We had some serious concerns after reading the reviews from previous phases, we also compared other newbuild sites in the area too, but the house, area and location were perfect for us, and the drive into the estate is truly stunning. So, we decided to purchase our new house in Cottier Grange, Kerry on the sales team was excellent and kept us informed and updated at all stages.
As we had never purchased a new property before, we decided to engage a surveyor from NES Snagging Services, NES are accredited by the RPSA (Residential Property Surveyors Association). We also did our own due diligence with all the new builds in the area, reading their reviews etc and unsurprisingly all new builds have snags and issues to some degree or another.
We moved into our new house in Feb 2024 and were extremely happy with what we had bought.
The NES surveyor arrived the next day, we received a very detailed report 24 hours later. The report included 63 defects, which is quiet low for a new house, thankfully nothing serious.
We openly discussed the snagging list with Gentoo (Paul & Richard) the site managers, Richard being our main contact person, we discussed what we thought were a priority and other points to be arranged after ordering new parts or items, some off which did take quite some time. But for us, as long as we were kept informed, we could live with that.
We also knew there had been drainage problems in certain areas of the estate, (this is probably due to the heavy clay content in the soil on this site) and the side of our garage was no exception, thankfully Gentoo laid a new drainage channel which solved the issue.
I have to say Paul and Richard have been brilliant and genuinely showed an interest in getting the issues solved, they always had or made time to discuss the snagging list or even any new items that had popped up over the past months.
We love the house and estate, it’s beautiful.

We have been living in a brand new Gentoo home at Sweetbriar Park, West Park Darlington for nearly two months.

From the start of the process which involved Adele in the sales office to moving in day, meeting Lynn, the site manager and her team, the whole process has been totally seamless.

We couldn’t be happier with the service that both Adele and Lynn have provided us with.

The build quality of the house is to a high standard with good quality appliances.

The driveway that provides off street parking for 3 cars is very useful.

Any minor snagging items that we have come across since moving in have been dealt with extremely quickly by Lynn and her team.

I would highly recommend a Gentoo home to anyone.

I just wanted to. say a massive thank you to Michelle who helped me sell my house and buy my new house. Thank you for all the support you gave me through the process and for helping me through the ups and downs when my sale fell through. It was you who helped me not to lose faith, eventually resulting in me moving to my new comfy house. Thanks for everything Michelle you were a star from start to finish and kept me in the loop always.

Well today I bought a house in sweetbriar Pk Darlington and we'll after lots of deliberations as they say the advisor who is beyond my imagination has sealed our life completely with her warm and undulating personality and I am in ore of the woman who will obviously be a true friend to everyone she passes over a new home to and me included and that's a fact so thank you Adele and all gentoo team involved amen. After spending over a year looking for our first home we instantly fell in love with a house at the Fairways.

Michelle has been amazing from start to finish, provided excellent customer care, very approachable and attentive. John the site manager has also been fab since handing over our home, nothing is an issue and nearly all of our snags rectified straight away. John has even chased up things we have forgotten about ourselves!

Our home was one of the last remaining plots, we had several tradesmen carry out the snag check in the beginning and came back with a small list of issues which were very minor. We are extremely impressed with our build as we were apprehensive of buying a new build.

Thank you again Michelle and John, without yous the process of buying our first home would have never of been this simple!

The whole process of buying our house from Gentoo has been hassle free.As first time buyers Michelle made us feel at ease when taking us through all the steps needed for a smooth completion.Feeling like she went the ‘extra mile’. As for John the site manager he has been brilliant in making sure we have been satisfied with our home and acted very efficiently when sorting out any issues that we’ve had.
Overall an amazing customer service! Would highly recommend anyone wanting to buy a new build, especially first time buyers. Thanks Michelle,John and the Gentoo team!

Everything has gone through brilliant from start to finish,if there has been little things,that need doing in the house,they have been done,Michelle in show house office and Shaun have been amazing,we are in our 70s and this has been hard moving at our age,but everyone has helped us,including Kerry who started us on this journey.
All the guys on site are so helpful and respectful.Well done Gentoo.

