I encourage you to read the negative reviews before choosing Home River Group as your property management company. They will do as little as possible to address issues and then argue with you about how they handled everything correctly.
It took 4 months for them to find tenants while our property sat vacant. Those tenants then broke their lease before the year was up. They destroyed the lawn with a bounce house — damage that took from April to November to be fully addressed. Home River Group kept wanting to give the tenants more and more time to "see if the grass would grow back." Seven months? When I expressed frustration, they argued with me instead of taking accountability. I asked multiple times over those 7 months for the situation to be addressed, and each time they did as little as possible, despite the tenants clearly violating the lease. In the end, I was stuck with the bill.
We have since switched to Hover Girls Rental Property, and they had renters signed within the first 3 weeks of showing the home.
Read the reviews and save yourself the frustration.

Worse Company Ever!! Dont rent from them…

Please listen to the REVIEWS Dont rent If I could give this company zero stars, I will rate them zero stars. I did not listen to the reviews and rented from this company anyway. They will find a way to get all of your money. They kept my entire deposit. EVerybody that works here is foreign. There is no office in town. This is a modern day scam. Please find someone else.

HORRIBLE!!! DO NOT USE!!!

HORRIBLE!!!! They will find ANYTHING to completely screw you out of every single penny you have. The house we rented had ventilation that only worked in 2 rooms & every month when I went to pay rent, there were magically more things added & the charges just slowly crept up & up for the entire lease. Then when you try to call & get a hold of someone you get the most incompetent person to talk to. DO NOT RENT FROM THEM. They're sneaky & dirty. If I could leave 0 or negative stars I ABSOLUTELY would.

My oven stop working on 11/22/2025

My oven stop working on 11/22/2025, I place a work order on 11/23/2025 with Meld Request. I made several requests. Finally someone came out on 12/1/2025 and stated it need to order the parts for the oven. It's now 12/12/2025 and I still don't have a work oven. SO, DIDN'T HAVE A WORKING OVEN FOR THANKSGIVING, what the the chances for CHRISTMAS!!!! Until than I'm placing a WORK ORDER EVERYDAY !!!

This group is a joke, I am desperately trying to get their attention

This group is a joke. They own a property that I have the unfortunate luck of living next to. There are two dying trees in their backyard that are overgrown into my backyard and are continually dropping large trees branches. It has already damaged the fence and is a serious safety concern. I have reported the issue 10+ times and they continue to give a bs line that "a vendor is assigned". This has been going on since last year. If you want someone that does their job don't use home river group!

Genesis GlenCrest Condo Manager 103B

Genesis is now my Condo Manager since Patt left on the 27/6.l have confidence in that Genesis will continue serving my needs as a Manager.I once tried to get another unit for the Company to run in the past but had to sell it due to a big mess caused by a water spillage.I might try again and happily have Home River run 2 Condo Units

Stay Away From HRG

I rented from 5/24 to 5/25. The entire experience was a nightmare. The Property Manager Selena Norris was a complete and absolute mess. When I moved in I asked why the grass was not cut, the home not cleaned, the trees not trimmed and the garage door not working. Her reply was that all of that was done and I needed to replace the battery myself. I di that and when we moved out we cleaned the home spotless, yet I was charged a cleaning fee, replacement for bulbs, the battery in the garage door remote at $150. It was originally $450. When I complained it dropped to $150 because as she stated they had to wipe down the counters. I had HOA violations that they didnt tell me about or warn me beforhand. Ihad to pay $250 to get the tees trimmed when they were not trimmed initially. I would avoid renting from them unless you get them to personally walk through the home in the beginning with you and then walk through with you when you move out. They will use old pictures of the place to justify fees or add pictures of things that are reasonably expected wear and tear to reduce your deposit. Not a good company to deal with.

New Tenant

Recently moved in and so far the experience has been..'okay. I'm giving a 4 star due to how great the maintenance team has been, however the move-in and lease process was a bit difficult due to lack of clear communication and we had to have the lease redone a few times. Although, this seems to be pretty standard for rental property management companies these days.

Exceptional Service

I have been working with Sarah McCoid to lease my TN home. I had used HomeRiver Group in the past to lease my FL home.

Sarah has been absolutely lovely to work with. She has responded quickly with answers to my questions and concerns. My home was quickly leased after being put on the market.

I want to express my sincere appreciation to Sarah and her team. From the first meeting to asses my needs, to marketing preparation and finally receiving a lease, she and her team have gone above and beyond to ensure that I was comfortable with each step of the process. I highly recommend Sarah and HomeRiver Group.

Don't use this company!

This company doesn't care about customers. They didn't properly screen a renter-who hasn't paid in months. The married renter has a criminal living in my home and is running a business out of it--but hasnt paid rent. HomeRiver only seem to care when you are signing the contract with them in the beginning. When you call or email with a problem, they will pass your call or email along to persons with no knowledge of your situation IF you actually get to talk to someone. The accounting department messed up my funds (the only rent the current person paid) and don't even make notes in the portal so that the owner can see what's happening.

My actual leasing agent wasnt really the issue, the company's business practices are just shady....I don't think there's a benefit to the owner or renter. I could really go on, but just take my advice and USE A DIFFERENT COMPANY.

I’ve been in a homeriver group property…

I’ve been in a homeriver group property for almost 4 years & in all that time the only thing that was done in the home is the toilet and septic tank flushed nothing else. Doors fell off the hinges. Celine fan fell completely down & lights in the kitchen fell & yet still no repairs. Me and my kids been without hot water since the ending of August but they want rent .. yeah I hope they get it. They sent a plumber out to look at the hot water heater & he said to me you see the box on top of the hot water heater .. yeah it’s fried I’m not messing with that cause I’m not an electrician. And he wrote in the meld an electrician is need but yet we still here since he came on Sept 8 . No electrician no hot water. DONT MOVE IN NOTHING THEY HAVE!!!

