Worst housing association!!!
These people:company are the worst housing association I have come across. We can’t get in touch with Rachel who is our housing manager for the flats in Stanmore. They are charging us stupid service charges for not doing anything. And we finally got a barrier put in and they charged us a whole lot for that as the Stanmore station users used to come and park there and all of a sudden they have issued new fobs for this barrier which they have decided that the flats have to go and pick up from somewhere is chalk hill!! Like what the actually crap! Those fobs which I don’t know why the current ones are getting changed, but now as a leaseholder/ resident I have to go and collect and waste my money to fuel my car and go all the way to collect a fob or else I won’t be able to get in!! What the hell is going on. Non of the lease holders are happy with the METROPOLITAN HOUSING ASSOCIATION. They are flipping ridiculous. Really I wish we could get rid of them and get someone better.

Worst experience ever! Avoid these landlords! Stay on the street it’s better than putting up with the bull you receive! They promise you verbal and when you chase down issues nobody knows. don’t trust anything they say get it in writing you may have a chance of getting satisfaction but not guaranteed
Shocking Housing Association

Have had the misfortune to have MTVH as my housing association for many long suffering years.
Mismanagement on every level and within every department that I have dealt with. Anything raised is never dealt with from beginning to end. Staff turnover is incredibly high and outstanding cases are never passed on properly to new staff. A few good staff along the way, but they are completely drowned out by the incompetence of the majority. Cases are closed without being dealt with. They ignore your questions/queries even after continuously chasing. I am yet to meet a person happy with their service and amazed to see some good reviews! I note that a new CEO will be appointed soon who has brought 'a focus to customer service and a passion for people' to his current role. Let's see how things improve at grass level then. The current CEO and their predecessors should be ashamed..........

Currently rented property from them 17/06/24 , from the first day i was planning to move in there was no gas connected, been told that in 48h someone going to contact me and sort that . Guy turn up 2 days later and connected gas and he want to the boiler to find out that it have broken valve and there’s was a leak in the past and he can’t fixed and he reported that to somebody who fixing boiler , next day or two another guy pop in and even i told ill be late from work he was almost leaving and left me a card in door but i catch him amd after spending 15min and probably 40pictures on his phones he said that he will order parts and he’s gone .. Next day Metropolitan contact me that they will have to fit new boiler and someone got to coming do some measurements etc( today monday 24/06) and then they order boiler … so that job is still in progress and ill be probably without hot water for a 2 weeks ! Next i was trying to run a brand new cooker that they fitted there and show me on the day of signing contract , to find out that is not even connected to the power supply and have to be done by qualified electrician! I rang then spoke with the kady that told me that should be done on the day i moved in and she will have a word with her team leader , afterwards conversation her genius Boss said that cooker was like a gift and i got to get electrician myself and pay for it ! Absolute terrible company in every aspect , miscommunication between workers and much more . Avoid it stay away honestly didn’t expect that companies like this even exist !
Systematic failure and harassment
I've lived in an MTVH property for 10 years and I can't express in words just how bad it is. You report a problem, they spend an inordinate amount of time and money on a repair that doesn't fix the problem.
They harass their residents with unfounded threats then don't even reply to emails asking questions.
The organisation should be shut down and replaced.

My eldely parents had a threatening letter wrongly sent citing eviction. After many weeks compensation was awarded. Many months later still not paid and no further to getting it
Avoid them by all means
Real problem to get a deposit back after tenancy end. They also failed to provide details if the deposit protection, so I was unable to allocate it with TDS.
Communication problems from this letting agent. You will have to wait for a response for weeks.
I am being pressurised by them to pay the electricity they used while conducting inventory check out. Otherwise, they would not release my deposit.
I have paid all the bills on leave. All electric devices were off. The discrepancies in meter readings arose from either alarm light on the ceiling, which can not be turned off , or them turning lights and devices on during check out inventory.
Make sure you have a solicitor prior to dealing with this letting agent.

Once managed to speak to Lubna, she put the phone down as she can't hear anything because of the builders drilling in her house. Dorothy and May were giving the wrong information about the property and buying process. Paul and Sarah (supervisors) were not available to talk and not interested to reply other than automated responses. Avoid!
Metropolitan Thames Valley Housing
Metropolitan Thames Valley Housing, from 2020 we were told that we are responsible for our lawns where we rent our property this includes picking up dog Pooh 🐕 and rubbish we live opposite a school and we are responsible for mowing our lawn???and we were sent out letters to all residents who have a lawn and in the letter if we refuse these services its a breach off tenancy this is humiliating to tenants and when l signed my tenancy agreement 2000 this hasn't been changed or amended and when they ermged from Metropolitan Housing there Land Registration, states they are responsible for thier lawns not the tenants we used to have a Caretaker, he left no replacement after that they said they can't afford to cut our lawns and we are responsible!!!! Thier Policies and Procedures, states 5 working days acknowledgement and a further 10 working days for a resolution this hasn't happened from the 8th March, and l heard nothing no acknowledgement or any outcome on top of this they have put up thier rent from the 1st April 2023 they now have put in place for Essential Training from Last year December the office will be closed twice a month for Essential for 2 hours Training, MTVH Have excellent for staff who works thier they love thier job what about the residents who have to work for all this its disgraceful

In 2017 I asked for help to stop my neighbours harassing me and my son by my neighbours, to late I found out that the housing manager and her staff were involved with my tormentors these people are drug dealers who the estate staff were involved with up to their necks as for the local police they were also involved they dismissed our complaint as the neighbours being just bored when in fact what they were doing was nasty and a crime I know they were involved as they turned up to protect these people who inform for them even turned up on the day I left to protect my tormentors the housing association not only told my tormentors where I was moving to but what day I was going Because I never did avoid this company if you can as management have no control over their estates and their corrupt staff and their lies the problem.
I left their property 2 years ago but made the mistake of not moving area 2 days ago I was party to a conversation in which A current neighbour exclaimed metropolitan housing Roundshaw confirmed it my son is a peadophile and a
Perv even though when asked by a police officer that they had no evidence of such an offence 5 years after we left they are still making slanderous allegations.
Be warned they may have changed their name to Mtvh but they are still at it still up to no good still favouring their dealer mates as corrupt as ever.

