Dangerous driving and rude

A Karbon van came into my lane on the A184 at about 15:30 today. Had to slam my breaks on and he must have missed me by centimeters. Instead of having the courtesy to simply acknowledge this and appologise, when we were side by side in traffic he was laughing at me and gave a rude gesture. Makes sense that the reviews are only 1.8 out of 5 with people like that working for the company.

Northfields house needs closed down am paying full rent when on benefits been send a council tax demand for £245 a month band A cannot afford to pay this place is rundown can’t use laundry room as people living here not turning up for there turn have about 5 months washing needs done I want to move??.

My rent has always been paid for but…

My rent has always been paid for but this company thinks I owe 500 plus. Doesn't make sense and when I call to resolve the issue they say its been sorted but then I get more letters with a final warnings. I'm thinking about going to citizens advice and taking this further with my solicitor. Disgusting to treat your very own clients.

the worst social housing group

Karbon Homes must be the worst social housing group operating today.
This organisation can not be trusted to serve the interest of their customers. They repeatedly lie, deceive, discredit, and ignore problems that effects people's lives.
We have seen an increase in complaints against this company from average every day people who are suffering directly by the extremely poor conduct of Karbon Homes. While we have witnessed poor repairs, poor customer service, and have even spoken with the constant revolving door of employees who are not happy, our focus is upon the victims of crime. Our focus has seen multiple households suffering from their failures to deal with anti social behavior, which has victimized the victims, protecting the criminals. Social Housing Groups have a legal responsibility as outlined by government to stop in particular anti social behavior, yet Karbon Homes seem more focused upon discrediting they customers, often show total disregard to the damage anti social behavior can have on people, and have a history of lies, yes it is the only way to describe such conduct.
We, along with Shelter are working directly with members of parliament to address, yet we believe especially in North East England, people should be aware and know we along with the likes of Shelter and numerous local authorities, and in part police are here to help. Don't suffer alone please.

As a contractor to this company I have…

As a contractor to this company I have to speak up for their residents, as they're an evil, deceptive company.
These guys have a habit of ignoring complaints, ignoring experts, lies to influence other providers, and from experience of many years we're surprised no one of an official capacity hasn't closed these people down.
Let me give you one of the more serious examples -- a resident was the recipient of anti social behavior, criminal behavior, and property damage. Karbon Homes did their upmost to discredit this resident who was in later years disabled life. They lied to police, lied to contractors who had witnessed some incidents, they even made demands to the resident to speak with health agencies obviously to lie to them also. They are despicable and it's top down, they only care for the monies they collect from rents, even us contractors are forced to using the most basic supplies to cover serious problems, yet it is more shocking how they treat their residents. Thankfully a number of their former employees, contractors and now several local authorities are taking legal action against this company. From an experience group of contractors we recommend any potential resident to give them a very wide berth, do not trust them and seek other homes please for your own sanity, for your your own health and most importantly for your own happiness.

Door Closer

Been waiting months for a new door closer as had fire department here saying must be changed urgently. Waited in all day get called saying jobs been cancelled am not happy waiting in all day wasted my complete day so disgusted like many on here !!

Vile company!

Appalling company!
I have been dealing with Karbon Homes in professional capacity for a few years on behalf of their tenants.
They are unprofessional, rude and incompetent.
They ignore emails, don't return phone calls and call their tenants liars and trouble makers when they dare to stand up for their rights.
They are full of slogans how much they care for their customers but I have only heard negative things being said about them by the tenants I have supported with various issues.
Their properties are in terrible state, mould ridden and in need of multiple repairs. People wait months to get anything fixed and more times than not nothing gets done. Vile company.

Left us without heating and hot water…

Left us without heating and hot water for over 2 weeks now waiting for spare part after spare part. Supposedly classed as an ‘emergency’ due to an out of use boiler however they don’t work weekends so we have to wait a further 2 days now to get it fixed even though they have to part in stock. The fact I have a 2 year old boy that’s cold on a night and with no running hot water seems to make no difference to them. No care for personal circumstance.

Lived in a Karbon flat for nearly 9…

Lived in a Karbon flat for nearly 9 years. Mostly had no problem, repairs are done swiftly if I need them, bathroom and kitchen in serious need of an update and I feel like they're waiting for me to move out before they bother doing it. But the main reason for the low rating is the last year we've had serious mould issues in multiple rooms and they've done absolutely nothing about it whatsoever. I have a child and a pregnant girlfriend in the flat and they just don't care. Disgusting behaviour and can't wait to move out.

Increasing service charges is not acceptable when Karbon Homes not provide any service
Allways wet and not isolated walls this problem is damage my windows and everything in the flat and horrible smelling of damp ours health is gone you play with ours live 1000 time I phoned and mailed from 3 years I am fed up Karbon Homes are horrible they don't care they not do anything about the situation who will cover my benefits

Absolutely shocking housing…

Absolutely shocking housing association. I’ve been trying to get a leak fixed in my house for years, last time they came out I was given a bag of grout a told to fix it myself. Ceiling below the leak has collapsed and been repaired numerous times, but not the leak. Completely brain dead people working at the company.

