I paid a 20% premium management fee to Leaders Waterside (Ocean Village) expecting my property to be fully protected. Instead, it was completely neglected. None of the property manager are there to protect your asset.

The branch missed property inspections for months on end. They completely failed to notify me that the tenant had illegally changed bedroom locks , kept a tortoise in the bedroom , smashed the bathroom glass panel and was declining access, which meant the property was left unmonitored. Because of their complete failure to manage the tenancy,

To make matters worse, when I rightfully wanted to severe ties and switch to a competent agent, Leaders tried to trap me financially. They demanded ongoing commission fees just to switch agents for as long as the tenant remained in the property essentially trying to charge me for a service they completely failed to deliver.

I had to step in myself and issue a Section 21 notice to legally terminate the contract and get the tenant out

When the tenancy finally concluded, the independent check out report revealed a property left in "poor" condition with £2,364 in tenant damages including severe plaster damage, ruined flooring, missing furniture and even an unauthorized pet tortoise that went completely unnoticed by the staff.

When I escalated this to the Regional Director, of leaders, I was offered a generic performance guarantee and a derisory £150 goodwill gesture. I had no choice but to take them to the Property Ombudsman.

While the Ombudsman investigator unfortunately used a strict procedural loophole (Paragraph 12b) to stop a full financial adjudication because Leaders tactically increased their offer to £350 behind the scenes, the Ombudsman formally wrote into the legal record that Leaders' service "fell below the standard a landlord is reasonably entitled to expect."

It then took them >1 month to issue the refund- after constant emails from the Ombudsman
If you are a landlord looking for an agency to protect your investment asset, look elsewhere. I would highly advise anyone to avoid Leaders ocean village southampton. Once you sign your contract with them- your asset is at high risk

Extremely bad service. We gave them everything they need about a month before the expected tenancy start date. We had been calling them every week, asking to share the contract so that we can read and sign, and then make arrangements, e.g. our kid's school transfer just to begin with. They made us wait and they had the audacity to send the contract on the date the tenancy should start, not even one working day prior to the tenancy start date. I have never experienced such a bad service in my 16 years of renting experience in the Netherlands, Cambridge and Southampton. It is so pathetic that they don't even say sorry, instead they say it is standard. For an unprofessional service, I guess it is standard. Stay away if you have an option. Unfortunately, we don't.

Harvey at leaders Ocean Village was excellent from start to finish. He was very professional and approachable. Everything was done quickly and I was kept updated all the way.

They found me a lovely tenant straight away and kept me up to date with everything that was happening. Everything has gone very smoothly. I don’t live on the mainland so I had to totally rely on them for everything under the fully managed service.
They now have a very happy landlord and happy tenant.
I wouldn’t hesitate to recommend them.

I think Jas Phone is a credit to Leaders. She is extremely personable and helpful and explains everything clearly. I would also like to say that Emily Westmore is also a credit to Leaders - and they are both in the same branch! Emily started the ball rolling with me buying the flat. She has always been so friendly and helpful and takes the stress out of stressful situations.

If you have a little sense, stay away from these, real estate companies that do not know what customer satisfaction is, that make you regret renting a house. Those who are not victimized are either lying or their own employees. Avoid these kinds of places that have no business ethics and victimize you at the speed of light.

They don't even deserve a 1 star rating - Do not trust leaders with the No Deposit Option it is a scam - Not only do they not explain how it works but they will charge you you a extra fee on top of the rent to cover the NDO - which you will never get back and then you will still be liable for any damages etc to the property when you move out. I understand the liability of having to pay for damages etc but what warrants them charging an extra 50 pounds a month for the NDO for the full duration of the tenancy? Be very wary of their NDO agreement. Read the fine Print and be careful before signing. They will also make you sign up for insurance with their providers as well. So you pay for insurence and a NDO and then still whatever charges are charged at the end of the tenancy.

