Had I not randomly checked my inbox, we would have arrived at a locked door.Both VueStay and Vrbo's offshore support offered zero help. Finding another rental during peak season was nearly impossible. I was forced to rent a full week from a local realtor at double the cost.While there, I visited the original unit. There was NO construction. Property staff confirmed there never was. VueStay lied to cancel my 5-night stay so they could rebook it for a full 7 nights to someone else.Vrbo eventually gave me a $925 credit under immense pressure, but VueStay refused to do anything because they issued a refund. I am still over $1,000 out of pocket due to their greed and deceptive practices. Both companies offer empty empathy but zero accountability. Do not trust them.
Avoid Blue Bear in Glen Arbor and Vuestay!
We stayed at the Blue Bear Property in Glen Arbor, MI (owners are Mark and Julie Fisk) and the property is managed by Vuestay. Avoid this property and this property management company unless you are willing to pay Ritz Carlton prices for a Motel8 type of stay. The property was extremely dirty and hasn’t been maintained in years. The doors were rotting and falling off (we literally had to remove the porch door so we can walk in and out without it falling off) the grill and oven were so dirty they could not be used, the owners belongings were in sloppy piles all over the house despite numerous lock closets and dressers, basement to neatly tuck their things away. We showed up to the property and it looked like a family had just left an hour before. The pantry and refrigerator were filled with belongings, dirty duvet comforters, bathroom drawers filled with hair and goop. Everything was gross. This was a beach house that came with storm windows on each of the window so you could not open windows for fresh lake breeze or to listen to the lake. Vuestay is a joke of a property management company. You can’t get ahold of a single person. They give you a phone number to text or call but you only reach some call center ina distant location and recieve automated messages “thank you for contacting us”. You never can reach a real local human for any sort of help. It’s such a joke. At one point, we found the owners of the property online and reached out to see if they would be able to remove the storm windows on our $26,000 beach house rental- as that was what was most important to us (on a beach rental - go figure). We very kindly were going to ask this only request, because sales 101 tells us that your never get anything unless you are super nice and friendly despite the whole property being an absolute joke. Unfortunately Mark, who did answer our call, was a condescending jerk at ‘Hello’ and should not be renting any sort of vacation property. He was demeaning and rude. He ruins VRBOs for everyone. Avoid this property at all costs and this terrible property management company!

They were absolutely terrible; the house was filthy and run down (nothing like the photos), the central A/C was broken and they told me a contractor would be out in the morning; we canceled our plans and waited all morning - no one came because they never booked anyone! They overcharged me by almost $800 and told me to deal with VRBO, the place I originally booked with. It is not VRBO's mistake, it is Vue Stay's mistake! The house was over $2K per night and should be have been luxurious. Location was good, the rest was horrific. Stay away from Vue Stay!
Experience w VueStay at Sea Colony in Bethany Beach, DE
We rented a unit at Sea Colony in Bethany Beach for a 7-night vacation and unfortunately had a very disappointing experience when the AC stopped working on an extremely hot day.
The management company sent multiple texts assuring us that the AC would be repaired that night. Based on those assurances, we went about our day and returned late that evening expecting the issue to be resolved. It wasn't. Instead, we found fans left for us on the porch, with no prior communication explaining that the repair had been delayed. Only later that night were we told someone would come the following day.
The next day, we repeatedly had to contact management ourselves just to get updates. After a miserable night of sleep, the thermostat was reading 87°F. Most concerning, our older son has a heart condition and was effectively confined to bed because of the heat. This went far beyond a minor vacation inconvenience.
The technician ultimately didn't arrive until that evening. Even after the AC was repaired, it took many additional hours for the unit to cool to a reasonable temperature, and it wasn't back to normal until overnight/early the following morning.
What was particularly frustrating was the lack of proactive communication. We were repeatedly told to “rest assured” it would be fixed that night, yet when that didn't happen, nobody contacted us to let us know. We had to chase management for updates while dealing with an uncomfortably—and, for our family, concerningly—hot unit.
To put the proposed compensation in perspective, management offered us 50% of one night's rental fee, which amounts to only about 5.5% of the total cost of our 7-night stay. Given the severity and duration of the disruption, the repeated assurances that were not fulfilled, the lack of communication, and the impact on our family, we feel that offer is inadequate.
The property itself may be nice, but based on our experience, prospective guests should be aware of how this management company handled a significant maintenance problem. A mechanical failure can happen; what matters is how it is handled. In our case, the communication, follow-through, and compensation were all disappointing.

