Horts review

I can’t recommend Emma and Ray at Horts highly enough. From start to finish, they made what could have been a very stressful process feel so much easier. They kept me updated every step of the way, were always on hand to answer any questions, and nothing ever seemed too much trouble.

Their communication was excellent, and I always felt informed and supported throughout the whole process. Emma and Ray were professional, friendly, and genuinely cared about making everything go as smoothly as possible.

Thank you both for all your hard work – I really appreciate everything you did to help me with my first home. I wouldn’t hesitate to recommend Horts to anyone looking for an estate agent.

Chris Gibson at Hort Estate Agent delivered an exceptional service throughout my buy‑to‑let purchase. His presentation was clear and professional, he was always punctual, and he consistently demonstrated honesty in every conversation. Most importantly, he kept every promise he made. Chris guided me through the process with confidence and reliability, making the entire experience smooth and stress‑free. Highly recommended.

Recommended

We’ve now sold two properties for elderly relatives over the last year, both using Chris Stone, and have been really pleased with the outcome. The first was very straightforward, no chain. The second, not so, in a longish chain which caused a few issues, but not the fault of Horts. Chris secured us a fair price on both properties, and was very communicative and helpful through the whole process. The first went through from offer to completion in 8 weeks and the second 13 weeks. Not too bad. When we were getting frustrated on the second sale Chris was very good at finding what the holdups were in the chain and was honest about it. I would recommend Chris at Horts. Ps also his photos are brilliant.

Horts were fantastic throughout

Horts were fantastic from start to finish, I can’t thank them enough. Omar was brilliant, offering an accurate valuation which secured us what we needed for our onward move. We were kept informed throughout the whole process and Omar personally ensured we got to exchange and completion promptly. Thanks for everything!

These people are the worst kind of…

These people are the worst kind of human beings. They have no regard for their customers, they are worthless in every respect. There are far better estate agents who actually hire human beings, as opposed to haart employee. I don’t know if to call them racist or they are just inhuman. So this day I had viewing and went down to the property with my innocent two kids cause it was after school runs . After walking severally and calling the office that I couldn’t locate the number on the house they told me that someone will get hold of me soon .eventually i got there and this lady by the name Anita dudkowska didn’t let me in . She showed no empathy . She acted like a pure demon that knew me from somewhere and was waiting to just fight me . I begged this lady to let me view this property but she insisted even my 5 year old kid was begging this lady so we don’t just walk in vain but she kept straight face till we just left . Meanwhile I saw her giving form to another lady to fill but refused us to view. This is evil and callousness. I wish I had read previous reviews of them I wouldn’t have bothered myself to go to them . That lady in particular is not fit to a letting negotiator . I will never recommend this agent to anyone .

Avoid!!

We viewed two properties with Horts. The next morning, Emma called my partner for feedback and asked for figures, which he guessed with rough figures since I was handling our mortgage discussions (and he informed her of this). Emma then forwarded this incorrect information to the seller, asking for their best offer. When we provided the correct figures later, she told us she had already shared the incorrect ones with the seller. While I understand agents want a sale, it’s crucial to wait for accurate information. This mistake meant we couldn't offer a lower figure without appearing disingenuous.

As a result, we decided not to pursue that property due to the chaotic process. We then inquired about a different property from another Horts branch, but Emma continued to contact us despite it being a separate branch. When I requested a different agent to arrange a viewing, I was promised a call back but instead received a call from Chris. He hadn't contacted the sellers as we was promised to arrange a viewing and instead questioned our financial capability, implying we couldn't afford the properties we were interested in. I had to prove our affordability via emails with our mortgage broker, despite already providing a mortgage in principle, which wasn’t required for the previous two viewings.

After providing our mortgage in principle and multiple emails proving our maximum affordability, which was within the budget of the properties in question, Chris still felt the need to personally contact our mortgage advisor, showing little belief in us despite all the proof. We eventually secured viewings but ended up canceling them after finding a property through another agency that treated us with honesty and respect.

