I would never have believed before moving into this WDH property that you could be subjected to such horrendous harassment and that the landlord would not only permit the harassment but even inflict its own harassment on you as well. I was given this flat after going before the mental health re-housing panel after being subjected to ten years of harassment where I lived before. The final 4 years in that town were spent in a WMDC flat into which water poured when it rained into the roof space causing black mould growth which caused me severe allergic rhinitis. In the final few months there we were plagued by gangs of youths coming to buy drugs from a dealer. They smashed the security door so they could get in when they wanted to an empty flat left to them by a tenant avoiding rent payment.They would come in and let off airbombs on the landing. WMDC did nothing.
The block in which I now live has a severe damp and black mould problem. I have had many bouts of severe disabling allergic rhinitis as a result.
But the worst aspect of the place is the harassment by neighbors and even by WDH itself.
Because I complained about a certain installation and asked questions about CCTV in the property I have been blacklisted and discriminated against by WDH. They moved an insane delusional man into the property directly below me. He makes continual loud bangs and other loud noises by which he intends to annoy, startle and wake his neighbours. The noise goes on continually for three or four hours some days (WDH's harassment by proxy) He has also threatened to stab me on two occasions and threatened to kill the people living below him. They left because of the noise and threats as did his next door neighbour.
He has done enough in the way of noise nuisance and death threats to justify eviction but he is being kept there in order to create stress for me and in the hope that the stress will cause me to leave.
I offered to show two estate managers a video of him threatening to kill me and his neighbours which I recorded on the evening when he kicked his neighbours door and was arrested. However, they just smirked at me and refused to view it; told me to go to the police. I sent them records of the noise nuisance but none of them were ever acknowledged by WDH. When he threatened to stab me and slit my throat last year I informed WDH but they never spoke to him nor me about the matter.
If I complain about any neighbour they will not investigate. If the neighbour makes threats they will just tell me to go to the police.
In 2017 they sent two senior managers ostensibly to check a socket which could have been checked by one estate officer in seconds. They went into the living room and one of them tried to wind me up by saying 'it's cluttered, that window is dirty' etc. The other stalked about scowling continuously and when asked questions he snarled the answers in a hostile voice in a vain attempt to intimidate me. Before leaving the fat one pointed at my runner and said 'that's dirty, that is WDH property.'
The one who scowled and snarled then sent me a series of nasty letters about various things that were not against tenancy rules in order to cause a fear of eviction.
In 2020 they began sending two or more persons when a visit was necessary. For example, this year they sent three staff to do a fire safety check when prior to 2020 they had only sent one. I would only allow one of them in, the estate officer, so the electrician said he had to stand by the door which had to be left open but I insisted on shutting the door but he would only allow the EO to come in if the door was left unlocked. Why are they using special measures when visiting me? The scowling snarling manager has falsely led them to believe I am a threat so that special measures are needed to keep staff safe. By that means they intend to decrease my privacy by sending more staff in as they know that that will cause mental distress. The man who came to test the electrics wanted two others to enter with him when only one had ever come before. When I say to them that you must wrongly believe I am a threat they just gaslight me and say no but don't explain why they are doing it. One of them said 'it's because I don't know you' and another said 'it's because I'm new.' He does not know any of the tenants but only turns up with another when he visits me. and she is not accompanied by two others to any other flat because she is new. What difference would having an electrician with her make. She did the inspection without help.
Sending two or more when previously they only sent one is a way to cause me distress by extra deprivation of privacy and offending me by telling staff to use special measures when visiting me.
Management enjoys inflicting continual noise harassment, sleep deprivation and stress on me as punishment for asking the wrong questions etc. It is tantamount to TORTURE!

My experience of WDH is that one of their officers conspired with other WHD staff members and certain tenents here to bully me but when I complained the investigating officer ensured that the complaint only dealt with the tenant and avoided and forbade any investigation of the officer. The tenant was cautioned but also the officer who enabled the bullying and other things directed towards me which also damaged my mental health appears to be guiltless. When the investigation was over I mentioned to the investigating officer, during a telephone conversation, that I would not let the issue go the investigating officer told me that if I didn't let the issue go that my tenancy may be in danger. Veiled threats and maladministration do not sit well with me and I would be interested if other tenants have been treated like this by WDH. This issue in my view is not one for an internal WDH investigation but deserves independent overview. I must point out that I am an ex service man with diagnosed PTSD which both officers in question were aware of. Now that my treatment is complete and I now have the correct medication I feel stong enough to pursue this wrong.
Update I have now submitted a formal complaint in writing to WDH which will also involve one of the 5 star reveiwers to this page.

WDH Directors are aware of this issue, I wonder if they have taken any meaningful action in regard to bullying in their organisation.

WDH seem to think it's acceptable in the current financial circumstances to increase the misery of hard working tents to put rent up by £17.64 a month, not acceptable for people that work hard and do not rely on benefits. 31,000 properties £6.5 million a year terrible!!!

