Octavia Housing need to take Health and Safety issues more seriously as its totally incompetent. Ive had a series of Safety issues one being that two Bikes were stored in an electrical cuboard this is a serious breach of there safety. Alao Heavy large Pots on the edge of a balcony wall which the health and safety Building inspector said to be removed As not been completed as three pots still remain being that the neighbour wanted more time. Its now 231 days past this agreement and im still in the process of dealing with but its all delays, I feel lied to and betrayed as I agreed to giving more time. Also very large Umbrellas are put up on the balcony which there size dimensions are overlapping the balcony edge. These are the issues im still dealing with and feels its never ending. The personnel that are dealing with these issues are showing nothing but ignorance and using delay tactics.and lying at every level. Ive had a meeting sent emails but it still goes on and on. The case is still ongoing.
I feel the only options left are to contact the London Fire Brigades Health and Safety and Government Ombudsman now. As I feel ive given Octavia Housing every conceivable chance to resolve these issues. I will update again soon

You ruining abri... your child staff are idiotic. I need to speak to a grown up and I get children to deal with. Do not reply as tell me to go on Facebook as I am not on social media as I am a grown up! Sort out your companies and get your staff trained. Government has put me in arrears, so take this up with them.

Another excellent employee!

Once again, I want to personally thank a member of the reception staff, Raven.
Due to confusion concerning the Estate Management acknowledging residents requests for assistance, Raven had to step in to guarantee that all relevant parties had received the information and find out when they were going to act on it.
He was fantastic and I am very grateful for his help.

Great Customer Service from Caio…

After several frustrating calls and speaking with multiple customer service representatives, I finally got through to Caio, who completely turned my experience around. He was by far the most helpful person I spoke to — professional, patient, and genuinely committed to solving my issue. Despite how annoyed I felt at first, his calm and confident manner quickly put me at ease. He not only resolved my problem efficiently but also restored my trust in the company’s customer service. I genuinely appreciated his support and professionalism throughout the call.

Took 6months (Caio made a difference )

Took 6months for a change of my number to be updated onto the main gate entrance intercom..
I spoke with Caio from the Octavia customer service team on the 21st/10/2025 about 4:30pm /4:45pm and also, spoke with a staff member not sure what department and didn’t get his name but this was on 16th/10/2025 around 2:30pm/3:30pm he also made a supportive and positive commitment to help towards this as well.

However, a Special thanks to Caio for reaching out to ensure all updates are done correctly and all issues have been resolved..

Like other (truthful) reviews have said, the description/website of Octavia Housing and (Dont) Care is a Fairytale. They tell you to email info@octavia you get an automatic reply, then nothing. Just ignored. Email the housing officer, ignored. They give their best flats to the worst tenants, who have drug addictions and mental health, and allow them to run riot. They have staff who are "friends" with some tenants telling them what's on your file or what you reported. As for Repairs, forget about it. They clearly hire the lowest price contractors who bodge the jobs, so they get paid to come back again and again. Mears are an absolute joke, they will send an "operative" out to "inspect" the repair and take photos, then a different man comes to do the job with no idea what/where it is, hasnt seen photos, so comes without the tools/parts and has to go and buy them. Clearly a racket to get paid twice. They say you refused access etc when they come when they want. If you say you want an afternoon appt they turn up at 8.30/9am. Meanwhile someone else has asked for a morning appt spends the whole day waiting til 5/6pm for the men to turn up. When you get understandably angry, they accuse you of being rude/hostile/abusive. I sued them last year for this reason. Instead of fixing the leaking roof, they sent roofers out several times. The leak repeatedly came back then I was put on a "high alert" on my tenancy for "abusing contractors". Meanwhile the roof is dripping into bedroom and living room and they are determined not to send a surveyor. That's when I looked up no win no fee repairs solicitors and they were Happy to take my case, as it was so winnable. Not to mention I had videos of the times the contractors came (learned to do this a long time ago) that clearly showed I was not swearing/abusing them, but was fed up with guys turning up saying they don't know and havent seen photos (that were taken last week) plus the many that I had sent over email. Never deal with Octavia or their contractors without recording EVERYTHING, as the lies are just horrendous and they will shift the blame onto you any way they can. Buildings are falling apart but they still buying new stock and advertising shared ownership. Then they want to talk about Octavia Hill who started this charity for vulnerable and impoverished women. They are not fit to say her name!!