WARRING they are slum lords..

WARRING they are slum lords... black mold that they NEVER resolved, doors and windows that needed to be replaced... NEVER replaced. Was given a notice to vacate so they can remodel, moved out before the date and they still want me to pay a full months rent even though I am not there.

Linda White should be fired

Linda White should be fired. She’s about as worthless as a penny. HOA fees have been on autopay for 4 years. Fees were raised and their system never adjusted causing my HOA fee to be short cents, yes cents. Without notice I was billed $25 a month in late fees, keep in mind my HOA payment is under $100 every single month. I found this out when I received a letter stating that I owed $175 in late fees (7 months they waited to notify me) from less than a few dollars that was owed. I immediately paid the money that was short and tried to get an answer on why my auto pay was not taking the correct amount as other homeowners in my neighborhood stated theirs automatically adjusted with the same system. I also felt that being charged hundreds of dollars in late fees for an error from their system was a little absurd. Especially when other homeowners aren’t having this problem. She blew it off like it wasn’t her problem. I’ve heard this same issue from other homeowners in different neighborhoods. She seems to like to discriminate against certain homeowners. To top it off, I tried to log in the other day to see if she removed the late fees but apparently my $175 was sent to an attorney for collections. I finally found the number and calked them. Now I’m supposed to pay over $1200, which is more than I pay in a year to my HOA, for a few dollars they didn’t take from my auto pay. 😂 This is why you NEVER buy a home with an HOA, and definitely not one that has Linda White‘s incompetent self attempting to run it. I guess this is what happens when businesses are hurting and they really need those couple dollars.

(Zero Stars) More Like Mismanagement

HomeRiver Group is a property management company, more like mismanagement. The landlord for our house rental decided to contract with HomeRiver during the first few months of our tenancy. During the first few months working with HomeRiver Group, there was incredibly high turnover to the point that we really didn't know who our regional representative was. We also received redundant correspondence multiple times. The company also would not allow multiple tenants of the same dwelling to submit separate rent payments, which is borderline class warfare. Since that time, HomeRiver has fought against nearly every type of service request imaginable (e.g., pest control) - that was listed as covered by the landlord in our lease agreement. Each time, we had to reach out to our landlord and have him contact the company to confirm. Found out that this was because the company and/or most of the landlords it works with are cheap and refuse to provide basic resources to their tenants.

Do not trust these people

Do not trust these people. They lie, they switch documents out in your lease signings, they are 100% dishonest. There is a reason they do not have a review section activated people. Avoid!!

They sent me over my lease renewal and said that there was a new required "resident benefit package" and that it would include renters insurance. When I got my bill for the 1st month on the renewal though they had on there a separate renters insurance fee. They then tried to claim that the benefit package does not include the renters insurance. When I presented the original documentation they stopped responding.

They fee you to DEATH. currently paying $240 in extra fees on top of my rent. things like 2 renters insurances that wont cover anything of mine, all proceeds to owner. administration fees, it cost a fee of $40 just to be allowed to pay your rent, a fee because they have electric locks no one wants and hardly ever works, a monthly dog fee in addition to the pet deposit. just endless amounts of fees.

I would highly recommend to not involve…

I would highly recommend to not involve yourself with this rental company. Since the beginning of our rental agreement, we have had nothing but issues.

The biggest one is flooding we had in the basement due to a bad rain storm and a sump pump that stopped working. Called the emergency maintenance number and Sump pump was replaced within 24 hours but had three vendors come in to see what was needed to clear out the water that was in the basement along with sealing the basement. Didn’t hear anything for 3 weeks and by the time they decided on a vendor, mind you they went with the cheapest vendor because the sealing was not done well, the basement had already dried up and smelled awful. But I guess if they didn’t have to pay to dry out the basement, it saves them money but this will ultimately result mold and mildew problems in the future since it was not properly treated.

Their lack in communication and responding back is horrible. Especially when it comes to utility charges they issue that we know we don’t owe but yet will not respond to email or phone when asked about them.

We do not have a problem paying what we owe but if it’s something we have never paid before through them and it all of sudden pops up when we pay these utilities through the city, then we ask questions.

We are moving out of the end of June due to the owner wanting to sell the house but I will be glad to no longer have to deal with this company.

AVOID AVOID AVOID HOMERIVER —— THE WORST EVER COMPANY

We had the absolute worst experience with this property management company managing our multiple rentals in Kansas City, Missouri.

-Zero Communication: They have no concept of communication. It's impossible to get a response from them, whether it's through phone or email. It's like they just don't care. Whenever we called the mainline, we were told that all the managers were unavailable and there were in the field working on people's properties or in meetings. When we called call the manager/s managing our properties, they never picked up and God knows when they ever returned our call. 

-Irresponsible: Their level of irresponsibility is astonishing. They fail to follow through on anything, leaving both the property and the owner hanging.

-Lack of Care: It's clear they do not care about the house or the property owner. They neglect maintenance and any issues that arise, showing a complete disregard for the condition of the properties. they kept charging us for broken things in the property. we had no cash flow from the properties from their horrible management. 

-Tenant Neglect: They allowed the tenant to not pay rent and trash the house. No efforts were made to address the non-payment or the damages, leaving us with a financial and physical mess to clean up.

-Total Mismanagement: Everything that can go wrong with a management company, this one has it. From start to finish, it has been a nightmare dealing with them. Avoid this company at all costs if you value your property and your peace of mind.

This company is the epitome of unprofessionalism and negligence. Save yourself the headache and find a competent management team.
