Let property do NOT want to sell your tenanted property. Instead, they prey upon landlords desperate to sell property but caught with long standing tenants they can’t evict. So this company lie to any potential buyers about the yield and other important information which any self respecting buyer would require. They don’t allow prospective buyers to view the property, claiming THEY have done the due diligence. They then push the sale outside of their own (completely made up) 60 day refund policy. So having been charged a £3000 ‘buyers premium’ every potential buyer then pulls out due to information found during the conveyancing process and cannot request a refund. The pantomime continues and they keep making £3000 from each poor unsuspecting buyer and the seller never sells. It’s a scam. These people are scum. I’ve dealt with them personally for two purchases which both fell through for different reasons but essentially boiled down to the same issue. LET PROPERTY do NOT want to sell your tenanted property. They use YOU and your property as a vehicle to pull in THOUSANDS of £pounds from your (usually) unsaleable tenanted property. BEWARE!

I paid a £3,000 buyer’s premium for a property and later carried out a more detailed independent review of the investment.
During this process, it became clear that key cost elements, particularly service charge and overall running costs, significantly impacted the real net return. Initially, some figures (such as ground rent) were not clearly defined, which made it difficult to fully assess the total cost structure at the time of reservation.
The projections presented appeared optimistic when compared to more conservative and realistic assumptions (including void periods and maintenance), which materially changes the risk profile of the investment.
I also experienced a strong sense of urgency during the sales process, with emphasis on securing the property quickly due to high demand, which limited the opportunity to carry out a full assessment before committing.
After withdrawing at an early stage, my refund request was declined despite the limited progress of the transaction.
I would strongly recommend that anyone considering investing carries out a thorough independent review before committing and ensures all cost elements are clearly understood upfront.

I’d rather avoid them Just read and you’ll understand

I paid a £4,000 Buyer’s Premium to Let Property for what was meant to be my first buy to let investment.

I was presented with the property and encouraged to act quickly. Based on the information provided about rental stability and tenant reliability, I proceeded and paid the fee the same day.

Only after payment, when I contacted the managing agent directly, I discovered key information that had not been disclosed beforehand. This included concerns about the tenants, their financial situation, and the overall condition and management of the property.

This was essential information for any investor. Had it been disclosed upfront, I would not have proceeded.

I requested a refund immediately. It was refused.

This experience has been extremely frustrating. It has completely changed my view on property investing. This was my first investment and it could have led to several more. Instead, I have lost trust in the process and stepped back entirely.

I am currently in the process of recovering the £4,000 fee through The Property Ombudsman.

My advice:

* Do not rely only on the information provided
* Speak directly with the managing agent before paying any fees
* Do full due diligence before committing, no matter the pressure

Make sure you have all the facts before making any payment.

Stay away not worth the hassle. Will say anything to get your money

Jamie told me i would get my buyers premium refunded with no issues but dosent seem to be the case. Had second thoughts on sending the money but was assured if i can't get a mortgage I'll get the money back with no problems but dosent seem to be the case

Asked agent and reception on numerous occasions to send me tenancy agreement but never got sent anything

Was told claim outwith 60 days just recently even though i submitted the claim months ago and within time period but have been trying to argue my case since

Called a few times a week to get this sorted only be able to speak to reception as managers were always supposedly too busy to talk to me

Reception staff told me they have raised my claim with "higher authorities" but i never ever heard from them

From January have been trying to speak to someone and was always told someone will call me back to never have a received a call

Was assigned Gabriel for my refund claim and any questions to only receive an email twice from him in the space of 3 months

I am absolutely appalled by my experience with Let Properties. From start to finish, this has been a complete nightmare. They took a £6000 deposit from me and have not refunded it, despite numerous attempts on my part to resolve the issue.

Jamie initially told me that I would get my buyer’s premium refunded without any issues. I had second thoughts about sending the money, but was assured that if I couldn’t get a mortgage, I would get the refund without a problem. That clearly hasn’t been the case.

I repeatedly asked both the agent and the reception to send me the tenancy agreement, but I never received anything. Communication has been terrible, and when I asked for updates on my refund, I was told by the staff that my claim had been raised with "higher authorities." However, I never heard from them.

I’ve been trying to resolve this since January last year, but whenever I called, I was always told that the managers were "too busy" to speak with me, and I was constantly promised that someone would call me back, but that call never came.

I submitted my claim well within the required 60-day period, but now I’m being told that it’s out of time, and I’ve been trying to argue my case ever since. This company is unprofessional, unreliable, and frankly dishonest. I would advise anyone to stay far away from Let Properties.

Dodgy company who profess to have thousands of buyers ready for commercial property with a 10% yield as I have for sale. In reality they did not. Blamed me for being greedy. Forced me to drop my asking price. Despite their failure they have kept me to every line of the contract, every day, every minute. Require 28 days notice but can only be given once the contract sole period is up. Why are they so desperate to keep an unhappy customer on the books? Stay well clear.
