DON'T GO TO XIOR ANNADAL
I would strongly advise future students to think carefully before choosing Xior Annadal. My experience this year has been extremely disappointing. The landlord responsible for our floor, has been contacted many times throughout the year regarding multiple issues, but unfortunately nothing has been properly resolved.
The shared kitchen is frequently left in very dirty conditions, making it extremely unpleasant to cook. Food is also often taken or stolen from the shared fridges, which creates a very frustrating living environment. The shower drainage often does not work properly and the bathroom gets flooded. In addition, the washing machines frequently break down and it can take many weeks before they are repaired, which creates a lot of inconvenience for residents.
Considering that residents are paying too much per month, the level of maintenance and management is simply unacceptable. The lack of action from the landlord has made living here extremely frustrating.
Unfortunately, the overall living conditions have been very poor, and I would strongly recommend future students to look for other student residences in Maastricht where maintenance and management are taken more seriously. There are many other residences with much better conditions.
Experience with XIOR
The rent is overpriced for run-down facilities. The maintenance and janitor service is poor. The accounting for advance payments is non-transparent and up to 18 months late.
Despite the negative reports, we chose Xior in an emergency situation, which in hindsight was a major mistake.
Two Years of Constant Problems
I would not recommend this place at all.
I lived there for two years, and after about 1-1.2year I was already actively looking to move out. I rented a small private studio and paid 800€ per month, completely unjustified considering the quality of living conditions.
During those two years, I experienced numerous serious issues:
1. NOISE insulation is extremely poor. You can hear literally everything your neighbors are doing.
2. The residence is POORLY MAINTAINED. Trash bins in the yard remain full for days, sometimes even with DEAD RATS nearby.
3. Severe HUMIDITY problems. One entire wall in my studio became damp, resulting in MOLD covering HALF OF THE WALL.
4. Constant CONSTRUCTION NOISE all year round. Ongoing works (changing water pipes, kitchen replacements, room repairs, cleaning, etc.) start as early as 6–7 a.m., making it impossible to sleep.
5. Frequent LOUD PARTIES. Students regularly party late into the night with no effective control.
6. FIRE ALARM ISSUES. The alarm would go on and off repeatedly. Firefighters were called multiple times, but the problem was never properly resolved.
7. Major issue – ELECTRICITY OUTAGES. Over two years, the electricity went off around 30 times, sometimes twice in a single month. Occasionally it was restored within hours, but sometimes only the next morning.
8. Major issue – NO HOT WATER IN WINTER. One winter, the building’s water pipes broke, and we had no hot water for approximately two weeks, during winter. This is legally unacceptable.
9. Unhelpful and rude STAFF. The residence personnel generally show little concern for residents. The only positive exception was Alienor.
10. SMOKING IN COMMON AREAS. Students smoke on the terrace without closing the door, so tobacco smell spreads into the building.
Considering all these issues, I strongly advise AGAINST LIVING HERE. The residence is overpriced and the quality of accommodation is extremely poor.
If I could give a rating of -10, I would.
Service cost demand without realistic way to verify
After two years of leaving Xior and managing to get my full deposit back (took a while and a lot of calls), they demanded payment for service costs of 1200 euros (after 2 years since my contract with them ended) while refusing to provide digital access to the underlying invoices. Inspection was only allowed on location, with no online alternative, despite this being unrealistic for a former tenant living far away. Requests for a reasonable solution were dismissed without explanation. They have been threatening me for a year with emails that not paying will have consequences for my future credibility. They use the fact that international students are desperate for a housing and don't know the Dutch law and charge enormous amounts later.

