Thorough, caring and effective workmanship!

We are delighted with the work and attitude of this company.
They are diligent, hard-working, helpful and polite.
The work they did is superb, done with care and precision.
We did end up getting more done than anticipated...due only to their thoroughness, thus they were here for 7 hard worked days
So now we have a leak proof, draft proof home and a beautiful garden.

Expert Property Care did very well A++++

Its taken me ages to leave a review, Expert Property Care delt with my subsidence insurance works.
I would like to thank Stephanie Baxter for her excellent attention so my job got completed, Loss adjusters can take forever to sort things out but Stephanie just kept on at them and my claim got sorted!!

Very knowedgable and efficient people

I have had very pleasant and positive experiences from staff and contractors of this firm. Nadia whom works doing orders in the back office etc. this lady is worth her weight in gold. She was always very polite and extraordinarily efficient in doing her job. Darren the plaster, wow this man is very good at his job he doesn’t rush and he will go over the plastering to ensure quality of his work. He was always very polite and courteous to my tenants, myself and my neighbours. My neighbour whom has cancer, he was very caring with this lady. Darren put out protection on flooring and stairs. Josh the painter and decorator is very respectful, a true professional he did a very good job with snagging repairs. If you are appointed a subcontractor named Vasile count yourself as very lucky indeed.

Awful experience

Awful experience. Our insurance claim was filed in July 2022. For some unknown reason, NatWest/Sedgwick appointed a property maintenance company (EPC) to fix subsidence?? At the first site meeting, I told the appointed contractor representing EPC that they were the wrong company for these works and I was proved right. Three years later, we are still unable to move back in. Currently seeking advice from my family solicitor to see how to resolve this.

Thank you for your patience while we’ve investigated your concerns, and I’d like to apologise for the inconvenience caused.

Please note, the comments below relate specifically to our involvement and timelines as the appointed contractor.

Firstly, I’d like to address your concerns regarding our credentials for subsidence work.

To become an approved contractor, we are required to meet strict criteria including appropriate insurance, industry accreditations, and demonstrable competency across all areas, from surveying through to completion. This approval extends to all major types of domestic insurance claims, including escape of water, fire, impact, and subsidence.

Approved contractors are not appointed ad hoc; we undergo rigorous onboarding processes, and we have maintained this status with several major insurers over the past 25 years.

For clarity, we are only able to comment on the period from January 2024, when we were formally instructed:

• Prior to Jan 2024: Shoring installed at the property by others (not Expert).
• Jan 2024: Claim received by Expert.
• End Jan 2024: Initial scope approved.
• Feb–Mar 2024: Claim placed in hibernation (a typical status for subsidence while monitoring is carried out).
• Mar 2024: Claim removed from hibernation; survey requested and approved.
• Late Mar 2024: Claim placed on hold due to a dispute between you and the building consultant regarding stabilisation. Building consultant advised stabilisation was not necessary; negotiations continued.
• 1 Aug 2024: Joint site visit with you, Expert, and the insurer. Scope of works revised based on updated findings and repairs agreed with you and the building consultant.
• Aug–Oct 2024: Accommodation discussions took place (outside our remit).
• Nov–Dec 2024: Dates pencilled for works but delayed due to further accommodation matters and a drainage survey request.
• Jan 2025: Material and finish selections requested.
• 27 Jan 2025: Works commenced.
• Mar 2025: Additional works uncovered; variation submitted to the insurer.
• Spring 2025: Delay caused by third-party kitchen supplier.
• May 2025: Carpet staining addressed; professional cleaning arranged.
• Post-cleaning: Odour reported; Expert agreed to replace carpets at our cost.
• Most recent: Snagging visit carried out by our Service Delivery Manager; several items identified for completion. Please note, many of these are pre-existing and not claim-related.

This timeline has been compiled from our internal system and reflects key milestones in the claim.

Our Operations Manager added the following:

“Once the works were finalised and the start date agreed, there were several delays due to material procurement and workforce availability. We fully acknowledge that at times, we did not meet the Service Level Agreements (SLAs) expected. The frustration experienced is understandable.”

In summary, we recognise that delays in ordering and resource challenges did contribute to the extended duration of the works. The situation was further complicated by unexpected findings, supplier issues, and carpet-related concerns toward the end of the project. We believe our commitment to replacing the carpets is a proportionate and responsible response.

While it’s difficult to receive feedback that begins with “Awful Experience,” we accept that such a title sets the tone for a negative review. Please be assured that your concerns have been taken seriously. This matter has been reviewed by our Contract, Operations, and Service Delivery Managers and discussed with our Leadership Team, particularly those responsible for resourcing and procurement, two key factors in this case.

While we understand you are seeking legal advice, we remain committed to resolving any outstanding issues promptly and fairly, and we hope you’ll allow us the opportunity to bring this matter to a satisfactory close in the days ahead.

Avoid EPC's roofer

Expert Property Care (EPC) were always very polite and their scaffolders wer very good, which is why this review is not Zero-stars.

