Scammers they have this clause in the contract.

5.8 Where the Guarantee is terminated early but is not protected by clause 6.2 no pro-rata refund will be available for part year cover.

Means if the tenancy is terminated early (house has severe issues or whatever) they steal a rent from you.

Process was really straight forward and the costs are reasonable for what you are paying for. Whilst I know my landlord will not have to rely on making a claim I’m glad this option gives her added assurance.