Wees slim en huur niet bij Xior. Als je je contract opgezegd, blijven ze je 5 (!!!) jaar stalken met rekeningen omdat je nog servicekosten moet betalen. Onterechte servicekosten zonder onderbouwing, want wij hebben altijd alles netjes betaald. Vragen worden niet beantwoord en er is geen contact met dit bedrijf te krijgen. Ondertussen dreigen ze met juridische stappen, zodat je wel gaat betalen. Dus echt: ga geen contract aan met Xior. Wij gooien de handdoek in de ring en betalen maar, zodat we na 5 ellendige jaren eindelijk van dit gezeik af zijn. Maar ik hoop jou te behoeden voor een grote fout.
En wij zijn niet de enige, Google maar eens...
Company absolutely not trustworthy
Company absolutely not trustworthy. Service Cost settlement has been taking ages for refunding. Months after due date and still not received. After countless emails back and forth the payment date is delayed. After sending request when the payment will be done the date will be delayed more and more.
I got scammed
I got scammed, the company never returned my deposit, even though I did not ever live in the room. I terminated the contract a week after signing it and although I expected the first month of rent to be kept by the company, it is illegal that they kept the whole sum. I am very disappointed and would not recommend anyone to trust this company.
Xior is only interested in the money…
Xior is only interested in the money and is not interested in the habitability of the building.
Firstly, they have no eye for the things that break over time, it takes months for repairs to take place. Ovens, the elevator, the front door, none of it has any urgency for Xior. This is literally about the safety of the building.
Secondly, the administration is simply not correct. Paid invoices are not entered into the system, but when Xior is short of something, they are there immediately to report it.
And thirdly, Xior is completely unreachable, the telephone numbers they hang up for communication are never answered and half of the emails remain unanswered. Stay away from here.
Chaos bij Xior
Xior is erg slecht bereikbaar. Binnen hun eigen aangegeven kantooruren wordt de telefoon niet opgenomen.
Xior houdt zich niet aan gemaakte afspraken. Ook klopt al jaren achterelkaar de servicekostenafrekening niet. Kameroppervlaktes staan verkeerd in het systeem. Terrein rond het gebouw is onderkomen.
De nieuwe huisbaas Jan daarentegen doet ontzettend zijn best!
Weer geen afrekening voor 1 juli!
Ik heb gewoond in een complex in Enschede van Xior. Vandaag voor 1 juli 17.00 uur had ik van Xior een afrekening moeten krijgen voor servicekosten, gas, water en stroom. Niet gehad! Ik verwacht een hoop geld terug! Vorig jaar kreeg ik de afrekening bijna 4 maanden te laat. De €1.892,23 kreeg ik bijna 7 maanden te laat! Een dame van Xior zei de vorige keer dat ze het de volgende keer sneller zouden proberen. Dat kwam natuurlijk niet overtuigend over. En ja hoor, weer te laat! Het ligt vooral aan de administratie in Antwerpen en een beetje aan die in Eindhoven

Reageren niet voldoende op mails van 3 klachten pikken. Ze er 1 uit. Dan veel priblemen met opzeggen contract. Je moet uitschrijvings bewijs hebben ook als de universiteit deze niet meer levert. WERKELIJK WAAR BETON.
Schrijf je een laatste mail om eindrekening en vraag je of ze de sleutel al ontvangen hebben. Krijg je als antwoord dat je mag onderverhuren!!!!! Duh... heb de sleutel niet meer en kot leeg gehaald.
Ik huur voor niks een sociaal kot om al dat gezeik te krijgen je wordt van kastje naar de muur gestuurd. Ze bellen Nooit terug en als je de info geeft die ze vragen aan je blijven ze hals starring. ALLES BIJ MEKAAR EEN BEDRIJF WAAR MENSEN MET EEN KOUD HART WERKEN... ALLES VOOR HWT GELD ONTBREEKT AAN MENSELIJKHEID!!!