We’ve recently purchased our forever home at the Churchfields development in Sunderland. From making enquiries to receiving the keys to our new home was a stress free experience. The sales team, site manager and customer care teams have been brilliant. Our new home is amazing. Not a lot of snagging issues at all but the few minor issues we found are being rectified quickly. We feel that all the staff are all genuine and caring. Having moved to the area from the other side of the country, I have to say how peaceful and quiet it is living on this development and all of the neighbours are lovely too. We’re very happy here :-)

We have purchased a brand new home and have found the whole process incredibly easy. The sales reps Adele/Jordan/Kerry were all brilliant and made the reservation/extras and purchase a very good experience. Our home was ready ahead of time and we are really pleased with it. There were snags as expected but we’ve had really good engagement in getting these rectified. I’d highly recommend Gentoo and would have no hesitation in purchasing from them again.

My journey started about 2 years ago! There are been a lot of up and down, it is not been a smooth journey at all. The only thing that we are pleased about is been having Adele next to us all the time.
She is been the only one that truly listen to us and tried to do everything that was in her power to make our journey better.
I gave the 5 stars only because of her, she is amazing, caring, always know what to do, if not she does the right research to give us the right answer. Just perfect for this job!

The Fairways development. Found the whole process very smooth from retaining a plot through to completion. There were some build delays but no more than you would expect working through the pandemic and materials shortages. Michelle has been very attentive and provided a first class customer service. On completion and handover John (site manager) has been excellent with dealing with my snagging list and making sure any issues were actioned quickly and to a satisfactory standard. More than happy with the customer service as a whole.

Rebecca (On Site Manager at Chestergate) and her colleagues have been excellent throughout the whole process. Very good customer service.

Gentoo Homes at Cottier Grange, Prudhoe. Horrendous. They are an absolute disgrace! They take your money (some houses for sale 580k!) and run leaving you with an unfinished nightmare.

They are on their 7th site manager / ass manger in 16 months. They have lost control.

If you are considering buying a Gentoo new build, knock on people's doors 1st from previous phases and also join the Cottier Grange Residents Face Book group. You'll soon realise the truth. Or even contact Guy Opperman the local MP. He's seen it all 1st hand.

They can't even agree on things themselves. There is big infighting between sales management and construction management since Bellway people came over and took over.

They have lost their 5* rating. This company are a sinking ship.

Super experience buying my first home, the sales lady was really friendly and guided me through my whole time. So excited I've got my fab new home! So happy!

If you want a house where nothing is built properly and to the worst possible standard couple that with incredibly poor customer care…..then Gentoo Homes is for you.

Be better off living in a Lego set

Hi guys, we are also incredibly frustrated with Gentoo our house has taken 1.5years in build and it’s still not built. Gentoo will be in breech of contract at the end of the month and not one single apology from a senior manager they have zero customer care!! We have left bad reviews on trust pilot and google and not a single reply . This is a company has no clue about customer satisfaction.

You have all been warned !

Quite easily the Worst customer experience I have ever experienced. I know buying a house is stressful but buying a Gentoo Home is genuinely a painful experience.

How Gentoo homes managed to get a 5 Star Rating in the past is beyond me! Everyone I have dealt with associated with Gentoo is either a liar, or useless. Constant delays, inaccurate information they had to move one sales executive off the site entirely due to his incompetence and lies. Their complaints procedure is a joke, none of them are willing to take responsibility and constantly blame each other for their failings. When you complain to the so called “Managers” Instead of talking to them I would have been better off punching myself in the head repeatedly for 20 minutes as it would have the same outcome, get no further forward and have a splitting headache.
Now that we are in the home the finish is cheap, materials are cheap, and the work carried out is equally as cheap.
From lights not working, to bathrooms falling apart, doors not closing, damage all around the house, inside and out, outside brick walls built poorly and unsafe, no shed, no fence no shrubs, so much for curb side appeal and no sign of any of it getting fixed or replaced so I’m having to sort it out myself.

If you’re thinking of buying a Gentoo home, I would really reconsider!! There is better, cheaper higher quality alternatives in this area if I could go back in time and not buy this house I would, I’d be less stressed and mentally better off just setting fire to all my money and sleeping in the ashes.

I will update this review as necessary, we are now almost 4 weeks after completion and we are still waiting for our home to be finished, fence still not fitted, plants still not planted, tiling is still horrendous and none of our initial snags have been rectified, the two things they did come out to do where done so poorly that I have just started to fix things

Received an email for the chance to recurve £250 vouchers if I recommend someone to buy an available property and they complete at The Fairways there genuinely isn’t anyone I hate that much to do that to them.
