Berkeley homes are proposing to build an extremely large housing estate on Greenbelt in Bromley. The plans are out now and the houses and apartments are in the main cheap looking, featureless with large blocks of flats looking more like borstals of the olden days than homes. Very disappointed and not what I would have expected. It looks like materials are scarce as they were just after the war and the homes reflect this. I wouldn’t buy a Berkeley Home - they look cheap and nasty!

Liars

Be very careful believing anything the sales team tells you verbally. We were told explicitly upfront that we could rent out the parking spaces we bought. Based entirely on that assurance, we spent an extra £25k on a second space.

We don't even own a car, so we obviously would never have voluntarily spent £25k on a dead asset if we couldn't rent it out. It makes zero logical sense.

Now they are trying to backpedal, relying on the word of an ex-employee who isn't even there anymore to claim it was never agreed. They are completely denying what was said in a private meeting and choosing to believe a former employee over the customers who actually handed over £725k.

The matter is now with our solicitors. A completely dishonest, frustrating experience. Once they have your money, they do not care. Avoid.

Great Service and Human Touch, but the Price Drop Was Very Hard to Accept

Overall, our experience with the developer has been very positive. The sales team, customer service, and staff were all professional, patient, and genuinely caring throughout the process. The human side of the service really stood out, and after moving in we are also very happy with the quality and overall living experience.
However, the one thing that has been extremely upsetting is the significant price reduction within just a few months after purchase. For new buyers who have just completed and moved in, it is very difficult emotionally to suddenly see similar apartments — sometimes even on higher floors — being sold for lower prices shortly afterwards.
Unlike many retail purchases, property cannot simply be returned or price-matched. That makes the situation feel quite unfair and unreasonable for recent buyers, especially after making such a major financial commitment.
Aside from the pricing issue, everything else has genuinely been very good.

Overall

Overall, a very positive experience with Berkeley. The team was professional, responsive, and supportive throughout the purchasing process. I’m very happy with my new home and appreciate all the help I received along the way.

Friendly Berkeley team : Aggressive Estate management

The Berkeley team is really friendly but it's estate management team is rude, arrogant and borderline bullying. They have their own interpretation of the lease clauses and threaten to send penalty and charges for things they don't even discuss. Their tone of emails is aggressive and intimidating just like their staff. While Berkeley build great houses their estate partners are a let down.

Wandsworth Mills Development SCAM

The Wandsworth Mills development has caused more heartbreak, stress and sleepless nights than I ever thought possible.

It’s also important to know that my parents are also customers, having purchased a property in the Distillery Wharf development a few years prior, which makes what happened next even more shocking.

Our first experience was with one of their salespeople, who tried to get my husband to follow her on Instagram and encouraged us to use her husband as our interior designer. It was awkward, unprofessional and honestly quite bizarre. My parents were also refused their referral fee, which was equally odd.

After a Commercial Director became involved and tried to put things right, we exchanged contracts believing we were buying our forever home. We had saved for years and committed everything we had towards building our future there. We planned to get married, start a family and have a baby in a home we loved.

Less than a year later, the developer reduced the prices of comparable two-bedroom properties by around £300,000. As a result, we could no longer secure the mortgage required to complete.

For months, we asked for a fair solution to a problem created by decisions they had made and that were entirely outside of our control. Every request was either rejected or ignored. We dealt with Jennifer Galea, the Customer Services Director, who was one of the most heartless and unhelpful people I have ever encountered.

In the end, we were forced to walk away and lose £120,000, which the developer kept without showing a shred of remorse.

What hurts most is that this wasn’t just money. It represented years of hard work, sacrifice and hope. Watching our dream disappear has been heartbreaking.

Based on our experience, I would urge anyone considering purchasing from this developer to proceed with caution. We were left feeling that once they had our money, nothing else mattered.

Customer service, high quality development and community space

Recently purchased a new home from Berkeley Homes like any home purchase there are always bumps along the way but the overall experience was very positive. The property is finished to a very high standard, the care and attention to detail, beautifully designed outside spaces added to the customer experience was outstanding. I would highly recommend them for excellent finish, stylish builds and with a community feel

Off-plan Aug-2020, 8/8/22 completed asked several times will this be gated areas quite secluded!! Far from it! Constantly noise from park/fountain green spaces 24/7 living near amusement arcade. Greenwich Council provided planning permission to Berkeley so general public have access to these private areas free at expense of residents!! Very Unfair

Their approach to business is disgusting. We read that they changed affordable housing from 35% to 12% in Peckham. Fortunately their plan was rejected.
Property purchasers are promised certain incentives to pay a premium and then when they move in those assurances vaporize. They lie to anyone in order to get their needs met and more money. Avoid this company

A complete rip‑off

These flats etc are a complete rip‑off. The service charges are outrageously high, and once you buy in, you’re stuck paying them for life. There’s no real value for the money, no transparency, and no sign that the costs will ever stabilise.