I can’t explain how much of a difference WDH has made to my life. The house they provided is beautiful, they are there to fix any issues in a professional way and are speedy to resolve issues. I don’t understand the one star reviews as I’ve got nothing but praise for WDH. They treat people fairly and are non judgmental about peoples circumstances. They offer so much more than housing, they help with other social needs too. I’ve been in a WDH home for over two years, I love the house and I love WDH for their help and support and the very fair and professional manner they treat me with. I feel they respect me. Would i recommend WDH then absolutely I would.

GOING TO WAKEFIELD EXPRESS HAD ENOUGH. Due to WDH incompetence of ignoring our multiple repair requests we ended up with a RAT IN THE KITCHEN at 1.30am. Multiple reports of holes in the roof and a boiler left unfilled where you can see brickwork and cobwebs. New boiler was fitted 10 months ago and has been left in an awful state ever since! Reported scratching noises above bedroom over a week ago but was told pest control are busy at the moment so it led to it getting into the kitchen. No surprise with the amount of holes in our roof and in the kitchen. Absolutely disgusting, since we had a new boiler fitted it’s been left in this disgusting state as pictured. The external pest control worker was shocked to hear that our repairs have been ignored or jobs only half completed and that we reported the rat 10 days ago in the roof. SHOCKING, WDH NEEDS TO GET TAKEN TO COURT.

My boyfriend has been reporting a disrespect noisy neighbour for noise harassment since he moved in 2019 just before I met him.. nearly 3 years later constant complaints with evidence, logs, recordings nearly every day of loud bassy music and have recently been told there isn’t enough evidence to do anything. They did a noise agreement with the neighbour in which they made the neighbour agree to keep music to a certain level which we witnessed and we couldn’t even hear the music! Of course the neighbour didn’t stick to it. According to WDH that was apparently nothing official so what was the point exactly?!?! My boyfriend is sick of hearing his loud bassy music and his constant shouting day in and day out that my boyfriend has recently wanted to give him the same behaviour back as for years NO ONE has helped, it’s just been dismissed like it’s something we should just put up with. Now my boyfriend is being accused of going against the tenancy agreement and they are threatening us by mentioning about eviction!!! Even mentioning that we should perhaps look at other housing companies or think of alternative property. My boyfriend is the victim in all this. For the first year he ignored the music, constantly put headphones in, but he shouldn’t of had to do that!! If he doesn’t get help or support of course he will react! There’s only so much one person can take!! Mine and my boyfriends mental health is bad enough as it is and now we don’t feel safe in this property as everything is being twisted on us now. My dad worked for a housing association before and said that harassment and noise nuisance is taken extremely seriously. Not with this company, they go round in circles and never support or help. They don’t care about anyones mental health or wellbeing. We have been trying to move for a while now all this stress is making us SO Ill. WDH don’t care, what’s next you going to make us homeless? DISGUSTING. ABSOLUTELY DISGUSTING. Every doctor or professional counsellor I’ve spoken to also think it’s SO WRONG that we are having to be put through this.

Iv been on waiting list for nearly 4 yrs now .put medical evidence and mentle health forms 3 times now each time got refused to up my banding D .iv had so many organisations helping but still being ignored and can't do anything for me .my mentle health has it rock bottom. Deteriorating health problems. BUt not getting g listend to buy anyone .can't afford private rent even other housing association I'm on there's no help .just can't take it any more .not sleeping. Why I'm bothering bidding every week and trying to keep my rent clear with out getting offerd a property what is suitable for my needs with being disabled .even iv passed the the waiting time for a band D on wdh waiting list for a bungalow.

I've asked to move..l moved here after my husband died to be near my sister she died 2 years ago the only friends l had have moved...l struggle with memory issues l live in a bungalow l have severe arthritis 3 kinds...asthma as well as a mind that doesn't think ..right ..l need a wet room l can't get a bath l am unable to get in it lm told it's adequate here it isn't lve been put in band d and offered flats l don't visit my son as he's in a flat l can't manage stairs l keep falling... people are right I'm a 67 year old pensioner they won't help you I've proved l have issues l have an alarm pendant wdh said l brought it from another property l got it last year ..lve got disabled items issued ..last week ..lve got travellers next door banging doors constantly ...it's so unfair as if you complain you get accused of lying..flats are no good to me l lose my balance a lot lve been in hospital with severe burns...l need a bungalow only ld like a garden and a wet room but no one cares l feel like going to bed and not getting up my family on Mam's side are buried in normanton l can't get anyone to listen l shouldn't be in band d they want medical letters you have to pay for them l can't afford heating never mind paying for letters

This housing association is one big joke . And as for choice it isn’t a choice based lettings as I’ve looked choice based lettings up and read about it and why it was brought in and it was actually brought in to give people the choice in what properties they wanted and where ! Wdh do not work like this as basically some of us are wasting our time even bidding because where shoved to one side and totally ignored while people who are well known ie family and close friends are prioritised and given whatever housing they want in no time at all … wdh must actually love to see people suffer and get satisfaction from it because this is basically what they do they leave people who are in need of housing to suffer and people who move left right and centre get to move anytime they want to and it’s actually true I know a few that have moved every 6 months and not because they need to it’s because they want to or their bored of their house their in so housing needs are not looked at or even considered whatsoever it’s downright disgusting what wdh do to people but they won’t like it later down the line when they need help I hope I’m one of them that they come to because I’ll give them the same answer they gave me (IGNORANCE)

You will never get a house if you are foreign, doesn’t matter how long you been on waiting list , and having a little baby and that you living with pervert next to your house , THEY SIMPLY DONT CARE !!! How the betting works ??? Leeds council is way much better , and it’s city !!! Where is that petition to sign???

