This is the third time i have requested Ross coates solicitors to deal with my assets and everytime they have gone above and beyond with their work.
I worked with someone called Lucy Guerreiro this time and she was absolutely amazing in terms of explaining each stage and corresponding everything to us professionally and accurately. I wish to take any matters to Ross Coates especially Lucy in the future.

I cannot thank Ross Coates Solicitors enough for there help and guidance in the matter of the sale of my property, they where always there to answer any queries i had and always gave me there full attention and listened and always but my mind at ease.
I would highly recommend Ross Coates Solicitors to friends and family and to anyone looking for a excellent solicitor.

I would never use these Solicitors again. They miss things, you can’t get hold of them on the phone or have to wait over an hour for them to answer. My house sale went through 10 days ago and I still do not have my money. I have spent 3 hours trying to phone their accountant and they don’t answer the phone. DO NOT use these solicitors.

UPDATE 28-4-26. We have today been notified that this company has ceased trading following an investigation by the Solicitors Authority!!! Now more fighting to find out what has happened to the money they have been paid and how we complete the lease extension. Exhausted with the whole process. Hopefully they won’t just reopen under another name as they have done before *******

Do not use this company! This has been, without question, the most frustrating and unprofessional service experience we have ever had. Truly awful.

Communication is almost non existent unless sending out an invoice which do they immediately! The phone continually rings out (multiple times we called over 30 times without once being answered). When calls are occasionally answered, the person you need to speak to is never available - always in a meeting and promised call-backs never occur. Not once in 6 months did anyone ever return a phone call.

Email correspondence was equally poor. They very rarely respond to emails and when they did they ignored the questions asked. We ended up having to take advice from another solicitor from another firm to understand the process because we received no updates from Ross Coates/Alpha Conceyancing. (Previously harmony law) The only updates we ever received were through a third party involved in the process.

This process took far longer than necessary due to their inaction and only progressed at all due to us being forced to repeatedly chase updates by phone and email simply to keep matters moving. The only time progress occurred was when we formally escalated concerns or threatened further action.

We were provided incorrect advice, funds were taken months before work commenced, additional fees were added that were not disclosed in the original quotation — despite no additional services being requested all of which resulted in a lost sale and a further missed completion date. This lack of transparency and accountability is deeply concerning.

There is no proactive communication regarding progress, despite the company being paid to deliver a service. Their business model appears to be quote lower than others to draw you in and then they don’t have the resources available to service the clients they’ve engaged resulting in no one receiving the service they’re entitled to and have paid for.

We were provided with incorrect advice, Funds were taken months before any work began and additional fees were added that were not disclosed in the original quote, despite no other service being requested or provided. They are unscrupulous with a total lack of regard for their clients. They have no transparency or accountability.

When the matter moved into the post completion stage, despite being provided a phone number for the department, following multiple phone calls that were never answered we were then told it was an email only department?! The many emails we then sent to check in on the process were ignored.

We were inconsistent explanations regarding the availability of the 1 employee who worked in post completions. We were told ‘she comes in at 11, works from home and In a matter of 5 minutes was ‘on leave’ ‘off sick’ and ‘working’ ?!!! They advised that they were waiting to receive information from the other parties solicitor (who had already advised multiple times that they had sent the information 4 weeks prior) and only on the threat of reporting them did miraculously 5 minutes later we received confirmation that a) the person was in fact working b) the information had been recieved c) the process had been completed! Hallelujah!

The entire experience caused significant stress, inconvenience and financial impact. I would not recommend this company to anyone and we will be reporting them to the Ombudsman and Law Society.

Since engaged this organisation we have read multiple bad reviews all having had the same experience as we’ve had. They changed their name from Harmony Law after more bad reviews than we have ever seen about one organisation. How are they still allowed to operate?

They are unscrupulous with a total lack of regard for their clients. They are quite simply the worst company we have ever dealt with.

I have used Ross Coates for purchasing and selling my property and have not encountered any issues. Emma and Rachael were always quick to respond to calls and emails and always on point to help. I am aware other people have left negative reviews but my experience was nothing but positive. Thank you :)

This is my second time using Ross Coates for a property purchase, and once again the service has been absolutely first class. The first time, Mr. Stephen Broughton was incredibly helpful. Naturally, I had some doubts when I learned he had retired, but Lucy Guerreiro and Carlos handled my case brilliantly. Thank you all very much for such excellent service!

Absolutely horrendous service from start to finish!
Lack of communication, never answer phone, never reply to emails.
Took 6 months to sell a house with no chain. They delayed everything so much with their incompetence and not sending emails to the buyers solicitors. Three month down the line no progression due to this.
Spelling errors in documents
When I raised concerns I got arsey emails back - very unprofessional in every aspect. I’ve never experienced anything quite like it and other professionals involved said the same.
My advice is stay clear. Pay cheap and you get what you pay for. To top it off, they withhold your money for a whole week with zero communication when concerned and think you may have been conned.
You have been warned! Please take this review on board.

I instructed Ross Coates Solicitors to undertake a sale and purchase for me and they were absolutely brilliant, start to finish. Owing to some excellent advice I aborted on my first purchase because issues were spotted with title, however my sale went through very smoothly. Krishna Kaur, Jo Biggins and Ross Coates himself all assisted and are all great conveyancers.

Shortly after my aborted sale I found another property to buy. This was not an easy purchase as it was grade two listed, a repossession and I effectively ended up in a contract race. Ross Coates Solicitors had the skills and expertise to proceed very quickly to completion at a very competitive price.

I would well recommend Ross Coates Solicitors for conveying.

Dishonest unprofessional cheaters don't know nothing about anything only after taking clients money and holding it for making intrest. Lying and only lying. Very very very greedy. Putting different companies names. Coat you cheap and going to charge you so much more.i am crying why I have use them. They are there to steal your money

Conveyance competed 14th of Jan and are yet to receive funds!
Communication has been poor, despite escalation. Unkept promises and no response what so ever ever today to phone calls and emails. Starting to worry this company are a scam!
Would not recommend or be using again.

I have used Ross Coates Solicitors for my convince two times and have been very pleased with the service provided by Miss Krishna Kaur. The move went as planned no problem and i was updated as and when needed throughout the process thank you again for your help.

It was difficult to get hold of anyone to speak to over the phone and the turnaround time for emails seemed long (although I am not sure if this is just standard?). The biggest concerns we had were that the sale of our property completed on the 18th Dec, we did not receive any funds until Jan 2nd, even taking inyo consideration the Christmas bank holidays, this seems unreasonable as the transaction could have easily have been actioned either on the day or the next working one. The mortgage on the property we had sold was then not paid off until 15th Jan.

Absolutely fantastic customer service from start to finish. Any issues I had were dealt with promptly and professionally. I would highly recommend Ross Coates solicitors.

The team at Ross Coates did a good job.

There were issues with communication and sometimes calls were not answered.

Conveyancing process was smooth and there was a slight delay due to Christmas.

Updated 16/06/2026. Found out that company had not completed everything and that my deed application was not submitted. Company is now closed.

Invoice was less than initially expected.