Dangerous Company with no regards

Dangerous gas boiler which has never been properly serviced. Makes bangs, many gas engineers don’t even take the lid off to have a look. I now have not used Hot water or heating in months. Refuse to replace boiler despite constant issues.
Had to pay thousands of pounds for plastering and joinery due to mismatching woodwork throughout and crumbling walls. Karbon plastered over wallpaper and tried to plaster over metal screws in my kitchen….
Use contractors which clearly cannot do job properly.
Will do the absolute bare minimum, lobbed concrete all over my bathroom floor for no reason.
Would not replace my doors as a safety concern.
Severe black mould and penetrating damp. I have asthma and autoimmune disorders. They have not fixed the mould issue, Bricklayer said what cause was and cause is obviously visible, told inspector no job was actioned for this and instead more repointing was booked 🙄 the plasterboard will need fully replaced and taken off but Karbon is cheap and would probably get out of 2 pence if they could.
Gas engineer told me a part in my boiler was broke but they wouldn’t fix it because it’s expensive, he was then fired? Apparently they have a quota to save as much money as possible with repairs so they do the bare minimum. Embarassing.
They’ll scream and cry for your rent, but don’t care once you pay it.
New housing officer was rude, completely not understanding to my circumstances. I faced severe ASB and hide in my house but Karbons safer neighbourhood team should be renamed neighbourhood aggression promotion team, they gaslight you into believing you’re being dramatic and then tell you to go do one and close your case.
Adjustment permissions make absolutely no sense. ‘You can paint your door but only 4 copies’ it’s just weird, the rules are made up as they go along I don’t get it. Go council all the way.
I would rather go bungee jumping off the Tyne Bridge without the bungee than be with Karbon Homes again

Barking Old Dog

I have a downstairs neighbour with a partially blind, 13yr old Staffi who is now working and leaving her Dog for up to 7 Hours a time. This dog wakes and gets distressed and thus begins sporadic and repetitive loud barking. I have submitted noise recordings and 'Eye Witness Reports'but still it continues.

Although l had a visit initially from my Housing Officer some weeks ago, where she witnessed it herself, it was put to me that l might be better off moving and had l thought about Assisted Living as l was getting older. I'm 65!!! They would do this rather than address and rectify a problem, seriously??????????

I cannot believe that Karbon would house a problematic Dog such as this without proper care and consideration for the person/people likely to be affected by the noise, well, obviously, l am mistaken, as long as they get the rent who cares right???

My communication emails with the Housing Management team have been somewhat lacking, unprofessional and downright impersonal for a lady that has rented their accommodation for 33 years to date.

After submitting evidence, l have just been told by the Council that they now want to install noise equipment in my flat and let me suffer another 6 months or longer. Why can't they simply ask her to get a babysitter for her dog or take her dog elsewhere when she goes out???

This has gone on since August 2023.

This is affecting my mental well-being, what welfare rights do l have ???

What good is a local authority who cannot oversee a Housing Association.

Absolute disgrace.

I wrote a review months ago and things just keep getting worse.

The mould problem i mentioned last time has came back, They take hours to send out emergency repairs and for none emergency repairs they expect you to wait months unless you threaten to not pay rent. I was falsley accused of anti social behaviour and My oven broke on thursday and they said to me "well if u dont get a response by teusday call us" meaning i have no oven for about a week

HOW ARE THEY STILL IN BUISNESS??

Karbon Homes, 54 North Homes, and Countryside Properties,

My experience with these housing providers has been far from satisfactory. I moved into my property with high hopes, but persistent issues have left me frustrated and dissatisfied.

From the beginning, I've faced problems like damaged walls, poorly finished silicone, patchy paint, and more. Despite my efforts to resolve these issues, there's been no satisfactory resolution. This has caused significant inconvenience for both me and my partner.

Recently, we were disturbed by an incident where an individual attempted unauthorized access to our property. This invasion of privacy is deeply concerning and raises questions about the security measures in place.

Plumbing issues, particularly low water pressure affecting my kitchen tap, are not only disrupting daily activities but also increasing utility costs. Coordination problems among your teams, like a maintenance visit for an issue already addressed, reflect a lack of communication.

A scheduled snagging visit, for which I took unpaid leave, didn't materialize, and I seek clarification on compensation for the lost wages. The blame-shifting between Karbon Homes and 54 North Homes, coupled with disinterested representatives, is disappointing.

Despite reporting these issues, there's been a lack of accountability and resolution. I urge prompt attention to these matters and expect a response within 7 working days outlining the steps you will take to address them. Failure to do so will force me to escalate the matter on various social media platforms and connect with Look North and Consumer Code for further action.

Swift resolution is crucial for maintaining your companies' reputation and ensuring customer satisfaction. I hope for a prompt and amicable resolution, along with compensation for the inconvenience.

Pathetic company

This company has little to no communication between management, scheduling and work force. I've got several jobs logged from water damage, damp and mould to crumbling brick work dating back over a year now all of which have never been resolved. All very serious health and safety issues, yet with no-one to contact directly and 3 sentence reports coming back from surveyors Karbon seems ignorant to how much danger they leave they're tenants in. They take your rent but offer nothing when it comes to customer service and repairs.
For your own safety avoid at all costs!!

Worst thing I have ever done, moving to karbon. Neighbour issues, billed £1000 for damage in a property when I was there for weeks and now refused a mobility vehicle charging point. This is because I don't have an allocated parking space in the off road parking...

i moved into my property around 11…

i moved into my property around 11 years ago, in that 11 years, they made fun of my mam by telling me she was loud and to boss, all because she phoned to tell them some one had stole a copper pipe from my bathroom wall (outside). I have bad anxiety and have CPTSD due to a bad past relationship, we have 7 people, one with disability, living in the house hold and they will not rehouse to suit his or my medical needs, instead their response was to ask me to remove the medical from the housing forms, my 15 month old sleeps in my living room with me or my partner (we take it in turns) as all rooms are to small , we have had used drug needles disposed off in our garden, we have been harassed, car and house has been damaged and lost a load of money due to this as we have had to fix the problems ourselves, walls falling apart, black mold in bedrooms, infested in ants, slugs and minor flooding and many more... i regret even taking on a
