Disgusting vile money grabbing vultures. I lost my mum very unexpectedly she had 2 younger children 1 with alot of disabilities. Me and my husband hired these people to help us with guardianship of my siblings as we were unsure where to even start. When we contacted them and the man we spoke to was really nice and helpful and said we could pay via a monthly payment plan as it was all we could afford. He said he would try to keep cost as low as possible we just had to pay £300 upfront. So we did. My husband contacted the solicitor to set up a payment plan 1 week before court where he was informed that the solicitor couldn't come to court if we didn't pay the full £1000 before our court date. my husband told him we didn't have that kind of money we could pay £200 a month which is a strain on our finances. He told us to pay the £200 and he would see what he could do. It is now the day before we are due in court and he sent an email at 4pm saying he cant come to court unless we pay another £400. This has caused us so much distress on what is already such a stressful time aswell as losing my mum going though the whole long process of trying to get guardianship. We now have to attend our court hearing without representation. I would avoid this company at all cost its vile how they could let us down so close to our court date and not care at all.

Very efficient and helpful service. Sara answered all of our queries and was very thorough to ensure we had all the documents we needed. There were a few hurdles in the process, however these were communicated to us clearly and Sara resolved them as quickly as possible.

Horrendous experience. They dealt with my conveyancing and in total I was passed round to a total of 6 people....misinformed along the way which resulted in me incurring costs. It took months and months for them to finalise the sale/purchase.....nearly resulted in the chain of only 4 collapsing. I was even left unable to complete on the day and had to put my stuff in storage for a weekend and had to move on the Monday.....resulting in double removal fees/storage costs and unnecessary stress. I've previously complained to the directors over the horrendous service and had no reply.....several chase calls and emails to find out why they are not acknowledging my complaint has resulted in an acknowledgement but no real remedy....Next step is Ombudsmen.....they don't leave you with any other option.....really poor experience .....I wouldn't recommend or ever use again.

This time it has been a bad (very bad) experience.

Had a senior member of team call me once I explained I would go to Ombudsman if service issues continued.

That person was good, and reminded me of when this firm used to be very professional. They apologised and promised action and it was better for a bit.

However the team has reverted to a culture of indifference and poor service.

Suspect they just don't have the capacity or culture to serve clients like they used to, or like anybody should reasonably expect from a firm providing legal services.

When I looked at their Trustpilot reviews again, noticed invited views are very good. Organic reviews are poor. Given the company did not share a link with us to provide a review, there might be significant selection bias in the overall score. If I had spotted that first, I would not have used this firm again. A lesson for the future.

Worst solicitors ever- took over 500 emails from me to get them to undertake basic tasks. Messed up the finances and lost my money.

Over a year later the house I bought still isn't registered in my name and despite numerous calls and emails they have done nothing about it.

I CANNOT USE MINUS STARS IF I COULD BELIEVE ME I WOULD.

After using Emma Rudakowski Director/Solicitor Head of Conveyancing to purchase a flat she never brought to my attention any legal information at all critically any major service charge works scheduled. This is the "director" of firm. Three months after purchasing I received an "estimated" initial bill of £25,000 from the council that I must pay. Then I received a £7,000 bill from 7 years previously that I must pay as the new leaseholder. This firm never raised any queries or acted as they should have to inform me. I'm financially ruined and these are the first bills scheduled to keep coming for the next 5 years. Emma Rudakowski and her associates are only interesting in taking on cases to bank the £3,000 conveyancing and associated costs from taking on cases. After crippling me this debt and negligence Emma Rudakowski was actually promoted by her firm. Since unfortunately after my dealings with them I have spoken to numerous past clients who have had detailed similar experiences of not checking things, making grave grave massive mistakes and then ignoring people. The negative reviews on here are 100% true representations. I am also aware they are writing there own fake reviews now on here counteract there disgusting poor service.
The response after I raised these legal concerns to my solicitor who was supposed to be "acting in my best interests"?
Emma Rudakowski chose to ignore any email and after I paid her her fee I didn't hear from the firm again. You must complain to the Ombudsman if you have been affected. I know some past clients on here have already. This mounting debt I'm faced with of now almost £40,000+ plus that I am faced with and ongoing for years to come. I can't even sell my property and in a time where properties have increased mine is now due to be repossessed and a dead asset.
YOU MUST AVOID THIS COMPANY OTHERWISE YOUR OWN SANITY WILL GO. IN ADDITION THEY LEAVE YOU TO BEING OPEN TO BEING FINANCIALLY RUINED AND DESTROYED FOR YEARS TO COME THEY ONLY WANT TO CHARGE YOU THEN IGNORE YOU AS THEY BELIEVE THEY CAN GET AWAY WITH BEING NEGLIGENT.

It is a real shame that this firm is now where it is. Used them in c 2010 and was great. So when I read google reviews about current service did not take much notice. My experience however has been awful. The firm is unprofessional and it is difficult to understand how any solicitor would be OK with the poor service provided, making basic mistakes - including putting the solicitor's name on who would become the next property owner. Everything has to be checked and chased, and you have to complain before the next tiny step is taken. It is a shame that I have to say this, but avoid using them until they make clear they have fixed issues. The worst service from a professional service company I have experienced.
