I am a Landlord. Use a different agent

I am a Landlord.

Today was my first with the lettings team at Ashley Adams in Derby, and it will be the only one, in consideration of the lamentable behaviour of this self-proclaimed market leader in Derby.

Presently , I feel like a total "Mug" for having been motivated to accept their services, although, to be fair, Molly Hutchby put on a Shakespearean act to convince me that their new business model had addressed the business's poor reputation.

Anyhow, to explain the reasoning behind my 1 Star rating, please carry on reading; it may help you avoid exposure.

Following their non-attendance at three scheduled viewings arranged after 3.30 pm, without any communication from them, I became very disappointed. If this were not enough to be considered a portent of their future service delivery, a young couple turned up unexpectedly at 5.00 pm, expecting an Ashley Adams representative to be there. No surprise, no one showed up, and I apologised on behalf of the agent and took the initiative to show them around the property.

I called them repeatedly in the late afternoon to no avail, and the dedicated number that Phoebe Challand (Lettings Negotiator) had also remained unanswered, even though she had promised that, because it was her direct number, it would always be answered.

How on earth are prospective tenants going to contact them if their telephones are not answered?.

I will terminate my agreement tomorrow, collect my key and try "Open Rent" as an alternative.

Awaited call back

Awaited call back which was confirmed four times no answer to my repeated calls got a call back (after leaving a complaint) eight hours late with the most pathetic excuse. Lesson don't expect a call back but you may get plenty of texts

Extremely poor service from start to finish.
I listed my house with Ashley Adams for six months and in that entire time, there were only four viewings and a single offer—yet they failed to even follow up with the buyer. On another occasion, someone was very keen to view the property, but once again they could not get hold of the buyer and never informed us that the appointment wasn’t going ahead.

Communication was almost non-existent. Feedback after viewings was never provided, and contacting anyone at the branch was near impossible—most emails just came back with out-of-office replies.

Overall, a completely unprofessional experience. I would never use Ashley Adams again, nor would I recommend them to anyone. Truly disgraceful service.

I instructed Adam Flint

I instructed Adam Flint, the senior manager, for Sales at Ashley Adams, Irongate, Derby for a sale of a Flat at Irongate. The flat is just above the offices in Derby. In the space of 12 months the whole service has been extremely poor and unprofessional. Adam and members of his team, to include Lisa and Emily, make no effort to carry out what they state within their selling statements. It's all words and no action - typical sales environment and misrepresentations in my view. Adam Flint has failed to respond to emails I have sent, has failed to return many calls and has not carried out any regular reviews for the sale as per the Sales Agreement in 12 months. Emily, who I only met 3 weeks ago in the office confirmed that Adam's service was poor, told me that she would speak to him and ensure he contacts me on Monday. 3 weeks later, I have had no contact from Adam or anyone. The unprofessionalism is, quite frankly, unbelievably very very poor and the service level is extremely poor. I wouldn't advise any person to instruct Adam Flint and his team for any sale. A very poor and inefficient Estate Agents.

I have been looking for a property to rent for the past few months and Molly over at Ashley Adams Derby has been nothing but amazing. Any questions she's straight on it with the landlord and ensuring everything is getting done. Could not express how amazing she is!

Ashley Adams Experience

I am thinking about selling my property and Penny, Ashley Adams representative, came to give my husband and I a valuation. I felt the points we raised she appeared to challenge and raised few positive points. She seemed to be more interested in selling herself than the property.

Exceeded my exceptions

Ashley Adams's (Derby Branch) exceeded my expectations. The lettings ladies were amazing, fun and very positive. We did have a little contract issue, nevertheless; Ashley Adam's corrected the issue shortly after. Would highly recommend!!!

AVOID AVOID AVOID AVOID

Where do I start with this amateur company. Absolute car crash from start to finish, staff that are clearly fresh out of college and have no professional skills or credentials. My partner and I were relocating from Hampshire to Derby due to work and booked in a viewing at Darwin House, the estate agent informed us that there was one parking space, however we were free to park on the adjacent roads, which had ANPR cameras and double yellows after we moved in, which makes me believe they knew about these changes. Our flat did not have heating for 3 months and the “contractors” that booked to come out to the property, cancelled multiple times on the same day, the extractor fans in the property did not work, the ventilation system did not work at all, and packages were regularly stolen from building. We were also promised 2 keys from Ashley Adam’s, and informed us that these were delivered to the land lord, however these keys never showed up and I had to waste my time chasing up these incompetent staff. FYI we were only there for 6 months. After we left the property we were hit with a £650 bill, for cleaning and decorating, however all of the damage we “made” was on the original inventory they sent us. Absolutely clueless from start to finish, avoid this “company” at all costs. Happy to provide any evidence to anyone who challenges the above. -100000/10. Not worth the hassle at all, not sure how they are still in business. It begs believe - this story will be in the local echo.