Never ever rent here, only as the last resort.
I lived in the main Annadal building of the Maastricht Xior, on the ground floor. The worst thing is noise isolation. Each room has one wall that is alright and one wall that is terrible. You hear your neighbours from both sides, but from one side you hear absolutely everything. Because the wall is made out of cardboard, actual cardboard. Trust me, I checked. It is hard and thick, but it's cardboard. Everyday I wished I didn't choose this place. And other tenants have absolutely no regard for your peace. O had to sleep with earplugs every single night, that is very uncomfortable. And many times even earplugs didn't help.
There are always parties in the kitchen, they are quite loud. The common spaces are always dirty. Many times it smelled like smoking in the hall. I once had a terrible situation that made me feel unsafe in my own room and the residence manager responded with "I can't do anything". It took me a really long time to feel at least half safe again. Every now and then there was a stink smell coming out of the sinks in my rom. And they never fIxed this issue. Me and several other tenants complained about the heaters, they promised to fix it. But they forgot and did only when I reminded them again
To avoid at all cost
The worst company I have ever encountered. Avoid them at all costs. If I had known how truly terrible they are, I’d rather sleep on the street than ever rent from them again.
One of the worst place to live (Enschede)
One of the worst places to rent. Any issue you have with your room will be ignored. In a building with almost 200 people, there are only four washing machines, which are barely maintained. Every week, one of them breaks down.
You pay almost €1,000 for an 18m² room with thin walls, so you can hear your neighbors no matter what. Forget about privacy because everybody can hear you. When you raise security concerns about the building, the company and manager brush them off until you either get tired of asking or forget about it.
I have lived there for almost three years, and each year it gets worse. People have requested refunds for electricity settlements, and they announced that we would receive them in February. However, two weeks before the deadline, they said they made a mistake and needed to recalculate, with no further updates. I still haven’t received anything from the 2023 settlement.
If you’re even slightly late on a payment, they will call you immediately, but any issue you want to raise is always dismissed. We even tried to come together and address the problems in a group chat, but the manager removed all of us to silence us.
There’s a lot of theft happening around the building, especially with bikes. When we asked to see the camera footage, their excuse was that it’s too dark and hard to see. Bikes are being stolen almost every night and getting tagged. They don’t allow us to park our bikes in our small rooms, nor in front of the building. Instead, they demand we park on the side of the building, where they admit there are no cameras. The car parking garage also has no cameras. One person had his car scratched and asked to see who did it. The manager said there are no cameras and suggested he walk around the garage every day to find a car with matching scratches.
This is indeed one of the worst places to live, and you can ask anyone who lives there—they’ll hardly have anything nice to say about it.

Only go here if you have absolutely no other housing option (ENSCHEDE)
1. I lived on the -1 floor of the building (apartments are assigned, you can’t pick which floor you’ll be on). There was SEWAGE leaking from the ceiling into the common area. Puddles and PUDDLES, the stench was HORRIFIC. You cannot flush almost anything down the drain without it breaking, keep that in mind.
2. The stalker. There is no security cameras. NONE. THE PLACE IS COMPLETELY UNSAFE. I had a very bad incident with a monster of a guy masturbating at my window at 6 PM!! There is no security cameras, the police did nothing but ridicule me!!
3. GANG THEFT. The bikes at the building are TAGGED by A GANG OF THIEVES!! They use white ziplocks on the back wheel!!! My bike got stolen, my boyfriend’s bike got stolen, a total of 1500 euros stolen because XIOR DOES NOT HAVE SECURITY SYSTEMS AND TAKES ZERO RESPONSIBILITY!!!
DON’T COME HERE. AVOID.
Worst rental company
Worst rental company. They dont care about students as demand for housing is high. They make you pay thousands for a room that barely has a space to walk. If you complain they will just ignore you coming up with some bs excuses.

Students living with homeless people
I have a friend who lives there and I have been told that there are constantly homeless people coming in, some also being aggressive and stealing packages. One girl was so scared one day that she had to leave the place at night because the homeless person was constantly calling her doorbell to get in. The person called and reported many times and the managers don’t do anything about it. Even more, someone said that the manager knows about it. The fact that an international student housing with the average age of tenants being 19, who are obviously too scared to call the police or think they won’t be taken seriously, have to normalize the idea of living with homeless people who are drunk, high or have mental illnesses is absolutely insane. This place is not safe and there are a lot of students who have no means of defending themselves that have to put up with it and probably have nowhere else to go. I cannot believe that nobody is doing anything about it. If anybody is experiencing the same, please do speak up because this is absolutely out of this world and the management needs to be held responsible for it.
