Our experience with Mahne & Mahne over more than two years has been appalling. If you are considering appointing them to manage your building, I would strongly suggest doing your own research and looking at the many better-established alternatives available.
For over two years, we repeatedly requested basic supporting documentation for service charges, including invoices, utility bills, insurance information and explanations for accounting discrepancies. Despite numerous emails and formal requests, very little meaningful information was provided.
Instead, we received increasingly aggressive payment demands and repeated threats of legal action, debt recovery and even contact with mortgage lenders. We never refused to pay legitimate, properly evidenced costs. We simply asked to see the documentation supporting the amounts being demanded.
The building insurance was a perfect example. We offered to pay our apportioned share immediately upon receiving the policy details, premium invoice and insurer information. Rather than simply providing these documents, our requests went unanswered while demands for payment continued.
The standard of building management was equally disappointing. Communal areas were poorly maintained, we experienced problems with rats, the bin store was regularly riddled with flies, and routine issues often required repeated chasing before anything happened.
The biggest issue throughout has been the complete lack of transparency and constructive communication. As leaseholders, we expected accurate accounting, supporting documentation and reasonable engagement when legitimate questions were raised. Instead, our experience was unanswered questions, defensive responses and constant pressure for payment without the evidence we had repeatedly requested.
I would also encourage anyone researching this company to look carefully at the depth and independence of the reviews available, rather than simply relying on a small number of five-star ratings.
Thankfully, we no longer have to deal with this situation. The residents ultimately came together and purchased the freehold, using Anthony Gold Solicitors, meaning we have finally been able to take control of our own building and move away from what had become a complete nightmare.
If other leaseholders are experiencing similar problems, I would seriously consider investigating collective enfranchisement and taking control of the freehold yourselves. For us, escaping this management arrangement was the best possible outcome.
