The information was good but one bad moderator ruined the whole experience
Sis is the highlight. She was willing to converse and give information without being condescending.
The information was fair to good. To get more information, I posted. The response was usually something like, "go check module two." The reason I asked was to get more info. because the module was vague.
One time I shared a story of an appraiser, He was an FHA appraiser who was also an inspector. I got accused of sharing false information and was banned from commenting or posting for weeks. I was sharing a true story. This deeply hurt, and lost my faith in this program.
The Facebook group was uncomfortable. Someone often turned off my posts and ability to comment. I found out who it was near the end. It was a moderator. Not Sis. Give Sis a huge promotion. The other one shouldn't moderate. Like ever.
Had a very difficult issue with my market so I posted a question and was told I was making excuses. This is not the kind of advice anyone would pay money for. Eventually I ended up working in another market out of state. I was totally alone and had to figure that out on my own. Super easy to flip in that market. I now have three in escrow, but can't celebrate with Debbie's group. My time in the group expired.
One year is not enough time. Some of us love our jobs. Some of us make a lot of money and don't want to quit. We just want to flip on the side. It is going to take longer. Accept everyone no matter how slow or fast, no matter how successful. It took me years to get my first flip going. I was not a big success right away and had too many questions, so I did not fit in with this group.

Firstly, I want to clarify that we couldn't find any record of an Anne G being part of our community since its inception in 2017. The closest name we have is Adrianne Goff, who was indeed a member of our program and community in 2022 and who is also the only person to get negative reports from other members.
I'm thrilled that you found Sis to be such a standout. We truly believe in all six of our coaches—they're each fantastic and deeply committed to our members' success.
Regarding our program's extensive resources, it's true that we provide over 80 lessons and videos covering every aspect of the house flipping process, step-by-step from A to Z. When a member asks a question, it's natural for us to point them to the relevant resource in our trainings. This approach empowers our members to find answers independently whenever they need them, fostering self-reliance within our community.
Our coaching program spans a full 12 months, which is significantly longer than most programs out there at a significant discount as compared to them as well. At the end of this 12-month period, we offer options for members to extend their time with us based on their engagement and contribution to the community.
Unfortunately, this wasn't the case with Adrianne. Her fellow community members reported her comments to us a total of 17 times during her 12 months with us. These reports indicated that her comments were not only negative but also lacked accountability. As outlined in our group rules, repeat offenders face consequences to uphold the positive experience of our community.
On a brighter note, I'm thrilled to hear about your success in purchasing properties! We can see that you're still accessing our online classroom and finding value in our resources beyond your initial 12-month program with us. Your continued use of those resources is a testament to the value they provide and your dedication, and I'm honored to have been part of your journey.

So grateful I invested in this program
I joined The Flipstress program in March of 2023. I found everything about the program as described...thorough modules and online resources, group and individual calls to walk us through everything real estate and mindset related, and a wonderful Facebook group where I found constant support from coaches and other students.
I didn't even know how to buy a house when I started the program. I asked SO many questions (many that were incredibly elementary) and felt like there was always someone there to walk me through what I didn't know. I also got some tough love sometimes which helped me get out of my head and back on track. In my opinion that's the best kind of coaching.
What I really love about the program is that no one did it for me. The coaches do a great job of asking guiding questions or referring us back to modules or practice so we can learn the process ourselves. That can feel uncomfortable sometimes, but it made me a much stronger Real Estate Investor much faster than if someone gave me all the answers.
My favorite aspect of class has to be the Facebook group...there's real time learning going on in there as well as a supportive group of women who are seeing each other through a lot of growth--both intellectual and emotional.
Joining The Flipstress program has been a game changer for me...I have confidence and knowledge to build my business and a group of women who have my back. I highly recommend it to anyone who is interested in Real Estate Investing.

Empowering and thorough, an excellent investment
I joined the program in 2022 after hearing Debbie's podcasts. What drew me in was the focus on mindset, fear was a big obstacle for me. The program did not disappoint. I devoured the modules and still do the exercises 7 properties in. The community is also priceless. Debbie and the coaches get to know all of the members and understand their challenges and strengths. The culture is very supportive and focused on empowering each member to run a successful flipping business. Joining the program was the best investment I have made in myself, hands down.

Grateful to have found my tribe
I’ve been a member of the tribe since 2019 and began my career as a full time real estate investor at that time, as well.
I can say with 100% certainty that I could not do this without Debbie’s coaching or the support I get from the coaches and other women in the group.

Hands down, the best investment I’ve ever made
I joined Debbie DeBerry’s tribe late last year and I can’t say enough good things about my time there. I just graduated from the program.
They’re incredibly supportive and responsive. The trainings were so clear and easy to understand. The Community is an amazing place FULL of women who cheered me on. I’ve developed many lasting friendships and expanded my network. The coaching was on a FB Community and zoom calls and self paced online modules for learning. Debbie ran most calls herself and was present in the FB group everyday, answering questions. Questions in the FB Community get answered really fast by coaches. I didn’t have to wait for Coaching calls to get answers, which meant I could progress faster.
She’s very genuine and her personality is just like in her videos. Funny, smart, easy going and down to earth.
But, I think the biggest thing I want people to know is how Debbie has impacted me not just in learning how to flip houses, but also in my personal life. I’ve been able to make some truly HUGE shifts in my relationships, the way I view money and success, who I surround myself with and how I trust myself.
Debbie taught me so much more than *just* how and where to flip a house (and yeah-I’ve done that pretty successfully now, too). She taught me how to open my mind, be coachable, and be disciplined.
I think of coaching as an investment in myself. And I realized after my first couple of attempts at flipping on my own that I needed a coach. I researched a few different programs and I just didn’t feel like they offered the same level of value for the money. And I wanted a mentor who was willing to get real with me, not just pat me on the head and tell me “good job”. Debbie was willing to do that in a way that made me feel empowered.
I would 100% recommend The Flipstress coaching program over any other program out there.

