I’ve lived at The Dials

I’ve lived at The Dials, Brabazon since January 2025, and while I genuinely like the development itself and have some fantastic neighbours, my experience with YTL and Encore has been incredibly disappointing.

I was sold a dream, but once I’ve moved in, the aftercare and management have been extremely poor. Simple maintenance issues can take months to resolve, and when they are addressed, they’re often only temporary fixes rather than proper repairs.

A perfect example is one of the entrance gates, which was incorrectly installed and subsequently failed. It took around six months to fix, despite the broken gate leaving the building accessible to the public. During that time, residents had thousands of pounds worth of bicycles stolen. Despite repeated concerns being raised, neither YTL nor Encore has accepted responsibility or explained why the issue was allowed to continue for so long. I felt unsafe and had to change the locks on my doors.

There are also numerous examples of items that appear to have been installed incorrectly and have since failed, yet requests to investigate or repair them are ignored or delayed. This is particularly frustrating when residents are paying over £2,500 a year in service charges and reasonably expect the building to be maintained properly.

Another major issue was the EV charging. EV chargers were installed when I viewed my apartment and featured in the marketing materials, making them an important factor in my decision to buy. After I completed my purchase, they were removed, and I was effectively told there was nothing they would do. I have since taken legal action over this.

Communication is consistently poor, emails often go unanswered for weeks or months, and residents are left chasing updates with little transparency. It often feels as though problems are only dealt with after persistent pressure.

The development itself has so much potential, and the community is great, but it’s let down by a developer and management company that, in my experience, have failed to provide the level of service residents are paying for and deserve. I hope things improve because the people living here deserve much better.

Excellent customer service by the Brabazon sales team

We had an amazing experience with YTL and the sales team at Brabazon. They were extremely helpful and guided us through everything in a great way. Tim, Rosemary and Laurie were amazing from the very first instant helping us towards our journey to buy our dream home at Brabazon.

We are so happy to be living here

We are so happy to be living here, and have felt completely supported by Annabel and her team as we have settled into our beautiful new home. Any issue we have had, we’ve had a prompt and helpful response from Annabel.
We also want to say a big thanks to Tim and the sales team who helped us so much during a stressful move (not related to them, but they did everything possible to help)
And Jonno has been such a happy and positive presence around the estate as it becomes a new community.
We couldn’t recommend living here more. We love it. Our forever family home!

I recently purchased a property with YTL Developments in Bristol, and I wanted to share my experience—particularly to highlight the exceptional support I received from the whole team especially Karen and Annabel.

From start to finish, Karen and Annabel have been absolutely outstanding. Buying a new property can come with its fair share of challenges, but Karen went above and beyond to ensure everything was handled smoothly. She was always responsive, patient, and genuinely committed to resolving any issues that arose with the flat.
What really stood out was Karen's willingness to take ownership of problems and see them through to completion. No matter how small or complex the issue, Karen approached everything with professionalism and a positive attitude, which made a huge difference during what can often be a stressful process.
Thanks to her dedication and support, the entire experience felt far more manageable and reassuring. I’m incredibly grateful for all her help.

Brabazon Brilliance

Purchased my first property at the Brabazon development late last year. Exchanged quickly with one of their recommended solicitors and was in my new house by the end of January.
After the initial snagging issues were resolved (mostly small scratches and paint issues) I discovered some wall cracks and inconsistencies with construction. I mentioned these to Annabel at the Customer Relations Team and she quickly responded and had her team visit and assess what needed to be done.
Her proactive approach to getting these rectified has been outstanding and I’m so pleased that they are here to help with the teething problems a new build house can bring.
From the initial meeting with the sales team, exchanging with the magnificent Tim and having YTL here to assist, has made this first time buyer a very happy person.

Fab customer service

We moved into our new home at Brabazon in September. Although there have been the inevitable teething troubles, we can’t praise Brabazon’s response highly enough. In particular, Kelly in the customer relations team has been brilliant. We’ve had a slight but ongoing issue with a leaking skylight but Kelly and the team have shown great persistence and commitment to ensuring a permanent fix - which we now have. There have been other minor issues which the team have sorted quickly and efficiently. We’ve bought new builds in the past but the Brabazon experience has been so much better.

A great developer so far

Had a little doubt about YTL at first since it's a new developer and almost no review could be found. But got hooked up with the layout, view and building quality, ended up buying a flat and overall it's great!

Having some snagging issues but the team is always responding quickly and positively. And they're based on-site so you can surely get hold of them and have no worries.

A really beautiful neighbourhood. Love it! Looking forward to the train station, park, arena and Waitrose! Please make sure they'll be delivered on time!

bought a investment property in the…

bought a investment property in the brabazon, was no hassle or pushing ,
one of the staff even took it out of his time to post a letter to my solicitor himself.

the property is a very high spec (wish it wasn't for rental)
on the few snags i got they have acted fast and are in the process of completing them for it to be ready to rent.

A property in Brabazon

We purchased a property in the development project Brabazon located at the former Filton airfield in Bristol. The sales team were friendly and informative. The purchase experience was smooth and great. The completion date was about 1.5 months later than the original expected date, which was acceptable to us (after hearing from friends about the general completion delays for the new builds).

There were some post completion frustrations experienced: aesthetic defects, exchange of emails for the remedial works list, waiting for remedies schedules. I am not sure if this is a typical experience for buying new builds. Given that our move-in was in early December, it was not sure if everything was slowed down for the coming of Christmans and New Year.

After the New Year, things started to move. The Brabazon customer relations team worked hard to arrange remedy works. The customer relations team was responsive and did what they could to fit the repair schedule with us.

Though we are still waiting for the aesthetic repairs to be done, we are enjoying the property with friends coming over for gatherings. They generally felt good about the layout, design and materials used, of course with the remarks about the aesthetic works pending. Overall their comments are positive and feel great about our choice of this property.

Hopefully all the post completion remedies can be done soon for us to fully enjoy the property in Spring and Summer.

Poor customer service

Sales staff were great. Unfortunately, I have to echo the sentiment of other reviews here though. My experience since exchanging contracts on a flat in The Dials building has been poor. My original anticipated completion was September. This has been pushed back multiple times and is now likely to be in the new year after they discovered a leak on the premises and remedial work has to be done. Since expressing my concerns to the email I received notifying me that my flat has been delayed again, I have received no further correspondence.
To get any update on progress is near impossible. I have received one official update email from Brabazon which gave me no new information. I feel completely left in the lurch. I get more information from following subcontractors on linkedin.
It doesn't fill me with confidence that I could be receiving the same service during the after sales process.

Disappointing customer service experience

I regret to say that my experience with this developer's customer relations was far from satisfactory. Their service is very slow and always reactive, with long delays in responses.

Worse, my house build has suffered a 4-month delay and the costs are high, but information-wise I'm always in the dark. When support finally arrives, it's vague and lacks practical solutions.

This disappointing service, combined with the extensive delays and high costs, made me feel undervalued as a customer. Urgent improvements in customer service and project timelines are needed.
