Most of the staff are rude impolite
Most of the staff are rude impolite. Don't explaine properly. Insist you've signed things you haven't. Like new tenancy agreements. Vico homes do not follow the law . But cannot provide proof of these signed items. As someone who looks after there home was told my garden was that of a house owner rather than a social tenant. It's to well looked after .

Shared Ownership
I was born in Social Housing and never expected to be able to afford my own home. Buying a property through Vico Homes Shared Ownership was a dream come true. The property we bought was affected by disrepair and drug paraphernalia, we later learned that this is a problem affecting both buyers and tenants. Vico Homes attitude was elitist considering their remit. Do we not all deserve safe homes regardless of our income level? We were told that the house next door was going to be sold on the scheme but Vico Homes put tenants in it. These tenants have abused, harassed, tormented and bullied us from the day they moved in, going on 3 years. They have caused physical and mental harm requiring ambulance, A&E and doctor visits. The tenants and Vico Homes response left me suicidal and I self harmed. I have a life-threatening illness, you would think that the abuse of a disabled person would be taken seriously by Vico Homes, but, unfortunately they view disabled people as less than human, they think it is perfectly acceptable for the drugged-up monsters they house to abuse disabled people who are dying. Vico Homes refuses to take any meaningful action against their tenants, no matter what they do. Vico Homes are complicit in the abuse because they stand on the side of the abusers and empower them. Their tenants have caused a deterioration in my medical problems, and disrupted my medical care. I ended up with nowhere to sleep following life saving surgeries as our home could not be safely lived in. Our medically vulnerable child has been harmed both physically and mentally. We had no choice but to contact the authorities for help. We also witnessed disturbing child safeguarding issues that Vico Homes staff minimised, refusing to attend or signpost to relevant agencies. Vico Homes put recording equipment in our home but they told the tenants when it was installed and removed. We gathered our own evidence, asked Vico to send us a link/portal to provide this evidence and it took them 18 months to do so, they then disregarded the evidence, calling it "historic" as it was more than a few months old. This is how they protect and empower abusers. We made many frequent, desperate requests for help - all were refused. Despite clear breaches of the tenancy, Vico Homes claim that this is nothing to do with them and they tell us to contact West Yorkshire Police. The police refused to attend multiple serious incidents, and told us it was not their responsibility, telling us to contact Vico Homes. After contacting them back, Vico Homes tell us to contact Wakefield Council, and the council tell us to contact the police, who tell us to contact Vico Homes, who tell us to contact the police, who tell us to contact Vico Homes, and on and on - for going on 3 years. One thing we found interesting is that West Yorkshire Police has a police officer on secondment with Vico Homes. This police officer is embedded with the organisation and is even involved with the lettings panel, deciding who is awarded a home. The fact that West Yorkshire Police can place individuals in a Vico Homes property in any community should worry us all. We have seen for ourselves how people have 'jumped the queue' for housing, literally turning up here from elsewhere in the country, being put straight to the top of the queue, while local people in desperate need of larger homes languish on the list for years. We have seen for ourselves how some people in our community appear to be above the law - Untouchables, a protected species, who can harm whoever they like and the police take no action. We should all question why. Vico Homes claim to be "building better communities", on their website they say, "A home is more than four walls and a roof. It should be a safe place. A place to start things. A place of opportunities. A place to grow. A place you feel you belong. These are the places we provide for today and for the future." It's all lies! Their tenants told us we don't belong here and subjected us to racial abuse. I'm having to sell my home because Vico Homes will do nothing about antisocial behaviour. What about my future? Their solution was to tell us to leave and they offered to buy our home back from us for thousands less than it is worth. Vico homes has over 32,000 homes across the north of England and any one of those tenants could have been placed in those homes with the involvement of local police. Vico also states that they are regulated by the Social Housing Regulator, yet we contacted them and told them about our situation and they would not help us either. "Vico Homes is built on the foundations of WDH." A foundation of apathy, negligence, Gaslighting, lies, failure, fence sitters who turn a blind eye to abuse and child safeguarding. Vico Homes are an organisation that steals hope and destroys lives.