I’m writing as a resident to express my deep appreciation for the exceptional service I received from one of your call handlers, Caio.

During a time of ongoing issues in my flat and the communal building, I was feeling overwhelmed with frustration and sadness. Caio’s professionalism, empathy, and calm presence truly made a difference. He listened attentively, responded with care, and helped me feel heard and supported throughout the call. His kindness eased my tension and reminded me that compassion still exists in customer service.

Not everyone approaches their role with such grace, and I believe it’s important to recognise those who go above and beyond. Caio is a credit to your team, and I hope his efforts are acknowledged.

Breath of fresh air

Octavia has had its problems in recent years, often leaving its residents disappointed and disillusioned in its customer service . However, I would like to mention two recent instances related to my personal experience which have been very positive. Firstly, during an unpleasant episode of ASB in my building last year, I was treated with kindness, respect and compassion by Ivor Cardoso and Mel Khan, and compensated for my troubles during the ordeal. More recently, several repairs and improvements were carried out in my property by the Adaptations Team, to a high standard and by professional tradesmen from Ashra. This has been a surprisingly positive experience and definitely worth mentioning on a public platform. After enduring years of incompetence by MEARS, the Adaptations Team and Aimie have been a breath of fresh air.

Worst Landlord ever tell lies even to a…

Worst Landlord ever tell lies even to a judge on Oath in court, I have a problem with them again over the last court case sorted out of court in the end but cost the charity £4,500 in legal fees but they have no money to save secured tenants paying in rent increase for incompetence and letting people who are on benefit's run up huge arrears they can only get 25% back out of the benefit's soon to be 15%.

Saved by the Abri Group when the housing Regulations board stopped short at calling them a slum landlord and told them exactly no confidence in them, but they have chosen to go on lying because good old Abri saved the baking.

Now about an EICR test in my home again that we were in court for just over two years ago about, normal lies I would not let anyone into my home to do the test.

When all I asked for was a rude man who walked into my bathroom without even asking shouting was the bathroom done yet. My answer was are you here about the bathroom or the EICR test?

I also said I will come round your home later and just walk into your bathroom see what you or your wife has to say about it. I said I need a problem fixer not a problem maker even Octavia Housing own election was asking him what's your problem. Test it it fails we fix it or disconnect it. So I asked for him John the rude man from VHL to be removed but oh nope.

Court date come and three times Ms Reid the lying Housing officer at the time in question is told by the judge. Not today are you getting any order because I had sent lots of evidence that was going to need an expert to say if I was telling the truth that they have all lied on legal documents to the court on Oath.

And I asked the judge is it still law if you lie to a judge on Oath you can get jailed for ten years and of course she said yes.

So i said did you hear that deaf ears at the back? to the full of attitude housing officer Ms Reid.

The next day oh it's exactly what Octavia's solicitors tried telling Ms Reid they day before sort this out of court so it was. The EICR test was done by someone working for VHL but they never stuck to the rest of the out of court agreement's, so I have another solicitor on to them. Getting somewhere slowly after years of attitude from Octavia and undue stress and I should point out I am disabled and have care supplied by the council, so I am not making anything up about my disability.

Next Ms Reid and VHL gone never to be seen again but then I did report VHL because they lied on legal electrical document's, and as I am involved with electrical stuff I felt I had a duty of care to the public safety especially after Grenfell.

Enters K&T Heating AKA due to a recent name change to Sureserve Compliance South Ltd, why name change well think of Grenfell because they might still be under investigation for it but I am looking into that matter, but I have it on reliable authority it's true.

