide berth and avoid at all costs.
