I've found them to be very good
I have lived with karbon for nearly a decade. They have been very prompt with my repairs and the workmen are very friendly and clean up after themselves. I don't understand the bad reviews as it is not my personal experience with them.
It is extremely important for tenants to know.
I have had issues with Karbon Homes since 2021.
This is a a vital piece of advice for all tenants, any ongoing issues with Karbon report to them using their complaints procedure. Always put your complaint in writing never call them stating it is a stage 1 complaint, according to their policy (whch is a joke) they have 5 days to reply to your complaint if they do not reply take it to a stage 2 complaint again in writing, if they do not reply after this procedure has been followed, then take it to the national housing body The Housing Ombudsman they will take over everything, you may qualify for compensation and Karbon Homes could be fined and name and shamed on the Housing Ombudsman's website. Contact your local councillor to get involved and your local MP.
They may try to use their bullying tactics but don't be phased by this they are only a housing association they cannot evict you for complaining. Something seriously needs to be done about this company as they do not genuinely care about their tenants as mentioned before on here all for looking good within their glossy magazines where they tend to fabricate and like someone has already mentioned on here they can build new properties but have no money to maintain.the properties they already have.
The government stated everytime there is a yearly rent increase whether the housing organisation is council or housing association they must justify what maintence they intend to do and carry out maintence to the property!!!

Their idea of solving a problem seems to be to send a letter chastising all residents because of the actions of a few. An ongoing problem with waste disposal and bulk refuse, fly tipping, unwanted filming. Yet if you dare to be late with a payment they will come down on you like a ton of bricks. Made 2 complaints. Receivef email confirmation along with assurances that it will be passed to the relevant housing officer. Which only results in no definitive action and another letter slapping everyone on the wrist. It's just atrocious the level of customer service is so bad. I unfortunately have no choice but to live here. Reading the reviews that state having been given the condensation excuse or atmospheric damp (I mean really)

I booked a repair on 9th December to have the draught excluding replaced on my external doors because the draught blowing In was horrendous. They came out 3 times and every time couldn’t do the job because they had the wrong size excluder. Finally got it done yesterday 5 months after reporting it. Been waiting nearly 3 months for repairs to my bathroom taps which all leak . Something seriously needs to be done about repair waiting times .

I suspect they have forgotten the meaning of "social" housing and expect everyone to live like middle-class earners.
Ignore complaints (if they are even acknowledged at all) and it's time the government took steps to address this issue. Of course we have to maintain standards but there are limits and many people in our position suffer with a wide variety of health-related issues, physical & mental. The last thing we need is for someone to sit in judgement over how we get by.

I am completely sick of giving Karbon homes every opportunity to carry out the jobs that are so desperately needed our external door has been leaking like a sieve for over a year they have said it needs replacing we have never heard a thing for nearly a month same with our boiler they sent a guy out he said it needs replacing like the thermostat that is from the 1970,s but again despite two phone calls we have heard absolutely nothing i took time to read the newsletter they sent out most of it was stating that they are trying to rectify and catch up with outstanding issues ,absolute and utter twaddle and rubbish they just don’t care at all people are put under huge stress and pressure by this ramshackle abhorrent two bit company they are the worst ran company I have ever had the displeasure to come in contact with they deserve all the bad press and reviews they get as they are the makers of their own doom

Haven't been able to live in my bungalow due to bullying by my neighbours I suffer from PTSD & BPD They blamed me because I have mental health issues and it was easier all round to do so. I had recourse but to walk away from my home as they didn't support me or my problems. My service is to not trust this company as they lie about everything a total waste of space.dont waste your time complaining as they refuse to do anything to alleviate anti social behaviour

Lived with these scum 12 years tried to be a good neighbour never a conplaint from anyone ever last week giveen the riot act for feeding a cat putting rubbish in wrong bin shouting etcetra given no first warning but final warning feel suicidal can anyone help oh forgot neighbour in next block glassed a lovely neighbour given no warning and a previous tenant in my block for seven years had me knocked out of bed constantly by emergency services during the night to get in because she felt suicidal there is nothing worse during the night for doors to be kicked in once again this tenant was treat like a princess please tell me when it is against the law to feed a cat and use a wrong bin

Karbon Homes have cost me thousands of pounds in rent and solicitor fees because they cannot send a simple email providing the terms of their leasehold. It has been 3 months of repeated attempts now.
The complete inactivity from them had me thinking they might be going through a takeover or bankruptcy, but looking at the other reviews here it seems like they are just grossly incompetent.

