This is the second time I've had to leave a negative review about this company as I'm fairly easy going leaving one negative review is unusual leaving two is unheard of so here goes.
We are trying to buy a property in Coventry via a Ltd company set up by my daughter who was living in Australia at the time but has since moved back to the UK. We arrange our mortgages via a broker in Coventry who uses TMW as his sort of go to company. The valuer went out to the property and he was happy that TMW could borrow against it which was further than we got the last time so we thought everything was good to go but below was a list of issues we came up against every time our broker attempted an application all to do with Ltd company.
1. They weren't happy with the Ltd company having an Australian address with both the directors (myself and my daughter) being UK residents -> Action change the Ltd company address to a UK
2. Because I was a director and over 70 it restricted the amount TMW were prepared to loan to us from 75% to 65% -> Action remove myself as a director
3. Although I have removed myself as a director I was still a person of significant control -> Action remove myself as a person of significant control
4. Because my daughter hadn't lived at home for a number of years I had her removed from the electoral register TMW were not happy about this because they needed to see proof she was a UK resident -> Action Get my daughter back on the electoral register
5. Despite switching the address of the Ltd company back to the UK my daughter was still being shown as a person of significant control with an Australian address -> Action correct the address to the UK address
6. They needed to see my daughter was a UK tax payer Action -> This meant applying for a UTR number because my daughter had never completed a UK tax return and then completing 2 tax returns.

And so the list goes on and while in essence TMW have there own criteria of how an ex-pat Ltd company needs to be set up my complaint is TELL US EVERYTHING AT THE START, the process was held up and the application re-started every time in 1-6 above and the information would take a minimum 72 hours to update on the TMW systems if it was a quick fix like in 1. above, but could take as long as 3 weeks in 6. above.
So we started the process in January and still don't have a mortgage offer or know if there's something TMW need to know

⭐⭐⭐⭐⭐A Breath of Fresh Air! Daniel Morris is the Gold Standard of Mortgage Consulting

After a frustrating and ultimately abandoned attempt to secure a Buy-to-Let remortgage in 2025 through L&C, I was beginning to lose hope. They were incredibly unresponsive and seemingly "too busy" to provide even basic updates.
However, discovering the new acquisition by Nationwide of The Mortgage Works has been an absolute breath of fresh air.

The process started with a call to Ollie Howard, which was handled brilliantly. He arranged an appointment for the very next day with Daniel Morris, and that is where the experience went from good to exceptional.

Within just 45 minutes of starting my meeting with Daniel, I had a positive Decision in Principle. No fuss, no jumping through endless hoops—just straightforward, intelligent questions. It was a staggering contrast to my experience with L&C, which dragged on for 6 to 8 weeks with endless over the phone form-filling and lack of documentation to consider options, only to end in total silence mid-application and an escalation that went nowhere.

I understand that with Nationwide’s Open Banking integration, the data-gathering process is much faster, but it was Daniel who truly made the difference. He had every piece of information at his fingertips and navigated the system with total ease.

As a self-confessed "obsessive shop-arounder" and a huge fan of Money Saving Expert, I don’t give praise lightly. As a long-term Nationwide customer, I was delighted to find that The Mortgage Works offered the absolute best deal on the market for my needs.

Daniel acted less like a salesman and more like a highly professional, knowledgeable financial advisor. It is clear that his training is top-tier and he genuinely understands the complexities of the market.

My only regret is that this service I did not find The Mortgage Works a year ago; it would have saved me twelve months of wasted time. I genuinely look forward to dealing with The Mortgage Works in the future and continuing to build a professional relationship with Daniel.

Last week, I applied for a mortgage through The Mortgage Works. My advisor, Beth Carter, was extremely professional and supportive throughout the process. She responded to my emails promptly and efficiently, and consistently kept me well informed about the progress of my application.

Everytime you have to deal with them on the phone, the service is horrible, they are unhelpful and often the line conveniently drops. The underwriting is slow and very few updates provided!

TMW is the best customer service, Jordon Humphrey & Renee were patient, knowledgeable and very helpful. I can honestly state that this company is the best Mortgage provider to deal with. They answer calls promptly, answer all questions with extreme expertise and are kind when I needed help. A truly great company all around.

I managed to secure 4 more mortgages since my last review. Im a private landlord and been for over 20 years. The mortgage work is the most competitive lender , they have big range of mortgages for your special needs, many including no fee. They are fast. I use this gentleman call Scott miranda for 3 mortgages and 11 remortgage. If I could give him 10 Star I could. In over 20 years I been through over 30 mortgage advisor. He is the best. No comparison. Highly recommend

I'd like to give 5 star to TMW team especially to Natasha Rice, she has been very supportive and her reply was prompt as I was in a non refundable situation and with a close deadline, because of the whole team has been efficient and supportive, therefore the whole process went very smooth regardless of some disputes from my credit report, I've had another successful application in time .

Very helpful and explained things very well. Will use again.

The whole remortgage was organised and paperwork done under 24 hours. Very efficient. Just have to wait for the rest of the process valuation etc.