I booked a property with VACASA in May and paid in full. Shortly thereafter I received an email from them saying that their business was sold to Vue Stay but not to worry and that no action was required by me. The reservation would simply transfer.
Several months later I was asked to sign a new contract and provide personal identification. I was told that my request to see their data privacy protection policy was not possible. I explained that I already had areservation, that it was paid in full, and had written correspondence stating that nothing further would be required of me. They cancelled my reservation without my asking and then withheld some of my payment per their “cancellation policy”.
As far as I’m concerned that money was taken by fraudulent methods. This is a very dishonest company in my opinion. You would do well to consider doing business with someone else.
TERRIBLE TERRIBLE TERRIBLE
This company is terrible. I understand that there can be problems with a rental. However, the amount of time I spent trying to resolve our issue was unprecedented. I will never use this company again. DO NOT USE THEM. The responses automated and I went in to the offices 2x/week. No one was there, and in fact was told by a local that there would not be anyone in the office for the rest of the week. TERRIBLE customer service.
NEVER EVER ... DON'T DO IT
So where do I start...
Ok so when we arrived the place was filthy and with loads of broken items. We paid $5000. Upon entering it was terribly dirty: chairs dirty, sofa full of crumbs and debris, stains on every sofa, table was sticky, there were hairs in the bed and the sinks, the shower was full of mold. Ok on to the broken items: the front door handle fell off into my hands, bottom of the door was broken, most of the blinds were gone on the patio, a hanging light fixture in kitchen with exposed wire, fridge will take some time getting cold, no trash cans, bar/counter stools are all loose. I was very disappointed with the property. My family will have fun anywhere as long as we are together but I did not feel comfortable.
They sent a person from the cleaning staff out and we cleaned together. She did bathrooms and living space and I did kitchen and dining room. My son cleaned the sofa and wiped some of the stains on the blue sofa. The maintenance man fixed the door and then was unable to stay because he had other jobs.
Condo at seacolony Delaware
We first got to the condo in sea colony Bethany Beach walked in and it smell so bad. We had to go get something to make it liveable. Then we notice the kitchen floor had juice stains on it. The bathroom floor had dark hair all over the floor. There cobwebs everywhere. my son found candy on the one bed and 2 coffee makers didnt work. The door to get out to the deck was so hard to open . Took all my strength to open it let alone my 86-year-old mother who wanted to go out there. Someone left a pair of panties on the one door handle. Besides all the crap at the condo Sea colony (Development where condo was at) was great. Vuestays did not handle anything right. I called and text so many times. Wanted a manger nothing. The brought us a another coffee maker and that was not working. The only thing they did do is come in when we weren't there to get the panties but didn't clean anything. When they did send somebody they walked in with a broom and I said what's that going to do ?you need to mop this floor ,you need to duster to dust all the cobwebs. The cleaner told me they weren't told that so it was vuestays fault. Texting me and call me saying I don't answer my phone and they sent people out there. This stuff they told me in return it was crazy it was a bunch of Lies. I waited all week nobody ever came. I would never stay at one of their places ever again the way we were treated. I was stressed all week it wasn't worth it my vacation got ruined. I hope if you choose to stay at one of their places that it works out better for you than it did for us. I didn't even want to give one star but I had no choice.
Zero customer service
Zero customer service. A bot claimed all week they were “checking with the local team” to determine how to turn on the ceiling fan. Not a difficult request but never got an answer.

The property itself was great! The problem was with the management company, VueStay. We had trouble gaining access into our rental property, and the company was not timely in their response. Thankfully, the local company that was on premises was responsive, and we were able to get into our rental, albeit, later than expected. Vuestay responded many hours after we had contacted them initially. It was very frustrating and challenging dealing with them and we were fortunate and grateful that the local management team was able to help out. I would not recommend this company in terms of managing properties.