Debbie is smart and, quite unkind
Debbie is smart. She is all business. Great training modules.... Unfortunately, her facebook group felt very unkind and hostile towards me. I paid a huge lump sum to feel bullied by her and moderators. Debbie herself appears to be very successful. Her training modules are good. The advice is sound. Her tools are sound, too. The trainings are set so you can watch anytime, anywhere, on your own schedule. Those are all good things about her program. My issue is the unsupportive facebook group. I was told I would pay a lump sum and have a super supportive facebook group where I could post any question, anytime. So I posted about a real estate question that I kept running into. Debbie attacked my character on my post, instead of answering my question. I kept trying to get her to answer the question instead of attacking me. She just continued to say I was the problem, criticizing my character (this is called Ad Hominem I believe). After this, all my posts, comments and questions were deleted or removed, about 90% of them were deleted and I was banned from commenting each time. I kept checking the rules and most of my posts and comments did not break any rule. The subliminal message from her Admin. team was, was "Stop posting, we don't want to hear from you, stop posting and commenting or we will eventually ban you from the group." I once reached out to her to say sorry, ask what rule I broke because I wanted to grow and learn, and just for doing that, I got banned from commenting or posting for a week! I wanted my money back after this but I figured it was too late. The other issue, I was promised lifetime membership in the group. After a year, they remove everyone from the group. I actually witnessed Debbie being mean to another person, too. This lady posted that she really appreciated the program, and sadly, after a year, she did not flip, she made countless offers but none were accepted, but she said that Debbie inspired her to form her own business LLC for her job, and she was successful in that. Debbie immediately retaliated by removing her from the group and making a post about people who were in the group a year or more overstaying their welcome, like tenants who are living rent free but stopped paying the rent... Debbie did this, when SHE COULD HAVE SAID to the poster, "Oh thank you. Best wishes in your new business. Glad we inspired you and glad we were some service to you." I experienced interactions in the group as her being petty, taking everything as an attack and retaliating on people. I saw people talking about her in other investor groups, many people having the same problems with her social media group. There is more negative stuff about the social media group but I don't want to write a book. For example, a lady who lived within 75 miles of me joined. They deleted my comments to her. They did not want me interacting with her at all. I the saw the rules that they don't want members meeting up outside the group or private messaging each other. So much for having a sisterhood. I want my money back so I can spend it on someone else's program. In fact, I feel scared writing this review, I bet they really hate me and want to retaliate.

Connection is one of our core values, and seeing members connect locally brings us immense joy.
2. Private Messages (DMs): While it's true that we discourage unsolicited private messages, it's not to stifle communication but to respect privacy and limit spam. We believe in fostering inclusivity within the group discussions rather than through private messages.
3. Misquoted Statement: I want to address any misquotations or statements attributed to me that cannot be found in the group. It's crucial for us to maintain clarity and accuracy in our communications.
4. Retaliation: The suggestion of potential retaliation is not in line with our principles. I want to assure you that our focus is on creating a supportive and constructive environment. Any concerns or critiques are welcomed as part of our commitment to continuous improvement.

Flipstress has decent information, but gives negative overall experience
I joined the program in November of 2022 after doing a zoom meeting with the sales team. I told her, I only need to make $50k this year, and she told me that it will be "easy." I figured a $8k investment was no issue if it was going to be easy to make $50k within the year. However, that was not the case.
The basic information is useful to a agree, but I got the most value from connecting locally with my REI meetup groups. As for the "coaching," there is no space to critique the concepts or express any form of dissent or have healthy questioning. Debbie appears so dang cool and friendly on the podcast, but my feelings were genuinely hurt on multiple occasions in the FB group by the coaches responses to my honest questions. I would have given them this feedback directly, but they are so defensive that I figured it wouldn't be received well and I'd be wasting my time.
Another woman connected with me via FB to get my opinion on the course and she told me that her salesperson said that all the women who go through the course are 100% successful. Yeah, nope. I think less than half of the FB group even posts at all. Some women appeared to love the group and some seemed to be successful, so people were having radically different experiences. I can personally vouch for two other women in my city who were in the course. It's been nearly a year and neither one has bought a house. The one has been hustling hard just like I have, and the struggle is real. But, according to the group, if you're not successful, it has nothing to do with real estate in general, your specific market, or interest rates, or a small personal REI network, it's that YOU aren't doing enough and are making excuses. This version of "tough love" felt very unsupportive. I did work extremely hard and I did a flip, but it wasn't something I could even celebrate with the group. I'm sure if they see this review they will say that there is something problematic about me. That was their response in a Bigger Pockets forum to another reviewer.
I do not recommend Debbie Deberry's program. I'm super sad that such a great idea and content is damaged by the quality of the leadership. I hope she can change and make this program truly positive.
