Lambeth Council are completely inadequate. Non transparent with tenants. Disrepair complaints and legal case has made no difference to how they deal with me. I first reported repairs in 2017, despite all complaints procedure followed, 2 out of court agreements and 2 compensation payouts, I still await the repairs to be started. Wates are no better. They have sent me a floor layer to repair my windows, then suggested a plumber inspect my roof. Absolute joke. Completely corrupt, broken system. Yet, they can send me very threatening emails, when it suits them, they've never responded to any of mine. Jokers! I've been waiting since 2017 for a number of different departments to contact me ( back office, responsive repairs, outbound team, disrepair team etc) I have dozens of enquiry numbers, reference numbers. Complete waste of taxpayers money. I dare someone from @Lambethcouncil to contact me but I doubt they will.
Lambeth Council Failing a Vulnerable family living in Damp and Mould conditions since 2021
Lambeth council is very unprofessional and have no care or obligations to ensure their tenants are safeguarded or housed in properties that are habitable. I have been complaining to Lambeth council since 2021 about my property having extreme damp and mould in every room and that it’s dangerous for myself and children to live in the property as I have a child with Sickle cell disease who can not live in these housing conditions as well as having a child with severe eczema.
And Lambeth Council have completely ignored my complaint via phone an email to make things worst we are overcrowded as there is 5 of us in a 2 bedroom property despite all my
Persistent complaints and letters from the sickle cell consultants, Lambeth have still been none responsive so I raise my matter to the ombudsman who wasn’t helpful, so I contacted a solicitor to start a disrepair case and now my solicitor is facing the same issue I was having with the council delayed responding or no response at all. Lambeth are not willing to give my family a decant so any works can be down or not willing to move us as it’s now 2024 and my sickly child has to still live in this property and keeps getting sick due to the damp and mould that he’s living in and inhaling.
Lambeth Council do not care about the well being and lives at risk due to the damp and mould their properties constantly have and are behaving as to say damp and mould does not cause death especially to vulnerable people.
I even contacted my local MP Helen Hayes and Her party, but they keep emailing me back with what the council are telling her but not what she’s doing to help my case or situation and she can clearly see what the Council are telling they are not actually doing as years later I’m still in the same position and still emailing her for help. I really don’t know what the next steps are for me to take.

LANDLORDS BEWARE! STAY AWAY from taking on tenants with Lambeth Lettings!
LAMBETH claim to supply tenants that are 'fully verified and vetted.' DO NOT BE FOOLED - The worst type of tenants are fobbed off to private sector landlords!
In reality, THEY ARE NOT VETTED. As they claim tenants supplied are living in hostels / temp accommodation - the landlord cannot undertake proper verification checks of their own - so will be relying on council's word that they have vetted these tenants. In reality, those with known debts / Anti-social behaviour have been known to be put forward - AND HOPE THE LANDLORD WON'T FIND OUT UNTIL IT'S TOO LATE.
Lambeth has a duty to 'house' these tenants. The council clearly does not want to house these tenants from their own 'housing stock', so they will reassure private landlords in any way they can - so as to 'offload' poor quality tenants to the private landlords - and hope that they will not discover the true nature of their housing policy towards private landlords until it's too late. YOU WILL BE STUCK WITH THEM - YOU WILL BE UNABLE TO REMOVE THEM WITHOUT A COURT ORDER. The council will offer you no support when you run into difficulties - their duty of care is to the tenant not the landlord.
Do not be fooled by the incentive they offer to offload this type of tenant to private landlords. The headache in managing this type of tenant, the property damage and rent arrears, anti-social behaviour, will far exceed any incentive they offer. It is NOT WORTH THE HEADACHE.
In addition, you will be expected to sign a contract to accept BELOW MARKET LEVEL rent, and expected to accept rent to be paid in arrears directly by the tenant to landlord (unlikely to happen - given their bad credit history).
You will be left with the costly task of the near-impossible headache to evict through the courts. Lambeth then pass this defaulted tenant ONTO THE NEXT UNSUSPECTING LANDLORD without revealing their true rental history with the previous landlord.
Unscrupulous behaviour by Lambeth Council seems to be the norm - see others' feedback of Lambeth's overall service. See also the way that it deals with complaints on the Local Government Ombudsman - one of the worst councils!
In conclusion Landlords: be aware of any tenant referral service supplied by councils - these are desperate times - and there is a severe shortage of housing. Do not under any circumstances accept to house people from the councils. Stay away from this group, as the saying goes: "No good deed goes unpunished."

Lambeth Tenancy Enforcement is unfit for purpose and the staff are completely incompetent, uncaring and dishonest. I have been reporting my neighbour's anti-social behaviour for the past 6 years and they have done absolutely nothing to address the issues. I am not sure how they have gotten away with this - complaints against rude staff are not taken seriously. There appears to be no accountability - they can treat tenants with such contempt and get away with it.

Frustrated
November 6th 2023 my gas meter stopped working, screen stated fail!. I contacted my gas supplier who straight away said, I need a new smart meter. Engineer came, removed my meter but then couldn't fit the smart meter as he couldnt locate the "main fuse?". I have lost count the amount of times I have called Lambeth council, been passed from one department to another. People have sent "urgent" emails to the estate manager and tried calling the estate manager to no avail. No one calls back when they say they will. My gas provider can't come and finish the job until they can access the "main fuse". I'm literally going round in circles. What do I do? I work 8am til 6pm so don't have the time to continously call authorities. Why don't the (Lambeth council and gas provider) communicate? Its so stressful

The Streatham LTN is a total joke. There was no car safety issue in the roads now restricted and there no traffic reduction just displacement and those living and working on the main roads breathe worse air due to the standstill traffic. Sort it out Lambeth.

