Do not use this company!

Do not use this company!! We are from an HOA and we can never get in touch with this company. We hold a standard and they do not follow our standard. We have neighbors complaining about nuisances either this home and we can’t get in touch with them to get some help. This has been on going for over a year.

The entire process of getting started…

The entire process of getting started is the most convoluted and challenging situation I've ever experienced in my renting/leasing history. First, it is next to impossible to contact property managers. I had to figure out how to open a ticket as a non-resident just to get someone to pay attention. I got phone numbers to leasing teams that were disconnected/not in service. Chats with agents yielded nothing. When I finally got someone, the things they told me were opposite what I actually had to do. They give you 3 days to switch utilities or you pay the utility and a 50 dollar late charge. That's fine, but I transferred my utilities 4 days before I moved in and they still charged me the 50 bucks for God knows what and some other unknown fee. When you open a question with them, they take between 5 and 7 days to respond. So while you are sitting worried about your finances, they are just not available. I dont want to get started on the nightmare of using their partnered services to transfer utilities. I could have simply transferred myself in the individual utility apps for a nominal fee, but their "citizens" service took the liberty of creating all new accounts for utilities, meaning in had to have my credit run again multiple times and take over 2 weeks working with cable internet and electric to fix their mistake. In the most unemotional way possible, I would like anyone that comes across this post to know that pathlight is by far the worst leasing agency possible. There are plenty of other companies you can work with that are a breeze to deal with compared to pathlight.

Worst Rental Experience Ever

Responsible renter here. Have never had problems with any landlords or property management companies other than Pathlight. Outside of all customer interactions being informed by their soulless legal team, had terrible experience with communication and correction of a maintenance nightmare. Canned responses to everything. No agency had by any of their employees to do anything than spout canned statements prepared by their lawyers. Their low-ball approach to maintenance caused a small (shower caulking) issue to turn into an unnecessary shower valve replacement and subsequent flood / damage that was not addressed in any sort of timely fashion. They didn't even seem to care their property was flooding/had flood damage - let alone the people paying 3k a month to live there. 2 months of sending pictures and trying to get someone on the phone several times a week. How they manage their maintenance vendor interactions is to blame A poorly managed app was the only option other than calling their 800 number and leaving unanswered messages.. from August through October. This house was in Westminster, CO. Absolutely terrible experience. I wouldn't wish renting from Pathlight on anyone. The only thing they made easy was paying them and getting into their web. BEWARE.

PATHLIGHT MANAGEMENT are CRIMINALS

PATHLIGHT MANAGEMENT are CRIMINALS. Their property is deplorable. Since living on their property for 90 days, I have submitted several major maintenance requests, not to mention the minor maintenance requests.

1. The toilet plumbing was backed up throughout the entire house on the 2nd-day of moving.
2. They tried to cover up a severe roach infestation that they were slow to treat.
3. Dishwasherwasnot properly installed.
4. Water leaks.
5 And now after three months I still do not have a properly functioning stove. I was unable to cook for my family for Thanksgiving. The do not want toreplace their broken old stove and then do not want to pay for a new one so they keep creating new work orders for the same broken stove. All they say is sorry for the inconvenience, and they lie to you about the service delay. They contract out for maintenance, and the communication with their contractors is less than subpar. They do not maintain their property. After I moved in, I found that they painted and put new carpeting over years and years filth to make it look new. If you are an owner and care about your property then do not use Pathlight Property Management. THEY ARE AKIN TO SLUM LORDS!!!!

This property management is a…nightmare

This property management is a nightmare. They left us without heat for more than 7 weeks during a snow storm and told us to buy a space heater and they'd reimburse us. They sent an email acknowledging that they are afoul of the state's renters rights but do nothing to fix it. If you call for help, you'll get agents that send each other Zendesk notices, promise to call back, and then nothing. I have spent so many days staying home for contractors for projects NOT to get fixed and hours on the phone only to get passed around with no solution.

When we ask for fixes, they send unqualified contractors and we spend the day home waiting for them, only to find out that they don't know how to fix the project they've been sent for. Here are just a few examples:

They sent a water heater repair person to fix the hot water and we sent photos and videos of the problem. When the repairman arrived, he said he doesn't know how to fix tankless heaters. Why did we send the required photos and videos if they were not going to use them? Any idiot would have seen that you need a technician who understands tankless heaters!

When we notified them that the basement outlets had no electricity, they sent many electricians to fix outlets that had no electricity, at least 4-5 of them looked at the problem, explained some jargon and left with no fixes. That took weeks to address.

For the fireplace, they sent TWO contractors that said that the ignitor was broken and BOTH suggested just leaving the fireplace on all winter. Who would do that!? That's dangerous! These contractors are putting us in danger with broken electrical outlets and gas fireplaces!

