Poor communication and permanently dissatisfied
I have lived in a pbm property for 2 years now. I have had 3 different property managers in this time. Response times are long, that is if you even get a response (I have sent the same email twice and still yet to receive a response but others have been replied to). Lack of visits to the property from management are blamed on issues I have been raising for the last two years. There has been 0 decorative improvement to the property and fees have gone up by almost 50% (its now over £2000 a year). I would avoid ever using a PBM property.

Where's the ZERO STAR?? This company is the absolute WORST - it has to be.. because you cannot get any worse than this. They don't even reply to your emails let alone do anything about your complaints. Bellway need to sue this company and reimburse us for the waste of time and money dealing with these utter imbeciles and incompetent rip-offs! CLOSE THE BUSINESS DOWN - DO YOURSELVES AND EVERYONE ELSE A FAVOUR! Constant shambles; highest staff turnover I have seen - so bad that they don't sign their name on any communications because you never know who's on the other end, and ever-increasing service charges....
Bills going up and up, with no real transparency. I simply asked for a door stopper.. that was months ago and not even a reply for such a small thing!!! But of course they chase their payment when it's due!
Think of what the worst service can be, and you've got it - this is it! It cannot be worse, I promise.
They are a cash cow, given zero rating if possible
They are a cash cow just behind the cash, with zero service provided for freehold houses. As there is no regulation, since last 2 years nothing has been maintained but service charge demands keep coming. Still waiting for a call back from estate manager. Chasing me for the service charge for a period where they were not even managing this estate and we were with a different management company. After being tired of fighting, I even agreed to pay this disputed amount in installments. While I've paid 3 different payments so far to this amount, I received another demand for late payment fee. Funny part this time was, when I called back asking them to take this fee off the account and as agreed my account should have been on hold, I was told that they need to speak to their CEO/CCO. Hahaha, they need to reach out to a C-suite person for my small remaining amount of £290.
No promises are kept by this management agent!

Update 01/04/2026 My review is honest, they have been our property management company for a few years now and the repairs from a few years ago are still unrepaired, I have emailed a few times about various problems and there has been no acknowledgement or reply, now I have been asked to supply my phone number and a reference number or my review may not be recognised as genuine by PBM, how are honest people able to give honest reviews when you have to do this. Reading many other people's reviews on here regarding PBM should show that I and my building are not a one off, if the same energy was used in actually taking care of the buildings they are paid to do then they would get honest 5 star reviews.
If I could give 0 stars I would. Their bio/summary written on here is a far cry from the services that they actually give, they really couldn't give a damn, all they want is your money and ignore absolutely anything that needs repaired, maintained etc. They have charged us collectively an eye watering £82k + a year for their services which is money taken from residents that is not deserved, we didn't get a choice of which management company we could have yet we are expected to pay them that amount plus extra that they are always asking for each year for a sub standard service, they are paid that to look after our buildings and to have the interest and safety of the residents who pay them but they don't care, no wonder their staff turnover is through the roof, that speaks volumes.

Mihir at PBM was incredibly helpful. He is polite and goes above and beyond to help the residents. His response time is quick and efficient and his communication is very clear. He helped resolve all the teething issues in my flat when I moved in.
Positive experience
Positive experience when looking to change my correspondence details. I went through initially to the wrong person but he very quickly put me in contact with the correct team who made the change promptly and efficiently.
Good service.
I approached PBM in need of a particular form for my apartment at Kennet Island, Reading and within 24 hours had a response from Olivia Butler with the form attached that I needed. Very good service.

I live at The Cove at Loggerhead Marina and the staff liason is Olivia Coleman is supporting rogue board members. Slanderous letters, HOA rule breaking, incompetence in managing board protocol. Just recently helped the rogue board suspend a decent man for a technicality trhat could have been easily avoided.

Useless management company. Do not fix maintenance issues which are reported. Poor communication. Rising fees despite no management. Bellway have terminated the contract which we are pleased about.