The sale of my property took over 6 months to complete even though there was no chain and it was a cash purchase. I told Leaders I needed to complete before August 23 (Having accepted an offer in May 2023) as my mortgage was about to triple and that was the reason I was selling. I was assured if I used the In-house Solicitor (along with the Purchaser) then this would make the whole process quicker. I later found out that the Purchaser used a different Solicitor and the In-house Solicitor was in no hurry at all (despite my pleading with them nearly every day to push the sale through as quickly as possible). I would not recommend Leaders to anyone. The staff were always very polite but every time I spoke to a member of staff I was told a different story as to where we were with the sale process, even when they checked on line as to where the Solicitor was with things, it was completely different to what the Solicitors were telling me. The whole process was very very stressful from start to finish and I often ended up in tears through shear frustration. Very disappointing.

Thanks to a spot on valuation I got a buyer super quick, and having a Move Manager was very helpful in terms of keeping information about the progress of the sale flowing. Shout out to Jules and Becky at Leaders Ocean village.

Leaders Ocean Village is by far the worst letting agency I have ever come across in my 10 years of renting in the UK - including student rentals!
1. Breached data laws - they gave my details to an energy company (because they have a partnership) that I specifically outlined in my contract that I did not want to have my data given to (due to previous bad experience)
2. Delayed getting keys for tenancy - this in part is due to me outline several times via telephone and email that I did not want to give my details to the energy company and they did not comprehend and felt that I had not signed my contract even though I specified multiple times why this was the case
3. Poor communication - the property manager changed every 3-4 months and each time I had to outline the problems with the flat over again. They would be quite good to begin with and then slowly stopped responding which is indicative of a poorly run company that encourages poor treatment of tenants as it was then indoctrinated into them before they left.
4. Never sorted things - I waited a year for a new fridge drawer which was broken when I moved in. The flat was still infested with silverfish when I left despite pointing this out within the first month of moving in. There were many more like this too!

Overall it was a frustrating experience renting with Leaders and I would never rent from them again. You can't trust what they say or offer. Most of all it's impossible to communicate with them.

Holly, Holly and Holly! We contacted Leaders to rent a flat in April. It was there that we first met Holly Rollings, she showed me around the flat and told me the negative and positive aspects of flat very clearly. We agreed to rent the flat and I made my deposit. However, we had a minor problem with my wife's job change and we were seriously worried that the contract in our current flat was going to expire and risky to not complete referencing process for a new flat. Here, one of the best Negotiators in this country, with both her professionalism and his skill in crisis management, stepped in, that person is Holly Rollings. Holly understood us and approached patiently. She said it was a while, she said there was nothing to panic about. She kept us constantly updated and stated that she was monitoring our situation. She responded quickly to our emails. We felt that she was with us and we completed the reference process successfully!. If it was someone else, they wouldn't have shown this patience, wouldn't have approached so quickly, understandingly and respectfully. (this is fixed in my previous experience) But Holly Rollings is, was made for this job. Leaders’s greatest chance is to have such a staff. From now on, just for Holly, we will recommend everyone to work with Leaders (the Ocean Village branch where Holly works, of course 😁). These guys are completely incompetent, working hand in hand with Landlords to rip off Tenants. I rented a property for 4 years and it was a terrible experience from move in to move out. Didn't have my key or resident parking permit on move in. Had no idea where the Inventory List was and it took them ages to find it (and I had to push for it).

Kept one pair of keys, even though they were not managing agents, under the guise they may need to visit the property.

Charged exorbitant move in fees and checkout fees and never had any idea of what they were doing, with different actors coming in and being totally lost in correspondence.

On end of Tenancy, lost their keys and accused me of having both pairs (even though in my Contract it clearly states I had only one pair). Wrote a fabricated Inspection Report, making up minutiae details so they could weasel in their cleaning company.. STAY AWAY, THESE GUYS ARE BEYOND INCOMPETENT and at the least, criminally negligent. Zero sense of caring for Tenants but in cahoots with Landlords to manufacture trumped up fees. Watch out also for selling their own Contents insurance, which is not necessary but they will intimidate you into taking it.
I would give them zero stars but that's not an option.