I am convinced that they go to Craigslist to find the cheapest contractor. When I asked to hire my own contractor for reimbursement after 7 weeks of hell about the fireplace, they had the temerity to deny that request! I will be reporting them to the state and have reported them to the Better Business Bureau.

DO NOT trust this company to take care of your family. It's basically a fresh hell of endless powerless customer service reps who pass you on when you have a problem.

Thieves and liars

When we started looking for a rental in Colorado Springs, we found that Pathlight had a monopoly on them. We read the reviews, and thought there was no way all the negativity was accurate. We were wrong!

Pathlight was quick to respond to us BEFORE we signed a lease, but is the absolute worst in replying to maintenance request or even a “call me” text.

First issue: the day we moved in, we ran the appliances. The washer had mold in it and the dryer smelled like fire after running it for a minute. We told Pathlight to remove them and we would just use our own. They said they would remove the washer and dryer, but it had been over 3 weeks and they are still here. They set an appointment and I took off from work to be here, but nobody showed. They have a $25 fee if I miss an appointment, but no reimbursement when they missed it. They closed the work order as complete, despite the washer and dryer still being here.

Second issue: we had a move in deal where we would get 1/2 month rent off if we moved in by the 19th of October . We did that and saw it in the lease as such. A week before rent was due, they posted in the app that our rent was full price. We reached out multiple times saying the price was wrong and to fix it. They acknowledged that it was wrong and not to worry, they would only take what they were supposed to. Lies! They took the full amount of a normal month! When I asked them for my money back, they said sorry through text. I have asked them for 7 days now to call me, and they still haven’t. I did get to speak to them on a maintenance issue and they transferred me to someone on the team who said they couldn’t help me, but said my stolen money was in a “credit” on my account. That they wouldn’t send it back. They get to hold my stolen money and there is nothing I can do.

If you value your sanity, do NOT rent from Pathlight!

FRAUD AND WASTE OF TIME

This company is a fraud and continue to delay my inspection due to "Work Orders". I have put in three application on three different houses and they use the same language when it's time to move in and schedule the inspection...we have work orders incomplete. They just keep pushing the date out for move in until you get frustrated and then all of a sudden I get an email saying that the property has been rented. It's all a scam...no regard for time or energy or money. STAY AWAY!!!!!

STAY AWAY! The service from Pathlight Management is horrendous. Nothing gets done quickly because they bid out the work looking for the cheapest company to do it. Most of the tech companies hate working with them as well. It took 46 days from move-in to get a working oven. That's just one of 6+ issues from the get go. I have a minor issue now and won't get service for more than a week since I put the work order in. And by the way, Pathlight is owned by Home Partners of America which is owned by Blackrock. Explains a lot. STAY AWAY.

Maintenance has been a nightmare

Maintenance has been a nightmare. Pathlight is slow to respond initially and even slower to get issues resolved. Our AC wasn’t working (thankfully before the summer heat) and it took several weeks and many technicians to get the issue resolved. The septic tank needed to be pumped, took over a week to get that done. Now my oven has quit working, I reported that on 6/27 and still waiting for a repairman to be assigned. On 6/28 I reported that the upstairs AC unit was dripping water into the bedroom. We are having to climb into the attic and bring down a huge bucket to dump daily, sometimes more. Repairman was a no show on 7/3. And it’s not the first time we’ve been no showed for repairs.

We pay too much in rent for this kind of poor service. We love this house and do not want to move when our lease is up. Pathlight please do better, your tenants deserve that!!!

Zero stars..

Zero stars... We had an approved lease. We had a move in date. Only to be told a day before that the house had mold and your company cancelled our lease. Very little consideration and even less compassion into how this affected our situation. We had movers scheduled, we had changed our addresses in everything, we had utilities with stop dates (current residences) and start dates in OP, we had current leases expiring, we had our whole lives turned upside down in a moment's notice and your company and your representatives sent us a couple more listings. This whole experience with your company has been an absolute nightmare. This coming from a retired military member that has moved more than 20 times in 26 years of military service. I was told to send you the security deposit within 48 hours to secure the property, but your company can take 5-7 days to return it to me. I have to find another place to live... STAY AWAY from these properties.

Pathlight Property Management warning.....

I am writing to express my utter despair and frustration with Pathlight Property Management, which has been acquired by Blackstone. Despite their promises of transparency and accountability, they have consistently failed to deliver on their commitments. In 2019, I was promised that my home would be ready for move-in on June 1st, but it was not even habitable. The property was in disrepair, and I was left to deal with the aftermath of a contractor's negligence.

Since then, I have experienced numerous issues with maintenance and repair, including damage to my home and unlicensed contractors. The company's lack of transparency and accountability has been frustrating, and I have lost confidence in their ability to manage properties. It's as if they are more interested in fighting legal battles with their tenants than actually fixing the problems they created.