EPC used a roofer on my late mother's property who spun them some story about the roof being dodgy, despite me having had 2 independent roofers giving quotes (LV ignored the professionals I found and foisted on me some cowboy that EPC use who think a dry roof system needs to be mortared up.

A hopeless roofer who wouldn't confirm his opinion in writing and refused even to give me a quote for putting right all the things he said needed to be done. An utter waste of space, totally unprofessional.

Do not use EPC for roofs. I can't comment on anything else they might do.

Outstanding Service – Highly Recommend! ⭐⭐⭐⭐⭐

Expert Property Care recently completed reinstatement work in my kitchen, and I couldn't be more pleased with the entire experience. From day one, the team was professional, friendly, and respectful.

The tradespeople were consistently punctual, hardworking, and maintained a high standard throughout. Their attention to detail was truly impressive, and the quality of the finished work is exceptional. It's clear they take great pride in what they do.

A special mention also goes to the Yateley office staff, who were super friendly, calm, kind, and incredibly helpful throughout the process. They made everything smooth and stress-free with their excellent communication and supportive approach.

I wouldn't hesitate to recommend Expert Property Care to anyone looking for reliable, top-quality workmanship. A fantastic service from start to finish!

Terrible experience - renovation should have taken weeks, taken 7 months

Renovation of a lounge should have taken 3-4 weeks and has taken over 7 months.

Team lack any project management ability, and send unqualified multi tools professionals to complete work in poor condition.

Some of the actual tradespeople are skilled and very polite. Project managers are avoidant and lacking in effectiveness.

Please see the highlights of the issues below -

Decorating - painted like an amateur on a bad day. Spray paint all over glossed woodwork, paint all over new brass sockets, paint on sash windows, painted over all hardware on a door and painted the door shut. All this work had to be undone and an actual decorator sent to sort it.

Radiator - has been fitted to the wall with 3/4 brackets, and the radiator doesn’t even sit on 2 of those brackets.

Electrics - sockets refitted dangerously using one of Expert’s multi tradespeople. Had to be rectified by a qualified electrician.

Security - pin from the external lock has been removed and never replaced leaving the lock compromised.

Excellent service and quality of work

I recently had to have work done and I was absolutely delighted with the results. The tradesmen that visited my home were very respectful of my property, polite throughout the duration of their visit and kept me informed of how the work was progressing at the end of each day.

Really are the Experts

I’m very pleased with the outcome of my insurance building works. From start to finish, the process was handled efficiently and professionally. The team kept me informed throughout each stage, ensuring I understood what was being done and when. Communication was clear, and any questions I had were addressed promptly.

The quality of the work exceeded my expectations. The repairs were completed to a high standard, with attention to detail and care taken to match existing finishes. The workers were respectful, tidy, and mindful of minimizing disruption, which I really appreciated.

Overall, it was a smooth and stress-free experience. I’m grateful for the way everything was managed and wouldn’t hesitate to recommend the service to others who need building work through their insurance.

Good job

Expert Property Care are handling the replacement of my shed, fence and decking after a fire. The initial survey was done efficiently and the first stage of work - demolishing and removing the destroyed shed and contents - was handled by three workmen, who worked hard in unpleasant conditions but remained helpful and friendly throughout. Pleased with progress so far.

I've been really impressed with the team at Expert Property Care. From the very beginning, they’ve been professional, responsive, and an absolute pleasure to deal with. Words completely fail me

Words completely fail me. The only positive thing about the whole experience were two fabulous people, Iesha and Paul, who supported my partner and I in trying to achieve a settlement with the insurance company after 6 months of being messed around. We are now managing the restoration of the kitchen ourselves and have made more progress in 3 weeks than Expert has done in 6 months. Expert failed to progress with the restoration work on our kitchen following a leak due to numerous reasons which they failed to properly articulate and communicate to us. On their insistence, they ripped out our whole floor and kitchen for this leak and then left us with a shell, downing tools and did not work with us to move forward from this point. I can only say that if we had been two elderly or vulnerable people in this situation rather than two professionals used to dealing with issues day to day in our jobs we'd have not been able to cope. It has been a terrible experience. These two people deserve to work for a better organisation.

Insurance Claim

Expert Property Care were excellent in keeping us up to date with information during our insurance claim. The tradesmen were all great and courteous. Special mention to Victoria as she was fantastic at communicating at every step of the process.

Good communication

So far Expert have communicated well, their staff have arrived as agreed and satisfactorily undertaken the work. All staff both on site and in the office have been polite and well informed. This has been the clear out phase after a water leak - I look forward to their completing the re-instatement in the same excellent fashion.

5 star company providing 5 star finish

Expert Property Care are super efficient , great communicators and all the staff are friendly, helpful and available to answer any queries. They provided a first class service. All the contractors were respectful, friendly and true professionals who produced excellent work and on time . I wish all builders were like them.