I tried to view a property

I viewed a property, liked it and agreed that I wanted to rent it there and then. Ashley Adams continued to show prospective renters around (I understand some agencies do this as common practice). I waited around all week to hear back about my application but heard nothing. Two weeks go by and I ring them to ask “we’ll be in touch” never heard from them again.
I then went to another scheduled viewing with them at a different property and they didn’t even turn up and didn’t answer multiple calls. If they’re this unprofessional at viewings I dread to think what it’s like to rent with them.

Worst letting agency ever!

My experience with this company has been awful. I’m a landlord, and there were a lot of hidden charges that the manager never mentioned when he visited the property to convince me to go with them. Despite all the fees, I received no real help from them.

Sasha was extremely unhelpful and often unreachable. I ended up resolving my tenants’ issues myself. She was telling one thing to the tenants and something completely different to me.

Even now, after the tenants have left, I asked to view my own property and they told me I can’t view the empty property until the 29th. On top of that, they’re asking me to pay for a "vacant report" just so I can potentially claim for any damages. Absolutely ridiculous.

Just a heads-up: never choose the Derby branch to manage your property. You'll regret it.

Rental experience

Rented a property with Ashley Adams for 2 years. Due to the high demand and my need for moving quickly, I paid a holding deposit to guarantee my application would be accepted before viewing. From the photos I trusted that the property was up to spec and what my family needed. I asked if I could view the property at a later date when all paperwork had been completed. I rung every week for 6 weeks to view the property for measuring purposes. I was told my Travis that if I continued to pester them, they would relist the property and go with someone else! This was the first red flag. I eventually managed to arrange a viewing with another agent 2 weeks before moving in.
During my tenancy I had 2 inspections and was told I didn't need them every 3 months due to the high standard I kept the property in.
I requested to end my tenancy after 2 years with 2 months notice. This was accepted. However the landlady wanted a £600 deduction from my deposit for carpet cleaning and opening cleaning purposes. I provided receipts of these being done in the days before I vacated, along with paint touch ups and full cleaning of the property.
I decided to raise a dispute with the TDS where Travis, submitted false receipts of carpet cleaning, oven cleaning and end of tenancy cleaning that the landlady had apparently paid for when I left. However, stupidity for the better of him where the receipts were dated over 2 months after I had left the property and the TDS found them to be fake. I have since been awarded £790 of an £865 deposit back from the TDS and just wanted to leave a review that this estate agents are only there to support landlords and not their tenants. Really happy I saw the dispute through and wish Travis all the best in the future with his fake receipts. 😉

Unprofessional Experience

I wanted to share my experience of Ashley Adams estate agents and how unprofessional their service is.

I recently saw a property for sale which me and my partner were interested in. I rang to arrange a viewing and was told due to demand they were running a block viewing which we attended. We were told that they were only accepting offers the following Monday.

We loved the property which had great potential and the following Monday we rang first thing and put an offer in.

I did not hear anything for 2 days and I had to continually chase the agents.

Eventually on the 3rd day after yet another phone call I was told that they had now arranged another block viewing on Saturday.

Again I patiently waited for this and again on Monday morning I had to ring up to chase the offer. I was told there were two offers on the table including mine.

My first offer was rejected and therefore I raised the offer. Again I waited 2 days and had to chase the agents on numerous occasions.

Eventually on Wednesday morning I finally received a phone call from Dylan informing me that the sellers had accepted our offer and therefore the house was being taken off the market. We were over the moon…this was going to be our first house together. Our emotions were high and we both spent the rest of the day filling out forms, completing our mortgage application and arranging a Solicitor.

Yesterday afternoon at about 4 o’clock I received a call from Ashley Adams. Dylan informed me that they had taken a further offer £10,000 over what I had offered and therefore the house was now back on the market and open to offers.

Our hearts sank, our dream house and plans had literally been ruined. I can’t believe in this day and age how unprofessional an estate agents can be. They have messed with our emotions. The entire experience has left us feeling angry and upset. We feel like we have been lied to, if the offer had been accepted and the house taken off the market why was another offer entertained?

We will never be using Ashley Adams estate agents again and we will be sharing our experience to everyone. I feel the staff need to learn some real customer service skills as the way we have been treated is terrible.

DERBY BRANCH - poor communication

DERBY BRANCH

Not usually one to leave a review & especially not this early into a dealing with a company.

Me and my partner are first time buyers, and we have seen a house which is listed by Ashley Adams. I enquired on right move & did not hear back after 24 hours but appreciate they are busy. However I did not get an acknowledgement, so I decided to call.

It took me 3 attempts throughout the day to get through to somebody. When I got through to them the lady I spoke to was lovely and booked me in for a viewing. I explained I can’t attend the first viewing as the time wasn’t suitable but my partner would come but if we can book a second viewing after 5pm. We also discussed a mortgage appointment & i explained how we had a mortgage in principle with a company which we really liked. She did explain about their mortgage service and booking an appointment for that. I said I’d call back once I discussed with my partner, but the. I got an email confirming the property viewing but also the mortgage appointment which I did not agree to. However, we decided we’d keep that booking anyway.

I then emailed back with a couple of questions. I forgot to ask these on the initial phone call, but this is all new to me. No response to the email after 2 days.