Worst Experience Ever
We stayed at Sea Colony in Bethany Beach. If you can go through someone who actually owns one of the condos and not Vuestay if possible (we booked on Vrbo so just be aware of that when booking).
Booking and check-in were seamless, and the online listing photos looked amazing. Unfortunately, that was where the positive experience ended. When we arrived, we quickly realized the property was shockingly filthy and looked nothing like the advertisement.
The conditions were so unsanitary that my husband and I kept our shoes on the entire time because we wouldn't dare take them off. It was so dirty that we were actually uncomfortable using the shower inside the unit, and instead chose to use the public showers at the property's fitness center because we trusted those facilities more than our own rental.
To give a sense of just how poorly maintained this property is, here is what we encountered:
Sleeping Areas: The comforter had a strange film over it and featured stains that looked like blood. Heavy dust was caked onto the bedroom ceiling fan, so we couldn't even use it for air circulation. Thick layers of hair, dirt, and dust were caked along the sides of the bed, and the bedroom carpet was completely filthy.
Living Areas: The carpet in the main living space had visible black stains, and we found a used fork left on the floor right next to the refrigerator.
Kitchen: The kitchen was not usable; the provided dishes were dirty with food caked onto them.
Bathrooms: The bathroom floor had visible dirt, dark grime in between the tile grout, and a used ponytail left sitting on the floor. The shower floor itself was visibly dirty.
Terrible Follow-Through and Customer Support
When we first reported the issues, Vuestay said they would send someone to clean, but no one ever showed up. Later, they offered to come out around 7:45 PM. By that point we were already settled in for the night, and given the sheer volume of filth, this wasn't just a quick surface clean that needed to happen.
To make matters worse, every time we reached out during the stay, they just told us they were "working on it" and never actually followed through or contacted us. It has now been a month of continually reaching out, and their only response is still just that they are "working on it."
Renting a property in this condition—combined with a complete lack of accountability or support—is entirely unacceptable. Future guests should look elsewhere.
Terrible property management
The set up of the property itself was actually great but the management during the trip was abysmal. Two issues affected our stay and revealed a fundamental problem with how the property is managed.
We noticed mildew in a garage unit where people were staying as part of our booking, and after a mid-week rainstorm the odor became strong enough that the space was unusable. We reported it, but it was never resolved. I have no confidence that they will be doing anything to address the problem.
More seriously, when a child in our group had a pool accident, it took 48 hours to get any real action to help get the pool cleaned. When we finally arranged cleaning ourselves with approval, the technician found there was no chlorine in the pool at all — we'd been swimming in unsafe conditions without knowing it. We lost use of the pool for three days while it was fixed. Again, I have no confidence that the underlying issue will be addressed moving forward.
The support team we corresponded with was pleasant and responsive, but had no actual authority to resolve anything — every issue had to go through an unreachable "local team," which made getting timely fixes nearly impossible. Management ultimately offered a small refund, but it didn't fully reflect the extent of the issues we encountered.
Great property, but the weird middle-man set up with the management is a deal breaker. If you have anything go wrong during your stay, you’ll get nothing but platitudes.

Disappointing Experience for Our Large Family Trip
We recently stayed at Sea Colony in Bethany Beach. As a party of 61 people, we booked multiple adjacent condos specifically so our family could be close together.
After driving six hours and picking up our welcome packets, Vuestay called my cousins a few hours later to inform them their condo was "uninhabitable" and that they couldn't be accommodated at Sea Colony for the week. Canceling their vacation after they had already picked up the keys was devastating. The alternative offered was five miles away—far from the beach, with no pool, and nowhere near equivalent to what was booked.
As for the other six rentals, the photos online did not reflect reality. The units were heavily worn, with sand left across the counters and floors, stained and foul-smelling furniture and carpets, and even a blood stain on my pillow. The kitchen supplies were abysmal; we had to run every dish and utensil through the dishwasher as soon as we arrived. We had to go to TJ Maxx to buy some basic pans / utensils. When we turned the oven on, it immediately started smoking because it was so dirty (though to their credit, management did send someone to clean it same-day).
I understand that booking in August means inheriting two months of summer wear and tear, but that should be reflected in the price. Highly disappointing overall.
BUYER BEWARE !!!!!
Booked thru Vuestay 1 year in advance. 3 hours before check in received call from Vuestay, stating that pool has some "brown stuff in it and needs to be drained" Therefore pool would not be available for at least 2-3 days. Requested financial adjustment to our rental as we were not getting what we paid for at booking. Was told they would "expedite request. It has now been 9 days and the only response from Vuestay was "we are sorry, we want to make it right, we are expediting your request" Vuestay is the absolute worst customer service ever experienced. Avoid this organization. The we rented also had ripped screens, windows full of bugs, lower living area full of bugs and severe mold/mildew. Old broken gas grill, oven which was not cleaned nad when preheated filled the house with smoke setting of fire alarm. AND ABSOLUTELY NO RESPONSE FROM VUESTAY TO ADDRESS ISSUES

We stayed this past week. When we arrived the fob for the pool was missing. After back and forth and the run around we were able to get a fob after 3 days.
The beds upstairs are very hard. The pull out sofa bed was gross. The note on fridge about the recycling being every other Tuesday could have been a little more clear such as dates.

