They reduced my house rating for no reason.
They reduced my house EPC rating from B to C eventhough it is only built 10 years ago. When I asked about it, they said , they use a cheaper version of a software to produce the scores. If they would have told me this in advanced, I could have gone with the right people. Don't bother hiring them.

We regret to hear about your disappointment regarding your rating and are here to assist.
To start, I would like to make clear that, as per the regulations all energy assessors must obey, we only use the government approved EPC software appropriate for the building in question, of which there is only 1 available version for each type of building.
I believe the confusion has arisen because newly built domestic properties are required to have a different form of EPC as their first EPC, using the full Standard Assessment Procedure (SAP) methodology. Any subsequent EPC is required to be done in the simpler Reduced data Standard Assessment Procedure (RdSAP) methodology.
Your original EPC was a full SAP EPC, which was the correct type of EPC when the building was new. The RdSAP EPC we produced for you is the correct and only form of EPC that is allowed to be produced for a pre-existing domestic property such as yours.
For reasons we will detail further below, it is common and expected for an RdSAP EPC to get a slightly worse result than the previous SAP EPC. This is before taking into account that both methodologies have undergone several updates since your original SAP EPC was produced.
I have taken the opportunity to look into your booking to ensure I can provide the most helpful response, and I can see that our Office Manager has sent you an email regarding the two methodologies. I will explain here too, and we also have a dedicated page on our website explaining why a rating is likely to go down between the 1st & 2nd EPC: https://www.easyepc.org/rdsap-epc-ratings-vs-sap-epc-ratings
The methodology used to calculate the EPC of a new build domestic property is the Standard Assessment Procedure (SAP), and is very detailed as a high level of information is expected to be available, because the property has just been built. This is what your first EPC 10 years ago would have used, you can only use SAP for newly built properties.
The methodology used to calculate the EPC of an existing domestic property is the Reduced Data Standard Assessment Procedure (RdSAP). This methodology is more basic, because much less information and specifications are expected to be available, as the building was built several years ago. Instead of using precise information from the architect / builder that is most likely now not available, the software makes assumptions about the hidden elements of the construction of the property, based on its age and building regulations at that date. This is the methodology that was used for your most recent EPC, and as per regulations this is the correct and only methodology to use for your property at this stage.
Because the RdSAP methodology makes assumptions (which assessors have no control of) based on build date, and because these default values are generally slightly worse than the actual measured values used in the full SAP methodology, RdSAP EPCs almost always come out a few points worse than a previous SAP EPC on the same building, assuming no changes have been made to the building in the meantime.
An additional point I would like to add, to aid your understanding of the EPC process, is that as energy assessors, we do not choose the rating of your property. The rating is created by the EPC software, based purely on the information about your property entered, I assure you this is standard practice enforced across the industry.
I understand that you are upset about the rating of your property, so I would like to reassure you that a C rated EPC is still a good rating to receive - the median EPC score across England is a D rating, the minimum required rating for rental properties is an E and the scale goes all the way down to G.