I then rang and got through to lettings, who were quite rude, I explained the reason for my call & she said ‘as I said I’m in lettings, but will get someone to ring you back’

I have not received a call back, so I emailed Nick the mortgage advisor who did call me back and told me he’s emailed sales to call me back urgently. Still no call back. However Nick was great and can not fault him.

Currently this isn’t reassuring when you are looking to buy your first home, which is a lot of money. This is already stressful without poor communication from the start of the process

I completely understand people are busy & have viewings and appointments but I don’t believe there is no one to speak to or even answer an email.

My concern is, if we put an offer in following the viewing, will they even reply?

I will update my review if the service gets any better. So far I am disappointed.

**UPDATE

We received a call at 17:57 to say they had double booked, and needed to move our appointment to 10am rather than 9am. I said I didn't really have much choice but to accept as they close in 3 minutes & I can never get through to them on the phone. Me and my partner work, we had also asked his parent to come with us, who made work arrangements, and we did not even get an apology.
My partner and his dad went to the viewing, the lady turned up late and again no apology. When they arrived there was a painter at the viewing who had no clue there was any viewings that day. The viewing went ahead anyway, but any questions we had were met with answers of 'I don't know'. My partner then emailed the lady all the questions and yet to receive a response, but I appreicate things take time to find out. I have since emailed to say due to the level of work needed and asking price being too high for this work, we won't be making an offer. I got a reply straight away to this.

Over all, I would not recommend Ashley Adams, I have since spoken to Hannels and Haarts who already have been 100% better at communication. Unfortunately this house was listed with them, so we had no choice, but its a lesson learnt for when we have a house to sell.

Decided to put my property on the…

Decided to put my property on the market towards the end of the summer last year. Emily came out to value my property. We agreed a price and the house went on the market. At the time i thought Emily was probably the best estate agent in the world. The day after the property weng on the market, i had a viewing! It seemed to go well but i didn't get any feedback. I gave up asking. I realised they were not interested myself but wanted some feedback. After 6 weeks i phoned, just to check they were still in business as I still hadn't heard anything.

Moving forwards another 4 or 5 weeks and no viewings i Decided to take it of the market so i went into the office. I was talked into keeping it on the market.
A couple of days later i finally got a viewing. I decided i had had enough of Ashley adams and the false promises so cancelled the appointment and took it of the market. It was explained i couldn't put it on the market with another agent for 28 days.

Anyway the day after it was taken off the market the people turned up to view the property. Ashley adams hadn't bothered to cancel the appointment. Moving on about 4 weeks and i happened to look on rightmove and my property is still being advertised by Ashley adams.

When the property came of the market i had asked to speak to the manager to give him some feedback. To tell him how disappointed i was in his management and his staff. Needless to say i never heard from him.

All in all out of 5 i would give them a 0.
Im not cross that my property didn't sell! I'm disappointed in the quality of service.
Some of the junior staff clearly don't have a clue and in my a opinion the more senior staff are pretty useless.

I really hope someone senior reeds this and calls me to discuss. Im sure they will know who i am but just incase! D Middleton

If I could give less than one star, I absolutely would.

Earlier this year, I viewed a property listed for sale and placed an offer, which was accepted by the landlord. The Derby office on Iron Gate then scheduled an appointment for me to submit the necessary documents—despite my assurance that it wasn’t required. I already had a Decision in Principle, a deposit double the required amount, three years of pay slips from a reputable employer, and my wife’s financial details to support the purchase.

During the meeting, I submitted all the requested documents. However, the staff strongly pushed their in-house services, including mortgage and solicitor options. I declined these due to their high costs and informed them that I would arrange my own solicitor.

The next day, I hired a solicitor at a much more reasonable rate. But before I could even sign the necessary paperwork, I received a shocking call from Ashley Adams, informing me that the landlord had withdrawn their acceptance of my offer and would be selling the property to someone else. I was taken aback but decided not to argue and let the matter go.

A month later, I happened to drive past the house and noticed the “For Sale” sign was still up. Out of curiosity, I knocked on the door and introduced myself to the landlord. She immediately remembered me and was surprised when I mentioned her refusal to sell. She told me, “I never refused your offer. Ashley Adams informed me that you were unable to afford the property.”

I was absolutely stunned. I showed her all the documents on my phone to prove my financial position. She was equally frustrated and assured me she had no idea about my actual circumstances. After reviewing the information, she expressed interest in dealing directly with me.

Long story short: we bypassed Ashley Adams, negotiated privately, and I successfully purchased the house.

🚫🚷Avoid Ashley Adams at all costs. Their dishonesty and lack of professionalism are unacceptable. Buyers and sellers alike deserve better than this kind of deceitful behavior.

Been trying to get hold of someone to arrange a viewing for 4 days

I've seen a property I an wanting to view. I have been calling Them now for 4 days to be directed to an answering facility. I have left a message requesting call back but had nobody call me. I would never sell a house through these incompetent people. To all those people that are selling through them I'd do a mystery shopper excersise on them to establish the extent of service you are receiving for such high percentages that they charge.