We were helped by St James Group for our facilitation of the purchase. From the start to the current day everything was amazing. No questions were left un-answered. The staff are professional and friendly. I would strongly recommend St James/Berkeley

Worst experience ever. Do not pre buy with them

Never had such a horrible experience. Do not trust them."

I bought a flat in their Riverside development two years ago and received the keys this May. I have so many complaints to share.

Compared to all other prices in the market, the flat was so overpriced that no bank was willing to give me a mortgage at the price I paid. My purchase was at £610K, and the cheapest valuation any lender would accept was £590K — many others valued it at £540K or £560K.

Over these two years, I went through a divorce, a war broke out in my home country, and I suffered through very severe mental health struggles. My employer also went through serious financial difficulties, which further impacted my own financial situation. I asked Berkeley to support me — either by offering a discount so I could secure a loan, or by offering me a smaller flat on the same terms. While they appeared supportive on the surface, in practice they were not. The best they offered was a one-bedroom flat that no one had wanted to buy in three years, and the conditions of that flat were not suitable for my situation. I explained everything to them, and the response I received was: "If you do not complete the purchase, you will lose your £90K deposit." A billion-pound company said this to me at a time when I was dealing with the trauma of war, divorce, immigration, financial hardship, and the loss of loved ones. I cried all night and just wanted some relief. I will never forget how zero sympathy Berkeley showed me.

I had to get money from my ex-wife and use the money that I put aside for furniture to collect around £50K just to complete a purchase that is not worth what I paid. And the trauma of everything that happened before I even moved in makes living here incredibly difficult. Every day I am reminded of how hard it was — and how easy it could have been if Berkeley had shown just a little more understanding. God knows how many years I will have to live here before I can sell without losing money.

A message to Berkeley officials: not everything is business. Not everything is money. Be a little more human. And if you do only think about money — a few thousand pounds is nothing to a billion-pound company like yours.

A message to anyone considering buying off-plan with them:
1- don't. Wait until the development is finished, then buy. And honestly the prices are so high that it doesn't make it worse.
2- Do not trust what is being shown to you at the time of purchase. They told me this development would have a shuttle bus. It does not. They told me the development would have work-from-home offices in communal areas. It is not. They told me if something serious happens we will have understanding, they did not have. Do not trust them.

I am extremely disappointed with the…

I am extremely disappointed with the after-sales service from Berkeley Group. Before I completed my purchase, their sales team made specific promises regarding my car park space.
However, now that I am trying to resolve the parking issue, they are completely ignoring my emails. There are no proper replies, no solutions, and just total silence. Do not trust their official complaints procedure either—it is completely useless and just a waste of time.
Once they have your money, the customer care simply vanishes. Be very careful before buying from them!

Stanmore Place is a disaster

Shoddy construction with terrible timber cladding and paving. The car park is riddled with structural dampness.

Promised community space in the original planning permission was cynically amended to create more apartments.

Once all the apartments were sold their managing agent Rendall and Rittner was allowed to jack up service charges while doing the minimum and the development now looks awful. Rendall and Rittner were also allowed to take over the district heating and turned that into an expensive fiasco. Road safety is a complete shambles, the estate is a Home Zone in name only.

They simply don't care and now only contact us to collect their extortionate ground rent once a year.

Professional and helpful sales team

Recently had the keys handover for my first apartment in Kidbrooke Village. Great service from viewing to completion, everyone in the sales team has been very helpful. They were professional and very responsive to my quiries. There were some issues found in the apartment but they got those sorted very quickly.

You dont own your house if you buy from Berkeley

This builder is unethical and ridiculous. I bought a house in Hartland village and my transfer contract plan clearly states a part as our demise without any limitations. But they will ricdulously said it is not your demise and I cannot use that spot for come home improvements. They then use a terms that we need their approval over everything even if that it is unrelated to the demise reason. So basically you are only a rent tentnant under their unfair terms and their unprofessional staff that call a stag a horse. Dont buy from them and be cheated!