Yes here we go again looking to do an EICR test same old BS I will not let them into do it when I have done, and even spoken to them by recorded calls and email. So they guy came last week and I let him in and he said I cannot do the test until we can move in here.

And I explained I have tired to talk to them about it all but I have hit the good old belligerent Octavia Housing when we say jump you say how high attitude we all know and hate.

Same as last time around oh and I was going to burn the block do within 48 Hours bit if they did not get in and do the work asap.

That took six months to do after the out of court case because they had no money to do the job in the first place as they were in special measure's and almost bankrupt. Many tenants say that would have been the best thing for us tenants.

Maybe not waste £4,500 on a court case that was not needed? Just my opinion.

Now we are back at we will take me to court again, because they poor workmen cannot get in because nasty me will not let them in BS.

So please Octavia Housing and K&T or whatever why does the letter state that came today a week after I let you chap in whole property has to be clear of stuff to do the EICR test?

How do you know what's in my home if I will not let you in? Lies Lies Lies.

So shall we go to court or just You tube it all? And see how many others feel the same about dear Octavia?

BBC London My London how far shall we got Charity board because another £4,500 wasted on undue court case.

When you properties fall apart and the Housing Regulations board said all the stuff available Online good bedtime read or shall we act like adults now and maybe someone other than me call VHL and ask where is the EICR test form two years ago is? I am an electrical person and its not due legally for another three years.

Or shall we add it to the solicitors I have dealing with you now? Anyone else has problem and lies from Octavia Housing sub let flats. Five cars in the carpark all worth over 400k nothing done about it or rats. But yet lies about me again. Sorry it's so long but I wanted you all to get the full picture.

This is the worst building management I have ever experienced. We have had a fire alarm ringing in the building FOR OVER A MONTH.
They are not doing anything. They are trash, never use them, you will regret it if you do.

Stay away from this Housing Association

Lacking qualities necessary for effective conduct or action. Disgraceful Housing Association, how they are able to get away with their actions is beyond belief. Do not purchase a property from them. Do not rent from them. Any of their residents that have common sense are trying to move out, unfortunately their reputation proceeds them, which makes it difficult to swap properties. Mental health is a major issue within this housing association.

Octavia Housing Association. How can I get you to put actual working heaters in my flat and the extractor fan suggested by your surveyors. You keep saying oh the heaters are ordered meanwhile you don't provide any alternative heat source. I had to buy my own. How can I get you to put the extractor fan in the kitchen so the flat isn't full of condensation and the windows stop growing black mold. How can I get you to fix the giant wet spot up in my ceiling?. You are really good at ignoring me, and not fulfilling your legal obligations to fix storage heaters that don't work and are over 30 years old. Emailing info@ Octavia doesn't work, phoning doesn't work,making complaints doesn't work?. Please don't respond with the same old Sorry please contact us @, because you haven't responded the numerous last times. I can get K&T heating to come and tell me they ordered new heaters in September and still haven't received them. I am tired of being cold and wet in the flat that I live in. Do the basics legal requirement and make this flat livable. I have emailed info min 10 times about this. Your staff keep telling me it's ordered but you never get the work done, I don't have any heat other than the two heaters I had to purchase. I have sent all my details numerous times including the two official complaints I have done. I shouldn't have to go to the extreme lengths to get you do your legally required repairs. I wish I could upload the pictures I have sent to you and now environmental health and Monday ombudsman it didn't have to get to this. If you would just do what you committed to repairing. This has been going on since August. I gave a 5 star review when I first became a tenant two years ago. Really sad. I feel you have all just given up

Slum lords

I writing because these ppl have put me in a rat infest house with backs of tha cabinet is missing and rats are coming in they say it’s my responsibility so who responsible for the miss wood in the back hole all through out the kitchen and let’s not talk about the floor Smdh this hosing association has caused me soooooo much stress to the point I have been to hospital I never miss my rent which they are happy to take every month but can’t fix nothing.