Recently, I was promised an early termination and a transfer to a new home that was ADA compliant, but it has not been prepared for occupancy. The property is in disrepair, and I have been forced to continue living in a substandard home. Pathlight's handling of this situation has been unacceptable, and I have had to deal with multiple issues, including leaks, damage to the roof, and lack of essential safety features like smoke detectors and GFCI protection.

I am not alone in my experience with Pathlight. Online reviews from various sources, including Yelp, Trustpilot, and Revdex, paint a similar picture of frustration and disappointment. Tenants who have had the misfortune of dealing with Pathlight have reported similar issues, including:

Unlicensed contractors causing damage to their homes
Lack of transparency and accountability
Delays in maintenance and repair
Failure to provide essential safety features
Unresponsive customer service
I urge anyone considering renting from Pathlight to do their own research and be cautious. Don't be fooled by their promises of a "seamless" experience. They will leave you high and dry, just like they did with me.

I am at my wit's end. I have filed complaints with government agencies and plan to continue seeking justice through legal means. I hope that someone will take notice of the consistent pattern of poor behavior exhibited by Pathlight Property Management and take action to protect tenants from their predatory practices.

I am tired of being treated like an afterthought by a company that only cares about making profits. I am tired of being forced to live in a substandard home while they reap the benefits of our hard-earned rent payments. I am tired of being ignored and dismissed by a company that refuses to take responsibility for their actions.

I hope that my story will serve as a warning to others: stay away from Pathlight Property Management. They are not a reputable company, and they will not treat you with respect or dignity.

Pathlight has not done us right for the…

Pathlight has not done us right for the last 5 years we've lived in their home in Colorado Springs. We were told our new house would be ready to move in on June the first 2019 so we packed up everything we moved from Arkansas to Colorado Springs only to find out that the house was a wreck and no way to get ahold of Pathlight. They never have any contractors in your area they don't have any employees that work for them so they try to hire handyman and subcontractors unlicensed and all you ever end up with is hack jobs you will spend all your time chasing these contractors they actually threw a refrigerator down our staircase. Pathlight has been bought out by Blackstone America's largest consumer renting company and we were told that they were going to start hiring their own maintenance employees so they could have more control over the work being done. I became wheel chair bound in March so we were seeking a new home. So we called pathlight and talked to our home partner which was Ricky C. and Ricky C. said we could get an early termination and switch to a different home on one level ranch so we looked and we found 1 that was Ada compliant and we put in for a transfer we were supposed to move in April 19th 2024 we went and looked at the home way before we signed the papers and it was a mess but we were told that it would be brought up to code and brought up to a standard that was livable. However it is now almost June and this home has been damaged more than it has been fixed. The fake grass in the front yard has been destroyed because their contractor that they hired dropped a gallon of paint and just walked through it tracking it all over the concrete and all over the fake grass and ruined it all. This house has also had a many many problems from plumbing the needs addressed. This house had no co 2 detectors no GFCI protection and no smoke alarms, and they thought we were going to live in at that way. We are still waiting for this house to be ready for us to move in too so in the meantime I'm in a wheelchair trying to maneuver around my 5 bedroom 3 bath house full of nothing but boxes because Pathlight told us to pack up we would be out of this house by April 19th not true. I would not recommend pathlight to my worst enemy. Rent from anybody else but Pathlight if you have any common sense rent from anybody else. We told pathlight we had a leaky roof it took them over a year to come and fix the roof and all the windows leak and they said well we're not going to replace your windows because you moved into it with that condition. That is the reason that we are waiting for this house to get ready and me inspect it before we move into it. If you're dumb enough to rent from pathlight you'd better be smart enough to look at it before you move into it because I guarantee if you lease it unseen you will not be very happy. With the amount of rent they charge you will never get your maintenance request completed do your research they have 1,000s bad reviews. Currently we are still waiting for our home to be completed the utilities have been in our names since April we're currently have utilities in 2 homes and currently we have leases on 2 homes but yet we can't really live in any one of these homes because the 1 that we rent now is full of boxes and I'm in a wheel chair.

Pathlight are FRAUDS.

I submitted an application for a home, but unfortunately, it was denied. The reason given was that I supposedly altered my bank statement, which is completely untrue. I promptly requested to discuss this decision over the phone and offered to provide any necessary documentation to prove my innocence. However, they flat out refused to engage with me or acknowledge their mistake. It's disheartening to see Pathlight's lack of concern for applicants, and I can only imagine how they treat their tenants. As a law-abiding citizen, I would never engage in any unethical behavior. What's truly upsetting is their refusal to even have a conversation with me. My advice: steer clear of renting from them at all costs!

I am a contractor and this company loves to not pay on their contracts by changing the terms mid-contract (such as adding words to the contract right before approving the bid, then using those exact words to refuse payments).