Overall, my partner and I felt mistreated throughout the process and would not recommend using Horts. Fortunately, we found our home through another agency and had a much better experience without any doubts or questioning.

Disappointing experience

My experience with Horts Estate Agents during a recent attempt to rent a property was regrettably unsatisfactory. After finding a property we were interested in, we proceeded to view it, subsequently submitted an offer, and engaged in the initial rental process. However, following this initial engagement, there was a complete lack of communication for an extended period of three weeks. This absence of updates was concerning and frustrating, especially given the lack of proactive outreach from the estate agents.

Ultimately, we were informed that the property had been withdrawn from the market by the landlord, who had decided not to rent it out. This decision, while understandable, was relayed to us after a considerable delay, a period during which we were left in uncertainty and could have pursued other potential properties.

The lack of timely and clear communication from Horts Estate Agents significantly impacted our rental search negatively, leading to wasted time and missed opportunities. It was disappointing not to receive more attentive and helpful service during what is already a stressful process.

Don't flash them a smile, they'll take your teeth and your deposit.

The initial experience when you go to view and then sign the lease is the total opposite to how you will be treated when you are in residence; in hindsight it feels that they would say whatever it takes to get you to sign the lease. Horts will tell you before signing the lease, that they are a new type of agent, who acts in the interests of their tenants as well as the landlord….. When you are in though, it is a totally different soul crushing experience.

We brought up a few small things about the house we were viewing and was told that not only would that work be done, but additional work would also be completed, things that they had picked up on previous inspections that needed to be sorted. We moved in and they were not completed, we asked and asked and asked again and it became blatantly clear to us that we were being ignored.

If something does go wrong, it doesn’t matter what it is … bug infestations, carpet so old and frayed that it no longer attaches at the edges, warped windows not fitting, unsafe decking, substantial shower leak leading to damp and stained ceilings, woodwork paint peeling so badly that it is down to the bare wood, under sink leak from previous tenants, laminate lifting, burglar alarm not being up to date and safe and my personal favourite a extractor fan to nowhere that just vents on the ceiling… you will be told they are “passing the request onto the landlord”. You will need to chase at least twice to get them to remember to do this and longer to hear back, with an answer from the landlord so Rachmanist they will only do the bare minimum, while acting like they are doing you a favour.

Finally, when you cannot take anymore and decide to move in line with contracted terms. they will become very hostile and will fault you for practically everything that they think they can get away with, with regards to your deposit, and you will be so desperate to get out of there, you will agree despite leaving your last 4 house rents with 100% deposit returns and glowing references.

Also, beware of your personal data, as they have a laisse fair attitude towards data protection, they do not seem to care if they address you by the wrong name, or send personal contract discussions to a person with a similar name. They will not apologise for doing this, blaming “system errors”. This was subsequently raised with the ICO (Information Commissioner's Office) as a breach of GDPR and has been upheld in my favour.

If you are reading this to decide if you would use Horts to rent through, AVOID for your sanity and your wallet.

DO NOT USE HORTS LETTING!!

They are by far the rudest letting company I have ever had the pain of renting with.
It all starts off so Nicey Nicey, what a friendly bunch of people.. all a mirage!

First off they letted me a house with a Broken dishwasher that nearly started a fire. Which I had to replace at my own cost. And if it hadn’t haven’t been for me complaining, they were going to happily let me pay for it to be removed too.

Throughout my 1.5 year tenancy, I repeatedly complained that there was missing grouting in the hallways which made the tiles extremely sharp. I got the same “don’t worry we will definitely sort that…” rubbish.

I had quarterly property views, which honestly took me back to my university days… I am an adult, not a child that needs checking up on.
And the ladies that come round are just cynical and rude. One of the smoke alarms didn’t have a battery and the lady belittled me and made out like it was my fault.
They don’t care whether you are in or not- and will attend even if you don’t reply to them.
They are very “Pro-Landlord” and when it comes to moving out, they couldn’t give a flying Sh** about you. “Just give us your money and go”.

Avoid.

Behaved ok while we were tenants. Nightmare at checkout as they simply attempted to enable the landlord in taking as much of our deposit as possible.