Vuestay Nightmare
We acquired Vuestay after they bought out Vacasa and it has been a complete nightmare since day 1 of the transition. The staff at Vuestay are rude, lack knowledge of your property or could careless. When we were with Vacasa they were top notch! Vuestay staff has been rude to our vacationers renting our home, even ending with a fair review due to their staff customer service and rudeness. Their staff has screamed and myself and my husband to the point of us telling them if they enter our property we will contact authorities and then them proceeding to tell us "oh well" we have no one else so your left with what we got. We have sent several pictures of damages from guest that we expect to be reimbursed for and its like crickets. No answer to emails, phone calls or text messages. Their scheduled maintenance staff do not take the trash to the curbs on the scheduled days often leaving full trash bins sitting for the next guest! If I could give them a "0" star I would. We are selling our home and per their email and our contract once we give 90 day notice then bookings after that can be directed to another property and they are refusing. WOULD NEVER recommend them to anyone!
Awful customer service
We reserved our house in Ocean View, DE through Vacasa who passed the rental over to VueStay. When we paid our reservation in full, a cleaning fee was included.
Upon our arrival in July 2026, we asked if we could enter the house at 3:30 which was half an hour before check-in. I texted them sitting in front of the house. We were told we had to wait until check-in at 4:00.
When we toured the house we noticed all of the stains on the carpets and immediately started taking pictures for reference. I then started noticing a few gnats and flies flying around the house and noticed they were coming from the pull out cabinet. When I opened it, more gnats and flies flew out. There was garbage piled in the pull out cabinet behind the garbage can. Took pictures and then proceeded to clean it out. There were rotten cheese wrappers and other garbage piled.
Went to get a dish out of the cabinet to put a snack on, and all of the dishes in the cabinet were covered in food. I took pictures and out all (yes every single plate, silverware piece and bowl) into the dishwasher to wash them. My husband wanted a cup f coffee. He opened the coffee pot to put a filter in, and there was still a filter in there filled with moldy coffee. Took a picture of this also. Washed the coffee pot by hand in the sink so we could use it.
I texted all of the pictures I had taken right away to the contact phone number and also emailed them to the contact email address I had. I was told over and over again they would look into my issues. It took me over an hour to get everything cleaned and ready to be used.
That evening we were heading out the door, and the handle to the screen door came right off in our hand. There was a screw missing to keep it attached to the door. Immediately took a picture and sent that. We were told they would contact their maintenance group and see what could be done. We had out dog with us since it is a pet friendly home. I told them we banged the handle back on and did not want maintenance coming because we didn't want our dog getting out of the house.
I received text messages and emails all weekend long telling me they were looking into all of my complaints, please send the pictures again and enjoy our stay.
When we arrived home, I received an email asking how our stay was. I advised them they knew exactly how our stay was since I was in contact with them all weekend. Not one single text or email has a name on it though.
After two long weeks of going back and forth with "oh we are so sorry, hope you enjoyed your stay" we finally received a cleaning fee credit.
Yes, they made good on the cleaning fee since the house was far from being clean. But it didn't make up for the frustration of having to clean the house before we could start our vacation and having to deal with texts and emails the entire weekend of our vacation.
I will never use VueStay to reserve a vacation home again.
Marthas Vineyard rental TERRIBLE
I rented a property on Martha’s Vineyard - the same property I rented last year. The difference was that VueStay is the new management company. I am disabled, and when we got to the property, the driveway was blocked off. We had to park about 100 yards from the house and walk and carry all our luggage over a rocky/gravel driveway. That is just not possible for me. I called, texted, emailed several times and all I got in response seem like robo-replies. And they text me at 2:00 in the morning when I’m sleeping. I was physically unable to stay on the property and left a week early. They refused to accommodate for my disability. I have still not received any answers to my inquiries except to say there are no refunds. Worst rental experience EVER. When I made my reservation, the management co was Vacasa. They changed to VueStay after I paid my deposit. Had I known how terrible VueStay is, I would have canceled immediately. They are responsive only until fully paid. Then nothing. I will never rent thru them. Be afraid. Be very afraid. Do NOT rent thru VueStay. They are the absolute worst.