WDH is not what we needed and hoped for!

Only in desperation should you have anything to do with these people. They are not landlords, they follow their own rules. No landlord would get away with what they do.
They put you in dirty, damp, rotten homes for a small reduction in rent. It really isn't worth it.
If you are worried about benefits and how you will pay a private landlord, well, many landlords will now accept people on benefits, so, I would just go to them.
WDH are possibly the worse company out there.

If you suffer with mental health you’ve no chance of ever been offered any properties you bid on they refuse you priority on medical grounds claiming that your not affected by your current property yet they’ve not even been to my current property other than to do a home visit and state that I’d be getting an offer yet three years down the line I’m still waiting they was going to offer me a three bed house in kinsley and yet they don’t offer me any that I actually bid on so basically it’s what they want to give you not what you would like it’s one rule for one and one for another !!! And if you put a bad review about them they class this as unacceptable behaviour so basically punish you for speaking
The truth about them

Overcrowded house, still with my parents and also have my own child, still waiting for a home. Decided to email the mp and the councils response was “she needs to send the birth certificate in” not one person ever said to me I was expected to do that, so 18 months old and now on my application finally…another occasion, a data breach with my address and another occupants details on,council pleaded me to delete the email and even sent me a letter reiterating it… 2019 I’ve been on the list, still waiting,gobsmacked about how long it’s actually taken. I know there’s people better off for housing than me, but thought the “council” would of stepped up their mark a little. It’s beyond a joke now.

It’s great to see the loyalty of WDH staff stepping up to leave over zealous feedback. They treat people like children and how dare anyone complain. Bring back Wakefield Me Council and then watch the positive feedback Rise. Come on WDH chill out a bit

Their housing (CHOICE BASED LETTINGS ) clearly needs to be investigated as this housing association are not what they claim to be and people are clearly victimised and discriminated against and I’m living proof … nobody’s circumstances are acknowledged when it comes to their so called choice based lettings housing is clearly given to the ones that move left right and centre not to people who actually have housing needs and who wdh put in a band that is for. People who are adequately housed when clearly their not when anybody applies for housing they are shoved in what ever band they want you in not what you should be in they also claim that band d isn’t a priority band yet if this was the actual case then why are band d being housed within months of applying it’s not done fairly at all and they clearly ignore peoples situations and find it acceptable to infact intimidate people who suffer with mental health disabilities and overall it’s mainly disabled people that suffer the most from this housing association and if they acknowledge circumstances like they claim to do there wouldn’t be so many people sleeping on the floor with their children or sleeping in their chairs through having difficulties climbing stairs so they are very clearly not at all what they claim to be and one day they will be investigated as I will make sure of this !!

Person who came out to my house was rude,aggressive slammed my front door and kicked the border in my front garden for absolutely no reason!!! I am a woman who lives alone with her children and I cannot even believe I have just been treated like this by one of wdh’s employees while my child was in the house ! I was not rude to him or anything and have no idea why he treated me like this he started shouting in my face and squaring up to me then stormed out bearing in mind I am a five foot woman and did nothing to provoke this he asked me a question so I answered him n then he phoned his supervisor and told him the complete opposite of what I had said so I tried to interrupt him to correct him and he started shouting saying well I’m not arguing with you repeatedly ( no one was arguing with him) also could hear the supervisor laughing on the other end of the phone,and then he got in my face and started shouting I’ll walk out if you want do you want me to walk out so I said yes if you want so he stormed out slammed the door kicked over the border in the front garden then sat on the phone shouting for about twenty minutes for all the street to hear . This guy was clearly either under the influence of drugs or has serious issues and should not be left alone with women or vulnerable people. As someone who has suffered domestic violence in the past this incident has triggered me badly I’m shaking and feel sick and this has sent me back to five years ago when I was in that situation. The best part is when I’ve phoned to complain they’ve past the complaint on to the supervisor the very man who was on the other end of the phone laughing when he was shouting at me !! Seriously just sat here wondering wether to go to the police .

Wakefield district housing claim to be choice based lettings and house people in date order of membership yet they don’t do what they say infact they do the opposite and people are clearly discriminated and victimised and I’m living proof and sooner or later I will be getting justice for how they’ve treated me which is (ABSOLUTLEY DISGUSTING) and I’ve got all the evidence to prove this .

I’m a WDH tenant. Can’t complain about anything everything they do is for the pure love of helping the working classes.

They will come out at 3am if you have issues and are super helpful.
