I’m a realtor and investor that works with clients to help them fix and flip homes. I have reliable lenders, but my client was convinced that investor’s edge could get him a better rate, so I trusted him. In the end, we had to extend the contract twice. Investor’s edge kept promising that they just need a little more time to find the funds, and not only were they not able to find the funds, buy they absolutely do not follow real estate purchase contractual requirements. My clients lost time and money. Luckily, it was my listing so we were able to pivot. But everyone lost in this transaction because of a company that clearly is not able to deliver what they promised to their client.

I tried to work with them. It was a waste of money and time. I wouldn't ever try to work with them again. Yeah, they have nice systems, but you can save $6000 in a "membership fee" and like $200 of an ongoing monthly fee and access similar or as good systems somewhere else without paying that much. Initially they seemed great, I spoke to a "helpful" sales rep who made it seem easy and smooth. But it's a bait and switch because once I paid the $6000 membership fee, they sent me a list of all the hoops you have to jump through to actually close a deal. It's not realistic and ended up being a huge waste of time and money.

As a loan broker for small business - I have been looking for a year now for 100% of the loan to be covered by the finance company's and to include rehab money - and where it pays for that to. Most company's do 65% and 75% and you have to come up with like the 25% on your own to get the loan and cover closing cost title etc and the with like 50k or more rehab money...100% and rehab money the finance company programs gives for the home is a good deal...and you don't pay them there fee tell you get the rehab done and sold is good.

I was recently scammed through a very sophisticated pricing scheme from this hard money lender. They use a combination of online video reviews and a pushy sales process to get a customer to purchase their services. Then through a series of tactics and delay tactics, they will make a possible loan process impossibly challenging to actually use their services.

I purchased the top tier (Pro) for $5995.00 (I was unaware of the $199.00 monthly fee).

As an skilled flipper, I found out very quickly within 24 hours that their system is a rebrand of PropStream and is an outdated version of the PropStream software. They have over 42 videos that are apart of their online "Fix and Flip Courses" or "Land Courses". The company is primarily focused on their videos on their LMS (Learning Management System). The entire system is designed to delay people so that they can continue to charge you a monthly $199.00 fee with no intention of you actually using their system.

Some users have reported that they have used the platform. I spoke with my own MHIC licensed general contractor and he confirmed that they were almost impossible to complete paperwork, clear inspections and obtain payments and draws from.

My experience was hyper communication until I asked for refund the next day. I received ZERO responses to emails or text messages from Drew, Jeri or Spencer (the people who emailed or called me).

Do not trust anyone from this company. Also, the reviews on Google are likely paid for and fake.