Worsed company I have ever had to deal with boiler broke on Monday phoned someone came out at 10pm took a look at pipe outside said boiler broken here is 2 heaters it is now Wednesday and no one has called to even look at it phoned them got a stroppy advise who said very busy be someone out when we can in a stroppy tone iv sent email no reply my mum is 68 and had disabilities but this is not priority for them van came today thought was for us but no someone getting gate fixed

IN AN EMERGENCY DON'T CALL KARBON HOMES
I would actually give it a -1 if I could. It is impossible to get through to the EMERGENCY telephone number in less than 30 minutes, that is disgusting and can be very dangerous to have such a slipshod system.
Ian Johnson the Executive Director of Customer Services at Karbon needs to get his finger out and get this sorted before there is a real life or death Emergency.
I've no doubt he will get his yearly bonus regardless of how badly his department is doing.

My floor and I ended up hurting myself falling and ended up in hospital for the day.have to go to my carers to have a shower ten miles away in Newcastle and registered with Northumberland home finder to move only for Karbon to block me and then take months sorting out registration there block me for property to and all this when I am going for chemo then having to have radiotherapy and a stem cell transplant. also have the upstairs neighbours starring at me from window when I go out and come in and constantly telling me to F off and pee off to as well as banging been on to Karbon in tears and the police which I have to say were good housing officer from Karbon that deal with Northumberland homefinder are thick as two short plank and so sod all to help getting to the stage now I have had enough and don’t want to live anymore here . don’t sleep well and get no help of this sh.t housing company stay clear from them

I have a complaint to make about the amount of NEGLIGENCE at links house in Hexham.
These people are employed to support residents with moving out. I personally have lived there and witnessed massive breaches of care and inappropriate behaviour against residents.
While I was there I witnessed Joe (a fellow resident) be threatened by staff to be kicked out. He begged and pleaded for help but somehow they failed too which resulted in him taking his own life, the night before he was supposed to be evicted. He felt so alone as he had no family and staff failed to help him. He wasn’t found until the afternoon time. When he was found by a female member of staff, she said she couldn’t do cpr on him because he had sick all around his mouth so she got another resident, who just happened to be the youngest, to carry it out for her. Tom has been left mentally traumatised because of this experience, he was just 17 at the time.
Staff have also been known to bribe residents to do simple tasks for their own recognition. My girlfriend is currently living there and is sometimes hard for staff to manage. She is struggling with depression and suicidal thoughts daily and a male member of staff exploited this by offering to pay her to wash 3 dishes that were in the sink. She laughed it off as joke but the next day when she hadn’t done them he said, do you remember what we agreed? She said yeah but I thought you were joking, she felt sick and degraded that he would offer money for washing her own dishes. It seemed more like he was trying to get recognition from management for being able to communicate with her but in actual fact he tried to bribe her.
Another time, my girlfriend was feeling suicidal and she had taken some sleeping tablets to end her life. She rang me and explained what she’d done so I rang staff immediately! I said, go see Chloe, I think she’s done something to hurt herself, they replied by saying they were in meeting and they’d have to deal with it later, I then told them I was going to get the police involved because they were refusing to do their job. After threatening to get the police she did her job and checked on Chloe. The result was she ended up needing an ambulance come and take her to hospital. I did not trust her being in that building after she got back from hospital so I made her stay with me in my tent as I thought she’d be safer.
They also have no problems crossing professional boundaries. They have people living there claiming full housing and sickness benefits while having full time, cash in hand jobs. This specific person is also an alcoholic and is always drunk on premises which is is another violation of the rules. They have other people who are alcoholics that they don’t allow in the building if they’ve had a drink. Others sneak it in and drink it in the communal areas or their rooms.
The rules definitely seem to be inforced dramatically in some cases and completely forgotten about in others. In my own experience I have struggled to communicate properly with key workers as I find whenever I have meetings with them to discuss my support plan, I get the impression they want me to hurry up and leave. On other occasions I have been handed my support plan on a bit of paper and asked to sign it! How can they write my support plan without me being there? The point of it is for me to discuss how they can help but they just see it as a tick in a box.
On one occasion, a resident threatened the life of an another resident and staff failed to handle the situation appropriately. David watched her enter the building and ran along an un-cameraed corridor to wait for her to pass. He then popped out from behind the alcove shouting death threats and pointing in her face, invading her personal space telling her he’s going to kill her. Left shaken, she rushed to her flat and rang me. I rang staff and explained what had happened. They went to see her and the first thing they said was, we will handle this matter, but all they did was lock the corridor. He was roaming the building and she didn’t feel safe so I rang the police for her. He was later arrested and removed from the building as the police agreed he behaved disgustingly and shouldn’t be allowed back. Management later agreed to have him permanently removed due police intervention.
We have emailed management and there has been no contact back.
Something needs to be done about the way this place is ran!! Drug dealers/users, alcoholics, fraudsters etc, as long as they’re receiving housing benefits for these people they don’t care what goes on!