Good luck after years of trying I have now got 2 decorators in from MHA doing a job, only to be told that they are not doing the white wood work that is covered in mould as they were told only to do the ceilings and walls that are covered in mould as according to there inspection my white wood work does not need doing despite the mould that clearly is very visible and rotting the woodwork, I’m extremely upset with exhaustion and tired from morphine and tablets that are keeping me from not constantly being sick 24- 7, to now have these men in to be told that no we are only doing minimal of the work that needs doing, as that is what we are told and when I took it to a lawyer’s they said if I do not talk to any media they would do my flat , and stupidly I thought they meant properly, and so as usual they say one thing and do another … I’m sick with the stress and anxiety that this is causing me, please run a mile from these people they are worse than useless and will not even do the minimal work that needs doing !!! Why when leaving it makes a property not able to live in and it loses its value not that they care at all …. Mould is a terrible thing in flats and is so bad for your health

I have registered over 100 antisocial behaviour complaints through to Lambeth and the landlord directly. my neighbour above who play extremely loud music, throws rubbish in my garden and threatens us with violence. there oldest threw down her used sanitary towel into my garden, male occupant comes down with gloves and a metal litter picker…. So how do you think I felt it was so disgusting. Cigarette butts and roll up not for normal cigarettes thrown down all the time. I have been religiously discriminated against. My child was so tired he fell asleep in school because of this, the school gave me 2 options either I deal with the issue or they call social services. So I complained to Julia Palluqi back in 2019, she wrote to the tenancy holder who knew it was me who complained. As I had knocked several times asking them to turn down the music. Julia did nothing to protect or help us and since then all hell has broken loose. Police have been called out several times.
I dealt with aggravated robbery in dec 20 which I believe is related to the antisocial behaviour complaint…. and still they failed to safeguard me and my kids. They harass us and do things to make our lives difficult. We should be able to live in peace! Julia Palluqi and her manager Lindsay Mortimer have been involved with my case Have had Tyson and his team member Cherelle Murray all employees of Clapham rd, SW9 branch involved. Rachel Burke dealt with one of my complaints and yet nothing.
They have no idea how to safeguard their tenants, how to assist or even communicate properly. Let’s not even get into the disrepair of the property fed up of complaining. People come out take pictures abc then NOTHING! THEY ARE USELESS
If I stopped rent they would be on my doorstep….. it’s a disgrace absolutely diabolical company. Would give -10 stars if it was possible!

I have been threatened with death threats, those that even going far as being bombed. What have they done despite there being multiple Police proof of evidence? Nothing!
They have failed so safeguard me and my family, what they have not made public is that my legal team are going after them in the 8 figure numbers which will bring this incompetence housing provider down! Stay away from this housing association they are diabolical if I could leave 0 i would. They can't deal with repairs anti social behaviour. People living in there properties that shouldn't be here non tenants. They have no consideration for disabled people. They lie and never keep their promise.
Improvement is showing
It seems everyone has individual experience with MTVH, Personally I have no complaints when I first moved in with metropolitan there was some trouble getting through to customer services however this problem seems to have been remedied, I get the impression that MTVH is working to resolve the large scale customer dissatisfaction seen in online reviews !. If they continue to make improvements with customer service which I think they are doing then the power of momentum should take hold and spread across all departments. There are good and elements if your about your own business and live a quite life you shouldn’t have any issues renting with MTVH. And let us remember how truly lucky we are for having an affordable roof over our heads in these turbulent times. A special thanks to Kayleigh whom I spoke to today she was very helpful and understanding.

I have been at the hands of these people for 17 and half years severe noise anti.social behaviour from neighbours they haven't done anything at all they are incompetent negligent they don't understand mental.health whatsoever they are not supportive they are passive aggressive they don't care if you live or die that's the truth they just want your rent repairs are disgusting cleaning etc the list goes on they ignore vulnerable tenants take ages to.address a complaint still waiting they all lie and try to.pull the wool.over your eyes or think they do but not me I've marked their card worst housing provider ever. There is no such thing as sheltered housing within the local borough of housing associations you are bringing people with serious drug issues and alcohol addiction into.a quiet environment I blame the local.authority they 're house them after being in prison not acceptable terrible housing provider no thought for the normal.decent tenant disgusting behaviour from housing from every corner whether council or housing associations. Appalling
I sold my shared ownership property in January, MTVH continued to charge me rent for 2 months. 6 months later I am still fighting to get my money back. Despite having named email addresses I am being ignored at every correspondence. Their customer service is appalling and they manage to make every interaction needlessly stressful by their lack of communication. Avoid MTVH at all costs if you possibly can - they care for nothing but making profit and seemingly do not care about the welfare or mental health of their tenants.