I booked a bulky item collection for Friday 29/09/23 for four items (3 bags of household items and 1 kingsize mattress). This is a PAID service. I paid £38.30. I left all items in the prearranged designated place. The items were not collected. Due to the council failing to collect the items, the items were left in situ, and the bagged items were ransacked by foxes on the Sunday (two days later) and the contents scattered all over the pavement. My neighbour was kind enough to clear up and dispose on my behalf.
After contacting the Streetcare Team, they refused to refund me for the UNCOLLECTED and ransacked items which they never collected or disposed of, this is despite them being instructed to do so by their Corporate Complaints Team, when a similar incident occurred in October 2020. They simply said "it is a non-refundable service". They are deceiving customers and conning them out of money by refusing to refund them when they fail to provide a paid service on scheduled date. They are also in breach of the Consumer Rights Act 2015. Thankfully I know my rights. I had to complain to Corporate Complaints again following this most recent incident and they instructed the Streetcare Team to refund me without delay. I am still waiting two months later. Councillor Deepak Sardiwal has even intervened and instructed them to refund me. STILL WAITING. Disgusting and disgraceful!!

Appalling council
Appalling council! They will only collect your rubbish and recycling if it’s wrapped in gold and their little royal highnesses can be bothered to lift their arms and pick it up! I’m so sick and tired of their incompetence it’s driving me insane. They are obviously not too worried about Health and safety to charge hundreds of pounds in council tax for crappy results ! Avoid at all costs !
They dont care
I have been a Lambeth tenant for over 25 years now, And the past ten years have been absolutely dire.
They dont want to fix anything, they let their properties fall apart, everytime you raise a repair they close it after one visit even & the problem isnt fixed. Like recently i had an issue with my boiler and i have 5 different reference numbers for it, as they would come look at it say what needed doing and then close the job without doing the repair.
They leave the lifts out of service for weeks at a time, i would say half the year is spent with a non working lift. This year they also decided not to cut any grass in any Lambeth park or green space. Not sure what they are doing with my rent money but they are not putting it into repairs or looking after any communal spaces.
Cowboys and desprate for money
These ticket wardens ticketed me in such a sly way its unbelievable. I parked up spoke to the warden a little distance away while he was viewing cars and i said "im just paying for parking" as i turned the corner he fxckkng ticketed me.. i apealed as my ticket was done 2 mintues after i had parked up. I appealed my ticket and they came back saying they were happy to give me the ticket.. they are so desprate for the money they would be happy to wait round a corner watch you park up and then give you no time to park. Your meant to get 10 mintues grace time from parking... they are so much in need of money they will do anything to get it.. there a bunch of job worths.. this one warden see me everyday.. thats the sh.tty thing about it.. no customer service at all.

So I had an opportunity to to deal with some of the people who works in the office, I am my self a costumer service so I know how to deal with the clients. But how these people doing their job is just miserable all the time rude attitude, hard to know for sure what's the deal with them but I am glad we are not working with them anymore....
Mugged by Lambeth Council
I have just been mugged by Lambeth council. November a year ago I apparently entered the wrong zone when visiting my son in the area and got a ticket.
The enforcement letter did not get to me for two months as my car was registered at my daughters address and she had gone to the US in November 2022 for two years. I asked if I could pay the original fine rather than the escalated fine and gave them my address and contact details overseas where I live and work. I heard nothing and wrote again….
Then, yesterday evening in London, in the dark and rain and almost a year later I returned to my car to find a clamp on it and a big burley bailiff asking me to pay £550 to release my car - I was over a 100 miles from home in the cold and rain.
This was a situation that could have been properly resolved months and months ago with even the slightest bit of efficiency and humanity on their part. But no - just steal money from pensioners … it’s so SO much easier!!!
Who ARE these people in Lambeth Council so devoid of efficiency, common sense and even basic human decency.
I am still shaking from the encounter and wonder if this can be reported to anyone?

Lambeth Council taking £514 under extreme duress for a £65.00 fine is little more than theft. Actually it is institutionalised theft and extortion. This is surely a police matter? Advice anyone?

Lambeth council are nothing short of a SCAM.
They refused my parking permit even though I supplied the required requested documentation.
They then issued me a fine and when I appealed it (to my shock) they refused.
Then the next letter I received was from an enforcement agency asking for obscene amounts of money for a £35 ticket which was for a parking fine outside a property I was paying rent for.
I am now paying £514 from a loan shark as I can't handle the anxiety of brutes showing up to my house stealing my possessions.
I'm already a suicide risk and have been getting help but this might just tip me over the edge. Thank you Lambeth Council.
Lambeth Repairs - USELESS
We have had a leak in our property (we are the leaseholders, Lambeth Council are the freeholder) since October 2022. We have had countless emails, phonecalls to the point of complete despair as we STILL (9th October 2023) have not had a resolution. When you call up Lambeth I get different people every time giving difference ref codes, dates, advice all of which so far have been fruitless and with no way of getting a contact for the contractors doing the works (on our roof which is STILL UNDER WARRANTY apparently). I really really discourage buying a property with Lambeth as the freeholders unless you want to breach contract and fix the repairs yourself! It could take years and even more years off your life due to frustration. AVOID.
