Leaders did a great job in transitioning between tenants and Thomas Overton was great in quickly finding new tenants. Communication with Leaders has always been first class.

After 2 years of renting through them without a late or missed payment, they put the rent up to a level I didn’t think fair for area so I moved on, now my deposit is being held hostage as I disagree over a 350 deduction for a bit of over grown garden and a plastic bag full of rubbish in a shed I forgot to grab, offered to go sort it but threatened that there would be a trespass issue! Wouldn’t use again or recommend!

(My personal experience – and an absolute nightmare)

After two years as loyal tenants — never missing a single rent payment, never causing issues, always keeping the property in great condition — our final experience with Leaders Estate Agents in Boston was shockingly bad. And almost every single problem came from Grace Palmer, whose behaviour, in my opinion, was incredibly unprofessional from start to finish.

When we requested a simple 15-day extension, the response we received from Grace Palmer was unbelievably rude. The tone felt harsh, dismissive, and even borderline threatening. From my experience, Grace Palmer showed zero professionalism, zero customer care, and zero respect for us as tenants. It genuinely felt like she had no idea how to communicate properly with customers.

Before leaving, we paid for professional cleaning and professional painting, making sure the place was spotless. Despite this, Grace Palmer still tried to charge us again for cleaning. To us, it felt like she was desperately trying to find any excuse to deduct money from our deposit.

And then came the ridiculous charges — being told to pay £80 for a five-minute job. In my opinion, this was absolutely absurd and felt like nothing more than an attempt to drain every bit of money they could from us.

Throughout the entire checkout process, it genuinely felt like Leaders — and especially Grace Palmer — were trying to take as much of our deposit as possible. We only got our money back after we filed a dispute, which we won.

After everything we went through, my honest opinion is this:
Stay away from Leaders Estate Agents in Boston.
And especially stay FAR away from Grace Palmer, whose behaviour made an already stressful situation so much worse.

Wonderful and professional

Due to poor management of my property by leaders my house was destroyed, when trying to get hold of anyone at leaders no one was interested, previous inspections had not identified any of the issues and repeated copies of old inspections sent to me. Last tenant left the house internally and externally in poor condition and denied responsibility, these actions had accumulated over months of tenancy and were never picked up or addressed by leaders, I am now having to go through mediation, poor company poor attitude poor communication

Gemma has shown professionalism at all times.
We are not local to Boston and her support was therefore invaluable.

Lyndsay has been excellent at communicating with us right from the start. Even when contractors are coming and talking to landlord to sort issues. This has to be my best experience of letting agents. This has continued since we moved in 9 months ago. Keep up the great work.

Currently a tenant of leaders and they have done nothing but make sure everything is OK for u and I've currently had to cancel the inspection due to medical reasons and they couldn't do enough to help and support me

I use Leaders in Boston and needed information from them at short notice.
Nothing was too much trouble for them and Gemma was able to get me everything I'd asked for before 1pm the same day taking away all the stress from my situation at a great relief to myself.
Would recommend Leaders without question and I can't thank Gemma and the team there enough.

Absolutely disgraceful estate agents.
My boyfriend rented a room in a shared house of theirs in Grimsby from Dec 2023 to Sept 2024, and it was a disaster from start to finish.
The whole house was in appauling conditions, which we didn't actually realise until after he moved in - dirty, unsafe, unlivable.
First of all, the kitchen was literally falling apart. The stove had been wired up wrong and was dangerous to use, not to mention it was absolutely disgusting. All the appliances in the kitchen were so dirty that if you had used them, you'd have ended up in A&E seriously poorly.
Leaders never once hired a cleaner for the property despite lots of broken promises to do so.
Leaders promised lots of things - a new fridge, new cooker, a cleaner, I could go on and on..
Once the landlady finally agreed to a new kitchen, she hired some cowboy contractor to come and fit it - and what a disaster. The walls were left as bare plaster, the cupboards didn't fit, the sink leaked water all over the kitchen floor, which was dangerously close the wrongly fitted lose wires around the cooker. We didn't think the kitchen could have been any worse to start off with, but we were wrong. It was so much worse.
During a housing inspection, it was pointed out that the room my boyfriend had been renting had been wrongly plastered on the ceiling, and it could collapse at any time. The landlady tried to hide this under highly flammable Polystyrene tiles.. not great if your boyfriends room is already above a dangerously fitted and wired kitchen! After the housing inspection, the landlady once again brought her cowboy contractors in to "fix" the problem. The contractor made such a mess of my boyfriends room - plaster and paint on my boyfriends possessions, paint on the curtains, and all over the floor. No professionalism at all.
Since my boyfriend has moved out, Leaders are trying to now charge him for the damage caused by this contractor, a professional clean and extra rent!
My boyfriend cleaned the room to a better standard than before he even moved in, and despite our ongoing efforts to dispute these bogus charges, Leaders have now turned to harassing his guarantors for the money.
I would like to mention that my boyfriend was forced to renew a temporary tenancy at the property as we were waiting to move in together, but our move had been delayed. In saying this, he was assured that under the new tenancy, he would not need the original gurantors agreement to the new contract.
Going back to the conditions of the property, I can not stress enough how poorly Leaders properties are kept!
My boyfriend was in constant communication with Holly from the Boston office, who fobbed him off time and time again.
Just before he left the property, it was decided that the tennants must now pay for their own gas and electric aswell, on top of the £425 a month rent! Shocking.
I am now so angry about how he has been treated by Leaders.
As estate agents, you should be ashamed of yourselves!
Your properties are shambles, and some of these houses should be condemned.
We will fight you all the way on these ridiculous extra charges, you're not having another penny off my boyfriend!
