I’ve lived at The Dials
I’ve lived at The Dials, Brabazon since January 2025, and while I genuinely like the development itself and have some fantastic neighbours, my experience with YTL and Encore has been incredibly disappointing.
I was sold a dream, but once I’ve moved in, the aftercare and management have been extremely poor. Simple maintenance issues can take months to resolve, and when they are addressed, they’re often only temporary fixes rather than proper repairs.
A perfect example is one of the entrance gates, which was incorrectly installed and subsequently failed. It took around six months to fix, despite the broken gate leaving the building accessible to the public. During that time, residents had thousands of pounds worth of bicycles stolen. Despite repeated concerns being raised, neither YTL nor Encore has accepted responsibility or explained why the issue was allowed to continue for so long. I felt unsafe and had to change the locks on my doors.
There are also numerous examples of items that appear to have been installed incorrectly and have since failed, yet requests to investigate or repair them are ignored or delayed. This is particularly frustrating when residents are paying over £2,500 a year in service charges and reasonably expect the building to be maintained properly.
Another major issue was the EV charging. EV chargers were installed when I viewed my apartment and featured in the marketing materials, making them an important factor in my decision to buy. After I completed my purchase, they were removed, and I was effectively told there was nothing they would do. I have since taken legal action over this.
Communication is consistently poor, emails often go unanswered for weeks or months, and residents are left chasing updates with little transparency. It often feels as though problems are only dealt with after persistent pressure.
The development itself has so much potential, and the community is great, but it’s let down by a developer and management company that, in my experience, have failed to provide the level of service residents are paying for and deserve. I hope things improve because the people living here deserve much better.
