I paid this company for a simple house deed change to include my partner so that I may apply to remortgage. The person I initially spoke to was great reassuring and took the service fee straightaway and had a video ID call scheduled in 2 weeks with Lukeman Pathan and sent a TR1 in the post to be signed by priority post. He had also advised us that there was a free expedited service available and to mention it to the person that would be doing our ID check. We promptly signed our TR1 sent it out the very same day with the provided prepaid envelope.
This is when it started going downhill, we did not receive any communication from then till our scheduled appointment. Not even to say the TR1 was completed correctly and had been received by themselves. We waited to be called on WhatsApp to be called for our ID check by Lukeman Pathan, nothing. After around 45 minutes we decided to call into their office and ask why we weren’t called for the scheduled interview. The lady stated that Lukeman had a prior engagement that day, now if this was known in advance why were we not contacted beforehand that the appointment needed to be scheduled? Or maybe that we shouldn’t have sat by the phone waiting for a phone call? The lady then said she’d reschedule the appointment for the next day same time. Next morning we waited by the phone waiting, 15 mins past the appointed time went by absolutely nothing… AGAIN. By this time we knew we had to be the ones to chase up something that should’ve been basic communication. Again a lady answers except this time she had no answer as to why Lukeman was not at the appointment and that she’ll ask around. Magically 5 mins later we receive a WhatsApp message from Lukeman, no apology or excuse, saying he would call us shortly. All this just for a simple 15 mins appointment to check IDs. When we mentioned to Luke about the expedited service, what to expect next, eta answered that it wasn’t his department. he only said he’d get it signed and processed by next day. I’d like to mention during this chase we found out Lukeman was listed as a trainee solicitor with Taylor Price Solicitors, prob a partner or department w/ them . This was all in mid March. We initially paid for this service beginning of March and the nightmare started mid March.
1 1/2 months go by we see no update, no emails, no phone call no nothing. We’re both unfamiliar with the process. OnlineLandRegistry didn’t want to tell us anything about process times, the process, nothing. From research we’re aware straightforward TR1’s, which in our opinion it is, take 6-8 weeks usually to process and complete. We thought optimistically maybe it had been processed quietly and we’d get an update 6-8 weeks later it had been done. NOPE, we had to send several enquiries through their website, albeit quite heavily worded ones due to our subpar service and lack of communication, for them to finally reply to ONE enquiry out of many a week later. Essentially stating how they have sent documents to sign and complete ourselves and to also mail these into HM Land Registry ourselves and that with that their service had been concluded/ completed.
The documents came 1 week later with a mostly complete ID1 and ID5 for me and my partner to sign, no forwarding address for HM Land Registry. We had to google it. The documents were dated for MARCH. Did I mention they never told us whether our TR1 we sent back completed and signed the same day upon receipt back in MARCH was even sent off to HM Land Registry. So even if we had sent off the ID1 and ID5 ourselves would HM Land Registry even have a TR1 to refer to on file??? It is Late APRIL by now. So, we call in that same day to ask about the forms we received first call gets dropped as soon as we quote the order number. How strange. We call again after quoting the order number we’re put on hold and the man that answered states that actually we should ignore the documents we were sent because now they’re going to send everything themselves. We ask when would this be sent, reiterated again we needed this done quick for a remortgage, that is that even possible since the forms they just sent needed our signatures so how would they have sent the documents without them?? They essentially dismissed us saying yh yh yh we’re doing it all from our office don’t worry. That same day I sent an enquiry for clarification about the phone call and what was told to us so that we’d receive written confirmation that this was correct. We also stated we would like confirmation when the papers TR1, ID1, ID5 were sent off to HM Land Registry and the reference number do we may keep up to date on the process. You guessed it, no reply AGAIN.
Now it’s May, still no word and money wasted. We’ve sent another enquiry today threatening legal action for inadequate and negligent legal service.

They emailed me the title deeds of a property when I requested and paid for transfer deeds at a much higher cost than the government official site. Misleading.

Do not use this company. They masquerade as the Land Registry but they are not. Their sales agent lied, telling me they had access to documents I could not get myself from the land registry. They also lied to me about the cancellation and refund process.
They also lied about the documents I would receive and was told that I would be getting ALL of the conveyance documents available. What I received was 4 useless single page PDFs which are of no use, and certainly far from being all the available documents.
Unfortunately I realised what was going on literally a moment too late to stop the payment and unsurprisingly their cancellation and refund team is armed with 101 legal grounds why you’re not entitled to a refund. This clearly happens a lot.
Anything they will give you you can get yourself directly from the Land Registry for a fraction of the cost, don’t feed them.

I made the mistake of using the onlinelandregistry.org.uk instead of going the official UK government website. I paid over £100 for 3 documents, documents from the official site would have been less than half that.
Having recently paid off the mortgage, I bought one document online for £36. Within 5 minutes of placing the order I was called by someone from onlinelandregistry.ork.uk and told that I needed another 2 documents to complete the package, another £36 per document. At the time I felt that I had been conned. Later in the day I found the time to check the government website. Indeed I have been conned.

This company obviously disputes all my experience with them— reciting their script repeatedly about their terms and conditions. Sophia is kept mighty busy copying and pasting!
They have tied up their dealings to protect themselves from accusations of bad advice, poor customer service, over pricing and even mis selling! Out of all those 1 star challenging reviews I wonder if ANY got any recompense. The offer to communicate via their enquiries email will get you nowhere. They are still denying me any of my £54 back and that was for incorrect customer advice. How does Muhammad live with himself?
I am pleased for those giving 4 or 5 star reviews because it appears they are unaware ( as I was for a while) that they could have got the same information for about an eighth of the cost from the Government website.
I cannot believe these third party companies are not investigated and highlighted more. Where is Rogue Traders and Watchdog when you need them.

I AM VERY HAPPY TO NOW REPORT I HAVE BEEN REFUNDED FOR THE CHARGE FOR THE OUTSTANDING DOCUMENT THAT TURNED OUT TO BE A DUPLICATE SHEET ALREADY PURCHASED.
THEY SUGGEST I MIGHT CONSIDER CHANGING MY REVIEWS SO I PROMISED TO ADD CONFIRMATION OF THE REFUND WHEN IT ARRIVED. IT SHOULD NOT HAVE REQUIRED MY CONSTANT BADGERING TO GET THIS HOWEVER AND NO HOPE OF AN APOLOGY! BE VERY WARY AND JUST GO TO THE OFFICIAL GOVERNMENT SITE!!!!

CON MERCHANTS! Having paid more than 3 times what a conveyance would be from the government , I only received part of it! When ordering you fill out boxes why you need it, yet all that was clearly ignored. I was told the information I was sent (just the plan) was the only part of the conveyance they had, yet the title register does refer to written words from it which is the part I needed. If they don't have a full conveyance they should inform you before you pay. These fraudsters wont give me a refund either!! Stay well clear and use the official government service instead!

Very efficient. I used on line services between meetings at work and in my haste to complete the request I didn’t request all documentation for my tittle deeds etc. Within minutes I received a call from a gentleman in land registry offering to assist me. Everything was done and completed within 2 minutes and I received all documentation via email with confirmation printed copies would be sent by tracking with Royal mail. Fabulous and very efficient service.
